Maybe this blog can reach out to their pal and get Adam Rose Rose Associates to help the tenants oppose the liquor license for campus and keep StuyTown a dry campus. Helping tenants is Rose Associates creed according to this published blog post and after all his dad, Marshall Rose is married to a tv actress so he must be really super cool and nice.

    I’m not a fan of Steinberg’s, but, in this case, she was right to abstain. The Community Board follows Robert’s Rules of Order and, according to Robert's Rules of Order, you should abstain from voting whenever you have an interest in the outcome that directly affects you personally (or monetarily) in a manner not shared by the other members of your group. So, like it or not, she was correct in abstaining.

    If you don’t like the committee’s 2-1 in favor ruling — made by just 3 members of the 9 member committee because they were the only ones who showed up for the meeting — show up on Wednesday, May 8 @ 7pm when the decision will be conferenced by the full board and let them know. You can speak at the meeting or submit comments in writing. The meeting will be held at 433 First Avenue (NYU School of Dentistry), Room 210.

    She had to because as an interested party as per the rules of CB6. For this issue, she had to recuse herself. Before she abstained, she did bring up the accessory use issue.

    I was at the ST Community Center Town Hall and the CB6 meeting. Funny, at both events, I did not see the so called “organized”’ tenants of 5 Stuy Oval or neighboring buildings. Not even a signed petition from a spokesperson showed. I spoke for a denial of the license at both events based upon the R7-2 zooming law governing the accessory use of the so called “residents and guests only” amenities. BTW, Rick was not thrilled at the CB6 meeting that the Cafe said they would serve non-residents alcohol as per the specific license that they had applied for. This announcement totally flew in the face of the Q&A distributed before the ST Community Center Town Hall, that everyone would be IDed for resident proof in order to buy alcohol. This is the second time that the CafĂ© Management blindsided Rick."Fool me once, shame on you; fool me twice, shame on me." Just saying.

    This was a very frustrating time for me at both events. But I walked the walk. On May 8, there will be a full CB6 meeting re this issue. Will you show up?

  11. I was just looking at the TA fab page and am astounded at what they are putting some tenants through as the result of ineptly executed renovations. Some of them could very well be life threatening. People are living in filth and disarray due to the incompetence, carelessness and totallly unprofessional behavior of Manahement and its employees and contractors. Long term tenants and market rate tenants are all being treated like shit. This "management" is SHIT and you wouldn't print what I think of Hayduk.

    I hope those folk lawyer up and withhold their rent.AND send Blackstone their medical bills. Blackstone may eventually be getting their funeral bills judging by the uncaring and unprofessional way they treat tenants. No wonder people kill themselves. I'd see Hayduk in his box before I'd off myself.

    Blackstone is truly evil company and should be prosecuted for the misery and suffering it causes - not just here, but around the world.

    I was not at the CB6 meeting, though I contacted them with my opinion. I was at the Community Center. Some residents there seemed okay in accepting the 90 days plan (which is basically BS from Management) but others were against the allowance of beer and wine, giving, in certain cases, solid reasons. One woman who worked with substance abuse problems mentioned facts which I'm sure did not go over well with the cafe and Rick. Still, according to my prediction, beer and wine is a done deal, even before "the paint is dry."

  18. The "events" are back! Forget what Rick may have told you or what you thought would happen. According to our costly brochure that comes with the rent, we can look forward to:

    Movies on the Oval: Every Wednesday. Two (yes, two) movies, one at 5pm and one at 7pm. Every Thursday: "Live on the Oval". From 5 to 7pm. Music and jamming for your pleasure! Friday: Hopefully beer and wine will be served soon, but meanwhile: "Enjoy early evening acoustic sounds on the Five Stuy Cafe patio."

    This on top of other weekly activities and events, including the special return of Food Trucks. Who said the Oval is not a great resource?

  20. At the recent Community Center Town Hall where the main issue was the CafĂ© alcohol license somebody bought up the issue of noise from the movies and concerts. Rick then stated that they had “listened” to tenants and that drums would be banned from the concerts. As per the hardcopy notice and the SPS webpage* stated that that one of the bands would be Beatles cover band.

    Excuse my French, but HTF do you have a Beatles cover band without a Ringo Starr “cover” drummer?

