Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.

Do you despair over what's going on in ST/PCV?
One of the downers to a good mood, or one of just equilibrium, is to read on the TA Facebook page all the problems people are having here and knowing that nothing is being done to alleviate these problems. There are several nice things about living here, but they are always counterbalanced by the bad things. And we have been deserted by the powers that be--and that includes by the politicians.
Dan, Meredith Kane, Steingberg, Marsh owe this community an explanation on their increasing the rent roll by 100 million to benefit their partner Brookfield's purchase. That HIGE increase clearly demonstrates the NO ONE has been acting on behalf of the tenants these recent years. NO ONE. Every politician and the above have been acting on behalf of RE and REBNY. Ms Kane owes this community explanations.

No one says hello to anyone, and you could be standing in the elevator with 5 different people, and not one person will say hello to you. The TA does not keep in touch with anyone anymore and we don't have a legitimate owner. Absolutely horrible. I don't like living here anymore. Everything is done half-assed around here. And to pay $4,500.00/month is just plain crazy for what you are getting for your money. This dormitory lifestyle around here must end, and end now. It is not fair.

The playground they put in our backyard is a lot smaller and the train is dangerously close to the chain link fence. We won't be playing there even though it is closest.
The increases in our rent is unfathomable. Why won't TPU investigate the rents here? Who is stopping them? Paul Weiss?

There is no way the renovation work added up to what they are charging us! No way! But who will audit it? Why was Fred Knapp allowed to say they did nothing wrong when they clearly did? Why was this midlease increase in our leases at all? Who agreed to that? Re: comments not showing up here. For the most part I do not pass comments that use profanity against other posters, that get into national politics, etc. I give substantial freedom to voicing of opinions, but sometimes it's a difficult decision if the poster makes an excellent post but adds "fuck you" to another poster. The current city government has become nothing more than a "tool" for business to reap profits off of people. When these guys leave office they will be replaced with the next generation who can chose to follow in the Pataki / Bloomberg / Glen / De Blasio footprint or become what the government is supposed to be, of the People, for the People, by the People. Did I just read the PCVST website correctly - that 2BR's in PCV are now renting for upwards of $6400? Insane. There is zero public pressure right now for de Blasio, Garodnick, et al to act. I do believe a rent strike is important but this has to be in concert with an aggressive campaign of sorts - op/eds, any media exposure. I've been a member of the TA since I moved here in 2009 and I find them to be utterly disorganized - if well meaning - without a simple, coherent plan. And maybe I'm just ignorant but it seems that Guterman's co-op plan was feasible and more palatable from both a financial and community aspect. But apparently Garodnick didn't even have the courtesy to respond to his offer? And I know there are a lot of dog lovers in PCVST but why did they allow that grassy area by our old building at 420 23rd to be completely turned into a filthy dog run?

I think these asshole politicians will see when election time comes. They will be told to go to Hell. DeBlasio is a total fraud. There is NOTHING progressive about him whatsoever. He used the progressive ploy to win the election. I would definitely not have voted for him if I had know what he was really like. I hear that sentiment from a great many people who voted for him and a lot of "told ya so's" from those who didn't.
Garodnick is disgusting and is ethically bankrupt. He is paid to be a councilman, but has his dirty fingers in so many RE pies (including PCVST) that he is not serving his constituents; instead, he is serving his law firm and RE interests. He is also owed a favor from Scot Stringer (another POS) after stepping aside and letting him run for Comptroller (I voted for Spitzer) and I'm sure there is a quid quo pro that will emerge eventually and it will not be to his constituents benefit.
I know a lot of people who read this blog, but they don't post on it. Maybe they are scared of being found out by management. I refuse to live in fear of the Stasi. I wish them all in Hell, sooner rather than later!

ReplyDeleteWell I disagree that it is a minority point of view but that is not the most disturbing point. Whether it is one constituent, a minority number of constituents, or a majority the politician should equally care and respond. Are the politicians saying they need a majority of constituents to feel a certain way before they will take action? Which flies in the face of when they take action for the wealthy which let's face it are the minority of constituents. They can't have it both ways. Take action for the few wealthy. But when the few (if indeed it is only a few) non-wealthy express discontent the politician says suck it up.
The major cities in the world are engaged in friendly competition of sorts as to who is number one city and unfortunately the measure is amount of wealthy and not quality of life. We need to be less insular and more aware of what is going on in the other cities for our leaders are copying them and one upping each other eg sky high tinder box luxury condos. We need to not only be on the national stage but also the international stage too. We are the majority of the population and need to make global noise to protect our communities from being playgrounds for the wealthy or worse, gambling toys for hedge funds.

