Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.

The Community Board Six Report. For the most part they do good work, and they do a lot of work.
They also 100% miss the mark in their assessment of construction site safety which reads more like an ad for the DOB then the reality of what is happening as evident with our bad DOB experiences in PCVST, the death of the woman at the luxury condo site in Greenwich Village, the gas explosion due to just inspected by Con Ed work that was being done without a DOB permit where two people and many pets died and dozens lost everything they had including safety and sanctity of home, and let's not forget the 40 recently arrested many from DOB.
The DOB is failing. Not grade B or C or D - they are FAILING and someone needs to have the courage to call it out and reform the whole place, top to bottom, mission, goals, operations, policies, procedures!
A Town hall about Rent Stabilization rules may occur on April 25. That's a Saturday. I think there would be more varied participation mid-week in the evening. I strongly suggest you call or write to Hoylman and Kavanagh if you want this town hall to definitely happen.

Guess they got their permits after all for their outdoor eating area for the management office. Let's rip out the trees and and Open Space and install an office building and outdoor eating tables and chair for day workers because the residents who live here don't deserve open space and trees and wildlife but the workers need an outdoor place to eat lunch, smoke, and drop food and litter. We just received a Garodnick newsletter that says CW, DG, the mayor's office and the TA are in affordability discussions and that CW has said that while it doesn't have to sell for quite some time, it will sell either this year or next.
All of this makes so little sense. The best we can get from CW is a guarantee that MRs paying the preferential rent won't get zapped with a demand for the legal rent upon lease renewals.
We keep hearing the same phase about selling: either this year or next. No one believes that anymore.
The real key to all this is the student rentals. So long as these continue at 20% decontrol adjustment rates, the more leverage CW keeps building. The decontrol adjustment rules is what we need to focus on and attack.
the constant renovations - even when not needed - ie. renovated apartments and then re renovated , is just a tactic to annoy the hell out of residents and get us to move.
The only thing that would be worse than CW as landlord is Dan and the TA --- they would be far worse as landlord/owner/condo board. Good call to actions on a very basic human need - shelter - and how the RE and REBNY and Wall Street gamble with and put profit over people in what is a human necessity and basic right. RE and REBNY could not pull it off without the aid of their puppet pols. We need new pols who understand and practice "public service" and who fully realize their campaign promises are binding deals they made with the people in exchange for our vote just as much as the "donations" RE and WS gave (bribed) are deal they made with them.

ReplyDeleteThey also 100% miss the mark in their assessment of construction site safety which reads more like an ad for the DOB then the reality of what is happening as evident with our bad DOB experiences in PCVST, the death of the woman at the luxury condo site in Greenwich Village, the gas explosion due to just inspected by Con Ed work that was being done without a DOB permit where two people and many pets died and dozens lost everything they had including safety and sanctity of home, and let's not forget the 40 recently arrested many from DOB.
The DOB is failing. Not grade B or C or D - they are FAILING and someone needs to have the courage to call it out and reform the whole place, top to bottom, mission, goals, operations, policies, procedures!

A Town hall about Rent Stabilization rules may occur on April 25. That's a Saturday. I think there would be more varied participation mid-week in the evening. I strongly suggest you call or write to Hoylman and Kavanagh if you want this town hall to definitely happen.

ReplyDeleteGuess they got their permits after all for their outdoor eating area for the management office. Let's rip out the trees and and Open Space and install an office building and outdoor eating tables and chair for day workers because the residents who live here don't deserve open space and trees and wildlife but the workers need an outdoor place to eat lunch, smoke, and drop food and litter. Everytime I walk by on the way to the subway I see Compass Rock employees smoking. There were quiet benches for reading and for watching kids play. Now its a gathering for Compass Rock lunch. I never thought they would get the permits. I guess they did. Noise pollution in our Oval and now our neighbors on First Ave Loop will have to hear Compass Rock workers eating lunch. Or anyone coming in off First Avenue will eat their now. We are not an outdoor cafe. Our Oval is not and our First Ave Loop is not. WTF

That is a very big problem.
We just received a Garodnick newsletter that says CW, DG, the mayor's office and the TA are in affordability discussions and that CW has said that while it doesn't have to sell for quite some time, it will sell either this year or next.
ReplyDeleteAll of this makes so little sense. The best we can get from CW is a guarantee that MRs paying the preferential rent won't get zapped with a demand for the legal rent upon lease renewals.
We keep hearing the same phase about selling: either this year or next. No one believes that anymore.
The real key to all this is the student rentals. So long as these continue at 20% decontrol adjustment rates, the more leverage CW keeps building. The decontrol adjustment rules is what we need to focus on and attack.
The rest is nonsensical, self-serving diversion.
Someone in the media should do a story on families that are getting ridiculous increases at renewal.

In an unprecedented circumstance, ST-PCV tenants surviving Speyer's invasion are 100% RS and hold exclusive access to Fannie/Freddie billions. (Thank you Senator Schumer!) Dan's malfeasance squandered away our unprecedented opportunity to transact a ST-PCV tenant led purchase that could immediately deliver 100% ST-PCV ownership and control to ST-PCV residents.

Wall Street owns the senior mortgage on ST-PCV in the form of many hundreds, if not thousands of investors and CWCap as Spec servicer, based on their signed agreement with TS, is running the show for another 6 years. What they and their parent company intend to do at that point does not appear to involve Dan G or Brookfield let alone your "genuine ST-PCV tenant led purchase" whatever that means.
Between REBNY(Dan/Brookfield) and Fortress I choose Fortress. Both are awful, but Fortress is awful to your face instead of behind your back. And 11:08 if what you say is true then Fortress used REBNY/Dan/Brookfield to help them use the DOB and DHCR to get away with the Tishman plan then double crossed them. I hope they double cross each other and both lose big.
