What, Me Worry?

If you are a senior and need assistance, this info in Rick's new letter:

"Are you someone who is ‘at risk’ and don’t have a support network of friends or family locally that can help? Please reply to this email {I will find out to make sure what email--STR} or call 212.420.5000, and we will connect you with a volunteer in our community that can help."

And don't worry to the point of panic. All of us are worried to a certain extent, but we also are all in this, so really you are not alone.

Blackstone, your landlord, is written about below

and now this:

*     *     *
Here we go again. Our "landlord," (Blackstone in the person of Rick) has sought to minimize or ignore the incidents that occurred a week ago. There has been no public statement about these incidents even though a senior citizen and another person were assaulted/punched/threatened with violence/whatever by a naked resident who may have had issues. Later, there was the incident where this naked man was out in the Oval. Public Safety and the police appeared. Screaming was heard, etc. Not a word from Management about these incidents for over a week. We have been here before where Management has sought to ignore or minimize what is happening here for the sake of the unaware potential renters ($) that Blackstone hopes will come to this place. Wrong move.

Update, 4/30: The two incidents happened on 4/21. Management has been silent, but today there was an email to residents (which I never get, despite telling Resident Services at least twice about my email address). I quote: "Final update on the unfortunate event of last week. The assailant's household has vacated the apartment and terminated the lease. The assailant never returned to the building as requested. Our thoughts remain with those who were involved in this incident."

Only residents of this building got this email. I note the word "final."

  3. There is no one on my floor that is in a higher risk for getting the virus and lives alone, but I think that Management does have a list of seniors, but I am not certain.

  4. Also, seen in the early afternoon, the cashiers at the 1st Ave Gracefully are starting to wear masks.

  5. I think Management is doing the best it can under the circumstances. I'm not a big fan of Management, but I think they are doing what they can, especially for seniors.

It's going to be cold tomorrow, so let's see if we get any heat because that is very important to seniors, especially those who have health problems. Most seniors have some health problem and staying warm is very important.

    1. What makes you think they will give heat. I have been fortunate this winter, my apartment has been warm. Reading this blog, many have been cold all winter. Not sure why you think that they will suddenly give heat.

    2. I agree, and I despise this group of “management executives.” For the most part I think they are doing the best they can, but unfortunately the true test will come when someone test positive on the property and a plan of action is actually put into place.

Personally I’m just glad Rick removed his smug face from the postings that are all over.

  6. I agree, but I have some minor criticisms, too. Why is Five Stuy Cafe opened for business when a significant number of people there use it as an Oval Study, which is going to be closed? Also, twice I almost fell around the outside door because the hand sanitizer liquid was all over the floor in the morning and slippery before it dries? Now I have to be careful, not because of the virus, but because of the liquid all over.... So it seems that there is a craziness about... And people are not thinking without fear taking over.

  7. "Pasta, cheese and corn are gone here, too! The shelves are empty!"

What is "here"? Targets and TJ's?

As I posted yesterday at the Tenants FB page:

"As per my wife this morning around 8.30 AM, line for TJ's outside the store. This is now SOP for all the TJ's at least in Manhattan. Around 11 AM today, went to my usual trifecta. Westside Market on Third and 12th (produce and prepared foods), Associated and C-Town on Ave C. for everything else. No lines at Westside or Associated, around a 9 minute line at C-Town. All three places had plenty of stock, plenty of TP at all 3. No price gouging. BTW, the $ discount store on Ave B and 13th, plenty of TP there."

And if you want to get ripped off, Dags has full stock.

  9. They should definitely close the Five Stuy Cafe because that place is a health hazard at the best of times. It makes them money though and we know that money is more important than human life when it comes to Blackstone. If Management is sincere in not caring about us (especially the older folk) we would be getting heat. I am not impressed at all.

  10. There are Amazon sellers who are stockpiling millions of dollars worth of hand sanitizer, masks, etc., and selling them at an insane price. It reminds me of that old movie with Orson Wells. It was called "The Third Man." Anybody remember that one? The Orson Wells character was buying up antibiotics, diluting them and selling them to hospitals and children were dying. It was set right after WWII.

