Here they come!

Dan's turf, btw.

Perhaps coming to Stuy Town/Peter Cooper in the future.

  1. How do they do this? How do they get around all the zoning laws and standards?

  2. Thank you for this link. It is a well written, hard hitting matter of fact yet sad piece. The comments are interesting too. de Blasio flipped faster then a 90 million dollar condo on his tale of two cities.
    Sad.
    Thanks STR.

Cheap materials, cheap design, dirty financing

The former building was handsome, solid and masculine. This tower is desperate and vacuous, literally.

  6. Check out what's going up on 22nd Street between PAS and Broadway (45east22.com). Same thing. The building on 23rd Street across from the park is the same thing (Rupert Murdoch bought the top couple of floors). With development pushing east from Flatiron, we'll probably be overwhelmed soon. Also sold is the Protestant charities building on 22nd St (?) and PAS. That one has interesting architecture, so if the destroyer tries to take it down, there will probably be an uproar of the kind that saved the bank on PAS that now houses the Morton Williams.

  9. "Betcha Al Queda is plotting it's coordinates already."

Today Al Qaeda could own it and park/launder terrorist funding through it.

Bloomberg, Cuomo, Silver, Garodnick, Wall Street, REBNY, STPCV TA Inc., ... None of them cares where dirty money comes from when so much of it lands in their pockets.

  10. From this day forward, let us call these monstrosities of high-density urban planning by their proper and deserved names, shall we?

    Dick Sticks.

Or, for those who prefer a more subtle approach:

    Phallus Palaces.

Now lets use them in a sentence:

"I heard that Rupert Murdoch paid $57 million to live inside that Dick Stick over on Madison Avenue."

"Yeah, but they just built an even bigger Phallus Palace up on Park Avenue. I guess he really got the short end of the stick this time!"

  11. There will always be corruption in government — and Albany is no worse than anywhere else, Gov. Andrew Cuomo said Monday.

“You’ve always had and you probably always will have some level of corruption,’’ said Cuomo in an interview with New York 1.

“Power corrupts, and government is a source of power, you have it in the City Council, you have it in the state Legislature, you have it in the Congress of the United States, so, that continues.”

Yet NY voters will continue to vote in these criminals.

  12. Condo Buyer Beware

REBNY eat and cheat their own

    Developers vs Brokers

CIM Group and Macklowe Properties — the sponsors of 432 Park, a 1,396-foot tall building between East 56th and East 57th streets — brokering in-house

"REBNY’s bylaws require brokers — including those hired by developers to sell out entire buildings — to list their units on the RLS in a timely fashion, typically within 24 hours. The rule was made to encourage co-brokering and foster transparency in an industry where an imbalance of information can easily lead a buyer into overpaying — or worse. Nevertheless, REBNY’s rules include an exception so that owners who market their own properties are not required to list their units.

While this lack of transparency is not necessarily evidence of a trend, the cloistered marketing of the buildings – surprisingly – underscores the startling weakness of residential brokerages within the structure of REBNY, the industry’s leading trade group, compared with property owners.

While this lack of transparency is not necessarily evidence of a trend, the cloistered marketing of the buildings – surprisingly – underscores the startling weakness of residential brokerages within the structure of REBNY, the industry’s leading trade group, compared with property owners."

Wall Street Journal Interview - The Liar’s Ball by Vicky Ward author describes hideous 432 Park tower Harry Macklowe and his ilk as:

"I think a lot of people who really don’t know anything about this world would be horrified—this band of people who get richer and richer and don’t pay taxes and are horrible to each other. There’s always going to be someone out there, willing to throw the dice again, because that’s really what all this is about—it’s about risk."

Harry Macklowes get richer and richer and they don't pay taxes and they party with politicians so I guess Cuomo won't be taking away their cars to get them to pay their taxes and will give them hundreds of millions in tax breaks.

  13. Oh please, 10:24, this thing was well underway back when everyone thought Christine Quinn was certain to be the next mayor.

What could de Blasio have done in the last 13 months? Demand the developer chop it in half?

