De Blasio Administration in “active discussions” with lenders and the tenants over PCVST

Or so states the NY Times in this article of interest to all of us:

http://www.nytimes.com/2014/05/14/nyregion/stuyvesant-town-lender-prepares-to-foreclose-on-a-loan-for-the-complex.html?_r=0

The de Blasio administration said it had already started “active discussions” with lenders and the tenants “in the hopes of reaching a joint agreement.”

“Stuy Town and Peter Cooper Village are critical bulwarks of affordability for middle class families,” Deputy Mayor Alicia Glen said in a statement. “Our housing plan emphasizes preservation, and with so many affordable units at risk in these developments, the stakes are too high to be hands off.”

It is unlikely that Mr. de Blasio could stop a sale, but few buyers are going to want to antagonize a mayor with whom they will have to deal again and again, Mr. LeFrak said. Mr. de Blasio could be helpful to a bidder working with the tenants’ association, or one who promises to preserve a significant block of apartments for middle-income residents.

  1. Same __, different day. This place will always be owned by landlords who will chip away at it piece by piece. Walgreens will be on the oval, next to starbucks, cvs and a Chase bank. It's already happening. And the sky is the limit. Sorry folks, this is inevitable and we've all known it for years.

  2. What tenants is he talking to? The TA who endorsed him while they threw us under the bus, backed up, and drove over us again and again?

  3. Fortress Novogratz was just on CNBC talking about Stuyvesant Town and then Bitcoin. He flubbed everything he said. The interviewer called him on his dumb answers. Then CNBC allowed him to re-do the interview and edit out the Stuyvesant Town mention before they posted it on line.

  4. I echo 4:40's sentiments. Baloney! What tenants is DiBlasio talking to. Garodnick? Compromised. Who does he represent more? Himself or Paul Weiss? The TA? Susan Steinberg & John Marsh? So far as I'm concerned, they represent Brookfield. They don't represent me. Let DiBlasio hold a town hall if this is so important to him. Let him hear directly from ALL of us or as many as possible. Then he'll be hearing from the tenants.

  5. Read the news article today about why Canada's middle class thriving and ours - NOT so much.

  6. WOW! That swimming pool in the Oval is going to be AWESOME!!!!
    (SARCASM).

  7. Swimming pool at the Oval!? You wish. Will no doubt be a Corporate office - NYU - office / Rite Aid / CMBank.

  8. 8:49 Exactly right. Tenants have not been heard from since Met Life sold ST. I'm with you.

  9. Lighten up 9:56. I was only kidding. The Oval will remain the same.

  10. Off the topic, but, nothing like hearing your next door neighbor's loud and squeaky bathtub faucets. PLEASE, show some consideration for others, and GET IT FIXED!!!!!!

  11. The Tenant's Association needs to stop using that name because they have not and do not represent the tenants.

    They are a Buyer's Association.

Tenants and best interest of tenants have not been represented in any settlements, negotiations, deals from Roberts to MCI. And will not be represented or protected in the upcoming deal unless the TA gets real with you they really are.

Agree we need a city hall meeting for tenants to be heard. De Blasio has heard from buyers and from sellers. Not from tenants. His constituent New Yorkers who he is supposed to serve.

  12. 11:05 if that is your only noise problem you have no worries.
All the pipes are old and squeaky. Everyone hears everyone's pipes!

  13. 11:05. I want to be you. I want, beg, hope and pray that we'd hear only his or her faucets. Yet, what we hear daily , nightly are 3 screaming kids (in a One BR apartment ), nanny yelling at 2 am, loud blaring music (from above) and women , or girls who refuse to get carpets or take heels off. Have called a lawyer - yes indeed.

  14. Not true. It's not that the pipes are old and squeaky, but the rubber washers need to be replaced. It doesn't take a rocket scientist to figure that one out. Good Luck 1:11pm.

  15. There should be NO noise problems, PERIOD.

  16. Agree on the noise comments. My upstairs neighbor so rude, loud shoes, no rugs, and her friend who visits stomps on my ceiling for kicks. GET RUGS!

  17. I don't even think the TA is interested or working on buying this place anymore. Long ago ship has sailed. They're probably just trying to keep us around and fight every damn increase and tenant removal they can. I don't know as I Didn't join. Did you?????????

    ReplyDelete
  18. Everyone should have rugs. Especially people with kids and dogs. You are the loudest.
College kid's parties are loud too but only at night hours. Kids and dogs are noisy all day and all night. You have a kid, you have a dog, GET RUGS!

  19. The TA may not be perfect, but they are all we've got. Let's support them, rather than keep putting them down. I am a member and I think a larger membership would be great because we really do need to show a united front to the sharks who are circling the waters right now.

  20. Right on 2:44 PM. And, BTW, bet the anti-TA serial poster is a CW plant.

  21. Agree with 2:44. Most do, it's easy to tell it's the same few cranks pitching the doomsday spiel over and over. The TA is crooked, Garodnick's a sellout, blah, blah, blah...

You'd think if was that hopeless, why not spare yourself and clear out? Only have so much time left on this earth, why spend it being piss miserable all the time?

  22. To 2:44. Understand...the TA has made an alliance with a large, aggressive developer that wants to put in condos. Do you understand that condos run roughly 40-50% more expensive than co-ops? Who benefits immediately from the higher condo prices? The developer! Don't ask people here to support the TA blindly. The TA has a lot of answering to do...why they would support a plan that will not give more people the opportunity to buy.

  23. Not only are the young kids making all the racket, but they run, back and forth in the apartments. I never let my kids run inside. WALK and be respectful of those living below. Hillbillies.