  11. Made me wonder. Passing by the renting office this morning and saw 2 young Asian women with masks on sitting in the waiting area. Are the rents being reduced along with the services around here because of the coronavirus?

  13. Posted this today at the TA FB page and the Tenants FB page:

"Recon markets report for early afternoon, 3/14/2020.

MWs-23rd and Second-no lines, short on some stock (meat), Ok for pasta and sauce.

Dollar discount store on 1st between 21 and 22 saw them loading some big orders of TP.

Dags. No lines, pretty well stocked. Prices? Well, you know. No standard packaged bread. The store manger told me there is a shortage of that type of bread for at least a month (?) . I picked up some Nan and Matzos at normal prices.

TJs. 14th and A. Still no pasta and sauces. Frozen food shortages but they were restocking when I was there. Plenty of their bread. For now. The line I was on was around 9 minutes but growing fast.

Associated Ave C. No lines, pretty well stocked but no TP at all. Had bread but was around 50% stocked.

C-Town Ave C- No lines, pretty well stocked. They were stocking pasta when I was there. Some frozen food limits but overall pretty good."

As a poster noted on my thread, Walgreens had TP and paper towels with a purchase limit.

  14. "Are the rents being reduced along with the services around here because of the coronavirus?"

Highly unlikely since the student/post college Gen Z transient demo that Blackstone loves is very heavily parental funded. That's why Blackstone is being very strong in saying that the HSTPA does not apply to almost all (excluding NYC lottery PCVST apartments) of the PCVST renovated apartments.

  15. ""The Third Man."

Great movie. Top 3 movie endings of all time. From Wiki:

"The atmospheric use of black-and-white expressionist cinematography by Robert Krasker, with harsh lighting and distorted "Dutch angle" camera technique, is a major feature of The Third Man. Combined with the iconic theme music, seedy locations and acclaimed performances from the cast, the style evokes the atmosphere of an exhausted, cynical post-war Vienna at the start of the Cold War.

Greene wrote the novella of the same name as preparation for the screenplay. Anton Karas wrote and performed the score, which featured only the zither. The title music "The Third Man Theme" topped the international music charts in 1950, bringing the previously unknown performer international fame; the theme would also inspire Nino Rota's principal melody in La Dolce Vita (1960).The Third Man is considered one of the greatest films of all time, celebrated for its acting, musical score and atmospheric cinematography."

    And this killer quote:

Harry Lime: Don't be so gloomy. After all it's not that awful. Like the fella says, in Italy for 30 years under the Borgias they had warfare, terror, murder, and bloodshed, but they produced Michelangelo, Leonardo da Vinci, and the Renaissance. In Switzerland they had brotherly love - they had 500 years of democracy and peace, and what did that produce? The cuckoo clock. So long Holly.

  21. In the last four days I have had two Amazon packages thrown (literally thrown) at my door. The first one was heavy and I called PS and they came and took it to the rightful recipients in another building. (I NEVER order from Amazon). Yesterday, I heard a loud thud at my door, went out and it was another delivery from Amazon. Again, it was for a different building. I managed to catch the delivery person and handed it back to her.

I have better things to do with my time and energy, so if I get anymore Amazon deliveries I will just keep them. The intended recipient can call Amazon and get a refund or replacement. I have never, ever and never will ordered anything from Amazon, but if they are going to keep chucking them at my door because the lazy, stupid people they employ to deliver their shit can't be bothered to make sure that they deliver to the right address, the package is mine. If it's worth keeping, I will keep it; if not, it will go down the chute.

  22. Just for the record, don't disparage our PS guys. I called them today to do a wellness check on a very elderly neighbor. They were very kind and professional in every way. They were young enough to be my grandsons, but they knew their stuff. All was well, thank God. Second time in the past few weeks I needed to call them to help with an elderly person. They are good. Don't underestimate them because they can't go after every asshole on a bike. When you need them they are there. 'Nuff said. They are NOT mall cops.

    1. See that is where you are wrong. They are very good in cases as you’ve mentioned - doing check-ups and sometimes dealing with minor house rule infractions like noise. When it comes to real crime, there is nothing they can do other than call 911 like the rest of us. Victims of actual crimes on this property would disagree with you, they were no help.