    1. If they looked at the meager attendance at these events, they would see that they are not worth the noise and annoyance to Oval residents. They have nerve presenting this crap as amenities. I have complained to management about the meager attendance and noise but they insist people love these events. I was also told that they know that you can hear the noise in apartments. They are presented to sell this awful slum and guess what. Families and professionals are not moving in anyway. Despite their phony amenities, this place is increasingly inhabited by low life’s: students , transients, tourists, Airbnb and city subsidized. This place is a joke. The crap they offer is a mask for the slum that is being created here. Get rid of the crap and lower the market rate rents. Maybe then we might get a decent demo back.

    The Robert's Rules state, as you quoted:

    But Community Board rules states differently. Let me be more plain:

    I think Steinberg recused herself out of lack of courage. She doesn't want to vote this way or that way, as some tenants would be upset with her. Perhaps she wears too many hats. A member of the TA board AND a member of the Community Board. The latter position she should not have, as her "opinion" reflects everyone here, as she is also the president of the TA.

    I think that this is a very legit concern. But unlike the other 3 voters (2-1) who did not recuse and who should have since they came to the meeting without (or so they claim) having any knowledge of the R7-2 zoning issue, I believe her vote was the ethical thing to do, in this case. BTW, the one against vote came from a Board member who believed that the type license granted should not have ANY non-resident restrictions, he did not give a damn about the zoning law. He also implied that those who wanted the Cafe use to be restricted were prejudiced. During most of the meeting, he was staring at his phone. A total waste of space he was. Daniel Devine was his name.

    If I can't make the 5/8 meeting, I will send them my comments to the CB6 and ask them re the resusal rule.

  26. I do not understand this focus on any person (for example, Steinberg), or any group (for example, the absurdly misnamed Tenants Association) when many of us are suffering so badly.

    And about to be hurt, harmed, injured for months on end now.

    It seems to me that too many people here either think this is a joke, or just good gossip, or maybe even something to secretly rejoice in because THEY THEMSELVES may not be a victim of the extreme and worsening abuse and violation and invasion of our ears, eyes, minds, bodies. (The iceskating in the winter and now the OVAL MISERIES FOR MONTHS)

    I live in a building as close to the Oval as you can get. Last year, the nightly noise (along with marijuana smoke, public drinking, influx of freeloaders, and more) for as many as 5 or more hours from late afternoon until after 9:00 at night was unbearable. There were some nights when I could not even wash dishes in my kitchen the disturbance was so powerful.

    Before the deranged demented walking sewers and spreaders of moral decay and disease (blackstone) had even come in here to completely finish us off, some twit in Resident Misery (a/k/a "Resident Services") volunteered to call me each day prior to an EVENT to allow me to flee from my home during each event.

    Last spring, Robert Vazquez, "Director of Lifestyle Services" told me, to my face, as I pleaded with him to stop the noisy, dangerous bullshit he was staging at that moment outside my home, that I should look at the "positive side of it." He elaborated that because I knew WHEN they were DESTROYING ALL PEACE, QUIET, HABITABILITY OF MY HOME FOR HOURS DAILY AND NIGHTLY, I could "PLAN FOR IT."

    Plan what? To have a helicopter scoop up my family and me just prior to each "EVENT" to fly us to a desert island? Plan to communicate with my home planet to ask them to "beam me up, Scotty" away from the hell?

    It does not matter that assholes, that craven cowards who are also abjectly corrupt, such as the "Tenants Association" do nothing to help us and everything to hurt us.

    This torment has been going on for years and is now getting worse. It is the season to TORTURE US ON A LARGE SCALE, AND OPENLY NOW, INVITING STRANGERS WHO DON'T GIVE A SHIT ABOUT US TO HELP BLACKSTONE RUIN OUR LIVES. AND TO BOOZE AND DRINK EVEN MORE THAN EVER.

    So, is anyone here going to help himself? Herself? Me? Anyone else in agony?

The fact that these Oval "concerts" cause people who live around the Oval reminds me of the WACO standoff many years ago (when Janet Reno was the AG) and in order to make the people come out of the cult house, the gov blasted them with atrocious music. Unfortunately, the cult leader chose to burn the place down and incinerate everybody, including himself, rather than leave. Hopefully, nobody living near the Oval will go to that extreme! Loud, unwelcome music being blasted outside your home is, indeed, a method of torture and I suspect that Management wants everybody to move out of those buildings so that they can be razed and more "amenities" built, e.g., a shopping center (even though everybody shops online) and maybe a full-blown bar, pool hall, etc.

