Rent Goes Up, No One Cares

By now you should have gotten your new December rent for what you owe our landlord.  Remarkably there has almost been no comment from our TA, which has basically said the same thing over again: Albany. So, unless you are in SCRIE or some other program, you will be paying more for the pleasure of living here.

I know what I will be doing: Distributing less of my limited supply of money to the stores around here that need the money but which I can't give that much of because of this increase. I need to pay more to live here. Simple as that.

I pity the tenants who have to pay much more than I do. How do they do it, unless they decided to move out because of money? Unless, for some, a illegality of their lease can seem the way out?

Some people are dying here. Oh, not really leaving this mortal coil (though some do that, too), but spiritually. If you are not affected by the prices here, consider yourself lucky.

Our current landlord, Blackstone and Ivanhoe, doesn't really care. Oh, their reps can offer a nice word or colored lights for the season, but they just want this complex to meet and exceed its monetary demands. To them, success is not the same as your success.

Though there have been some positive changes under our new landlord, I still see the same infractions and still come across the same unwillingness to tackle these problems, aside from some sympathy. Yeah, thanks for that.

As we head to the holidays, I don't see much I can be cheerful about. I can only hunker down and try my best. Some of us are in the same boat. And some of us, aren't.

    Until they open their books and show where the Roberts Settlement money went, they are suspect.
    They have done NOTHING for the residents.
    They are clearly in bed with our overseers..I mean...landlord, Blacksuck...I mean Blackstone.
    District Attorney Cy Vance should begin an immediate investigation.
    Where did the money go???
    Anyone who sends the $50 for membership is a fool.

  2. The TA cares about a lot of things:

    1) Doing it’s best to hide what’s in their books.
    2) Getting cozy with politicians
    3) Holding meetings to praise aforementioned politicians (I’m glad someone called them out on that at the last meeting)
    4) Not ruffling managements feathers
    5) Taking Roberts settlement money and not disclosing where they spent it
    6) The TA Foundation
    7) Losing MCI battles left and right (happy holidays!)

    I could keep going, but you get the picture... they care about a lot. None of which is in the best interest of tenants.

  3. The TA is really just a facade for management at this point. Sad but true. When I e-mailed them concerning an issue last year, they advised me to e-mail Rick Hayduk. I knew then what was going on. It has been further confirmed during the past year. This management appears benevolent on the outside but is very clever in presenting itself that way.

  4. Is it a coincidence that the last major “accomplishment” of the TA is just before the organization was infiltrated by the weasel Dan? I think not!

    Regardless of the truth behind what the TA really did to relieve the tenants of a fairly large MCI, I will chalk it up to a victory for them for the sake of this argument. This was right at the time Dan was elected to city council, and before he had any real bearing on the organization. Over the following year or two he completely sunk his claws into the group and slowly started the removal of any legitimacy they once had. Dan’s ties to REBNY made it necessary to eliminate any power that this large TA had, and he did just that.

    The pennies we have received back from MCI challenges is not coincidental either. It makes them look like they are doing something when in reality it isn’t a damn thing.

    Let’s settle this once and for all, open the damn books Susan.

That's a lot of change$$$ for Blackstone to collect and keep collecting forever and ever. All one has to do is read the STR blog history to see that Darcy Stacom's CB Richard Ellis boss (who promised to replace the PCVST community with a wealthier one) Mary Ann Tighe, is laughingly smiling all the way to the bank as she is photographed with the politicians who are helping to replace this community with a wealthier one.

    These are the people at fault for the December increases and all of the increases as they pursue their wealthier community that CB Richard Ellis Darcy Stacom and her boss Mary Ann Tighe promised in writing to whomever bought the property. They all wanted a wealthier community, Tishman Speyer, Brookfield Partnership, BlackRock, Blackstone, and that is why Fortress CW Compass Rock was paid over $600,000,000 for their assault on the community.

    The question remains, what ALL is entailed in their plans to replace this community with a wealthier one? A big answer to that surely lies in the TA business records or why else would they refuse to open the books and be transparent, honest with the community?