They serve the same exact function that a mall cop would serve in a mall, deal with an issue the best you can while awaiting actual police, so explain to me how their role here is different? They do the exact same thing, just in a residential community. The bottom line is this - they don’t carry guns, so they are not police officers or cops. Call them what you like - I call them security guards.

I've always said that in a serious situation, or moderately so, they are there. 26. If you cross 14th and Avenue A when the L train has just come in the sidewalk is so jam-packed with people coming up from the subway it is hard to even walk. That subway entrance being so close to Trader Joe was not well thought-out. Maybe when the other two entrances are open it will be better, but right now it is chaotic.

I watch SkyNews and I heard that the British Government is cracking down on people who are emptying the shelves of the supermarkets and may start rationing how much you can buy. They said that people who are buying up everything will have blood on their hands if they continue. They are also asking supermarkets to open an hour earlier just so seniors (and only seniors) can shop during that hour. Not a bad idea.

Only going out for groceries and not every day. Got to trader's when they opened and was in and out in half an hour. Apparently the earlier you go the better. Last week went an hour later than today, was on line for 40 minutes.

  31. Although I like Trader Joe’s and the prices are good, I refuse to go to a store where everyone is packed on the line like sardines. I would rather pay more and be able to keep my distance. -----

See that is where you are wrong.

According to Blackstone, PCVST is officially a "campus" and not a mall or residential community.

Campus security performs a very different role compared to that of a mall cop or private residential security service. Immature students lodged in dorms on campus are "more protected" by campus security providing a safe, secure environment enabling them to experiment and feel free to engage in behavior that would routinely get them arrested and tagged with a permanent criminal record if committed off campus.

    Coronavirus Update 5

    March 16, 2020
The first case of a Stuyvesant Town | Peter Cooper Village resident testing positive for COVID-19 has been confirmed in 5 Peter Cooper Road. That household is self-quarantining per NYC Department of Health guidelines, and we have completed a deep cleaning of all public areas in the building.

The residents of 5 Peter Cooper Road were notified of the diagnosis via e-mail and by flyers posted in the building. In addition, all residents who signed up for the Wellness Checklist were contacted via telephone. We are grateful for the courage shown by the resident for sharing this information with us, and our best wishes go out to them for a speedy recovery.

As we have mentioned before, please let us know if you or a member of your household tests positive for COVID-19 so that we can alert others in the building as well as immediately deep-clean public areas. If there are other cases in our community, we will notify those specific buildings but will not update the entire community with each new case.

With that, please know that our entire leadership team is focused on doing everything we can to keep our community safe, help prevent the spread of this virus, and implement the guidelines of the local authorities / medical community. We're quickly reacting to changes in our community, and our City, while attempting to keep residents informed.

Among others, we wanted to outline some of the actions we’ve taken so far:
    • A direct line of communication with senior-level administrators at Mount Sinai was opened early on to ensure we were able to take the right actions quickly and keep our community informed as the situation evolves.
    • Hand sanitizers have been installed in all buildings (with more coming).
    • Additional disinfectant cleaning is being regularly conducted in all building public areas.
    • On-site staff continue to be screened for illness or exposure to those who are ill.
    • Residents who call for a repair in their apartment are screened over the phone before maintenance is sent out.
    • "How to prevent the spread of COVID-19" signs have been posted in buildings.
    • Beamliving.com/communityhealth was created for easy access to information from the CDC/NYC DOH. FAQs and prior communications can be found here.
    • Indoor gathering facilities were closed (fitness centers, community center, amenity spaces).
    • Playgrounds were closed.
    • A campaign to update a list of those residents that may require a ‘wellness check’ was conducted with a door drop to our most at risk residents. Feel free to contact us at residentservices@beamliving.com or 212.420.5000 if you would like to be added to this list at any point.
    • A "Good Neighbors Team" volunteer list was created should the need arise. If you would like to volunteer, please fill out the form here. We will be in touch in the coming days as the needs are clarified.
This is new ground for all of us and the health of the community is on my mind and in my heart, as we do our best to navigate this ever-changing situation. Individuals, families, and communities need to strike a balance between vigilance and the need to go on living our lives. This is hard to do but essential. Our neighbors each have different perspectives, and when we can be supportive, whether that is a reassuring word or thoughtful action, we should take the opportunity. As New Yorkers, we have faced the unimaginable, and together we have always come out the other side stronger. We must all do our best to make the right decisions and be a Good Neighbor.