  14. Let's all give thanks and praise to Garodnick and the TA for demanding Brookfield promise not to construct one of these monster sliver condos on ST Oval as a condition for handing over Fannie Freddie billions and 100% ownership/control of ST-PCV. Does anyone know if they conducted any due diligence to calculate the windfall value of unused ST-PCV development rights they are giving away to Brookfield in exchange for that empty promise to do nothing that will cost Brookfield nothing?

How much will of a windfall will Brookfield rake in selling/transferring ST-PCV development rights to property owners across from ST-PCV on 1st Ave and 14th St? $100 million? $500 million? $1 billion? Does anyone know? Brookfield knows.

How much of a windfall will Brookfield collect after transferring unused St-PCV development rights to property Brookfield might own and then build a monster sliver condo named "The Brookfield Windfall" on, dwarfing and leaving ST-PCV in a shadow? $1 billion? $2 billion? More? Does anyone know? Brookfield knows.

Unused development rights are just one windfall, not even the biggest windfall Brookfield gets in exchange for nothing. ST-PCV tenants kept ignorant in the dark by Garodnick and the TA, their partner Brookfield and their advisors Moelis and Paul Weiss have no clue what's being stripped away from us.

At least we'll have ST Oval until Brookfield finishes what Speyer started. Thanks Dan! Thanks TA Inc.?

  15. “As-of-right” means that if a developer wants to build something that conforms to the existing zoning standards, he can build with not much more than a building permit. Bloomberg rezoned something like 50% of the city, allowing for buildings like this and the High Line. Garodnick and the Hotel Unions stopped Bloomberg from steamrolling his rezone of Midtown East through-Bloomberg fatigue helped too. The state is responsible for overwriting local zoning laws that allowed Atlantic Yards.

This rezoning got huge, vocal support from developers, builders, architects, the construction industry, etc. All you have to do is look at the comments on the blog post to see it.

  16. >>Garodnick and the Hotel Unions stopped Bloomberg from steamrolling his rezone of Midtown East through-Bloomberg fatigue helped too.<<

But the massively tall high-rises are still happening, no? My take on Garodnick is that he held off till Bloomberg was gone and he (Garodnick) had more power and attention. Now he is the big kahuna in this area. And the high-rises are going up.

  17. @11:27 pm: That's so funny! Years ago when that Trump hotel on First Avenue was being built, an elderly (and rather sedate) lady I knew used to refer to it as "Donald's Dick." I was always surprised and amused to hear those words from her, but I think she had exactly the right idea! I think these developers are expressing something when they build these "dicks." Freud would have a field day with modern NY "architecture."

Same problem here and just about every tenant I've spoken to has said they have little to no heat and get the same bullshit response (with no follow-up) action when they call Resident Services. I don't know whether this heat problem is caused by incompetence (we know CR has an abundance of that) or sheer greed and venality, which is what they have the most of.

  20. Bloomberg was a lame duck with months to go, he was unpopular with NYers by then and had a powerful interest group against his rezoning plan. It was an easy call for Garodnick and the city council to hand it to the next mayor who at that point was 99% certain to be a Democrat.

    http://www.usatoday.com/story/news/world/2015/02/20/dubai-building-fire/23778589/

It WILL happen here and considering that these buildings are made of $hitrock and FDNY ladders cannot possibly reach them, we are going to have a lot of tax dollars and spent on "saving" these empty towers and probably a lot of casualties of real New Yorkers at ground level.
Thank you Herr Bloomberg for what you started.

These greedy idiots have zero common sense. They care only about short term easy money gains. They care not about safety. REBNY, developers, brokers and the pols they own, those giving zoning and permits, et al are the stupidest people. Idiots.

    Article
A fire broke out Saturday in one of the world's tallest residential buildings, sending hundreds of people into the streets of Dubai as flames poured out of the luxury apartments.

No one was reported killed and the fire burned for three hours before being brought under control, according to several reports. However, flames engulfed several floors of the iconic Torch skyscraper and debris tumbled to the ground before sunrise. Images of the building in daylight showed smoke and fog still hanging in the air as workers in masks assessed the damage and cleaned up.

The fire broke out at about 2 a.m. in the 86-story Torch tower on the northeast end of the densely populated waterfront district, which is packed with skyscrapers. High winds whipped through the area, fanning the flames, and debris from the fire cluttered nearby streets."

