A message from Rick Hayduk, General Manager

The snow continues to fall at this hour and it is reported we are to receive even more snow before it tapers off around midnight.

The PCVST team has been at work since midnight to stay on top of the snow removal. Right now, we are focused on clearing the drivable roads ensuring access for emergency vehicles along with terrace level entry and exit points. In addition, we are clearing the perimeter sidewalks but struggling to keep them clear due to drifting snow off of 1st Avenue and 20th street. Know that over 50 of our team are out in the storm operating machinery and shovels to keep the roads and pathways safe.

Inasmuch as Mayor De Blasio has asked everyone to stay inside, for those who venture outside, be warned that there is significant black ice (under the snow pack and covering cleared areas) and snow drifting. Conditions are dangerous and we also encourage everyone to stay inside.

With the expected termination of the snow around midnight, the team will continue to work into the early morning to clear roads and paths in preparation for the morning’s activity. Our equipment will continue to make noise and as such, we ask for your forgiveness.

PCVST’s Sunday services operation will be limited as we return the complex to normalcy. As always, the resident services representatives are on the phone to take any emergency calls. We ask that any non-emergency calls be held until Monday simply because we are not sure how many associates can make it to PCVST tomorrow. Trash pick-up today was extremely limited and it is expected that tomorrow’s pick up will be as well solely due to the sanitation team assisting with snow removal. As for all other services and activities (Oval Services, ICE, Oval CafĂ©, etc.), it is a fair assumption that they will not operate tomorrow but will return to normal operating hours on Monday.

We are grateful for your patience and want you to know that the dedicated associates of PCVST are tirelessly working to get us back to normal as quickly as possible.

  5. The plowing, shoveling and salt coverage have been good in PCV. The hot water in our bldg went out some time in the early AM. By 9:30 am it was fixed. So far, I see responsiveness.

  12. I have no complaints. That was one humdinger of a storm and couldn't be dealt with without a lot of labor. Remember that Compass Rock laid off so many of the maintenance staff and they may not be quite up to capacity yet. But, I still think they did a very good job. Yesterday was a day that nobody should have been outside unless they absolutely HAD to be. Today, when I went out, the pathways and sidewalks were shoveled and sanded or salted and, it wasn't bad at all underfoot. I really think that management stepped up the plate and did a pretty good job.

  14. Snow removal has been excellent in Stuyvesant Town. Communications from new prop Mgr have been A+. Nice to have a real person signing letters and e-mails and i appreciate the change in tone. Keep it going Mr Hayduk. Thank you.

  18. No complaints whatsoever. I hope that Blackstone has started out the way it intends to go on. Mr. Hayduk and his staff have done a stellar job during this serious snow storm, and let us keep in mind that they only just started working here! When we got hit by Superstorm Sandy, Compass Rock was not very prepared and was a dismal failure in every way, shape and form. True, it was a really major storm of unprecedented proportions, but CR knew it was on its way and they were not only incompetent and inadequate, but had an absolutely STINKING attitude toward tenants, many of whom had lost all of their stored belongings, had no elevators or laundry rooms for over a year after the storm. I was at the meeting where Sean Sullivan showed absolutely no sympathy for disabled tenants who could not use the elevators, NOTWITHSTANDING THE FACT THAT MAJOR RENOVATIONS WERE TAKING PLACE IN APARTMENTS IN THEIR BUILDINGS!!!! OBVIOUSLY, THE BUILDERS HAD ACCESS TO ELEVATORS. Well, after that, I just knew that we were dealing with a bunch of pikers and nothing would improve until they left. In fact, I knew (and was right) that things would get a lot worse until they left.

    To this day, it is beyond me how the largest residential property in the world got handed over to a bunch of amateur, uncaring, bloodsucking schnorrers. It was akin to recruiting Bonnie and Clyde to guard the Fort Knox. Totally incomprehensible and all (quite obviously) politically driven.