As always, please reach out to me or the team with any questions that can't be answered in the FAQs.

    In good health,
    Rick Hayduk
    CEO & General Manager

STR, the adequacy or inadequacy of heat can be a matter of survival and a matter of perishing.

During the really cold months when influenza and bronchitis and pneumonia were rampant and potentially deadly to the older people, Rick insisted that the head was sufficient even when it was below the legally-mandated temperature. Some of us were absolutely BEGGING for sufficient heat and Rick made damn sure that the so-called sensor system would give us at or below the very meager legal level. He did not care about the suffering of the elderly and his tactics of telling us to have thermometers and/or a visit from an "engineer" (what kind of BS is this "engineer" thing) were a way of intimidating the elderly.
I have no time for that man. I think he is a total jerk and my respect-level for him is way below zero!

    1. We will never know this , but I’d be curious what the number of flu/bronchial pneumonia cases and also deaths have been on this property since Rick took over and then ultimately started this process of of reducing the amount of heat. I personally know of 2 pneumonia related deaths of elderly neighbors in my building - one in 2018 and one in 2019. Let’s say every building has had one flu/pneumonia related death on this property since Ricky boy took over - that is 120 deaths.

      Yet now he is concerned...
His only concern used to be how quickly he could turn a $1500/month apartment into a $4000/month apartment, but since he can’t do that anymore he has “genuine” concern for the health of the tenants in this “community.”

"PSA #2: If you are having a maintenance issue (heat, noise, dark water, garbage, cleaning, etc.) please just call Resident Services directly @ (212) 420-5000. Do not post here."

This could have been fine tuned to say try not to post minor stuff. But is does seem like PS is saying "Only Kumbaya is allowed." And please stop with the word "community", that's a Blackstone talking point.

That doesn't help with stemming the spread of this often-deadly virus. There must be a registry somewhere that lists the addresses of incidences of infection. I know Management likes to keep quiet about bedbug infestations, which are supposed to be reported to the City, but it's surprising they will try to hide information about a virus that is killing thousands of people worldwide.

I think there should be a central media site for ST and PCV, where procedures are mentioned, as well as the location of the infection. At this point, from reading that tenants Facebook, not the TA one, a couple of buildings are mentioned. I would expect that the number of buildings will go up. There are many issues involved with this, and Management has to figure out how to deal with these issues. It may come down to individual responsibility, but that can be a problem for some people. Follow the guidelines is all one can do at this point, and help out if you can.

Otherwise, you should know that chances are even if you get the virus, you may feel sick to a moderate degree, but that's it. Some people don't feel it at all. 98. Regarding the two trees that were taken down (killed and pulped) yesterday on the Oval: I'm one of those often in anguish about the treatment of trees, squirrels, grass --- all and any form of life not human ---. I spoke long with a Blackstone person who knows precisely what happened yesterday, and I trust what I was told: these were very diseased trees, rotten on the inside. So . . . not the worst thing in my own little Book of Life after all.

Regarding "events" - cancelled from what I'm told. Again: long talk and information from someone who is in the thick of it.

In addition, and unconnected with the talk I had with a different person, Rick sent this out a little earlier today:

    "Coronavirus Update 6
    March 20, 2020

"As we shared with you earlier this week, the coronavirus has made it to our community.

"So, what do we do when we learn of a resident testing positive for COVID-19? We immediately dispatch a team to re-disinfect all public areas, including (but certainly not limited to) elevators, doorknobs and handles, lift buttons, handrails and the laundry room. We then continue to clean that building and as stated above, residents are notified. We ask that residents please notify us immediately so that we can take the above actions.

"What other measures are we taking to slow the spread of COVID-19? Effective immediately, only Emergency work orders will be completed as we attempt to decrease yours and our team’s exposure to each other. Emergency work orders examples include items such as, leaks, non-functioning refrigerators/stoves/microwaves, gas odors, toilet stoppages, basin or shower stoppages, no heat or no hot water. The maintenance team will perform these emergency repairs from 8am – 10pm. Additionally, our offices are closed and request that you contact via email or phone for help.

