Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.

Peaceful, yes, 8:22, without the party that happens on my floor every week. I dread their return after winter break. I think management told them to have weekly parties to get us out.
Make no mistake, Cuomo gave our homes to BFF Langone for NYU dorms. PCVST is a full fledged NYU campus. Funny how the holiday greetings turn so quickly back to the situations here.
I know of buildings uptown where students have rented. Turnover in these buildings is slow and there aren't many students in a building. They're fairly isolated.
What's different here is there are so many vacancies and so many opportunities to cram the place with students, that is turns STPCV somewhat into a campus where the students actually become a large presence that feels entitled to move the place toward its own wants and needs. Which of course changes the whole nature of what was once a solidly middle class, family-oriented community.
Anyway we're dealing with a management that is money hungry and crass. 2015 unfortunately will be no different than the past 5 -6 years.
We, the people living here, need an independent auditor to assess the property, the illegality of the MCI charges, the illegality of the Roberts so-called Settlement, the illegality of the construction, the safety of the buildings and soil, the illegality of the renovation charges, the illegality of the dorms, the illegality of the rent overcharges of all tenants in all apartments. It cannot be an auditor hired by the allies or anyone with an interest in the purchase / sale so the auditor can prioritize protecting the people living here.
8:10 AM: I 1000% agree with you. How do we go about getting an independent auditor? This is something that a REAL TENANTS ASSOCIATION would do, but we know we don't have such an organization here.
Looks like the TA updated their website. It looks quite good now. Thankfully, they changed the logo from that ugly "hammer and sickle" type logo to a much better one.
Whether it’s NYU, Parsons, The New School, etc., being gone on their holiday break, it is amazing how (fleeting it may be) the QOL of life here has improved. The number one factor destroying our QOL here is the dormification of PCVST with students and the just post college tenants (students are usually in that mix as well). Undergraduate or graduate, it really doesn’t matter; the vast majority don’t have any empathy. I understand that bad neighbors can come from all age groups and demographics (my friend has a family from hell living above him, 3 kids who stomp, stomp, stomp, all the time, lawyering up and meetings with management to no avail so far) but since nearly every renovated apartment (I estimate 90%) becomes “dorm" style” here, never to return, the impact of 3, 4, 5, 6, usually very entitled, parental funded, unrelated adults living in one apartment in a once family-friendly oriented environment is an ecological/sociological/infrastructure disaster. I have actually (I face the Oval) not had to turn on my white noise machine this past weekend for Friday and Saturday nights. I know, how sad. Rumor has it that on any given weekend, PS cannot respond to noise complaints since they are overwhelmed by so many. Regardless, remember, ALWAYS call PS (note names, dates and times) and do the on line 311 noise complaint, they do go to the 13th precinct and NYPD will respond as well if they are available. The audit trail is critical. There is much talk here about how the TA sucks and what we can all do on an individual basis. For a start, we need to swamp PS (who are the good guys, respect is a two way street, its Upper Management, Legal and Tenant Relations who are the bad guys here) and NYPD (again, the good guys) with legitimate noise complaints. I know, it’s no fun having a PS officer come into to your apartment to verify a noise complaint but this is how life is here now. Also, go the PCVST Yelp review link located on this blog's banner page, sort by date and everyone needs to click on “Useful" for all those recent one star reviews. Management promotes PCVST Yelp reviews via their webpage and social media. Let’s light up those one star reviews NOW! Oh, BTW, the college students below me (of course, no 80% carpet compliance) have returned, they are blasting their crappy Z-100 type Auto Tune stuff already. Three founded noise complaints, (other major issues as well, duly noted with PS and Management) two noise complaints recorded via 311. More to come, I’m sure. This is exhausting and no way to live but why should WE move?

