I live in one of the apts that was illegally deregulated according to the lawsuit. I am a market rate renter I've been living here for about 3 years and according to the settlement I overpaid by almost $2500. <br /><br />But here is where it gets interesting: under this settlement my "preferential rent" would go up $400! <br /><br />Now there is much speculation but this is coming from the part of the site only allowed to potential class members. So I can attest that this settlement is NOT what it seems. I have yet to decide whether or not I will opt out. The new "formula" they use to derive legal and preferential rates is a joke. It's a shame really. These kids are a reflection of the idiots who raised them and failed as parents because they didn't teach them any kind of moral code or standards of behavior. They are also a reflection of the colleges that will take anything with a pulse and parents with more money than decency. I am a market rate tenant and only pay the high rent because I love it here. People like you will drive people like me out and it will be just a dorm and nothing else after we've gone and the older tenants have died off. In spite of the stupid gimmicks the various misguided management companies have put into place which, in my opinion, are a waste of money and appeal to very few, this is still a beautiful place to live. Where else in New York City can you look out your window and see beautiful trees, birds, squirrels and grass - unless, of course, you pitch a tent in Central Park? Unless they pave it over more and cut down more trees for no good reason, I am willing (and fortunately, able) to pay to live here and enjoy the beauty of the Oasis in the City. I have the greatest respect for my older neighbors and don't resent the fact that they pay a lot less than I do. I wish I had their rent level, but I don't begrudge them! They helped make this place the tranquil place that it is and I don't blame for complaining about the loss of a great deal of that beauty and tranquility. If I had students living adjacent to me, I would probably sue for deprivation of acceptable habitability because everybody is entitled legally to the quiet enjoyment of their home. I can't understand why management can't grasp that concept. By the way, I have area rugs and I turned down an apartment with those hideous dark floors even though it was a tad cheaper than the one I finally took. I take off my shoes when I get in so I don't disturb people downstairs when I walk on my uncarpeted areas. I don't understand why other tenants can't grasp that concept!
