If you are a relatively new tenant (meaning you don't have a real rent-stabilized apartment, but are at the mercy of what happened after the Roberts decision), then you are probably aware by now of the difference between your real, base rent and your preferential rent. Upon lease-renewal the landlord has the ability to raise your rent up to your real rent, and there's nothing you can do about it. So it can be an extra $200, $400 or more, per month, which can force out people who are living here at the edge of financial stability. Tenants have been able to have a portion of these rents raises softened by management, but I've no idea by much, if, for certain tenants, at all.
Apparently, it was not enough for this tenant and her family, who posted on the Stuyvesant Town Peter Cooper Village Tenants Facebook page that's not run by the TA a simple message that says it all:
"We decided to not fight our lease renewal. Its just not worth it for the
quality of living. We are moving to Bergen County NJ. Could anyone
recommend a good moving company? Thanks a lot."
So families who wish to live here in this complex, and who currently do, have to make these type of decisions upon lease renewal time.

ReplyDeleteThis act happens all over NYC, how much extra you are willing to spend to avoid moving. I know of many nice towns in Bergen, however it's no big apple. As far as quality of life, there is still no better place to live in Manhattan.
ReplyDeleteTommybardee, the Big Apple ain't what it used to be. It's full of all the schlock that fills the cities of the Flyover States and the same ugly shoddy towers. It's convenient for hospitals and theaters (if you can afford them), but it's grit and originality, as well as its charm, are gone for good. It's a plutocrats' money-laundering safety box now.

Yes but in Bergen you won't get disrespected by terrible employees who work for Compass Rock or CW whoever the landlord du jour is. City government is failing a lot of people.
ReplyDeleteWe used to have long term tenants for generations, our kids played together, we all grew up together then raised our kids together. This "new stabilizer" creation Dan and Marsh did with CW is a load of crap. There is nothing stable here anymore. They ruined everything.

ReplyDeleteMake sure you also write to Cuomo--he's pivotal in this and he hasn't been making tenant-friendly noises. He thinks it's OK just to renew the laws as is. NOT TRUE! They need to be strengthened--we need to get rid of the preferential rent loophole so increases will be figured on the lower, preferential rent, not the legal rent. Unfortunately, a lot of tenants with preferential rent don't wake up to this issue until they're experiencing the nightmare of renewal.

ReplyDeleteMy 2 year old pointed at the building the other day, and said "thats my building". Our rent is going up 700 bucks end of month, cant afford it. We're market rate. Being taxed for being born too late. Breaks my heart.