I realize that our "management" personnel are not famous for being the sharpest knives in the drawer, but would it be too much to ask of them that they periodically update the directories in the lobbies and in the intercom systems in the vestibules? I am always seeing packages and mail left in the lobby of my building because the recipients (not necessarily the students) are not listed, even though they are tenants who have been here for at least a few years. People who died or moved out several years ago are still listed in those directories, but the current occupants are not listed at all. No wonder so much mail and deliveries go missing.

We could have used your help, a number of us attempted to sustain protests in front of the rental office over the increases (lack of participation by STR readers and our neighbors in ST-PCV was noted). Then State Attorney General E Schneiderman stepped in after being notified by Garodnick & TA that they had collected multiple instances, many in writing, of tenants who were lied to by agents that the owner would never exercise the mid-lease clause in their leases.

Regarding CWCaps financial dealings. Junior lenders are suing them over it, but it won't affect us. it's just two sets of d-bags fighting over spoils.

ReplyDeletePoliticians' offices hear from people all across PCV and ST all the time plus they have to have a pretty good idea what their constituents are thinking if they want to get re-elected, so that's probably a pretty accurate picture.
It's my impression too. There's a tendency for us to assume that the comments here represent all of, or at least a cross section of PCVST but all they really represent is a number of mostly like minded commenters who don't like it when other PCVers and STers disagree. Those who disagree are even called -trolls-. These comment threads are all anonymous, so they could be the work of 3 people or 100 people for all I know. Probably more like the TA FB where the same 20 or so people comment all the time.

At the center of everything wrong here and all matters of despair is REBNY's influence when the TA brought them inside to the financial dealings. Remove REBNY and roll back rents before REBNY infiltrated here.

ReplyDeleteTrue, the same people post on the TA FB all the time (and I know for sure that there is a sock puppet who even has the nerve to advertise her flea market enterprise at times!); however, there are a lot of people who read the TA FB even though they don't post there. I read it, but would not want to join it because I don't want to give up any of my privacy. I know many people who feel the same way as I do and read it every day. I keep a lot of privacy controls on my FB page and would definitely not want to "friend" such a group, not so much because of the posters, but because I'm sure management reads comments and notes who is saying what. I know it's a somewhat cowardly stance, but then the sock puppets are just as cowardly! I commend the folks who post on the TA FB and use their real names. I suspect that most of them are MR tenants. It's the RS tenants who management wants to exterminate. And please don't tell me that all apartments are rent stabilized because that is such a crock!

ReplyDeleteIt's been assessed. The assessment's based on rent rolls which still hover in the $3 to $3.5 billion range. CWCap has added another $1 billion to that assessment which would cover bullshit fees they claim they're owed.
Audit what exactly, overcharges for apartment renovations? That may be something that people can do, but it probably won't be easy. First, multiple fraud complaints have to be filed throughout a building. Second, overcharge complaints must be filed within four years of the renovation. Third, the unit assigned this task has been underfunded (by the GOP in the State Senate who are working on behalf of the REBNY).
You want to remove REBNY influence? Then you should be joining efforts to force our state legislature to pass campaign finance reform and remove the "LLC Loophole." You can Google both for more info.
Renegotiate Roberts? That was settled in court. Courts are pretty loathe to revisit settled cases and probably this one in particular since it was so complicated (thousands of apartments each with its own rent history).
Remove MCI charges from 2014? That was also settled in court and we're probably lucky we got the bundled deal we got. What PCVST MCI application was ever rejected by the DHCR? Did you know that the DHCR rejected our roof and elevators arguments in Sept 2014? What makes you think the DHCR wouldn't do the same to the MCI applications for the security office, resurfacing and water tanks?
IMO we should be concentrating on what we *can* change and that includes making the rent regulations coming up for renewal in June much more pro tenant, passing campaign finance reform, and removing the LLC Loophole. REBNY would be f*cking *decimated* if these things were passed.
I also think the City Council needs to pass the Small Business Jobs Survival Act (Google it) to force landlords into mediation --> arbitration when they can't agree on terms upon lease renewal. The REBNY hates the SBJSA and REBNY's gearing up to spend money on this as it's gaining steam. #SaveNY

Well it is unnecessary to have 421a in a thriving RE market that has record growth rebounding and surpassing 2007 numbers with projected record growth especially red hot growth in Manhattan, Brooklyn and South Bronx. REBNY RE developers should return/repay 421a subsidies since 2007 and present and future 421a should be ZERO.
RE Developers REBNY has enormous wealth and is a thriving industry in a growing market that should not be allowed to steal from taxpayers. Period.

