Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.

The Bill to Limit Hours of Construction
While the TA proclaimed that Dan Garodnick and Rosie Mendez introduced legislation this February to limit construction hours during normal non-work hours, a similar or the same bill was up before the council last year, in November. Garodnick and Mendez were also sponsors of that legislation, as was Gale Brewer, the current Manhattan Borough President.

What happened to the proposal? It died without a date for it being taken up again (Sine die).
Now the legislation is back, and this time we should push our elected officials to make sure that it doesn't get delayed again and that it becomes law, so that residents of all places in New York won't be harassed by construction noise during normal off-work hours unless an emergency dictates otherwise. I don't know how the legislation is written (yet), but it may be prudent to also limit current weekday hours for construction. Having construction start at 7am and finish at 6pm (the current legal time-period) is too expansive. That morning hour should be moved up to at least 8am, if not 9am. Let's make New York a bit more habitable for its residents.
This blog will be keeping an eye out for what happens to this proposal. The good news is that there are more city council sponsors of this legislation than before.

As for weekend Sat/Sun construction, that should be forbidden in residential areas. This community has suffered for many years with allowances for construction work on Saturday.

Thanks for the info. In the buildings where the offices are being built CW posted flyers in the elevators about the work and noise that week which would have been a nice thing to do if the flyers weren't INSTEAD of official permits for the work from the DOB.
ReplyDeleteThey flyers said we should call CW management with any questions or concerns as if we are dumb enough to call the perpetrator of the illegal act to ask them about it.
If work is done without permits or there is noise from construction it is important to call the official place to report it so they don't keep getting away with all this.
Usually you can do this anonymously if you fear retaliation from management.

ReplyDeleteIf CW is doing something wrong it should be reported. CW will do anything to get away with doing something wrong. CW wants to avoid being reported because complaints effect their standing and the purchase price.
If the complaint is deserved then it should be reported on record. That is the only way to keep them in check when too many in positions of power are choosing to turn a blind eye and deaf ear and they are destroying PCVST and they are pushing many out of their homes with unexplainable rent calculations.

Its a very good start to holding the City accountable to people instead of this city's priority of protecting real estate business interests. They are so freaking focused on policies making it easier for real estate developers to build and not on making it equally easy for us to live in and protect the buildings.
Its about time this PCVST community demand and hold the city accountable to tenants who are stuck in a foreclosure mess that isn't our doing isn't our fault that we keep paying the price for every damn day.
The city should have held Tishman more accountable punishing them for walking away from a mortgage they could afford but CHOSE not to pay. Hell the city should have indicted and tried Tishman for its vulgar and vile business model based on mass evictions of NYC residents in their purchase and thrown them in jail for choosing to foreclose.
These a**holes have more than enough money but chose to foreclose like its a financial tool for dumping assets that no longer tickle their idiotic fancy.
How the city lawmakers didn't learn from this and criminalize Tishman and their partner Blackstone is a crime too.
Especially with millions of Blackstone owned rentals across the country who will be in the same mess we are when those assets are sold off in the next mortgage fraud coming soon.
NYC lawmakers had an opportunity to be a role model on protecting tenants when landlords recklessly choose to drop responsibilities by going into foreclosure under unnecessary circumstances leaving tenants in a freakin wreck. They did NOTHING. Oh wait they didn't do nothing. They party with them every year at the REBNY annual party!

If we had better lawmakers and commissioners they would serve people equally as businesses.
Plus they would have gotten national attention for efforts protecting tenants in foreclosure situations. You would think these notoriously self-serving politicians would have done it for that alone. If they were smart enough to think of it and brave enough to serve the people. Which is their job. Obviously they are not the right people for the job.
NYC lawmakers and Commissioners (DHCR, DOB, DEP, ) all of them are supposed to protecting people. These guys are focused on protecting business interests and making it easy for businesses to operate but they aren't making it easy for people to operate and function. We aren't even asking for perks or anything above and beyond, just fairness.
WE NEED TO DEMAND THE CITY DO RIGHT BY RESIDENTS!
Filing reports with the city on the city record is a great first step to wake these politicians up and get some actions.

Since you've been pretty hard on Gardonick in prior posts, I'm glad to see you post something positive about what he's doing to try to help tenants.

Thinking that he's in cohoots with CWCapital against the tenants living here just sounds nutty to me. CWCapital HATES Garodnick. Obviously, I can't tell you how I know, but, trust me, I KNOW.

He's starting to show that he's serious about preserving and creating affordable housing, yet he felt that he had to be there. Do you think that he's in cohoots with the bad guys, too? I've met them a number of times and they're lovely people with whom Dan seems to have a genuinely close and loving relationship. There's no denying that Garondnick knew of the mid lease increases as per the settlement agreement. Assuming no landlord would raise the rents of aproximately 1/3 of its tenants would never happen. 14+ months to reach a Sandy settlement.

ReplyDeleteIts a fact not all tenants are treated the same. There exists a small group of insiders who get better treatment than the majority of tenants. I am not a favored insiders but I know of at least one who himself tells me of the favoritism he gets because he is one of the insiders. By all accounts he is a nice enough person who loves his family too.
Loving one's family doesn't = a person who will do right by all tenants.
Donald Trump loves his family too but that doesn't mean he does right by all his tenants in his buildings or people he does business with.
With the state of this property and the uncertain state of tenants I think Garodnick showed his callousness attending the REBNY event.

Dan's Bill is a joke. CW for years did illegal after hours work because the TA didn't report it nor stop them. they even got away with an entire year of illegal work after hours on weekends all last year on first Ave loop.

Now because of the tenants CW knew they couldn't get away with illegal after hours work very much longer and sadly very easily got permits for After Hours work from the paid-off DOB. They now posted permits for work on Saturdays on the First Ave Loop.
Its so easy to get the after hours permits from the paid-off DOB because the DOB would rather take money from developers than do their job and keep buildings and construction safe and sound.