    I think a bunch of us should get hold of those old boom boxes and blast "music" outside of Hayduk's building in PCV. THEN we would see PS move in pretty fast!

They have never polled us to see if we want the execrable "entertainment" that is forced upon those of use who live near the Oval and the 5-Turd Cafe. They don't give a shit about what tenants want and don't want. All they care about is squeezing as much money out of this repeatedly gang-raped old lady of a property until she keels over and dies. That will happen eventually. Sooner, rather than later.

Remember fellow tenants, Stytown would not be in the condition it is if it weren't for them. A little acknowledgement is in order perhaps instead of the constant vitriol.

  48. @12:17 PM: Are you market rate? If you are rent stabilized I don't think you will find anything cheaper. I'm not saying this place is worth anything more than what the real RS tenants pay, but the REBNY owns New York and it's politicians and so the rents will be high everywhere that is not rent stabilized. And I don't want to hear from anybody about how "we are all rent stabilized" because that is a joke!

  49. I agree that it would be hard to find apartments at old rent stabilized rates in Manhattan. We old timers have a good deal despite the terrible conditions. I am certain that it is probable that you can find far better situations at the high rentals they now charge. Rooms may be smaller, but demo and QOL much better. For what they charge MR for a one bedroom, nearly 4,000 you can probably get one with a doorman and maybe real amenities elsewhere. The rents here are so out of proportion with the living conditions. Paying all that money to live in old buildings full of dorms, transients, pot smoke, lack of heat, and noise problems. Retail around here is not great either.

    It is interesting, though. I think there is a basic company policy when dealing with the public, which is PR. Not necessarily the Delphi Method, but a policy in which the company always wins in the end, with some slight modification.   61. Regarding Delphi: apologies. The basic goal and concept is correct. The methods used are a bit different.

    The methods I was describing are those I'd been subjected to or observed myself in a variety of meetings. One method is to hand out pencils and paper to visitors as they arrive; they are invited to write down their "questions," which will be answered after whatever presentation of nonsense is the feature for the day.

    Three "questions" are "answered" by "experts" after the presentation. Only three questions. Carefully selected questions.

    Any raised hands in the audience will be ignored; any requests for clarification of answers will be ignored, deflected, or argued away.

    You are dismissed, ignored, "handled," and "managed" and that's that.

    As many have written for some time now, the behavior of many of these "families" who occupy apartments and who take their offspring outside, or hand them over to "nannies" is problematic, often dangerous, and too frequently despicable.

    Quite a few posts here have described ongoing noise generated by these model families.

    The behavior on the Oval during the warm and hot months is atrocious, obnoxious. Whether it is nearly naked young females, dangerous morons running and throwing objects, collections of "families" with tables, food, booze, balloons tied to innocent living trees using a birthday as excuse for public noise and disturbance . . .

    Many of whomever either "lives" here or "infests" us are bad, bad news no matter how you identify them.

    As has been written here before, ask the Security Guards about the dozens and dozens of loving mothers/fathers/nannies who neglect little ones who RUN AWAY.

    blackhole here courts and encourages every type of problem it can attract. Period.

  63. Yesterday afternoon I was sitting on a PCV bench. Directly behind me, in the plantings in a fenced-off area, a woman and a little girl came walking a dog. I quietly pointed out where there was a large "dog friendly" area, and mentioned how the ground she was trampling had just been seeded. She said "oh, ok, I didn't know"... and proceeded to ignore all that I had just said. After a while, this little group went over the fence, crossed the path to the other side, and climbed onto a fenced-off lawn over there too! Today, I passed by this same area, and sure enough, another woman with a dog were in there. The signs are absolutely useless, and reminding people what the rules are,(any rules really), can get you some very "interesting" responses.

It occurs to me now that we also have to endure the renovated renovations as even the recent renovated units - our neighbor who just moved in 5 years ago 0 those are also re-renovated. I usually agree with most that is written here, but a few of these posts bashing families is a bit overboard, and you definitely don’t seem to be people that I would associate myself with (complete grouches). If you grew up here, you have become the people you swore you would never become when you grew up here (grouches).

    There are MAJOR problems here, but you waste time posting about kids??? Kids running away from their parents is nothing new, and was going on long before nannies and parents had cell phones. Kids are kids, and they no different than when you or I were growing up, they are just products of a different generation. And please don’t come on here saying that kids didn’t do those things back in the day, because kids who grew up here in the 50’s-90’s were far from bundles of joy.

