Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.

It's Just a Matter of Hanging On
It's over. New York City is dying a slow death, bought by the wealthy and for the wealthy, and sometimes (many times?) not even wealthy New Yorkers. Now it's just a matter of hanging on and trying to enjoy what we have left for whatever time period we have left.
Thank you to our politicians, from City Councilpersons--all the way up.
BTW, this has nothing to do with any new information about the current hold-up in Albany on rent regulations, though I suspect it will once we learn of the agreement, whenever it comes.
Spot on. I feel the same way. No way for our children to afford to live here. Those days are gone.

- a rapid increase in property values
- low supply of stock
- speculation
That sounds like NYC in 2015. If we are in a real estate bubble, will it burst? Considerations:
- NY RE is highly leveraged. Current RE market prices are so high that rental income doesn't cover the cost of their financing. Sound familiar?
- Unlike the old family-owned companies, a lot of new foreign developers have never been through a downturn. Foreign money is pushing NY RE prices-- what happens when oil prices rise and there are fewer petrodollars sloshing around? Will foreign absentee landlords sell if their investment strategies don't pan out?
- NYC is getting to be a place that's too expensive to do business in and our infrastructure is crumbling.
- Remember the 1980s when wealthy Japanese snapped up NYC real estate? They discovered that they bought at a peak and sold in a slump. Now it's the Chinese who are buying up NYC RE.
Foreign investors are betting that NYC's in a boom and that prices will continue to rise. Loans at 0%. Foreign investors are also betting that the Fed won't start raising interest rates, even slowly. If that happens, some of these guys will be in trouble.
I try to enjoy what is left. That includes visits to the Met, The Frick, The NY Historical Society, Coney Island, The Cloisters, The SI Ferry, Chinatown (thank God for Chinatown-for now)etc. Walking and bike riding everywhere. When Governor's Island was first re-opened, that was cool as well. We would bike ride down the East River Park to the ferry. Now, like everything else in this city, there’s a frigging corporate event (or Molly fueled “Rave”) there almost every week-end. BTW, the Carnival Cruise Rube events so beloved by the clueless here begin tonight in the Oval with CR’s movie night.

But tenants can threaten their puppet governor -- he's running for gov again in 2018. So the immediate focus is forcing Cuomo to get rid of vacancy decontrol, permanent MCIs and the vacancy bonus. Focusing on things like closing the LLC loophole is long term.

With New York City's rents at an all time high, these massive towers in the sky for billionaires blocking out the air and light, the expiration of the rent protection laws, and the downfall of Assembly Speaker Shelly Silver and of Senate Leader Dean Skelos (and his son) all indicted, the people have had enough. Unless Cuomo fixes the situation, and quickly, he will be the next one to blame and remove from office. This could be one very long hot summer.

Since 2010 - 2011 NYU, Dan Garodnick, Marsh, Steinberg Tenant Association had NYU students working in Stuyvesant Town Peter Cooper Village constructing, installing, dorms, and buildings in Open Spaces and the Oval for student ammenities, killing and removing Park and Trees to implement the NYU takeover of this Middle Class community and had the middle working class tenants pay for the installations with renovation costs and security mci's etc.

There are probably implications for CW on the insurance lawsuit and possible fraud if they used Hurricane Sandy as an excuse to do the construction that was long ago planned instead of the smarter more cost efficient choice of cleaning out the flooded office and security and re-installing in the same space, that is if they were planning on protecting and preserving the residential community and not constructing an NYU campus.

Seeing as PCVST is under the same dorm scam, tenants might want to have the "TA" use some of its money for the tenants and have our apartments, inside and outside the windows, and hallways swept for cameras.

Tenant leaders now want a one or two year extender of our current crappy regs because they think the GOP controlled State Senate's gonna flip after the 2016 presidential elections. Meaning politically, conditions for rent regs extension will be much more tenant friendly in 2017. That's why the State Senate is screaming bloody murder and is demanding a much longer extension. Cuomo, being a total DINO a-hole, is also trashing the two year extension.

You can call it any way you want, STR, but Alliance for Tenants Power is also pushing for the 2 year straight extender, and they are much more militant than McKee's RRRC. We've been defeated and all the State Senate had to do was nothing because of the governor. This is all Cuomo. This will be remembered.

ReplyDeleteFirst of all, this labeling is wrong. This has been pointed out before. Currently, ALL PCVST apartments are NYS RS. The difference in apartments is those apartments that have been renovated versus those apartments that are not. Renovated apartments have a much higher legal rent threshold (churning effect) than those that do not due to the Roberts J-51 ruling. The question is in June 2020, when the J-51 tax abatement ends; will all of those renovated apartments be dropped from the NYS RS law”? And I know it is the custom here to laugh at NYS RS tenant protections but they, like the landlord requirement to offer to renew one's lease, are tenant protections we currently all have. It’s like buying equity and saying condo, c-op, whatever or confusing NYC Rent Control with NYS Rent Stabilization. So please stop saying RS versus MR, the comparison is legally wrong.

We told her about them.

Well, if Dan and NYU planned the new bunker office and campus security buildings on or before 2010 then that is really bad, like everything they do here.
ReplyDeleteBut it is probably not as easy to get Lexington Insurance Company to pay on claims for premeditated work as it is to bully working class communities out of their homes.
The Law and politicians may look the other way when working class are robbed but they take very seriously when big business insurance companies are robbed.
Insurance fraud is considered a serious crime.
Lexington Insurance Company might want to take an even closer look at those claims and investigate the NYU deal with all the politicians, law firms, hedge funds, RE developers and "tenant association" board members.
Screwing tenants is one thing. Screwing an insurance company is a whole other thing.
I've compared the online photos of the G.M. who works for Dan and the G.M. who wrote the Yelp review--and it's not the same person.

I just looked at her bio and read her Yelp reviews and they match up
Dan definitely owes us a public statement on Gen M.
If it is not her Dan should say so in a public statement.
I hope it isn't his Chief of Staff but I am odd man out in the group. Whoever it is I want to know why CompassRock negotiated with her reducing her rent but would not reduce ours when we renewed. That is imporatant to know the truth on.

I think the Yelp blog is hers and not the other nyu grad who works in Dan's office. I think. I know nothing for sure. All these students know each other and share online blogs and posts they blur together. She is one brilliant nyu student though. How did she get management to negotiate her lease? Share your secret!

Well we went back and forth and think the blog post is a hybrid. It fits no one entirely, and several people in pieces. Maybe a group of friends or roommates are sharing it. Best to err on the side of caution and delete the comments. It is fishy.

ReplyDeleteOkay, I eliminated most of the posts having to do with Garodnick's Chief of Staff. This person is NOT the same one who posted the Yelp review. We have to be careful here and double-check. Not too long ago I checked a Yelp identity and thought I had come across something interesting, but upon further investigation (all online), my first impression was wrong.