ReplyDeleteWhether it is 1 or 20 or 100 constituents should not matter. The politician should care equally for the one or the hundred or the thousand(s). It does not matter how many have the complaint. What matters is the truth. It takes just one person to speak the truth. Just one, and the politician should care about the truth of what is happening here. However it seems to me more like at least several hundred are in what you call a "minority" as seen in our town hall meetings. Don't underestimate the politicians, for every bad one there is a good one. One day the good one will stop the bad ones.

The local politicians up to the Mayor are all in bed with the bought and sold TA board and the wealthy REBNY. PERIOD! Nice try at spin.

Yes there are college kids here in PCV.
ReplyDeleteOff topic but the new office building completely destroyed and took away all the open space, the entire two blocks between 16th and 18th. The office was smartly put on avenue c for very good reasons. It was close to the garage for their vehicles and work equipment and carts. It kept separate the 24 hour residence from the day workers so residence could have a peaceful home and not live in a workplace. The open space with double walkways were designed for families and residents with trees and soil for rainwater. Now it is a narrow single walkway with large rusty grates for rain water. The pipes and electrical wires are an eyesore to say the least. What a poor design and poor placement of the new building. It should have never been built there.

After a hard days work I just want peace and quiet. That is what it used to be here. Now it is amenities, concerts, college parties, crowdedness. Get rid of the amenities. We live in NYC where there are plenty of amenities all around. CW is just using us to bleed more money with these unnecessary amenities. I want to know where Compass Rock staff live to go there and make noise every evening into the night and all weekend. Where can we get the names of these crooks? I'll look up there addresses and post them. Let's go have a party in their yard while their kids try to sleep and do school work.

My only complaint with the TA, and many allegedly pro-tenant pols is that they aren't leading a full-on assault to repeal vacancy control. Pataki and the state senate drilled a hole in the bottom of the boat with that one,and if it isn't closed up, it's just a matter of time until the ship sinks. Short term gains in RS laws don't help much if every vacancy means a lost affordable home forever.
As horrible as our landlord is, at least they don't do stuff like the owner of the 2nd Avenue did. I think they comply with the law.

ReplyDeleteYou just summed up everything that is wrong with the current political regime. Just how many constituents have to be unsatisfied or unhappy before a politician does the right thing? Shouldn't it be about doing the right thing? and not about how many people have realized they are being hurt? How many wall streeters does it take to spring a politician into action? One. One wall street ceo picks up the phone and says jump and the politician says "how high"
It should not take a majority voice at PCVST to move a politician into action to do the right thing. We should have never been wronged in the first place. It was their job to prevent that from happening and now that it has happened it is their job to fix it even if they had a hand in it.
Let us know who your politicians are who need a majority voice before they will help residents here so we can tell them it should not take a majority to stop a wrongdoing. Just one person should count with importance to get action. Their is a lot of proof and evidence if only one politician would do the right thing. Just one politician. Just one. Not a majority of politicians. Just one.

If that were true it would have been easily, quickly addressed long ago and corrected.
But it has not been addressed or corrected, because it is true and correct and proven.
What is reprehensible is a rent roll increase in a few short years of 50%, an eviction of thousands, loss of most of the trees and open space, and those who stand to profit from others loss of home name calling those trying to save the community as "reprehensible."
If it were misinformation that would have been easily addressed years ago. But the information on this blog rings true and rings loudly.
Name calling as "reprehensible" those fighting to save this community along with any and all your other illegal actions to intimidate those trying to save what is left of this community is what is reprehensible. We are not intimidated by any of you in all you have been doing to us to destroy us. It is our right to fight for our homes and our community and we are right in what we say in our fight.

Assess and audit what? The rent roll? The Tishman Speyer take in the Brookfield deal? The Brookfield deal? The Paul Weiss take in the Brookfield deal? The Moelis take? The Berlin Rosen take? The Verizon take?
I think they need to tell us all about all of the above.
I see a lot of these guys taking more and more along with a lot of residents giving and losing more and more.
I see a total blackout complete lack of transparency in the Brookfield deal keeping us tenants in the dark in what is called a tenant led bid and our questions for details on the deal ignored, telling me I wouldn't understand the complexity.
If any of these lawyers, RE, politicians came to where I work they would look dumb too. Would not know how to do their job. The difference is that we would treat them with respect and teach them what they did not know and would not treat them as if they were stupid just because their training was in a different field. We are not stupid because we don't understand finance or real estate or the law just as they are not stupid because they do not understand our jobs. They need to stop treating us like we are stupid and stop keeping us in the dark on their PCVST deal.
I want details on every deal with every corporation NYU, Verizon, Fortress, Brookfield, Tishman, BlackRock, political "donation" and who has been given what, how much, when, so I can see their motive behind what they are pushing on us ad decide for myself if I trust them.
From where I stand, I agree all the politicians have abandoned us, a few have two hands in a bad deal, and my rent has skyrocketed taller than those flammable skyscrapers - skyscrapers which should pay an additional large tax fee to double the number of NYC firefighters and give them all a raise.
Every skyscraper should have an annual million dollar per floor tax that goes to the FDNY.
There is an alliance and many say it is ethically challenged.

