This controversy about Playground 9.... We can make money renting bike stations to Citibank. 1) Citibank is going to pay us and 2) we can advertise a new amenity. So, win-win for us. Just because some of the kids here can't use the sprinklers before we think of something to placate the bitchers, so what? I'm tired of sniffling, whiny children dictating anything. Go and play in the Fountain area. That is why we let crayons and paint all over the place. Our crack Public Safety doesn't care what you do, so do anything you like!
We are also bringing in beer and wine for that Five Stuy Cafe with all the dog piss stains on the low wall. Yes, another amenity. (The beer and wine, not the dog piss.) You will not care after getting sloshed, so what is the problem? Not caring is the key to living here in Stuy Town and Peter Cooper Village.
Old timers.... Get out of the way. That's the best advice I can give you. Bikes, club cars, skateboards. They rule, you don't. And we are hoping e-bikes are on the way.... Oh, and when are you leaving us, if you get my drift. We can make double and triple from your apartment once it's vacated. (Memo: Donate more money to fight the new rent laws.)
Oh, yeah, we are touting sustainability and green living. LOL. You don't believe that, do you? With all the polluting club cars, lawn mowers, shit-removing zambonis, pollution is not our priority, but advertising amenities is a priority so that we constantly have a flow of new renters. (Money talks, bullshit walks.) Some of these amenities on the roof will give people who live on the top floor cancer, but so what? We all have to go sometimes, so it may as well be with a cellphone glowing in your ear.
Another thing: I am tried of being called "Dick". I am not your buddy or, if you are an old female or gay, your dream lover. From now on it's "Boss Man" or "Master Dick."

That being said, I usually complain about students here, but a very nice young man got the outside door for me today when he saw me struggling with my heavy cart. Still do not approve of mass renting to NYU but this young man really impressed me.

According to Town & Village, the local news, the attempted rape occurred in Stuyvesant Town. The attack was halted and the victim was helped by another Stuyvesant Town resident (and not security system or officers).

This community knows the attack happened within the StuyTown property just like Town & Village reports. The NBC report and the removal of posters only serves to keep the public in the dark on the facts and the property unsafe from these all too common attacks. It was just last October another woman was sexually assaulted, and others every year prior, 2017, 2016.
This unsafe conditions persist.

The misleading reporting by NBC, the removal of posters are dangerous actions that serve to perpetuate the crimes.

I have to say, and will keep on saying, that outside dogs are not being stopped and "escorted" with their owners out of the property. I've seen one incident where a PS officer turned around someone with an outside dog, but that's it. I've seen many, many outside dogs with their owners walk into ST or PCV without a word being said.

It is well known that many non resident Bros use both of the ST basketball court playgrounds (#9 and #11) even with the ID access system and play after dusk. Nice "synergy", non resident adult Bros and Stuy Town moms and their 3 year olds, mixing it up together. This news will get around fast with the Stuy Town moms. Sweet.
So will Playground #9, like the official no children allowed fitness playground #7, become unofficially a no children allowed/non residents welcome playground? Another "reduction of services" issue and will Powers do a follow up letter to Blackstone on this?

I begin to believe that it is likely many people living here now and being invited to live here came from HOUSES, and not apartment buildings, and have not clue 1 about how to live in close quarters.
This is, of course, "Good Neighbor" behavior and people being "kind" to another, and "leaving them happier" than ever. Especially when infants, small children, people with serious diseases, old people are suffering in this weather and now are expected to breathe toxins directly into their bodies because assholes are being invited to live here and ARE NOT BEING EDUCATED ON WHAT IS REQUIRED.
Part of the problem is lax security, but the people they are renting to are also questionable.Little or no screening, students and transients packed into apartments and I have seen some shady looking characters around. The smell of pot is rampant and I keep seeing new Bros in the frat house on my floor. I am sure that there are drug dens on the property. Blackstone needs to inspect these apartments for people not on leases but they won’t because they get the big rents by letting apartments out to groups.

2) A woman was choked in Stuy Town, as she came from the Lower East Side. Rape or molestation may be been intended but the attacker fled when another resident came by. And this happened a couple of weeks ago.

