STR posts, the world shakes



Perhaps my "Stuy Town is a Disaster" post from last week has produced some movement on the part of management. The chess board area between Oval Cafe and Oval Study that I complained about is now under demolition as I write this.

Now, here's the question: What is going to take its place?

Please choose one:

1) New chess tables and chess area.
2) Nothing. Management, pissed, is telling STR and residents: "Take that, bitches!"
3) Vending machines.
4) Student housing.

    The creation of "servicers" is for developers to rip off banks, rip tenants out of homes, and steal land. If servicers didn't have the backing of corrupt politicians we would be safe in our homes.   3. Since Cuomo controls the city and state DHCR, DOB, city and state agencies, commissions, panels, ethics authorities, and judges, the only option left is a federal case on this real estate scam that killed a community of 30,000 people.

  7. In my humble opinion, the " Grand Plan" is coming to an end & the true reason for all this upheaval will soon be revealed. Just an opinion. Not sure what the end result will be but I am sure we will be the last to know. I always believed ST & PCV will be divided & sold off as 2 separate entities. I guess time will tell.   9. There's another possibility concerning the removal of the chess tables, if they are not going to be replaced with new ones: A separate seating extension of Oval Cafe, for "residents and their guests" only, of course. Such a possibility could put the zoning code in jeopardy, however.

    I also thought about this construction of having to do with the so called "Resident Amenity" Oval Cafe as well. The Playground 11 chess tables are untouched. For now. As far as I am concerned since, like the Farmer's Market, since there are no signs or screening for "residents and their guests", the Oval Cafe is already a commercial establishment that is in violation of the zoning law. But don’t tell that to Danny boy, he patronizes the shithole.

    Pension funds and "predatory equity"

    Just a year ago, the shoe was very much on the other foot. Housing advocates had discovered that city pension funds had a stake in "predatory equity" investment funds that were buying rent-regulated buildings on the expectation that they could dislodge tenants and jack up rents--a tactic that has proven to be very unsustainable.

    (See the example of Stuyvesant Town/Peter Cooper Village, which was bought by Tishman Speyer--not predatory equity--as detailed in New York magazine.)

    What emerged was a new residential real estate investment principle, involving an effort to ensure fair treatment of tenants; the creation of a process in which the pension funds opted out of sketchy properties; and an effort to pursue Economically Targeted Investment (ETI) Programs.

    The goal was "a market rate of return that is commensurate with the risk assumed, to fill capital gaps in New York City, and to provide specific quantitative or qualitative benefits to New York City and, in particular, its low-, moderate- and middle-income communities and populations."

    Yes, that's a market intervention, and thus subject to scrutiny. But the beneficiaries would not be the Mort Zuckerman's of the world.

    Actually, the chess tables are used...for chess. Certainly the ones on the other side of the Oval are chiefly used, but I have seen chess playing at the RIP chess tables last week, and by different people.

This truly sucks (the eventual taking down of the playground 9 chess tables for what, an addition to the Oval Cafe?) but it's so typical of CR, start a major landscape construction job on a FRIDAY! BTW, even if not playing chess, it's mostly long term tenants, middle age and senior, who hang at the chess tables. Can't have that in the NYU/millennial ghetto otherwise known as PCVST.

  24. Speaking of "the world shakes," it looks like there was a mini earthquake there. But then, ever since CR took over the entire property looks like it has been shaken up by an earthquake. I've never seen the place look so disgustingly unkempt and neglected. It seems to me that this poor excuse for a management only knows how to destroy anything of beauty and replace it with utter crap. When will they be going away?

    Ripping up the Oval has not led to anything good.

    Wildlife is gone, no more bird migration when PCVST used to be a premium bird watching site, the squirrels are disappearing (their homes demolished with each tree killed and others buried by construction workers). The glorious tall tree park is now a concert arena as if NYC didn't have enough and better concert arenas and event spaces.

    There was nothing like the Oval tree park, it was unique peaceful serenity, but now it is like every other overdeveloped loud beerfest mardi gras superbowl party.

    Who is catering these commercial food and drink drunken events where once there was a tall tree of breezy clean nature-space, in the corner of the Oval? Who has those contracts for those events, Petite Abeille? Vamos? Chipotle?

    How long have they been getting away with running these restaurant food spaces where there is no permit for such thanks to Dan? They are selling and serving catered food in a residential zone. The only way to go to these so called free food events is to pay monthly to belong to Oval Amenities so the food is not free.

    The amount students pay is less than the amount residents pay and that is not fair to the residents. The gym charges students less than residents and that is not fair to the residents.