@3;49 wins the thread for the most mentions of REBNY per post, and thre are over 40 REBNY mentions on this thread alone. I'm getting OCD just reading all the posts that mention REBNY. If you haven't noticed, NY is one of the most lucrative real estate markets on earth, always has been and always will be. Real estate and finance will always be where the money and power in this town come from. Unless you can change the economics of NYC then the political power of big real estate is not going away.
ReplyDeleteIf you think REBNY is going to just walk away from Stuy Town and one of the biggest real estate deals around then you are setting yourself up for a very big disappointment. Maybe its time to hope for something more realistic, like discovering the meaning of life or time travel, because big real estate is only getting more powerful with all the foreign money pouring in. As renters and not owners, no one in Stuy Town will have much to say about it's future, while REBNY surely will.
"Marsh" is symbolic of the entire TA Board. Marsh did not act alone, he did not make decisions in a vacuum, he should not be the scapegoat to create an illusion or give an appearance that now the TA Board is on track on behalf of tenants. It is still derailed. There is a team collaborating on the REBNY deal. Just like Cooper Union is not one person acting alone and now that the President is out, all is fine and dandy. We don't need symbolic change, we need total reform of the TA Board.

New York’s new budget bill includes an obscure provision, tucked inside section SS, exempting the portion of a boat’s price above $230,000 from the sales tax. That’s about four times as much as the median family in the state earns in a year. The tax break—let’s christen it the SS Giveaway—was quietly inserted into the bill, without public discussion or debate. Some tax cuts are progressive; some are regressive. This one seems almost oppressive.
New York’s proposal, then, is an effort to keep up in this race to the bottom. “The justification for that is it creates jobs,” Senate Republican Leader Dean Skelos told reporters. “It makes New York State more competitive.”
That mirrors the logic of other tax breaks the state has embraced in recent years. And it enrages critics at both ends of the spectrum. “These are very wealthy, powerful people they're giving this money to.”
New York is hardly alone. America’s state tax laws are riddled with carve-outs and loopholes aimed at attracting or retaining businesses, or promoting economic growth. Each individual measure may seem compelling to the legislators who support it, but in aggregate, they produce an impossibly convoluted and regressive tax code.
The top one percent of Americans pays only half as much of its income in state and local taxes as the bottom twenty percent. And governments end up starved for the very revenues these tax cuts are often aimed at securing.

Just offering families more ways to save for college expenses, and suggesting that they save more, isn’t enough: college costs are rising too rapidly and total student debt now has topped $1.3tn.
Maybe we should look at what is happening in Europe, where colleges in Germany, Denmark and Sweden offer free college tuition. Of course, it comes without frills. There are no lavish dorms, no lap pools. And there’s no bottom 1%, worrying about where they’ll sleep."

We're generally happy here but have been increasingly upset over the management office construction work. Has anyone heard of a timeline for completion? They originally said last May; now it's almost this May and still nothing. We really want to use our walkway and playground again.

By the way, it seems that DeBlasio has totally deserted us. I guess cannolis with Marsh was just not as enticing as Speyer/Spinola hard cash. I really hope he is a one-term mayor because he is a total fraudster. He doesn't give a ff about the middle class.

ReplyDeleteThe feces stains from these dogs are going to be extremely visible, and I own a dog. What will my guests think of? Soft thick generic wooden panels for the bottom borders which are cracking already? AND, the porter in my building is wearing light colored pants? Light colored pants? I thought they used to be a grey color. Their job seems to be very demanding and they will get filthy. They look like Recreation Department personnel. Whoever is running this place definitely has their heads stuck soo far up their asses, it's not even funny.
I just moved in here a few months ago and am paying a substantial amount of rent. What did I get myself into.