I cannot prove this as whenever Ps called, they leave premises only the stench remains day in day out it is disgust ing to live in Peter Cooper for the past year. You can smell it in the hall and identify the apartments. It is still ILLEGAL in NY. Management does nothing to stop it because these pot smokers fill the apartments.

People who want to practice on an instrument all day should rent a rehearsal room somewhere. Apparently, the "musician" isn't very good, and as a hater of most music, I would probably go down and break her fucking fiddle over her head. There used to be a musical group on my floor who practiced a couple of times a week. Fortunately, it was only for a couple of hours at most because it was a case of "all the right notes, but not necessarily in the right order."

They should be escorted off the property by PS. The certainly would have been when we had a real Management and, most importantly, a real Security Department.
Who the hell wants to sit on those benches after those people have been there with their bed bugs, lice and filth? They are trespassing and have no business parking themselves on the benches. They also pose a security threat.
These vagrants also come in to pick over the trash on the loops. I always see them at the garbage piles. A way that Blackstone encourages this is permitting this liberal trash tossing.

DeleteJust came home tonight on the L Train and noticed that a popular store on 14th next to McDonalds has gone out of business. The entire corner is occupied by drunks, druggies, dealers and all kinds of human effluence. I remember when the neighborhood was alive and vibrant with loads of small businesses that were thriving, a dopy excuse for a Post Office (which has been replaced by an even worse one on the West side of 14th. There were businesses galore. All busy all day until late into the evening. Also several supermarkets. Who the hell is going to rent or buy into those ugly buildings that have gone up on 14th between First Avenue and Avenue A? Nobody with a scrap of sense. The whole neighborhood has gone to hell since Speyer "bought" and walked away from PCVST. Who will go to those atrocious Oval concerts and movie shows when they have to share space with the crusties, druggies and bums who have moved in on the grounds? It's not like we have a real Security presence to deter them.

I don't currently own a bicycle and haven't for decades, but I do know that pedestrians can fear bikes in the city because bike rules are not followed. What madness to
make a special bike lane on 20th St at Stuy Town when bikes tend not to stop at whatever light is against them. A pedestrian, no matter the age, has to look BOTH ways when the light for him or her says go. Every day I see bikes going up 1st Ave ignoring the red lights that tell them to stop. And now, Management has introduced (as an "amenity") Citibikes in Playground 9. We have to stop and smell the roses. And stop it with the madness, or else more people will die or be hurt.
I'm sick of all the pandering to cyclists. Pedestrians are living in constant fear of these people. This is New York, no Amsterdam or Paris. In fact, one of my friends was on vacation in Amsterdam and was hit by a fucking cyclist and was seriously hurt. They do not belong on sidewalks and if they refuse to obey traffic rules, they should be banned from the City. Period.

ReplyDeletePartly true. Blackstone may get new stores in but it is taking them longer and longer to do so. They also have to eat some of the rent. To get the hardware store they ate a long period of rent and gave a substantial discount. Once the word got out that tenants were boycotting the Blackstone stores they wouldn't get new tenants in those spaces. As for apartments they have to go out to the colleges and the city for help filling those spaces. There once was a more than 10 year wait for an apartment. Now you could sign a lease today and move in tomorrow. Good owners and management companies don't even allow college students in their buildings. That more than anything speaks volumes.
I agree that the large scale rentals to students tell the story here. You do not see this in any other private developments. They rely on students, transients, and city subsidized. Unfortunately this is a endless pool and they can get the high rents. I do think they fill the majority of apartments in this way.

Granted it was MetLife that started the destabilization process, but Tishman, CWC and now Blackstone have taken it to such an extreme that they have no option other than to rent to students.