    Doubtful tearing the chess area is for refreshing with a history of any ripping up being for events.

    Expanding indoor eating events to the outdoors? They already did that with the office bunker with the eating area for the property management when they decreased the tenant's open space for the bunker and put in tables so the office-workers have a nice eating area for themselves.

    Compass Rock, the Tenant Association and Dan are running food restaurants in our residential zone!

    Compass Rock, the Tenant Association and Dan Garodnick are discriminating against working class residents charging us more than students for goods and services in their PCV ST businesses!

    A con that can only happen if:
    IF / WHEN Schneiderman uses the Office of New York Attorney General to finish what Cuomo started in that office in exchange for something to advance his own political career.
    IF / WHEN Viverito uses the position of City Council Speaker to finish the deal Quinn and her city council made with NYU, in exchange for Viverito's special interests that benefit her career. The entire city council under Quinn agreed to the deal and to the con of telling PCV ST residents to let the property development occur in exchange for an opportunity to buy our apartments. The financial reports, obvious DOB bribe scam, and rent roll and property price are exposing their con on PCV ST.
    IF / WHEN Wright uses his Assembly office to evade a discovery period on the Riverton lawsuit against CW in exchange for something for his legacy

    Schneiderman, Viverito, Wright, are prioritizing what is best for their careers and in Wright's case his so-called legacy, at the expense of what is best for constituents.

    An all too common con game by REBNY and Politicians we have seen before.

    We can do better next election. There are people better suited for office, lesser known names, who will use the elected Office for the People.

  28. The incessant jackhammering all day Friday to rip up the concrete around the chess tables is another example of management's complete disregard for QLL issues here in Stuy Town. The chess tables are INDEED used by many. They should NOT be removed. What is the purpose of ripping up the cement around the soon-to-be eliminated ( I hope not ) chess area. Another illegal commercial endeavor perhaps? Just for residents and their guests of course...lol. What a colossal waste of time and money on the part of management. By the way the workers are non-union paid a pittance by the money-hungry ghouls who are destroying this place. As usuaul a royal f-you to Compass Cock, CW Capital, Tishman-Speyer, and all the scumbag pols who feed off of this once, no longer, great oasis in the city.

  31. City electeds OWE residents an honest and clear answer on the City's take in this takeover of PCVST.

    The PCVST deal has components the city gets in exchange for allowing the takeover.

    They are ruining our homes, quality of life and uprooting our lives. The City gets a piece of the deal which is why none of the past and current council and elected are helping to keep PCVST residents in our homes.

    It is why they are going a step further and helping the process of removing us from our homes by rigging FOB and TPU.

    It is why every elected and city rep says -- if you want to buy your apartment you have to allow the DOB and Dan to develop and commercialize.

    So Mayor Bill De Blasio what is your "take" that you get for NYC as clearly NYC is an integral role in taking away our homes, the place we raise our families where our kids once grew up in a safe, clean environment that no longer exists here.

  38. The destruction of the Oval tree park was an act of pure evil. What has it gained for them? How much profit have they made by turning the once-beautiful tree park into a scruffy lawn? Those shitty summer "concerts" can't bring in much revenue, especially as they are free and they have to pay to set them up. They have to pay to keep the lawn (such as it is) maintained. The tree park was the best thing about Stuyvesant Town and was what made the property unique. The trees provided shade and provided homes for birds and squirrels and was beautiful and restful for humans just to have it to enjoy.

    The TA never raised its voice against the wanton destruction of the Oval and I don't what their quid pro quo was. Garodnick didn't raise his voice either. I hope and pray that Garodnick and the TA just go away one day. I will never, ever vote for him or any of the corrupt cadre of politicians who have contributed to the destruction of Stuyvesant Town and destroyed the quality of life here. Greedy, corrupt, avaricious bastards is all that they are.

  49. We do not need to dig up toxic subsurface contamination in Peter Cooper Village Stuyvesant Town only to have NYU Langone Medical Center getting business when we and our children fall ill.

    We do not need to give federal aid to new animal laboratories when there are enough existing (and too many) and they yield no cures, only treatments that yield profits.

    We don't need to put people's homes at risk so Wall Street and REBNY can make billions more on top of the billions they have, leaving the working class destitute.

    We do not need government's reckless spending on building British bank Russian financed Ratner's Barclay Centers and Nassau coliseums entertainment centers when our own government can't or wont implement laws that keep us and or homes safe from predators.   58. Garodnick, the Tenant Association board, and Compass Rock furnished the dorms. It took a lot of staff to coordinate the purchase and delivery. Where did they hide those costs, in an mci we are paying? Nobody is auditing the invoices from CW Compass Rock and the Tenant Association is in on it as we know, they have us paying for NYU security installation to meet state requirements.