"Lastly, signage is being placed in the laundry rooms with social distancing guidelines. These guidelines aside, please, use judgement and be courteous. Remember, we’re all in this together.

"Every day brings a new situation requiring a swift response. The mission right now is to slow the spread of COVID-19. This requires cooperation, patience and tolerance from everyone.

"On that note, we are fortunate to have so many in the medical professionals living in our communities; know we are grateful for your professionalism and care shown to fellow New Yorkers. From the bottom of our StuyTown hearts, thank you.

"Lives have been turned upside down and we’re in living conditions that are new territory for so many. If we follow guidelines and look out for each other, we’ll get through this faster and come out stronger in the end.

    "Be well."

This writer can be among the most critical and outraged concerning Blackstone and our situations here. What I've posted above gives me a bit of peace. Take from it whatever comfort you might derive.

I pray for the well-being of each and every one of us, whether human or otherwise.

  108. I thought renovations were stopped after the recent changes in rent laws enacted in Albany earlier this year. It was my understanding that management can no longer increase rent on an existing apartment which has been renovated by the huge increases they used to get in the past which often resulted in an apartment becoming de-stabilized. If this is true why would they continue to renovate unless they think that area of the law will be rolled back.

    ReplyDelete
  109. Rick is a total asshole. The dust from the renovations gets into people's lungs and it's worse if they are confined to their homes. 111. Renovations: yes or no?

I made a number of phone calls tonight to learn about the legality of renovations, and only reached 311, who have no definitive information regarding renovations yet. The Governor's Executive Order halting all non-essential work will not go into effect until 8 p.m. Sunday (March 22, 2020), it is believed.

That said, YES to 311. I would think that the POLICE could come and stop it on Monday morning if it is continuing, since it will pose a danger to life itself. Then, it will be 911.

Calls to 311 need to specify an address. Please post which building or buildings in which this is taking place, and on which floors. I might not only call 311, but get in touch directly with the people involved in this activity.

    ReplyDelete
  112. I am 100% in favor of calling 311 about renovations being carried out, as well as NYPD on Monday morning. I found this, though:

This site, https://esd.ny.gov/guidance-executive-order-2026, specifies which businesses are considered essential under the Executive Order to go into effect Sunday night.

Among "essential infrastructure" are: "hotels and places of accommodation."

DOES THIS MEAN THAT BLACKSTONE IS ALLOWED TO DESTROY APARTMENTS, SEND (POSSIBLY INFECTED) HUMAN BEINGS INTO OUR BUILDINGS, BREATHING OUR AIR, BECAUSE WE ARE A "PLACE OF ACCOMMODATION?"

    ReplyDelete
  113. Well, every place is an accommodation, but I doubt that logic would be used by Blackstone?

  121. Great letter in the 3/19/2020 T&V. But they also included a major REBNY BS letter as well to show they are not "biased". "Both Sides" crap.

    "Tenants should campaign against Blackstone

I attended the press conference on March 5 announcing that the Stuyvesant Town-Peter Cooper Village Tenants Association had filed legal action in New York State Supreme Court to protect about 6,200 rent-stabilized units in the community from being illegally deregulated by The Blackstone Group.

The Blackstone Group, a global private equity firm, is a member of the Real Estate Board of New York (REBNY). Blackstone, which is primarily owned and run by five of the greediest predators on earth, want to turn Stuy Town into a cash cow by raising rents sky high. The company is led by Stephen Schwarzman, chairman, CEO and co-founder. His net worth is $18.5 billion and he owns 231,924,793 shares or 47% of the company’s stock valued on March 5th at approximately $58 per share. His pay from 2016-2018 was $242 million.

The other four top executives at Blackstone are President Jonathan Gray (2016-2018 pay: $309 million), Executive Vice Chairman Hamilton James (2016-2018 pay: $232 million), Chief Financial Officer Michael Chae (2016-2018 pay: $65 million) and Vice Chairman J. Tomilson Hill (2016-2018 pay: $60 million).

Each member of Blackstone’s board receive $360,000, plus tens of thousands more if they chair certain committees.