...Stuyvesant Town is an advertiser on Yelp. Yelp chosen reviews are heavily biased. Reading reviews sorted by date gives truer perspective on reviews. Apparently Yelp is not a trusted source if you only read their featured chosen reviews.
As I probably ranted earlier, who would buy cable/internet/phone off the back of a truck? Whatever possible sneaky/unethical deal that may transpire between the two, CW does realize that Verizon was a tenant and opted to leave on their own. Perhaps if perspective verizon customers shared the same opinion as I do, before entering a contract with your traveling salesman (Verizon) you would hold off until they have more of a permanent presence.
Agree everyone has a lot of money they are owed from the many ways they are over charging us from misapplied mci charges to fraudulent renovation charges. We are each owed thousands. Even the mom whose kids got that $600 increase was already getting overcharged. Everyone needs to file the above DHCR form! You might want to include RCN in that. When our apartments were rewired, RCN came in and installed boxes in all our apartments, even those of us who weren't customers. Management claimed that there was no kickback for allowing that and that the work was done by RCN workers, but I've always believed that management at the time pocketed money for that while we got an MCI. The TA fought this, but DHCR wouldn't seriously look into the situation (big surprise). Just a little history for anyone who wasn't here at the time.
For anyone planning to file for a rent reduction, keep in mind that you can't file for something more than four years old. That is stated clearly on the form.
2:00 PM there are ways to get around that. DHCR workers who are honest will assist in filling out forms to get all your money back because there are instances where you can go back to your move-in date. It depends on specifics on your overcharges.
Why are you trying to discourage us by saying there are limits to how much of our stolen money we can get back? Are you on team Brookfield / CompassRock?
Residents have more power then they realize and can push for more than the rules on a form, depending on the type of overcharges they are suffering.
Ahhhh, the 4 month rule. How convenient or why not just tell residents it's total BULLSHIT, WE WOULDN'T DO AN INSPECTION OR ROLL BACK YOUR RENT EVEN THOUGH COMPASS ROCK AND CWC HAS BEEN GOUGING AND STEALING AND CHEATING you.
1:57 the TA doesn't really fight. They do just enough to make it look like they are opposing something, usually a little too little and too late, and they always have an excuse for why they didn't get results and always blame others. Another example of them being either inept, incapable, or corrupt or all three. It is a pattern with them in all their "fights".

Also there is clear fraud involved in some of the ways they are overcharging and that is not limited to 4 years as you say.
I can only guess you are on the TA Board who is always discouraging tenants from filing and going on record with issues here because it would effect your purchase plans. You need to find a way to do your purchase plan that does not require we get screwed and overcharged and take it up the a** in silence.
Management did indeed get a kickback for the RCN installation of its cables in every unit. I don't remember the details, but a misdirected fax brought it to light! Also, it turned out that we were not getting the special deal that RCN had promised tenants.
2:00 so what? If they overcharged me as little as $10 a month that is at least $480 over 4 years. That is worth it to file the form! Besides, that rule you try to use to convince tenants not to bother to get their money back, that rule like every rule, has loopholes.
7:24 I totally agree with you But it's not a TA troll posting the argument, it's a CR employee. The TA is not pushing the pipe dream of owning any longer. Even they know (all three of them) it is dead.

Residents have more power then they realize and can push for more than the rules on a form, depending on the type of overcharges they are suffering.

Ahhhh, the 4 month rule. How convenient or why not just tell residents it's total BULLSHIT, WE WOULDN'T DO AN INSPECTION OR ROLL BACK YOUR RENT EVEN THOUGH COMPASS ROCK AND CWC HAS BEEN GOUGING AND STEALING AND CHEATING you.
ReplyDelete1:57 the TA doesn't really fight. They do just enough to make it look like they are opposing something, usually a little too little and too late, and they always have an excuse for why they didn't get results and always blame others. Another example of them being either inept, incapable, or corrupt or all three. It is a pattern with them in all their "fights".

2:00pm that simply is untrue. There are special circumstances where you can go beyond the 4 year limit.
ReplyDeleteAlso there is clear fraud involved in some of the ways they are overcharging and that is not limited to 4 years as you say.
I can only guess you are on the TA Board who is always discouraging tenants from filing and going on record with issues here because it would effect your purchase plans. You need to find a way to do your purchase plan that does not require we get screwed and overcharged and take it up the a** in silence.
Management did indeed get a kickback for the RCN installation of its cables in every unit. I don't remember the details, but a misdirected fax brought it to light! Also, it turned out that we were not getting the special deal that RCN had promised tenants.

ReplyDeleteBesides, that rule you try to use to convince tenants not to bother to get their money back, that rule like every rule, has loopholes.
7:24 I totally agree with you But it's not a TA troll posting the argument, it's a CR employee. The TA is not pushing the pipe dream of owning any longer. Even they know (all three of them) it is dead.