  19. Sorry to have to say it, but PCV is a mess and so is the perimeter. The basement entrances were shoveled clean to the pavement, though. And of course the outdoor garbage pails were brimming with household garbage (because it's easier to dump it there than on one's own floor). Hope that can get cleared away soon.

    Elected politicians taking money from REBNY and sucking up to REBNY whenever possible is a leading indicator of corruption.

    Last year the highest ranking NYS DEM and GOP elected legislators were convicted for betraying constituents in exchange for bribes from REBNY.

    For some reason Preet did not arrest and prosecute REBNY billionaries paying bribes and ordering corrupt politicians to commit crimes betraying their constituents. Speyer should have been arrested and prosecuted. Elected politicians should be afraid to take money from Speyer. They should be afraid to attend social events sponsored by REBNY criminals offering them bribes. They should be afraid to pose for photos with Speyer that only demonstrate their willingness to accept and/or solicit bribes from him.

    Notwithstanding that, at this year's REBNY gala our NYC mayor clearly wanted everyone to know REBNY owns him and his office is for sale, prepared to do anything REBNY orders him to do so long as REBNY bribe money continues showering over him 24/7/365.

    Without a whistleblower it's probably too late for PCVST, but Preet should take a very close look at NYC political corruption. That's where REBNY bribe money is concentrated.

  31. REGARDING Rug Inspections:

    Posting here and on FB that tenants need not worry about this inspection for rugs fro Donalda's office. They came and spent 3 minutes checking and walked out. I do not have 80% of my floor carpeted and I was not asked why. I passed this so called inspection and you will too.

  33. The slamming doors are continuous all day and alarming. Any upscale property would post notes about this in every building for a more peaceful environment. Proof that management does not care about the needs of tenants whatsoever here.

  37. Previous Mgmt sowed ill will and lasting damage to owner/resident relations and the bar is now incredibly low. Now minor improvements are perceived as significant. I expect and hope this new Mgmt will deliver on promises of a new era. I'm willing to give him the benefit of the doubt and give credit where earned.

    Why would RH give a damn about tenant requests to the DHCR, a corrupt NYS agency which is in the pocket of REBNY, when a ruling in favor of the tenants would decrease his revenue? Besides, the Roberts Ruling sort of codified these overcharges.

    Fire Commissioner knew what he was doing is against the law and only cared about keeping it out of newspapers and having no paper trail. He is also in charge of fire hazard chopped apartment inspections and yes, he is a REBNY man. His taxpayer funded driver did not need the driveway cleared, but the Commissioner wanted it to serve what purpose?

  44. Agree Rick Hayduk will likely not do anything to help tenants that will effect his company bottomline profit. That includes making sure rent charges are proper and no one is nickel and dimed robbed by rents charged by Compass Rock before Rick came onto the property. Compass Rock did a lot of dirty things and DHCR is corrupted by REBNY. What do your lawyers say about your charges? A good tenant lawyer can tell you by just looking. I don't mean the tenant association lawyers who have been around while Compass Rock was here and know everything Compass Rock did becuz they would have told tenants already if they were not in on it.

    So true. The 80% rule is ONLY enforced if someone complains about you. After my inspection was done, and I have ZERO% carpets down, I was told NOTHING! All the rules ARE in place, but ONLY enforced WHEN THEY HAVE TOO!!

    The destruction of the Oval tree park was just about the most despicable and heinous acts of destruction and vandalism that the former managements did. It's like they went into the Louvre and slashed the Mona Lisa and then pissed all over it. Bastards of the worst degree.

  48. Good article 1:09. Bank of America is a defendant too. I think, in the deal somewhere with Bankof America they were also not supposed to be allowed to evict any PCVST tenants for any reason. I think they conned all the tenants they illegally evicted or forced out with the sharp increases in rents.