It’s no surprise that Blackstone and its real estate wheelers and dealers are “proud members” of REBNY. REBNY is one of the worst institutions to ever plague New York City. Its top policymakers are often referred to as a bunch of billionaire bullies and racketeers. Corrupt activities by many influential REBNY members and their companies have inflicted great harm upon New York City and millions of New Yorkers. Their actions are at the heart of the city’s lack of affordable housing and homeless crisis, thousands of small businesses being displaced and shutting down, the loss and diminishing quality of local jobs, neighborhoods disappearing, increasing construction worker injuries and fatalities and the compromising and corrupting of our political system.

None of Blackstone’s executives or board members would have a problem with evicting thousands of families from Stuyvesant Town and Peter Cooper Village in order to feed their insatiable greed. If the courts don’t stop them, a powerful campaign directed at Blackstone’s political and economic vulnerabilities could!

    A 3/19 thread:

"Management often touts the quality of life in Stuyvesant Town in its advertising .

This morning they began a gut renovation of the apartment above me .

They chose to do this when the majority of Stuyvesant Town residents are at home during one of the worst pandemics in history .

The mere fact that they would subject the residents to the unrelenting noise of the renovation only highlights their corporate greed and a total
Lack of respect for our quality of life.

  136. It's the AirBnB people who we should fear the most. They come in from all over the place and god knows what they carry with them. They are the main reason we've had so many bedbug infestations. I hope that Management cracks down really hard on people running AirBnB out of their apartments.

I heard on the news that a good many of the people who have tested positive for Covid-19 are young people, not oldsters. These are the fools who think they are invincible and untouchable. Well, they are now untouchable because nobody wants to get within a mile of them. They need to stop using this place as a dorm and turning a blind eye to the illegal sublets and AirBnB hustlers. When people start dying here as the result of the Covid-19 maybe Management will get serious about monitoring who is and is not living here. The elderly are not likely to be going out an about and congregating so I think they will be the victims of any in-house infection, but not the ones who are bringing it in.

If only for the sake of not having lawsuits (because we know Blackstone has no respect for human life) Management should start getting tough on the transients and students who revolve through this place. The fact that Rick took down all the directories and removed names from the intercoms on the pretext of "privacy" is an absolute testament to the fact that they don't have a fucking clue as to who actually lives here and who is passing through and leaving a trail of death in their wake.

    1. The reason why this virus is spreading in this place is the large amount of transients and college kids. I could have bet on the fact that we would have it here. Thanks Hayduk and company

THIS IS ILLEGAL. Only EMERGENCY repairs are permitted.
Blackstone will stoop to no low in their effort to suck every last dollar out of this "campus" quickly becoming the "projects".
Rick, have you no conscience? You, I understand, are only a hired gun following orders from above.
But particularly vile are Susan Steinberg and the bogus Tenants Association.
They are true parasites on society.

  139. We have almost no Public Safety Officers. Well we don't have any really. They are all mall cops and are not pleasant or competent. The Chief Clown hasn't got a clue as to how to run a property this size. We have no security, no real management. Blackstone just collects the rent and provides little to nothing in return except a miserable living space. Sure, it's better than being homeless. We do have walls, ceilings and floors. No heat, peace and quiet, no maintenance. They won't do maintenance but they have teams of outsiders (probably carrying Covid-19) tearing up vacant apartments, causing noise, filth and harassment so that they can put some new suckers in those apartments.

This is the worse place I've ever lived in and I've lived in some pretty bad places! None worse than this place though. And at a lot less rent!

  143. No heat last night and none all day even though the temperature outside has not even got up to 40 degrees. I really think these bastards are taking advantage of the fact that the City probably won't send out any inspectors during this pandemic crisis. They have no conscience whatsoever. I think the name for such people is "sociopath." We're told to suck it up or move. I have a toddler who has a fever and I can't even get the apartment warm unless I turn the oven on. I don't have a space heater because they are dangerous when there is a young child in the house.

There are some sentiments I'd like to express about the cold-hearted idiot who runs this place, but I know that STR wouldn't let them through!

  144. Since 'events' have been cancelled (boo hoo), Blackstone could save mucho dinero by laying-off that stupid Hispanic guy who runs them. Are you listening, Rick? Actually, he should be fired, but they would NEVER do that...

