A Golden Oldie: Five Bedroom Stuy Town "Student" Apartment

Let's count the rugs!

  1. In addition to zero rugs, this video documents a blatant violation (TS and now CWC/CR knows this) of the NYC law forbidding more than 3 unrelated people living together. However, not only students but the current transient tenants laugh at the 80% carpet rule as well. Go to the ST PC Tenants FB page (not the TA page) and see the post from a family moving out, showing a link of their possessions for sale in photos of their apartment, not a rug in site in their apartment as well. The PCVST official web site states the 80% carpet rule in the moving in folder (inspection to follow) and the noise compliant folder states there is a rigorous enforcement of the 80% carpet rule after noise complaints are founded. There are no inspections done, there is no rigorous management enforcement at all. PS will come and file the complaint but once forwarded to management, nothing is done. Funny, all of the recent articles about PCVST, there is no mention of what a shit hole dorm dump this place has become. But that’s the future here.

    A lot of good points made.
    Are these apartments paying their fair share of the mci charges or are long term tenants picking up that weight too?

    The NYU contract needs closer investigation on its terms, its practices, its financial and quality of life burden to residents, legality of cohabitation arrangements, number of apartments with wall petitions built, effect on occupancy of building numbers and Safety of that, etc.

    Michael Novogratz, head of Fortress is on the NYU Board of Directors. A Fortress ownership brings even more of an NYU agenda to PCVST.

    This current NYU money arrangement needs closer investigation.

  4. Were PCVST Rent Stabilized apartments bundled into NYU apartments to illegally deregulate them into NYU contract rent rates and how many?
    Is this a contributing reason so many PCVST apartments are now NYU - to get them out of the Rent Stabilized Affordable Housing?

  5. The focus and attention to bikinis on the lawn with no attention to Affordable Housing effect and impact on Rent Stabilized apartments in PCVST is a big failure and embarassment.

  6. Not only do we need closer investigation on these matters, but legal challenges as well. There should be no apartment in ST/PCV that harbors more than three unrelated tenants. Period.

  10. According to the NYC DOB the PCVST Oval has at least 587 apartments that had new interior partitions constructed since 2008.

    Number of Apartments with New Partitions Constructed by Building

    82 apartments in 5 Oval alone
    45 apartments in 1- 3 Oval
    65 apartments in 2- 4 Oval
    76 apartments in 6 - 10 Oval
    44 apartments in 19 - 21 Oval
    42 apartments in 18 - 20 Oval
    80 apartments in 12 - 16 Oval
    153 apartments in 11 - 17 Oval

    Among numerous other implications, does this remove building 5 from Rent Stabilized, Are these apartments paying mci's as RS are?

  11. Change in Room Count and Change in Occupancy were not reported on the apartment conversions with new partitions - wouldn't that effect the mci charges?

    Shouldn't our mci bill be lowered?

    Were Bloomberg's city commissioners, DOB, DHCR, etc talking to each other at all?!

    That's not how MCIs work. One way or another, everyone pays. You may think that some people aren't paying, but the rent in high-rent apartments probably covers the cost already. If you're interested in informing yourself, check out the DHCR fact sheet that explains how the MCI charges are figured. There's no free lunch.

  13. I agree that there should be a thorough investigation into the arrangement between Fortress/CW/CR and NYU. Who do we go to?

    If we had a Tenants Association worthy of the name, they would be instigating such an inquiry.

  14. I've written to the Bloomberg reporters about the details of what's been happening here. There's no sufficient media coverage that talks about the MCI manipulations and renting to students. Bagli doesn't even go into these ugly details. Where's Garodnick on this? Or the TA? We at least ought to hear if these student rentals are legal. Looks like Fortress' entire biz plan hinges on student rentals.

  15. We need the Room Count increase from August 2008 to present. August 2008 is when then Tishman Tom Feeney present day Compass Rock Tom Feeney built partitions in PCVST apartments to increase rooms to accommodate increase population of NYU student housing.

    Did DHCR take into account the Room Count increase in these latest MCI calculations?

    Did the TA inform DHCR of the Room Count increase?

    Are RS long term residents paying MCI charges for Market Rate tenants and NYU students / $ subsidizing NYU's multi-billion $ real estate portfolio?

  17. I also find it interesting no one is exposing what goes on here.... I myself have sent letters to abc cbs and others , to no avail.

    the students, the fire hazard walls, the mid lease increases, the vomit, the renovated units that are now 4x what they were only 2 months ago.... the lack of carpets, the fake late fees...

    And, if you check the filings, you'll see that they are all listed as not having a change in occupancy (at least the ones I've reviewed), which I consider VERY ODD.

    I don't know if the TA lawyers have looked into this, but something is fishy in the state of ST/PCV.

  20. Per DOB, since 2008, there are approximately 2748 PCVST nyu apartments.

    2370 Stuy Town apartments with constructed partition walls

    378 PC apartments with constructed partition walls

    2748 Total*

    *That is just what DOB knows of. There could be much more that were done without permits.

    That is approx 25% of PCVST

  21. Were the nyu converted apartments all Rent Stabilized and are they still registered and calculated as such? Or is there a "special clause" negotiated for nyu apartments that quickly deregulates them? illegally!

  24. Good people will continue to move out of this place unless we get rid of the NYU student population. It is only going to get worse, day by day, until there is a dramatic turnaround here. Also, I just love paying my forever MCI for my severely scratched lobby doors!!!!!!!!!!

  25. NYU has long been predatory and is amping up its bid to own most of New York City's real estate.

    There is no way that putting students into these apartments is legal.

    Students, especially undergrads, need to be housed under supervision of a school itself, which functions as a replacement for parents of minors. Various personnel need to be onsite, handling problems of all types. RA's (Resident Advisors) need to be living with the students.

    The only way we end up with a situation such as this one is through evasion of reasonable and necessary protections, laws and regulations by entities in collusion to do so (landlords, university personnel, legal advisors, possibly courts, et al.)

    The necessity of a landlord to provide quiet enjoyment is breached everyday hundreds, perhaps thousands of times. Where is the lawsuit ending this?

    Inability to sleep through many nights (courtesy of drunk, drugged, screaming, laughing, vomiting and sometimes violent youngsters), marijuana invading hallways, elevators, YOUR home, garbage of all stripes flung about . . . the list goes on.

    Immoral, unethical, destructive, and ILLEGAL!

  27. Just the other day I held open the door for a student, for at least 20 seconds, as she was moving in, and NOT a "THANK YOU"!!! These kids are in a world all in their own and don't give a damm about ANYONE around them. And you want to buy your apartment? Yeah. OK. Keep dreaming!