  17. Seems like the VA beep, beep daily , early morning noise has stopped . Might have heard a very, very muted beep, beep yesterday. Amazing how it was fixed ( after a few years of noise pollution) after the politicians finally intervened. Still trying to figure out what the hell they are doing there. I watch them from my window. They keep digging up the dirt in the same area. It's a small area. It's so strange. But, I am glad not to wake up at 5 or 6 am every morning because of the noise pollution.from this construction site. Also, glad for the poor babies who had to endure abbreviated sleep during this VA nonsense. Hopefully, it will continue to be quiet.

    Does StuyTown property management know? Of course they do that is why Antonio asks hotel guests to publish reviews, there is nothing to hide from when the landlord is in on it!

    David from nychospitality group completely forgot to book our apartment, so we had to spend the first night in a dodgy, too hot to sleep in apartment on the other side of manhattan (which he had the cheek to call an upgrade), which meant half a day was wasted checking out and then into the next place, plus paying for another taxi with all our luggage. When I asked for a discount, he was incredibly rude and refused, practically yelling down the phone.

    The apartment we did stay in was dim, and the toilet kept clogging and overflowed at one point.

    Stuyvesant town is a nice area to stay in, but be very careful who you book with!

  26. So SPS is in on this short-term rental business? I thought it was illegal to rent out rent stabilized apartments like this. Where is our Councilman, TA? I wonder what Rick has to say about this. Has anybody approached him and asked him if this is really allowed or does he just make up the rules as he goes along? We are paying through the nose for security (we mostly don't have) while Management is renting out apartments to total strangers as short-term hotel accommodation. Somebody needs to be held accountable. And the useless TA wants $50 per year to "represent" tenants while it is fully aware of this sideline aided and abetted by Management!

    I'm sure nothing will get better because we are now getting a Councilman who is groomed by, and probably even worse, than Garodnick. Such damned liars and crooks.

    How can anyone seriously think that Dan’s commercial rent tax reform is great? All it’s doing is continuing to put aside the true small business relief, and that is SBJSA. I’m guessing Dan’s replacement will be taking the same stance as Danny boy, and not support SBJSA, although he says he’s from a family of small business owners. I’m guessing REBNY and his lobbyist cronies would never allow him to even mutter SBJSA.

  33. The floors at this property are the thinnest floors in any dwelling we have ever rented. There is basically nothing between you and your above or below tenant. The walls are not much better. Is it cardboard? nothing? I will break this lease or rent to Airbnb. To live this way for another 8 months is not happening.

  35. Shocking how many 'adults' non students/ residents over age 40 lived here a while and still refuse to carpet. One tenant we know says why should he landlord never checked and his dog and cat are too hairy.

    “There was an article on Brick Underground recently but we don't agree with what was said.
    - There is a constant trend of tenants moving in/out and at all hours of the day and night.
    - Constant noise from the renovations of apartments.
    - Constant noise from delivery trucks who seem to be on the properties till 9-10 PM.
    - The millenniums who share apartments DO NOT put down put down carpets unless other tenants complain. SPS only does carpet inspections when there have been complaints. And, they have parties till all hours. Many tenants have been forced to call 911.
    - Most of the young residents and others are in ST/PCV for a year or two--then they move out with the 20% vacancy rent increase makes these apartments even less affordable.
    - Mgmts. "staged" apartments do not have rugs covering 80% of the floors. So much for leading by example.
    - The hardwood floors in the renovated apts. do not have "soundproof" matting underneath. Everything echoes.
    - The refurbished kitchens and baths are nice but there are constant problems with appliances, the plumbing etc.
    - Dog owners do not use proper legal leashes and curb their dogs which is required by law. NO reinforcement.
    - There are students till renting here. Local colleges [NYU, Baruch, SVA, New School] rent out blocks of apts. and then rent them out to their students as dorm rooms. Transient tenancy is illegal.
    - Security/Public Safety are employees so they do minimal enforcement.
    - Tenants got an increase for the use of washers/dryers in January 2017. Now they will get hit with another increase come 2018. The washers/dryers constantly break down. They are worse than what I had in my college dorm.
    - I've spoken to tenants who have lived here 20+ years and they all say the same--the grounds and buildings are not that clean--not enough help and not enough security either.
    - When the L train shuts down in 2019 transportation in the area will be worse than it is now.
    - The resident manager et al is from Florida. No knowledge of tenant law, NYC noise codes, NYC housing codes, NYC dog codes, etc. Basically, management here does not research and makes things up.