  146. Big uncovered mattress dumped on 14th Street Loop tonight at the Avenue A end. Nothing changes (except to get worse). I would have taken a photograph, but was laden with bags of shopping from one of the little Yemeni stores. It's surprising how much stuff they sell there besides beer and smokes! They have bread, tuna fish, soup, detergents, disinfectants and a plethora of snacks and munchies. TJ and Target were closed, but I got everything from the little Yemeni deli on Avenue A.

I still miss Associated though. :-( OMG, do I ever miss Associated.

  147. It seems renovation of apartments is going on. Message to Rick that was post on the tenants Facebook page:

"I live in 8 Peter Cooper Rd apt ***. There is repair work in a neighboring apartment that is loud and bothersome. As you are aware, we are all home right now due to COVID-19 which means that my husband and I are home with our 3 children (ages 8years old, 5 years old, 22months old). Today, due to the noisy repairs my toddler woke up from his nap upset, crying and difficult to console. This is very disruptive! Since we have to be home at time, perhaps you would kindly temporarily stop the repairs and unnecessary work in the building. We have to manage telework, homeschooling the older kids and taking care of a toddler. These are already stressful times and clearly a cranky exhausted toddler does not help the situation.

I am also a physician and have to go to the hospital to work. It is my duty to help the people of this community during these uncertain times, so I ask you to please help me and my family by limiting unnecessary noise that only creates more disruption in my life."

  148. More on renovations. This posted on the TA Facebook page:

"Is there anything I can do about then renovating an apartment next to mine? I woke up to the loudest noises at 8am. I have conference calls to take and a kid to homeschool. This is so unfair to be taking place during quarantine. Any thoughts?"

  150. We need a new Property Manager. We need somebody who is experienced in running a multi-unit, multi-building residential property. A former resort manager (low-end resorts) with the manner and mind of a used-car salesman does not fit the bill. This blundering idiot does everything by rote. What fits one building fits all. Some buildings are exceptionally cold due to their exposure and others are very warm due to their exposure. Most buildings have lines that get more wind blasting at them and most buildings have lines that are somewhat sheltered from icy winds.

Hayduk doesn't understand that. He can't grasp the complexities of running a complex of this size, age and quirkiness. Therefore, some of us freeze, others bake. I know he's not responsible for installing the sensors (some entrepreneur took MetLife for a ride on that one - maybe the same hustlers who sold them the windows), but he sticks to a script and never looks away from it to see the living reality around him. It's sad.

This place isn't cheap and we are paying through the nose and having to deal with this intelligence-challenged moron. No matter how many complaints he gets about no heat, overhead bowling alley, nerves on edge and coughing up blood from the renovations that literally shake our apartments and fill them with dust, Rick will just put on that smarmy smile and say something glib. BUT, if you really challenge him, he will get quite nasty. He paints himself into a corner and then gets snarly. Asshole.

  156. I don't know why there is no direct message about shutting down renovations here or not. I tried to follow the posts, but as of now there is no direct quote from Rick, just that renovations are supposedly considered "essential." I don't know if this is from Rick or someone else.

    ReplyDelete
  157. Why no "direct message"? Simple: Plausible deniability.

  158. It is absurd to suggest that essential construction implies renovation of an apartment. And when did the new lease holders sign on the dotted line anyway? A mystery.

  159. As I posted at one of the related threads at the TA FB page:

"n hindsight, after reviewing the NYS directive link again, article 9, it seems that ALL construction is defined as "essential".

    Oh well.

    "9. Construction including

skilled trades such as electricians, plumbers
other related construction firms and professionals for essential infrastructure or for emergency repair and safety purposes"

My reply to the retired attorney who posts on both FB pages:

"That was my take initially as well. Article 9 says construction “including”. IMO I think that is the key phrase, it is not defining construction as only for those types of construction practices. Sometimes one is allowed to do something under the law but that does not necessarily mean, especially in these times, that one should do so. Anyway, let’s see."

"The definition is rather board but I believe that was the intent. After all, this is Cuomo, not the 2 NYS legislative branches. Back in 6/19, Cuomo had no choice but to sign the HSTPA. Cuomo has never been a friend of tenants, he is BFF with REBNY. His cozy relation with the IDC showed that."