It is true they are installing outdoor lunch tables for the management office. They are ruining the peace and quiet design of the property. The benches were purposefully chosen for outdoor furniture so people could enjoy the outdoors while the thousand of homes surrounding the open space would maintain peace and quiet in their homes. Installing lunch tables and "crowd gathering" furniture is a purposeful direct assault on the peace and quiet of thousands of apartment homes. In how many ways will DOB and CB6 allow quality of life here to deteriorate so RE can increase their profits from us and build their commercial entities on this residential property? In how many ways big and small will NYC fail 30,000 people?

Get rid of the college campus amenities, the college dorms, the college campus security, the mci for the college campus water valves for the increased student population, the mci for the college campus security, all mci charges refunded and rid of that have any relation to the college campus NYU Stuy Town off campus housing they installed, and restore our Peace and Quiet and replant Trees to the Oval after tearing out the campus luxury amenities. What a f*****n joke they laid on us with the one-percenter college campus housing.

ReplyDeleteFiven the Brookfield is directly responsible for the $100million increase in our rent roll (representing a 50% increase in a very very short time period) perhaps Hoylman who lauds this deal can assure us PCVST is not a side note thrown under the bus in any of the Brookfield deals where Brookfield gives the city an inch in Hudson Yards in return the City gives Brookfield a pass on the bad acts here. Every Brookfield deal with the City admin needs scrutiny by tenant eyes.

I can't believe those whiners on the TA FB page are calling Security because people are smoking outside the M and T entrances. Granted, if the smoke is going into your window you have the right to ask the smoker to blow the other way or step a few feet away, but to call Security! Some people should just go and live in a bubble because they can't deal with life unless everything is their way and as sanitized as they want it. They sure don't belong in NYC!

My oh my, the yelp reviews are awful. Word to the management here : our building entrance smells like piss. Going throughout the back basement / the dogs & humans piss there and the porter is not cleaning it. IT'S disgusting. Before I post it on that yelp site for all the flyover moms to read, clean it up please. Our porter spends hours and hours washing the floor inside (why?) when the entrance to all who enter smells like piss. D/is/gust/ing
ReplyDeleteYes, I agree with poster April 18 3:13 PM. The front of our building in PCV is also often covered in dog urine. The dogs are allowed to do their business as soon as they pop out the front door. There are stains on top of stains. In the days of Rose Assoc., security started monitoring our situation (because of complaints), and actually followed dog-owners home and gave them warnings. The urinating around our front door stopped very quickly! Current management needs to step up and do what Rose Assoc. did back then.

The laundry rooms, the dog shit, the recycling rooms filled with garbage, etc., and then post these photographs on Yelp. If anyone can make a video with sound recording of the barking dogs, partying dorms, drunken asshole students lurching into the buildings, then post those too.

The photographs they put up in the leasing offices are photoshopped to a ridiculous degree and/or show photographs of what the property USED to look like. Surely there are laws about false advertising. The "bait and switch" techniques they use to lure in unsuspecting renters (especially the parents in the flyover states) are so egregiously dishonest that the Department of Consumer Affairs needs to look into them. Have you seen the photographs of the laundry rooms used in advertising the property? The lush trees and foliage? Absolutely they bear no resemblance to reality!

I understand they are an offshoot of CW Cap and it's overlord, Fortress. Isn't there a conflict of interest somewhere in that mix? Doesn't self-serving amount to theft? Fortress is one of the most controversial investment outfits in the world and anything they do should be scrutinized very thoroughly.

Two thoughts about this post. 1). Seems all the politicians in NYC are Democrats yet REBNY owns the whole lot of them. Outside of the Mayor it been a lot more than 6 years so you're right to question that.

In fact, one of the guards said that management doesn't want to help as they don't want tenants staying for more than one year and this will no doubt annoy us into non renewal. ? WOW.

ReplyDeleteObviously you don't live on eh lower floor apartments where kids hang out like it's a smokers lounge and your apartment is polluted with cigarette smoke.
I've asked many people to please move away from the apartments and in only one instance have UI gotten what amounts to the verbal finger from one or two snarky, hostile female smokers. Most of the kids are very nice about it but if they refuse to move, that's what Security is there for.
By the way, there's a legal issue re; loitering and hanging out on the stoops on Main is considered loitering.
Not to worry good people. CR will tidy up, plant flowers, clean all night long and then hit you and ME with a big fat MCI. We can't win people - until the loopholes on RS and DCHR are investigated and closed, you are fucked here.

ReplyDeleteWOW indeed! If you are telling the truth and the security guard was telling the truth, then management is clearly harassing tenants and can be prosecuted under the law. Always record any conversation you have with employees of PCVST, whether management offices or security guards.