    We need to focus our attention on things we can actually change, not how kids are raised. Noise, no heat, booze, etc are things we should be focusing on.

    I don't disagree if these posts just bash. What I have seen has been a mixture. Good and some bad. And I am sure that what I see is not much different during my time taking care of a child. Some parents let their "little ones" do anything, and the little ones can be terrors. I don't see much of that, however. I do see a nanny (much less than a parent) more involved with her cellphone than with the child. That hurts me the most. But I also see loving nannies.

The reason: even though they have no power when it comes to the horrible QOL situations in this place, they do organize and fight for tenants' rights concerning the rent regulations and MCIs. An affordable rent is most important to me because I would be unable to pay a market rent. I support any organization that gets up and fights for rent regs. I'm too old and inform to get on a bus to Albany, but I'm glad that younger, fitter people do and I'm glad the TA organizes those things.

  82. I have not paid dues in two years. True they show up for rent rallies, but the fact that they told me to e-mail Rick when I had an issue a couple of years ago really turned me against them. Also the fact that so many tenants froze this winter and they told us to call. Kept saying they would take down apartment numbers but never did anything. If you can organize rent regulation bus trips as many TA organizations do I am certain, you can organize heat protests, noise protests, etc. They have pretty much said and demonstrated that we are on our own here . In addition, they pushed this Blackstone deal and I resent their meetings when they showcase politicians. They need to have town meetings during which they can help residents with the many QOL issues here. Paying them money is like giving money to management.

  93. The TA fights for tenants on a citywide level, with the assistance of other groups and TA’s (presumably with more of a spine than our TA). Our TA does not stand out in any of this, nor do they take the lead in any of these fights for tenants rights. They ride the coattails of other groups that set these things up, then come back to us like they are saviors.

    For example, our TA does not set up bus trips to Albany. Other groups do, and our TA jumps on board because let’s face it, our TA would only need a minivan to get up there if it were only the PCVST TA! And let me clarify, in the past they did set up the bus trips, just not in the past decade or so.

    The bottom line is that our TA needs to stop bs’ing like they do these great things for tenants rights on the city level. These fights would be going on whether they were there or not. What they need to focus on is fighting for tenants rights within the confines of this property. They have been utterly and completely silent on these issues since Steinberg and Garodnick praised Blackstone as the saviors of this property when the deal was announced.

    To all those here who think that NYS RS law is useless for all of the current renovated apartments (that includes the so called “market rate” and the so called “affordable” NYC lottery apartments) here and whose NYS RS protections will end COB June 2020, guess what, your right to sublet your apartment, your right to have a lease renewed, primary resident protections, etc. all of these rights are under NYS RS law.     People have been saying it for years, but it bears repeating... these elevators were not installed to carry the loads they carry nor deal with the sheer volume in terms of # of rides. These are passenger elevators that have essentially become service elevators, and it is a recipe for disaster.

He was standing right in front of PCV hoping to get a homeless person out of PCV and move on. (I saw he wasn't that successful.) However, I also saw outsiders bring in their dogs and no word from anyone. And this morning I saw at least three large dogs being walked into Stuy Town, and, again, no word, no warning, no "escorting" of the outsiders and their dog.

  104. The elevators in my building creak and shudder and he doors sometimes won't close before bouncing open and shut several times until the high-pitched noise goes off and they are force-closed. Then they take an unbearably long 10-15 seconds before they open when you get to your floor! I have reported the issue to RS, but nothing changes.

    Does anybody remember the Lux Living blog? I seem to remember that the guy who created that brilliant blog got seriously hurt in one of these elevators when they were first installed. I don't know what the outcome of that was, but I hope he is completely recovered and living a healthy, happy life now. He disappeared suddenly and I often wonder if he is alive and well. I do hope so.

  114. There's a discussion on the TA fb about someone who was canvassing door-to-door for a political candidate. They say it is not allowed in PCVST. Well, I hope Keith Powers takes note of that if he plans to run for office again. I seem to remember that he just about (and I mean JUST) about stopped short of harassment when he was running for City Council. He and his canvassers were roaming buildings all the time and you couldn't walk down the street without them jumping out at you - even to the point of canvassing almost outside the voting station.