Bottom line, it's Cuomo. BTW, this crap is going at at Hudson Yards, and many other construction sites all over NYS. It Cuomo giving REBNY a green light. EOS.

  160. What about the fact that NYC rent laws do not allow them to renovate apartments and jack up rents?? Why isn’t that being questioned? I thought that since the rent laws passed they stopped renovations and were just giving the apartment a refresh and then re-renting?

Am I missing something? I thought coronavirus or not, renovations had stopped.

  162. I spoke with a nice young man safe!? in his apartment, working from home as a Blackstone Resident Services Customer Rep about (1) renovations, and (2) Airbnb, and eventually, after he spoke with someone, I was treated to their insane and literally murderous current party line which was previously posted here.

I asked to speak with people much higher up the food chain, and then I called someone who is in Management and left a message to him.

    We shall see.

    ReplyDelete
  163. >>"n hindsight, after reviewing the NYS directive link again, article 9, it seems that ALL construction is defined as "essential".<<

All construction is not essential. I can construct a mountain outside my building. Aside from laws which would stop me, is my work "essential"? My English language states that construction is not another word for essential. No one that I know (unless they are trying to make money and let others be damned) thinks that construction, any construction, is essential.

  166. And we have to know when the new renter signed for a renovated apartment? No one should be renting anything here at this point.

    ReplyDelete
  167. Listen STR, that my opinion too. But that's not how the directive is written. Ok?

    And this:

" What about the fact that NYC rent laws do not allow them to renovate apartments and jack up rents?? Why isn’t that being questioned? I thought that since the rent laws passed they stopped renovations and were just giving the apartment a refresh and then re-renting?

Am I missing something? I thought coronavirus or not, renovations had stopped."

Some tough love here. Have you not been really following what’s going on here? Blackstone is stating that effective COB June 2020, when the J51 tax credit expires, basically all renovated apartments lose their NYS RS status and protections. That means that for at least 6,000 PCVST apartments, the provisions of the HSTPA become null and void. That is why Blackstone continues to renovate and then warehouse apartments. BTW, warehousing is legal. That is why the much maligned TA has filed in Court to get a ruling, as they already believed was coded in the HSTPA, that once an apartment is declared regulated as was done in the June 19th passage of the HSTPA, that they apartment never lose its NYS RS HSTPA status.

"Directives" are written by various people. And interpretations are different. Again, to me, something that is not essential (unless to people making money) is not "essential." Essential is the air with breathe, the food we eat, etc. Renovating an apartment is not essential during this time.

  176. Instead of the PS officers just walking back and forth, maybe Hayduk can instruct them to enforce social distance. Most residents are cooperative but then you have those that stop in the middle of the path with a dog, the ones who walk three abreast and the joggers who sideswipe you.

You must know that was not directed at you but to poster 6.30 PM.

"Renovating an apartment is not essential during this time."

As I have stated, I agree. But again, that is not the way the wording of the directive, an executive order signed by Cuomo, which states that ALL construction is essential. Even BdB agrees with your and my POV. But until NYS aka Cuomo modifies that directive it is what it is.

Understood. But I still don't consider "renovation" essential, Cuomo or not. This is a very unique time, unfortunately. After this is over or lessens, then non-essential work can continue.

  183. We have had no heat except for a brief blast this morning. The pipes have been cold all day and will no doubt remain that way for the rest of the night. However, the Jackass-in-Chief is sending around a plea for donations to City Harvest. He loves to polish his fucking halo any chance he gets, but he doesn't give a rat's ass if people are sick, dying or just plain miserable in their apartments. That man disgusts me to the core.

  185. I'm seeing on the TA FB posts from people who fear they will not be able to pay their rent due April 1. I don't think these are the long term tenants in the lower rent apartments (not all of those tenants are retirees), but the people who live in the overpriced "luxury" apartments. Why move into a place like this at such a ridiculous rent if you have to live pay check to pay check? There are cheaper places to be had, though maybe not in Manhattan where you can pay less rent and actually get heat and clean water. These are the folks who tend to look down on the long term tenants who live in the unrenovated units and don't appreciate the dopey chi chi events Rick puts on, but those people don't have to go cap in hand on rent day.
