Affordable is all in the eyes of the beholder... what is affordable to me may not be affordable to you. This is basically a way for them to say some supermarket will be there, but it won't be Associated. They don't fit the vision of what we want this property to look like.

ReplyDeleteI hope the TA asked Blackstone if there is any truth to the rumor that they are going to make everybody have their air conditioners put in under the window. This would be an enormous MCI as well as a lot of disruption and mess in every apartment. That stupid John Marsh is probably a cheerleader for this idea. Thank God he is not leading the TA now. I wonder if Garodnick had a hand in this. I wish Garodnick, Marsh and Steinberg would go away and stay away. What a sleazy threesome. 'They have never been on the side of tenants, especially RS tenants, ever. Marsh coined the phrase "new stabilizers" because he thought they would be instrumental in turning the place condo. I think that gruesome threesome just look out for themselves.

ReplyDeleteThe other community boards are seeing through the disastrous affordable housing plan that leaves out the middle class, barely has housing for the poor, and majority of housing is built for wealthier upper middle and one percenters. to bad our comunity boards didn't do the same for us and instead promoted the de Blasio plan having us rally at City Hall for it. It is a bad plan and we are paying the price. Community boards 6 with Steinberg and Thompson (who works at one of the biggest lobbyist firms for RE)

In his own words, Marsh said he would welcome an MCI so he could have a better view. He made NO MENTION of IAI. It was not until he was called out by STR and on FB that he tried a poor attempt to justify his comments.
The gig is up in terms of the TA. Hopefully you will realize that sooner rather than later.

That is why they checked our air conditioners during the invasive inspections! Now Marsh is trying to give a sales pitch to tenants on, in his opinion, the benefits of moving your air conditioner. His words are absolutely written like an advertisement. He sales pitches is on the Barclays events, the circuses, and not this! The TA (Steinberg, Marsh, Doyle, Salacan) have been pushing the REBNY landlord agenda on this community all along.

When Fortress did their part in the Spetka Tishman plan they discussed (per Mr Bagli's book), Fortress did not have to actually do any work staffing or running the place. Fortress just had to give the appearance they are by buying CW Capital so Speyer could look like he "walked away". Meanwhile Tishman Speyer employees carried out the evictions and did the construction (same ones who did Yankee Stadium)
Fortress never had to deal with staffing PCVST because Rob Speyer never walked away. Tishman Speyer people, employees and contractors remained and carried out the destruction of PCVST.
So far we have Dan Garodnick doing a pre-sell on construction of a polluting and unnecessary ferry docking station at 20th street (to connect to the new ferry station at La Guardia?)and now Marsh doing a pre-sell on relocating your air conditioners out of your windows. At least they are having the two least influential people doing their dirty work, really, is anyone buying their acts they sell for RE?
ReplyDeleteA ferry station connected to a La Guardia route will ruin Manhattan. Airport connections should be centralized within Manhattan then dispersed, eg into Grand Central then dispersed via multiple subway lines.
Before any ferry station is built, the routes and foot traffic should be completely understood and agreed upon by the community. Of course the plan is to completely wipe out the community in 20 years so what do these incumbents care about what citizens need and want?!!
It would be unreasonable to expect any landlord to guarantee Associated the right to stay. Then what leverage would they have come lease renewal time?

For the TA this is a case of damned if you do, damned if you don't. I'm glad to see the incoming owner in dialogues with the TA -- and vice versa --on topics like this. Perhaps If everyone with QOL concerns called the TA helpline when a building or property issue concerns you, your issue could be on the list of concerns the TA shares at a future meeting with Blsckstone. Baby steps maybe but steps nonetheless. (I'm not a building captain, a TA apologist, TA groupie, or employee of LL; just an average Joe chiming in.)

The problem is that Susan Steinberg likes to act like she's some kind of leadership hotshot and it's just not even worth her bothering with the TA if she can't run things like that. Essentially it's just a self-serving ego trip for her. Changing that would be easy. Stay transparent, communicate with the community enough so that the style becomes leadership by consensus.

we are having a horrible time with neighbors above. This is a one bedroom and there are at least 4 to 5 people living there without carpets. Called and reported to security many times, whom do we now contact in management to discuss moving or legal options. The landlord here is in violation of my lease if not handled.

These are not public housing projects, though they are becoming to resemble them more and more. Hot plates are very dangerous, especially when there a elderly people or children around. Remember that horrendous fire in Williamsburg (I think it was Williamsburg; it was in one of the Hassidic neighborhoods) when 7 children lost their lives. It was just a few months ago.
I believe the affected buildings are the same ones that were affected when the bunker was being built. They had to deal with noise, filth and toxic soil then, and now they have no gas. If ever there was a time for a rent strike, this is it!

This is definitely grounds for a full abatement of rent, plus a stipend for hot meals and the inconvenience of not having laundry available. These are the same buildings that were affected by the noise and dust from the management office being constructed.
There is a theory among the contractors that the gas leak arose because of that management office construction.
Hot plates are not the solution
The TA has not been on the side of those tenants throughout the entire ordeal and still are not. Another dinner coupon or something like that will probably be pushed on tenants to make sure they don't get all they deserve. The contractors are probably correct.