    In just three hours
"As daylight broke, the extent of the blaze became clear: External cladding on the corner of more than two dozen stories from roughly the 50th floor to the top was mangled and charred black. Cleanup crews swept up pieces of shattered glass and other debris covering the street outside the building."

    Idiots.

  23. Dubai-like Skyscrapers Highly Flammable Materials

    Over 60 apartments burned

    http://www.bbc.com/news/world-middle-east-31562099

What was the approval process on these skyscraper torches, the materials, the plan the FDNY put together when one of these has a fire, the drills they run and the success rate on their drills for skyscraper torches, and everything else FDNY covered before they declared it safe to build these and to live in these?

PCVST apartments used to be a lot safer. One of the safety mechanisms are the metal fireproof doors. Another are the building materials, and the design. Fires would be contained and not spread quickly.

The current building at one Vanderbilt is much safer then the new one Dan is building with the cheap tower materials.

What is the Fire Plan for these skyscraper torches?

  24. Wow 11:02 thanks for sharing the article. That is terrifying to think how easy it is for a terrorist to hit and burn these tower matchsticks made of quick burning materials that are being erected in these major capitalistic cities because leaders of these cities are stupid, weak, and greedy seeing only the money going into their pockets. The world news coverage on matchstick towers burning in every major city is a possibility unless the cities stop them from being built because of their high risk to safety. Symbolically these matchstick towers are terrifying.

  25. "That is terrifying to think how easy it is for a terrorist to hit and burn these tower matchsticks made of quick burning materials ...."

  27. "That tower is so ugly. They say the floors and pre-made materials for building these towers that come from China are toxic, with the drywall releasing gases, etc. Cheap RE developers. No quality."

Maybe that is one of the reasons why the purchasers of these "luxury" apartments choose NOT to live in them. They are like the shell corporations that are nothing more than tax dodges. These crooks are not stupid. They know that living in one of these units that they have laundered millions of dollars through would be a big mistake that would be dangerous to their health and wellbeing. They have no intentions of living in them. They are simply a rip-off of taxpayers and, unfortunately, a blight on the City landscape. I think that no more of these phantom homes should be built and the ones that have been built should be dismantled, hopefully at the expense of the developers and not at the expense money-wise and health-wise of New Yorkers.
How did New York City become such a tax haven for foreign criminals and a big bonanza for developers? Bloomberg, you have a lot to answer for, as do the politicians who supported his nefarious schemes.
I swear to God, Boss Tweed at his very, very worst committed nothing even close to the atrocious crimes that the Bloomberg/Developers have committed against the good people of the City of New York. Bloomberg's and the REBNY's mark on the history of this City will go down in the annals of infamy. If there was any real justice, they would all be in jail.

  28. "They say the floors and pre-made materials for building these towers that come from China are toxic, with the drywall releasing gases, etc. Cheap RE developers. No quality. "

Did anybody watch 60-Minutes last night? I wonder how much of the laminated hardwood flooring being installed in the renovated apartments is cheap shit from China that is full of formaldehyde? Do the parents of the students know what their precious babes are being subjected to? Toxic soil from the bunker excavation should be enough to turn thinking people off ever renting in that neck of the woods!
The Oval used to be filled with trees which oxygenated the air and protected the grass from the sun/rain/frost, etc. Now they are gone and all we have to breathe in are the fumes from traffic on the property and whatever blows in from outside. There was intelligence in the planning and landscaping of Stuyvesant Town and Peter Cooper Village. There was no intelligence, but just sheer stupidity fueled by avarice in the destruction of same.
Considering we are in a flood zone and are totally exposed, courtesy of the idiots, I don't think that this property is going to stand for very much longer. Anybody still nursing hopes of buying their apartment has to be totally crazy. It would be no smarter than buying property in Florida that is built on a swamp! Remember all the fools who fell for that ruse when Florida land was going so cheap? This land isn't even going cheap, which makes anybody thinking of buying an even bigger fool!

  29. If the TA wants to pursue (all 3 of them) the pipe dream of owning, that's ok with me. Not that I want to own or NOT. But they're doing nothing else in the way of helping tenants and they're fools for this reason alone. Owning will never happen and even if it did, they have or HAD A responsibility to tenants.