  24. Town & Village is a Real Estate publication calling itself Town & Village newspaper. It is not a community newspaper.
    Here are a few facts:

    http://www.rew-online.com/
    Real Estate Weekly
    20 West 22nd Street, Suite 1411
    New York, NY 10010

    Town & Village
    20 West 22nd Street 14th Fl
    New York, NY 10010
    p: (212) 777-6611
    f: (212) 777-1535

In addition to the Bronx newspapers, Hagedorn Communications also publishes Real Estate Weekly, Brokers Weekly, El Vocero/US and Town & Village.
    http://en.wikipedia.org/wiki/Bronx_News
    http://www.rew-online.com/category/brokers-weekly/

Hagedorn Communications is a Real Estate entity that has community-named offshoots to give the appearance of being community newspapers but are really press outlets for the Real Estate industry and politicians to push real estate agendas.

  25. It just goes with the culture of our society. No one cares about anyone any more, there is no respect, an no "niceness" amongst one another. This is the pure result of MAN being too greedy. It just seems to get worse as time marches on. Only when that astoroid hits, THEN, we will be at peace. Soo sad................

  27. Building on my previous post on the media, here is the REBNY column in Town & Village / Real Estate Weekly

    http://www.rew-online.com/category/opinion/rebny-watch/

Yes, the Chairman of REBNY writes a regular column.

It is crystal clear Town & Village and the other Hagedorn "community" publications are masquerading as serving the community when they are actually serving Real Estate to dupe the communities.

    Got it?

  28. TA finally comes out as Team Brookfield still buyer begging for consideration from CW and by playing along with CW raising the rent roll in Roberts, MCI, etc. No one has been protecting tenants or being the voice for tenants since Tishman was allowed to chew us up and spit us out.

Team Brookfield will stab us in the back to turn a profit.

Team Fortress will stab us to our faces and laugh all the way to the bank.

Our only defense to protect ourselves is to correct the illegally raised rents on our apartments and collectively fix the rent roll and put the overcharges back in our bank accounts.

  29. 7:23 is so right it bears repeating.

Don't ask people here to support the TA blindly.

  30. 7:23; Stop hemming and hawing about the TA and Condo Coop nonsense.

Nothing here is going condop or anything but a rental property to the highest bidder who will Not condo coop it, but commercialize it. Happy now? Sticky this.

    ReplyDelete
  31. All of this speculation is a waste of time.

    ReplyDelete
  32. How do you propose we correct the ILLEGALLY RAISED rents? we tried. 50% + left or were thrown out.

    Now what?

  33. Agree with 2:44. Most do, it's easy to tell it's the same few cranks pitching the doomsday spiel over and over. The TA is crooked, Garodnick's a sellout, blah, blah, blah...

If "most do", why is the TA's dues paying membership less than 10% of tenants??? As for Garodnick, if most do, why did 30% VOTE against him in a district that is over 90% Dems that he has taken 95% of in the past? I never heard of his opponent yet she got 30%. In NYC that is a rebuking!!!! His political career ends here and he knows it. IMHO, that's why he is leading the TA over this cliff. Just so his former law firm cleans up on the Brookfield deal and they take him back as a partner...just watch!

  35. It is a bit of a good laugh and very funny that tenants still think the place will be sold to residents. that was such a farce, please stop posting this. The TA has been saying this since 1956 and other things. Please stop posting this.

  37. LeFrak said that he might take another look at buying Stuyvesant Town although it still has the same blemishes. I guess we longtime tenants are the blemishes. Well, guess what, you dirty old schnorer - you want to get rid of us "Blemishes" you will have to pay us to go away and it will have to be a good sum of money. You will not kick us out because we will kick back and kick you right in your balls. Assuming you have a pair.

  38. 9:47/10:12--thanks for that about T & V. Very illuminating. So they are a real estate publication that takes sides. Got it!

  39. STR knows how large his viewership is. I hope it's much larger than those who comment. There is diverse opinion about the upcoming sale. The value of this exchange is that those who comment and those who read but don't comment will work out the process of being informed and making up their minds. I believe that the tenants can affect the process. But as step number one, it begins with deciding if you favor a condo format or a co-op format. Even if you decide you want to be an RS renter forever, you have a stake in the game. The difference in format will affect you because you will see much more subletting under condo governance than under co-op governance.

  40. Real Estate and politicians place crafted pieces of writing in Hagedorn communications Town & Village and Bronx News etc in the hopes legitimate newspapers as Washington Post or WSJ or NY Times and news outlets as Associated Press will pick it up so it becomes "news" and "facts" when T&V is really nothing more than a biased press release. Why do you think they are the ones who attend these PCVST meetings and not legit news sources!

    ReplyDelete
  41. I know many people who live here who read STR and don't comment. Not everybody feels constrained to comment, but they sure as hell read the blog!

    ReplyDelete
  42. @ 1:16 No, a TA Member, you're the CW plant!

    ReplyDelete
  43. Tenants cannot affect the process. You're joking right?

    ReplyDelete
  44. @ 1:16 No, a TA Member, you're the CW plant!

I do not work for CW but to satisfy you lets say I do. What difference would there be between a TA member posting the TA's bull and a CW "plant" posting CW's bull? None. Only real difference is that you chug the TA Kool-Aid and I don't since I am not a CW plant just someone who finds the TA more than useless.

    ReplyDelete
  45. 6:33 there's no moral equivalency here, the TA is fighting for the community and you and CW are trying to destroy it (and doing a pretty good job of it).