If they were to roll back rents to a more affordable amount, I have no doubt that more families and long-term stable tenants would move in, but that’s not what they want. Clearly any comparison to Metlife makes Blackstone who was stupid enough to pay 5.5 billion for the place very inept and amateurish. Additionally, the way Metlife managed the place makes Beam Living look like the clowns they are. So, I get you wanting everyone to move on but people wont because it is a very valid and telling comparison. Blackstone, SPS, Beam Living and the former TA have all been weighed and measure and have been found wanting. If it wasn't for their incompetence the word competence would never come up when discussing any of these failures. Bottom line: If I could choose and my stabilized rent were the same, I would live someplace else like Battery Park City. It's been a while since I went there, but Battery Park City is beautiful and spacious.

Nice new buildings with true amenities that people want (gym, pool, roof deck, doorman, etc). Stuy Town has a top notch amenity - green space and quiet, yet they manage to screw that up with destruction of green space and peace and quiet.

ReplyDeleteWith that being said, there is a 0% chance I would be living here if I were paying over $2500/month. I have a number of friends who are paying top dollar to live here, and I have no qualms about telling them they are suckers to pay what they pay to live here. For the most part they agree, but claim that moving would be more costly and a hassle that they don’t want to undertake, so they stay. There are a few who truly love it and the cheesy events and all, and that’s their prerogative.
I will never fault someone for choosing to live here, even at extraordinary rents. But I also would expect for people to be realistic about what’s going on here. Blackstone is bleeding this place dry in the name of the almighty dollar.
There is no regard for the loads they are putting on already strained plumbing, electrical, and elevators. The oval is trampled on daily and looks nothing like its former self.
People will come here and absolutely love the events and crappy amenities that Rick offers, but will be gone in 1-2 years. The people who are left to suffer are the ones who actually call this place home. The ones who were born here and their parents were born here and their grandparents were original tenants, they are the ones who will be here when the dust settles. They are the ones who will continue to call this place HOME when all the transients move back to Westchester or Iowa after a year or two.
It’s pretty clear Rick cares more about those people who are here 1-2 years than the ones who call this place home. And with that I believe Rick and his entire crew should go back to where they came from, cause it sure as hell ain’t from here. He’s no different than the transients that come here for a few years before getting the hell out, only he’s a transient that will leave a true path of destruction behind him when he leaves.
Slick Rick liked the tenants who stay here 1 or 2 years because they occupy more expensive market rate apartments. It is all about money.
DeleteI don't think the 1-2 year tenants are as important anymore with the change in the rent laws. They can't get their vacancy bonus so the churn isn't as profitable anymore.

I used to like to walk around the Oval, but now never go anywhere near it. In fact, I avoid walking across the property because of the many bikes, carts and mounds of dog shit.
This used to be a truly beautiful oasis and the best place in New York City to live. Not now. It has been totally destroyed by the greedy and the inept. I think Rick is just plain incompetent and sleazy. He talks a good talk, but he is not an honest broker.
The TA is worse than useless; it is an arm of Management and should never be trusted and most definitely should never be given one brown penny of our hard-earned money.
Let's just make the most of what is still good about the place while it lasts. There's no knowing what evil may befall us before it is all over.

ReplyDeleteBlackstone overpaid the same price Speyer overpaid to execute the same PCVST business plan guaranteed to succeed by owning the corrupt NYS Senate for decades - Rake in multiple billion dollar windfalls quickly pushing the historic PCVST middle class community out of their longstanding homes ASAP.
But just like what happened with Amazon, paying much more to their already owned NYS Governor, NYC Mayor and NYC Council was insufficient to overcome losing their ownership of NYS Senate, which hopefully is not a temporary circumstance.
De Blasio, Garodnick, Powers and Vichy TA Board already provided essential assistance helping Blackstone to quickly suck out more than $1 Billion from PCVST so far. Things have changed. Honest NYS Senate/Assembly scuttled their plan.
Now, the Blackstone suits are forced to eyeball every last inch of the complex searching for a different PCVST exploitation scheme that can rake in additional billions in a way that does not directly involve, or at least does not appear to directly involve, quickly pushing the remaining middle class PCVST residential community out of their longstanding homes ASAP.
Decades of futile bus trips up to the Albany swamp begging corrupt politicians for an audience accomplished nothing, although the nifty souvenir t-shirt did make a nice badge. Honest elected officials representing us should come to us with their hats in their hands asking us what they can do for us. They should never feel comfortable or welcome approaching us with "their plans" to help us that somehow always deliver everything to the Wall Street/REBNY predators bankrolling them. There could be no good outcome for PCVST residents involving the likes of Speyer, Blackrock, Moelis, Brookfield, Blackstone, etc. To insatiable predators there is no such thing as a "Win-Win" outcome. The word "share" does not exist in their vocabulary. To them, there are only winners and losers. "Win-Win" is corrupt politician jingo tossed out to losing constituents played for a fool.
Solution
NYS/NYC constitutional amendments incorporating statutory recall petitions targeting removal of dishonest elected politicians repeatedly lying to their constituents, then when it counts, repeatedly betraying them on behalf of Wall Street/REBNY predators bankrolling them.