    He was so aggressive I (and several others I know) decided not to vote for him just on account of the obnoxiousness of his campaign. It's bad enough not being able to walk to the subway station or go into Associated without being pestered by those people, but I know it is all part of what is left of our tattered Democracy so It is acceptable. I don't want them ringing my doorbell and leaving their campaign material outside my door. Leaving that crap outside a door is an advertisement that no one's home. My neighbors and I have an agreement that we pick up leaflets, menus, etc. and drop them down the chute.

    No, it won't. PS is totally controlled by Management and they are not allowed to do anything that they should be doing. They don't go after dog walkers without the lanyard, speeding bicycles, litter droppers, noisy, rowdy drunks (indoors and outdoors). Hayduk has totally cut their balls off, reduced their numbers and installed non-working cameras to give the appearance of a security presence we don't have. I feel sorry for those guys because they have been neutered and I don't know how they can possibly take any pride in their work if they are not allowed to do the things a Security or "Public Safety" officer is supposed to do.

    Regarding Powers, maybe a complaint to the Board of Elections or some such official body could be helpful if he pulls the same crap in the future. Hopefully, when his term ends he will slink away and never be seen or heard of again.

  122. Newer tenant here and have a concern about the air conditiioning units. Our flat is new and so are the Ac's. Extremly loud fan of a concern and tbh, seems more of a fan, not cooling. It is only May and we are as I said new but they seem to be cheap and inefficient. Could another comment on this. It is a GE Unit and we have 3 in our 2 bedroom place.

  123. There is a discussion on the TA site concerning proposed elimination of important crosstown(14th) bus stops. Some young snot nose made a remark that if seniors could rally they could walk to the next bus stop. That is what we have living here now. Eliminating these bus stops is outrageous.

I am not paying 3k a month to live in a carnival. No wonder they can't rent apartments here. Is there anyone at Beam Living that has ever done this kind of work before? The goal is to want people to move IN not out. Blackstone is some dumb bastards. Thankfully, I have a 1 year lease and am out of here soon. Sorry for the rest of you until someone, anyone, at Blackstone or Beam Living gets a clue.

As an over-payer (one of those with more money than sense) living in a renovated apartment with cheap appliances, I have to say this: what makes me stay here and put up with the noisy neighbors, leaking dishwasher, etc., is the beautiful trees outside my window and the trees I can see across the way (I live on the 14th Street Loop). I think there are very few places in New York City where people can look out the window and see beautiful green foliage as far as the eye can see. Without the trees, Stuytown would be just an over-priced housing project. Not as bad as NYCHA. Nowhere near as bad as NYCHA, but just an ugly rental housing project with not much going for it to justify he high rents. I've been here two years and never been to the cafe or concerts (who needs them!) and just as I am thinking of moving because of the absence of heat and presence of noise and poor service, the trees suddenly come into full foliage and I decide to sign another lease.

    The only thing I would recommend about Stuytown is the beautiful green trees and .... well, that's about it! My last apartment on the UES faced an ugly building. The beautiful grounds were the selling point for me when I moved in two springs ago.

  131. Yes, all the appliances that Management installs are bottom-of-the-line cheap crap that you would never spend money on if you were investing in the appliance yourself. I wish we could buy our own like the tenants in the un-renovated units can. My dishwasher leaks so much I don't bother using it now.

    Did they vote in favor of booze at the Cafe? Have never stepped foot in there. It doesn't seem to belong here. This place is nice enough without all of those tacky "amenities." I heard the Oval used to have trees in it (not just around it). THAT must have been really lovely. Guess I'm a bit of a nature-lover because I wouldn't see anything attractive about Stuytown without the trees, bushes and grassy areas. The fountain is absolutely lovely. They should just lay off trying to commercialize it more. They don't seem to know when enough is enough. Reminds me of someone who has cosmetic surgery and looks lovely, but then keeps having it and ends up looking like a freak.

    I hear helicopters a lot. Can't believe the NYPD denies their existence here! Very strange!

  132. They commercialize it to promote it as luxury housing with amenities, which it certainly is not. No doormen, pool, nothing. The tacky amenities are featured because it is an old project. This approach is not working. They must fill these apartments with student dorms and transients. Most families move out when they encounter the noise, thin walls, student demo, pot smelling halls and lack of heat. They finish their one year lease and then flee this dump. The apartment size is the only asset here. The high rentals for market rate tenants just don’t work here. I have never seen a housing development with so many students living together.

    My understanding is different. They are not having a problem renting these apartments at all. I know there aren't any vacancies on my floor and haven't been for quite some time.

    I don't disagree that this is an embarrassing place to live though, at any price. Ahhh, these damn "golden handcuffs."