    I recommend to anyone--unless you are desperate--do not move to ST/PCV. You can find something better elsewhere even if you have to buy. WE moved out some ago and are very happy."

    What the heck! A 280 First Avenue fire hazard directly effects the kid's Playground that is fenced in with only one point of egress! The Playground now contains the Management Office electrical system within the Playground and above it on the roof top mere feet from the Playground. We never understood why the electrical system is in the Playground.

    The unreported illegal hotel fire hazard caught at 280 First Avenue along with a lot of suitcase lugging guests seen on the property entering at First Avenue and a Playground harboring electrical system is a bigger problem. The FDNY let this slide by without mentioning the Playground, the Management Office electrical system attached to 280 First Avenue.

  46. I would never let my children play in that playground because of all the magnetic fields from that electrical equipment. That entire section of ST has been destroyed by the building of the "bunker" management office. The TA was totally on board with that. They got quite nasty with tenants who objected to the project. I don't know, but I suspect that the TA is really corrupt and I wonder if there is any way of legally forcing them to open their books?

    We used to have a real TA years ago, but now it is a political entity and does nothing for tenants. They have the gall to ask for a $50 membership fee, but 50 cents would be more than membership is worth!

    I remember when, several years ago, MetLife's sleazy lawyers Belkin Burpin and Fart (or some similar name), demanded that the TA give up a list of the names of members and the TA refused. That was the time when the TA really was worth being a member of and was most definitely on the side of the tenants. Then along came sleazy little Danny Boy and the rest is history.

  76. After seeing what I am still seeing, and now this brochure, I've decided not to contact the reps here any more. The reasons are self-explanatory, but in case the reasons may be obscure to some, it is that the reps (and, sorry, I include Rick in this) are primarily interested in selling this property, and anything else is met generally with a smile and BS that seems to work with some. But not with me or others like me. Hereafter, I hope I will not meet them, but if I do, I will be gentlemanly. But I will tell the truth. And some of them should be embarrassed not to tell the truth, but to lie to sell the place.

    I will deal directly with the CEO of Blackstone. Now, I know that my emails stand a good chance not to reach him (I worked in such an environment and know the "deal") but at least I will continue to try. He should know the truth. Maybe be does, and doesn't care.

  97. Here's how to get your upstairs neighbors to get carpeting.
    first go up and introduce yourself and be really nice to them. It would help if they were really nice people like mine were. I went upstairs one really noisy night and explained the carpeting situation. they invited me in to look at their apt/room and they had no carpeting throughout.
    I didn't want to call management or security so I tried to work it out between us but in the end, after ~5-6 months, I had to go through management and worked it out this way. After 6 months they finally put down carpeting in the bedroom.

    I can still hear them running late at night when they come in but it has improved a lot. Still, it shouldn't take this long to do a carpet inspection. You have to keep following up with management and eventually it will get done.

  100. There is actually a woman on the Facebook page claiming that she walks her dog by playground 7 and never saw people playing hockey or other sports, and that it is utilized much more now as a fitness playground.

    I seriously need to know what kook-aid these people are drinking, because they are obviously high and delusional. If I wasn’t kicked out of the group, I would let that nitwit have a piece of my mind, because she is a damned liar. I too live by playground 7, and walk my dog up there more than 5 times a day. I never see more than 3 people in there at once, and it’s usually 0. Kids and adults alike used to use it much more frequently. Maybe not during school or work hours, but all other times.

    These people are really pissing me off with their lies. They see things how they want to see them and everything else is “false.”

  103. I walk by (well, on the loop) so I see the new fitness playground daily. As predicted, it is underused and just for Management to gloat that by the leasing office they have an outdoor gym.

    Yes, there will be one or two (at most) hardcore tenants (probably using another gym, too). Mostly, though, it it not used. Certainly not in cold or inclement weather.

    It is a WASTE OF MONEY. Except where PR is concerned. For that, Blackstone and Rick are successful.

    Also, do not forget that some newer tenants have to see the "positive" to pay so much money. And there is that monetary gift if you get someone to rent here. In that case, they have to be a cheerleader!

  107. I posted at 10:32pm last night about the nitwit woman posting about playground 7. It appears that she has teamed up with her fellow bully friends to go after old-timers who challenge management. They are the lowest of the low.