ReplyDeleteI wish I had that option. I don't. Sigh. Funny, except for that sad one time Halloween alcohol party at playground #3 in PCV, there are no major Carnival Cruise events in PCV. Because that is where the Senior Blackstone execs live. And none of them live by #3.
I see that on the TA Facebook there are absolutely NO comments about last night's noise on the Oval. Nothing for or against. I think it's pretty obvious that Rick has told the TA that he does not want any more discussion about the noisy Oval events. The TA has pretty much muted or ousted any dissenters.

Both acknowledged our tension and trepidation, then both specifically claimed they would not be happy if we were not happy.
Both professed to feeling extremely humble and honored to become dedicated "stewards" of this cherished, iconic PCVST property and our world renowned, historic community.
Both promised that 1 year later we would be pleasantly surprised at how much they improved the PCVST physical complex and our everyday QOL.
Recall Brookfield (2010) made nearly identical public statements when PCVST residents were informed by Garodnick/TA Board that a "tenant led purchase" would result in Brookfield owning PCVST.

According to Wiki, the population of this complex 21,049, but a number given for 2010. There has been a steady increase every time, so 25,000 is not really off the mark. Given factors like AirBnb and people lying on the amount of people as what they have, I would venture even more than 25K, but no matter.

What does it take for Hayduk to just mention regulations regarding trash throw out. Not to say that the pigs who live her will adhere to them, but at least it is a positive start. Instead of all the crap in the e-mails and brochures regarding non amenities, address the filth here. Guess he thinks it is acceptable. I am sick of seeing garbage in front of my building.

I think 30,000 is being nice. My floor has no less than 3 people in any of the 8 apartments. The numbers are 3, 3, 3, 4, 5, 5, 5, 6 (family with 4 kids). They get their numbers based on the leases and people listed as occupants. People can not afford to live here without roommates, so I’d be willing to bet there’s an average of 3 people per apartment, or about 33,000 people.

As I entered my elevator today on my way to the recycling room, the strong smell of pot assailed me. This pot situation needs to be addressed but of course with all of the students here it will never me. If PS went through the buildings they could smell the odor through apartment doors. POT is STILL ILLEGAL in NEW YORK Rick. I am sick of smelling it in my building. And on a similar Sty note, the garbage (move out) is still out there on the loop after nearly four hours. Broken chairs, cushions, and other delights .

ReplyDeleteHayduk doesn't give a flying fuck about the detritus and filthy mattresses that litter the landscape. I spoke to hi him (in person) once and he laughed it off. Nothing will change so long as he is in charge. He lives in PCV and doesn't have to look at the filth and squalor we do. Filthy mattresses, broken furniture and dog ship plastered all over the place does not make for a decent, clean, comfortable place to live. Maybe that is the Blackstone Standard and is, therefor, the Rick Hayduk standard, but some of us have higher standards and are offended.
They don’t need to do renovations anymore on the market rate apartments. They keep renting them to NYU and all they need is to throw mattresses in which I see them doing. Won’t affect them much because they are renting these units to transients and students anyway. All they need is a mattress and four walls.

I agree that they have a magic number of true rent stabilized apartments to leave on their own before they start buyouts and eventually tear down. With these new rent laws I wouldn’t be surprised to see it happen sooner rather than later.