    I have no problem with filing overcharges but has anyone been successful so far with the DHCR? Anyway, MAYBE things have changed:

Honestly these pols and RE did everything they could to cover Robbie's debt and help the investors who investment success depended on tenant demise then helped CW get back the investors money by demise of half the PCVST population.   59. More on the cover up (from another commentator on FDNY abusing the system of good firefighters) the cimmissoner and Mayor are investigating how the abuse story leaked.

    StuyTown shouldn't hold its breath for any safety investigation on the illegally occupied chopped apartments . Mayor calls it a nonstory for two trucks to be out of commission to unblock the chief who was not blocked at all since his driver was there to pick him up. Was the snow job to unblock the wife's car? The chief would have been better hiring a couple of teenagers on the block to shovel then calling his firefighters.

  60. The FDNY cimmissioner should be fired. Even the Governor got this right. Keeping the public in the dark is the way of the cimmissioner and that is dangerous when it comes to fire safety. What else have the Department of Investigation white washed?! 3+ unrelated tenants in 4500 chopped apartments! The Department of Investigations under this Mayor should be investigated!

    Andrew Cuomo cares about nothing. He pretends to care about what his advisers tell him to so they can show an appealing image to voters because it is all about his own advancement. Incumbents are the same gravy train caring only about their advancement to the next office they consider too "small" for them until they get to the top. That is why uncaring Cuomo is failing at his job, he does not care.

    Nobody in their right mind would keep any of these guys on payroll at their company. They think their jobs are too small for their big egos but really their jobs are too big for their limited capabilities so they blame each other for government not being able to get anything done. They are government and they are the ones responsible for not getting anything done.

    For the thousandth time, thousands of students who live do not live in the “official” dorm apartments whereby NYU/Parsons is the lease holder. These students go directly through the Leasing Office, they themselves are the leaseholders, the lease is guaranteed by their parents.

There are way more than 300. Just had students or transients move into the apartment below me, no furniture.

    Now why would any professional couple pick the shithole called PCVST versus this UES deal when the monthly price (around $3,200-$3,400) is about the same? To live in a dorm dump? And you know that the Cambridge has strict financial/QOL regs that would preclude “dorm style” apartments. Anyway, the younger Millennials think the UES is for “old people”. Anyone over the age of 28. The Millennial baby boom is at its peak, John Sexton’s plan to turn NYU (55,000 students and counting-“The School That Eat New York”-see that NY Magazine article from a couple of years ago) into the largest school in the country is well on its way. Single Millennials love the EV, the LES, Gramercy, and Murray Hill. There are more bars in the EV per square foot then any other NYC hood. They are all filled with screaming Bro/OMG herds. This “mission creep” is now extending up First Avenue opposite PCVST as well with that so called “Pizza Lounge”. Party buses outside the club. Wooooooooo!

    People need to get off the whole NYU dormification. Yes, NYU (and a few other schools) have bulk leases with PCVST. These numbers are microscopic compared to the number of students that walk through the leasing office every day and rent an actual apartment with mom and dad as the guarantors. Yes, they are students. No, they didn't go through the school (for the most part).

    I am normally in total agreement with the posters on here, but reality is what it is. I have 3 apartments on my floor in PCV with dental students... none went through NYU.

  86. Blackstone is just one big PR Machine. The QOL issues continue as before, just had a new noisy young group move in under my bedroom. One loud group of rowdies moves out, and another replaces it. Music and loud talking after 11:30, banged down and this group quickly stopped. Did not have to call security yet. Of course they have no furniture down there, so the sounds intensify. What new PR statement will they come out with this week?

    Did you fail reading comprehension? 9.06 here. Let me explain. If you don’t know the facts here, how are we going to ever confront the horror here? These are the facts . In the 11,200 apartments here, very few are leased by a school directly (300?). That does not mean there are only 300 or so dorm style apartments here. Again, the vast majority are leased by the students themselves with their parents guaranteeing the lease. Actually, this type of “dorm” apartment is a lot worse than the “official” school leased dorm apartments. There are thousands of these student leased apartments here which have a major impact on the QOL here. Just go to the TA FB page for a recent thread re this issue.