    As a very very successful MR tenant who only lives here for convenience to my workplace, the original playground 7 is basically the only reason I moved here. I will be moving out at the end of my lease. I won’t be leaving quietly though, as I have the ear of a number of higher-ups at Blackstone. I also personally know the CEO’s of a few of the TA Facebook cheerleaders/bullies, and will be letting them know about their employees social media bullying.

  116. It is likely the outdoor fitness, like all of the amenities, is not for the residents here. It could be an investment they project will bring in profits with big events like a property wide sports boondoggle marathon where you do the outdoor fitness at StuyTown then you kayak from the dock to the next location.

    New York City is no longer welcome to permanent residents. The Hotel Union is turning the 5 boroughs into a resort for transients, tourists, and the wealthy Palm Beach County crowd. The dock will soon have yacht races from Rockland County to Hudson Yards to Better Park City to StuyTown to Glen Cove to Newport RI or Newport RI to Glen Cove NY to StuyTown to Chesapeake to Palm Beach County to Bloomberg's Bahamas.

    The outdoor fitness is probably just like the indoor gym, not for permanent residents. The permanent residents do not get discounts at the indoor gym like the students do. Thus the indoor gym that the TA praises is for the students.

    The StuyTown resort will have sports entertainment and other types of tourist trap events no doubt. Wonder who all has seen the blue prints and when...

    That makes sense now. MetLife, the City and the City Council did do all of that. They are keeping apartments here for political reasons and also for investment purposes to flip. There are a lot of MetLife, City, City Council, who are the subletters to the students in our building and at least one former tenant moved out and the apartment is now leased under their family foundation in nearby building.

  122. I think that some of the cheerleaders are given incentives by Management. Even if they're not, they feel they have to justify paying outrageous rent to live here, especially if they share an apartment with a room mate or two or three in order to make the rent. Anyone (especially a long time tenant, paying lower rent) who is less than impressed by the "improvements" and "amenities" is pretty much considered to be questioning the judgment of those who pay through the nose. So be it.

    Buy one at T&V Hardware. They cut them to fit PCV and ST windows and they do not charge very much. Can't remember what they charge, but it ain't much. I've been buy from them for years. You can't get a new shade until you get a paint job (if you are a real RS tenant). I love that store. They always have what I need and are so nice. If they ain't got it, they will get it.

    From light bulbs to cleaning products, I won't shop anywhere else for hardware store stuff.

"And hey, if you're cold, you're crazy, because our computer says it's 95 degrees in your apartment right now.") The figures were greatly exaggerated to make a point, but you understand.

    I moved here in 2014. No success stories here with carpets. I've talked to neighbors nicely, I've talked to management, I've threatened management, they don't respond unless they are actually being sued in court. My success stories revolve around giving it back to the neighbors who refuse to get carpets. when all else fails, give em hell. These people deserve it. Every one understands the situation here. there's no excuse for these fucking people.
    I'm genuinely confused how I am paying for heat in this complex. It is freezing. I am sitting in my apartment wearing sweatshirts, coat, with a blanket next to me. It. is. freezing. I'm shivering all night. There's no heat for over twelve hours, every night.

    I reside directly across 23rd Street from the VA Hospital. Construction of an 8-foot high wall around the perimeter ended months ago. Federal disaster funding was used to construct the wall protecting the hospital against future flooding from increasing severe storms.

    Don't know who this regular troll is or represents, but giving politicians false credit for nothing and outgoing sleaze Garodnick never missing an opportunity to bash the VA Hospital coveted by his NYU master points toward him. Maybe NYU will be a lobbying client?

    The real question is why federal disaster funding wasn't used to construct a similar wall around PCVST sustaining similar storm damage. Instead, using future storm vulnerability as a pretext, CWC improperly diverted the federal disaster funding and insurance proceeds to construct a new, very expensive, mostly underground office building for itself on 1st Avenue and convert the former Avenue C management offices into a daycare center and additional apartments.

    Garodnick and his hijacked puppet TA Board, anticipating the incredibly conflicted TA Board's business partner Brookfield would own the new office building and income producing apartments/daycare center, did nothing and said nothing to challenge CWC improperly diverting federal disaster funding and insurance proceeds that should have been used to protect PCVST residents against future storm damage.