  61. Those chess tables look awfully alone out there, don’t they? Odds are they are history. Odds are their replacements it will be some type of commercial “resident amenity”. BTW, biggest waste of space are those 2 hour limit bike stands opposite the First Avenue Bunker that took away some useful parking spaces. Went by them last Friday around 1 PM, no bikes. At the EV Grieve blog, someone posted how EV real estate brokers don’t want to see anyone unless they are millennials since they know that they have, at maximum, a 2 year expiration date. Some rational by CR for PCVST as well.

    Cuomo and Langone are the center of Peter Cooper Village Stuyvesant Town community's total destruction from obliteration of Open Spaces and Tree Park to ripping 10,000 families out of homes. Their high level of arrogance renders them stupidly believing PCVST residents would fall for their scam.

    In an earlier post a commentator had links to Langone bragging how he "happen to know" the person standing behind Spitzer in the post office as he purchased money orders for prostitutes, (in Langone's quest to takeover the Governor's office for Cuomo).

    Doubtful Langone happen to know who was behind Spitzer in the Post Office -- more likely he had Spitzer followed by the people who then were behind Spitzer in the Post Office, to spy on Spitzer's every move. His moves may have been vulgar, yet Langone's are worse.

    Langone needed the Governor's office to get the bedpan alley through PCVST land, and that meant he needed Cuomo in it. Langone needed Quinn or Stringer as Mayor but had to settle for next best position with Stringer as controller and not Spitzer; and needed Garodnick as at least in city council but they (Cuomo and Langone) aimed for Speaker. Schneiderman in Office of Attorney General was a sure thing to finish Cuomo's work for Langone approving the PCVST deal and slowing/blocking tenant complaints of frauds. Although Quinn was a sure bet to finish Bloomberg's RE work the People pushed back and voted NO on Quinn and YES on De Blasio with the hope he would deliver on his campaign promises.

    Langone buys Political Offices and puts in politicians who will use that Office to do his dirty work (thank you to the earlier commentator on Langone's plan for filling the Federal government office with his chosen operatives).

    The Stringer / Garodnick musical-chairs deal they played with political offices was designed by Cuomo / Langone. A deal made so they could steal PCVST among other things for Langone, NYU, REBNY and the dirty NYU deal the Quinn Council made.

    De Blasio was right to back Viverito fighting against Cuomo's brazen and loud vested interest push to get Garodnick as Speaker. That would have been unimaginably more disastrous.

    THE PCVST DEAL IS A DIRTY DEAL BY PEOPLE WHO PLAY DIRTY SO NOTHING STANDS IN THE WAY OF GETTING WHAT THEY WANT - NOT EVEN 30,000 WORKING CLASS HUMAN BEINGS.

    Senator Charles E. Schumer, Democrat of New York, who helped negotiate the award, said the new system of payment was put into the Hurricane Sandy relief bill to give institutions the confidence not to skimp on needed repairs. Congress appropriated more than $50 billion for relief after the 2012 storm.

WE can write to the Senator to protect us from predatory RE but the Senator showed he is in on the BrookfieldPaul Weiss Garodnick TA deal so it will be a waste of a stamp, but sure we can do that to.     It is true that it has been proven that all sociopaths (serial killers, child killers, etc.) have a history of abusing animals. They are incapable of feeling any empathy or sympathy toward their victims and are lacking in some brain substance that controls feelings of guilt, conscience, empathy and compassion. Pretty much sums up most of our politicians and all of the Langones of this world! Langone gives a lot to charity, but I think that is an attempt to buy himself honors that he doesn't deserve. He's got some sort of Knighthood in the Catholic Church - and we all know that that has everything to do with giving the church money and nothing to do with being a decent person.     "Today, with the help of taxpayer dollars, the hospital is almost fully operational. Political leaders have praised the swift infusion of cash, but some victims of the storm say it exposes a gaping inequity in the way FEMA handles federal disaster grants.

    Individuals with flooded homes cannot get FEMA disaster grants until all of their private insurance claims have been settled, but that same rule does not apply to large institutions like NYU Medical Center, even though they have private insurance contracts in the hundreds of millions of dollars.

    “I can’t get that money, because I have a flood policy and I did the right thing by paying my premiums,” said Jeff Greenberg, an East Rockaway storm victim whose home was destroyed by Sandy."