    1. They are not having problems renting because many of the apartments are filled with students, tourists and the occasional city subsidized. My building is over half students. Plus the turnover is incredibly large. They have many ways of renting these apartments to unrelated roomies and they have deals with NYU and other schools. Not sure about PC but ST is chock full of students. That is why they are filled. I had 6 different neighbors in 6 years.

    I am in a non-renovated apartment with 2 window units, One can go outside to buy but as per the contract, if they need to be replaced, the unit must be approved by SPS and then SPS will inspect post installation. The go to place used to be the Frenchman's (I purchased mine from them) on First Ave, they are not located there anymore, they still install, very mixed reviews on them now. Both of my current units are Friedricks, solid units, at least 13 years old and still going strong. I believe PC Richards on West 23rd Street does good work.

    If one lives in a non-renovated apartment and want to now opt in for A/C and never had their wiring updated, I know it is a major cost hit to update the wiring and I am not sure what restrictions there are, if any, on buying a new unit as long as they meet the requirements I speced out before.

    If you live in a renovated unit, I know some of the previous management installed window units were cheap Sharps. Does anyone know what the brand(s) are the built-in A/C units that are now standard installations for all renovated apartments?

I would love to stay here permanently, but not if the quality of life gets any worse. I have looked at apartments at the same rent level (even higher) and because of the beautiful grounds and trees here, I've decided to stay. I could afford to move, but I really do like my apartment and the bucolic ambience outside.

  138. Listening to the [probably] students screaming and braying their way home through the property. Without the clusters of immature kids living away from home and using this as a dorm, this could be a really nice place to live. All they have to do is clean up the grounds, e.g., remove the discarded detritus and dog feces and have a few more safety officers patrolling to keep an eye on things, and this could be a really good place to live. I get the impression that the landlord doesn't really care though, and that guy in charge isn't the sharpest knife in the drawer. I've been chatting with some of the older folk who've been here for eons and they describe a much more clean and pleasant place than it is now. I believe them because I had read about the place long before I came to live here. It's a shame there's no interest in getting it back on track. The apartments are so large and comfortable. I don't share and am glad to have so much space even though it's a tad expensive for the kind of half-assed characters who manage the place! Maybe they don't pay them much and don't require much in the way of experience and education. That's the impression I get, but I may be wrong. Don't think so, though! It could be run so much better if they would make a bit of effort and not be so half-assed.

    Unintelligible dry erase boards in the Terrace level but not on m. The messages scrawled on the boards make zero sense. No idea of what will happen next or when....

    My counsel has recommended I take picture of those signs and all fliers. She says the reason there is no email so there is no paper trial. So when the lawsuits come there will be no evidence.

    I just heard the usual words tossed around: apartments, maybe inspections, walk-throughs, the work that had to be done, etc. Nothing specific or special.

    Keep your eyes open for "suits" walking around here as the weather warms up; keep your eyes open for increasing numbers of their rental agents shepherding innocent victims around and extolling the virtues and joys of this luxurious "community." I have become involved in the "conversation" more than once to set the prospective renters straight on what extreme disturbance and disruption and filth it is. Just one resident's perspective!

    I've also had people walking through here stop and inquire if I could recommend this place as a home. Again - I informed them of what this joint is.

    And it is worth speaking to some of the many, many, many workers here. Some of them, especially the older ones, will relate details which will confirm your suspicions of how bad it might be!

    Have you seen the consummate insanity of their new advertisements? One of the current bulletins on our elementary school bulletin boards on Main and Terrace levels exhorts us to apply for A JOB WORKING FOR BLACKMOLD!

    Anyone need a summer job doing something that counts, is meaningful?

  151. Well, the mail was pleasant the last couple of days. Final approval for the MCI for the hot water heater arrived on Saturday and the final approval for the MCI for the gas piping replacement arrived on Monday.

    The one for the gas piping was most amusing. They discounted our rent while we didn't have gas. They will recoup that entire discount in less time than we went without gas.

  155. It's not just the LED lights that are at issue but the Solar panels too. Much research shows they do at least as much harm as good. They raise the ambient temperature in the area they are in by several degrees. In a city environment that heat stays thus making it warmer requiring more power to cool the area. They create some power but make you use more power at the same time thus defeating the purpose they were installed for. An individual would never recoup the costs of installing at that rate, could even lose money. Not to mention they kill birds.