Call the legal dept every day until your problem gets solved. They do not want to hear from you every day, so if you are persistent enough, it will get resolved. You can't just call once in a while. Call enough where you get yourself known. DO NOT GIVE UP UNTIL IT IS RESOLVED!

ReplyDeleteYes, this is the way to go. The current Property Managers are useless. Everyone knows that the current Tenants Relations Manager, the infamous Donalda HaberSHAM, is beyond useless. Also, demand a meeting with Legal as well. Be very careful with the current Legal Department as well, they are NOT on your side. The infamous Gregory Claude (he goes back quite a way TS, Rose, etc.) of Legal. Just Google him and see. Be afraid, very afraid. But don't be docile, have all your ducks in a row prior to the meeting, be courteous, be professional and be prepared. Good luck.

We should have been made whole plus interest on the money stolen and someone(s) should have gone to prison for the obviously stolen money each month from thousands of citizens. But that would require an Attorney General who is on the side of tenant constituent citizens.

The saga of Stuyvesant Town feels like it will never really end, but sometimes it takes tentative steps forward. The latest: former Stuy Town owner MetLife and the complex's tenants have finally reached an agreement to settle the dispute over deregulated rents. The agreement needs court approval before it can be implemented. But it could close the loop on a lawsuit that began in 2005, when tenants sued with the argument that MetLife and the Stuy Town investors led by Tishman Speyer had illegally deregulated units while receiving J-51 tax breaks. The court ruled in tenants' favor in late 2009.
Sources tell Crain's MetLife won't be paying anywhere near the $200 million lawyers said overcharged tenants were owed. We can't say we're surprised. Crain's also hears tenants are close to a deal with CW Capital, and that settlement would include new rules for rents on the illegally deregulated units. Anyone know more about that settlement? This "private" meeting at TABoard John Sheehy's home (unprofessional setting and certainly too casual an environment to be taken seriously) is worrisome for several reasons.

We already know the last sentence is not true as evidence by the massive number of evictions of 6000 apartment, up to 20,000 people, these recent years because in order to have a condo conversion you need roughly 80% condo to 20% renters - thus Blackstone admitting the goal of `"1500 renters left" (be careful 3500 RS, you are being targeted!). The first round of thousands of golub notices which most people were innocent but could not survive a harassing, expensive, rigged court case and the last round one final push of golub notices and push out of Associated. They harassed and stressed Associated for a year and tenants for years.
B. This line is honest and probably accidentally admitted to the press - "how much they are willing to pay. The larger both of those numbers grow, the higher the bid can be."
In other words in order to put TA board bid together they had to increase individual apartment prices which requires
1) un-audited,inflated renovation (thus the enabling of the illegal inspections),
2) chopped apartments / dormification
3) massive unchecked by housing authorities "first rent" scam
4) brand new offices constructed to up the condo prices,
5) commercialization of the Oval without trees to up the condo prices, etc. All the things the TABoard allowed and enabled to be done to people and the Tree Park to up the condo prices and any tenant who fought back to protect the people and the property got the full wrath of the TABoard, their team of pr, pols, and lawyers Paul Weiss Wharton Rifkind, Moelis, Berlin Rosen,

Lastly, Ms Christine Quinn, (REBNY darling who they thought was a 1000% sure thing for Mayor - because voters don't matter, just campaign donations to buy elected offices), said this untrue gem to pr spin the Brookfield deal:
"I believe (the Brookfield agreement) sends a message in the real estate and business community, that you can in fact, make good, fair money building middle-class housing, being part of middle-class housing, investing in middle-class housing and conducting your real-estate business in a way where you respect the rights of tenants—not base your cash flow on pushing tenants out," City Council Speaker Christine Quinn said. "That’s a very important message and I applaud Brookfield.”
Evidence of recent years of 20,000 people in 6000 apartments pushed out of their homes for the condo conversion, whether Brookfield or whoever, renders Ms Quinn's belief utterly untrue.
The ONLY way to preserve the middle class community here was a Penn South deal which Hoylman just recently had the nerve to tout the Penn South success story while he engaged in the demise of PCVST.
A "Penn South" deal, and not a "Kane / Hudson Yards" deal is the only way that would have protected citizens.

ReplyDeleteAfter the fact? So what? He misspoke - maybe - IAIs are governed by MCI law so they may be commonly referred to as MCIs, I'm not sure. But he clearly explains what he meant further down thread: "...the MCI I am willing to pay for is an Individual Apartment Improvement..."

ReplyDeleteRidiculous. How can anyone take them with any level of seriousness. The meeting should have taken place in a formal, professional setting and not an amateur setting as John Sheehy's home. That says it all. Jphn Sheehy is already on record supporting the increases on our rents and purchase price of the property (although why the buyer and seller both have a shared interest in increasing the purchase price is beyond all logic and comprehension). Jon Gray should reciprocate and have the next tenant town hall meeting at his home.

Ridiculous. Couldn't they have at least had their meeting at any of the many office spaces that rent by the hour? Or at the spaces in the Dan Garodnick / Brad Hoylman strip mall? Anywhere more professional and neutral then the welcoming living room of the already Judas TA Board.

ReplyDeleteThe best way to handle the T.A. is to NOT pay your dues anymore! Return their mailings and ask to be removed from their mailing list since they obviously find us to be beneath them. The best was to handle Blackstone is to become a shareholder (stock trades under 30. per share) and buying as little as one share qualifies.
