My Main Suggestion To Our New Property Manager

Mr. Hayduk, please regularly read the following:

This blog:

http://stuytownreport.blogspot.com

The TA Facebook page:

https://www.facebook.com/groups/stpcvta/

The non-TA Facebook page for tenants:

https://www.facebook.com/groups/Stuyvesanttown/

This Yelp page of opinions that were moved to a different area:

http://www.yelp.com/not_recommended_reviews/peter-cooper-village-stuyvesant-town-new-york

This Yelp page on PCV/ST, though a number of opinions there have come from people who are seduced by a rewards program started by CW/CompassRock and, therefore, highly suspect. You'll be able to tell which ones:

 http://www.yelp.com/biz/peter-cooper-village-stuyvesant-town-new-york

Please do NOT take seriously "yes" men/women or people who are still working in administrative capacities, as they will spin everything to advantage. But if you regularly check the above links, you will become quickly aware of what tenants truly feel about this place, how it is being run, and where the problems exist.

  1. He should also be aware that Susan Steinberg and her TA do NOT speak for the majority of us and have not represented us well for a very long time. The TA has a sycophantic relationship with some of our elected representatives, especially Daniel Garodnick, and let's them control them. This results in the TA doing what is good for the politicians' careers (which means pleasing their owners, REBNY) and is often to the detriment of the tenants.

  2. WE
NEED HEAT WHEN THE TEMP IS IN THE 30s And 40s! NOT JUST A PUFF OF HEAT EARLY MORNING THEN NOTHING TILL EVENING!! THE APARTMENTS ARE LIVED IN DURING THE DAY FOR CRYING OUT LOUD!!!!

  3. I hope Garodnick and Steinberg will not be at any of these meet and greets. It is so nauseating seeing them almost slobbering over each other. Gross!

  4. so the dude will live here and decide that we need this or that (and we do) and there go more MCI charges. You want it , you got it. All crooks and A Holes.

  5. Do not readily trust the words they say. Ivanhoe Cambridge's actions earlier this year speak louder than words and we know our local politicians will back them up against tenants and the DOB will give them permits and the TA will say whatever the DOB and politicians tell them to say.

"Ivanhoe-Cambridge are resuming construction on a downtown skyscraper despite agreeing to a moratorium in order to look for remnants of an aboriginal settlement on the site.

They based their about-face on the results of five 10-inch test holes. They didn’t even make exploratory test pits across the most promising places. They didn’t put a shovel in the earth. Apart from the pavement they dug up, it was not debris, back-fill and clay that they trucked away to landfill; it was mostly topsoil and there are photos to prove it."

  6. The Canadian Pension Funds and Paul Weiss Rifkind Law Firm lawyer Meredith Kane worked both Deals

    1. Ontario Municipal Employees Retirement System, a Canadian pension fund, financed Hudson Yards in 2010

    2. Caisse de dépôt et placement du Québec real estate 2009 consolidation of subsidiaries Ivanhoe Cambridge partnered with Blackstone to finance Stuyvesant Town Peter Cooper Village
FYI they have a lot of money so whittling away at and whining about rent stabilization is disgusting as is demanding the city finance the billionaire's reale state deal with taxpayer money! Guess that was the only way De Blasio could keep at least 5000 apartments at around $3000 mth. Get ready for a bumpy ride from Blackstone.
“With over $30 billion in assets in 24 countries, Ivanhoe Cambridge Group is already one of the world’s 10 largest real estate companies."

  7. What are the economic benchmarks for the property?

The Peter Cooper Village Stuyvesant Town deal, like the Hudson Yards deal, had to close when certain economic benchmarks are reached eg increase the rent roll by $100 million; same approach as the Hudson Yards deal.

Seeing as Paul Weiss Rifkind Wharton is the PCVST TA law firm, tenants should be shown what the economic benchmarks are for this property. Which have been met with the removal of the 6000 apartments and which remain to be met from the 5000 apartments left? No doubt the $3000 per month rent cap will meet Kane Paul Weiss economic benchmarks but how to remove the current tenants and replace them with the MR willing to push neighbors out of their homes is yet to be seen, but surely coming soon.

Maybe our New Property Manager Mr Rick Hayduk can fill us in on the economic benchmarks when he skirts our questions on his increase of commercialization and abigail michaels-like amenities. Has Dan rezoned the property from residential to commercial for Blackstone Ivanhoe Cambridge yet?

"Paul Weiss's Kane says that the deal's closing is to take place when certain economic benchmarks are reached. Those benchmarks essentially establish the market conditions--office vacancy rates, residential condominium pricing, and the architectural billings index--that can support the development as envisioned, Kane says.
When all of the benchmarks are reached, Kane says, Related and OMERS are obligated to close on the deal. Related can move forward with a commercial tenant and a building sooner, so long as the developer gives 90-days notice to the MTA. Kane says that the contract with the MTA is structured as a "single-lease that splits itself up into a series of leases and options to purchase."

  8. He probably knows all of this. He is a PR whiz according to the links the commentators posted and already has in place people to counter these websites with online ad and public relations campaigns.

    ReplyDelete
  9. He shouldn't be PR countering these websites and Facebooks. He should be reading and trying to resolve the issues that tenants have concerns about.

  11. The EDC are being untruthful. They are building a ferry stop at 20th which does not fit their criteria and they are refusing a ferry stop in a neighborhood that needs it. The 20th street ferry stop is political and for private billionaire buddies and not where constituents want it and need it.

  12. We are a long term residential community that lost half its homes to transients. The Governor and City are delusional with overdevelopment for a declining business that is a huge waste of taxpayer dollars, the convention industry to bring in more short term stay transients and the worst kind. Just plain stupid. At least De Blasio and Glen said no hotel stays in Stuyvesant Town for 20 years. Let's hope the real estate bubble bursts, the REBNY implodes, and a new class of politicians takes over from these incumbents before then.

    http://gothamist.com/2016/01/08/monorail.php

It's also noteworthy that some experts say convention centers, which generate revenue from convention and trade show attendees who book hotels, shop, and eat out in the cities that host them, are generally a waste of taxpayer money, and that trade show and convention attendance has been dropping steadily over the years.

“You’re competing in an incredibly overbuilt environment where cities are giving away their space for free,” Heywood T. Sanders, a public administration professor at UT San Antonio, told the Times. “It’s almost impossible to get ahead.”

So far, Cuomo's been pushing for some pretty big ticket infrastructure overhauls, which is confusing because it's not even an election year! Still, the idea of having to suffer through even more construction by Hudson Yards seems unpleasant, considering it's hard enough to find the Bolt Bus stop by the 7 train extension.

  14. BTW, I have reserved a meet and greet with Sir Rick. I will have plenty of documentation with me including Yelp reviews (the real ones) letters published in the T&V re the zero compliance of the 80% carpet rules and various other types of documentation that I can't go into on a public blog.

So any of you others doing so? Probably not. So much easier to post wild conspiracy theories here. This is your chance. Put up or shut up. I know the odds are long but I am willing to do the give and take and show MY face to him. Are you? BTW, the TA sucks. ZZZZZZZZZZZZZ. And BENGHAZI!

  15. I have no interest in meeting and greeting Sir Rick. I have better things to do with my time. All I ask of Sir Rick and his employees is that they do the job they are being paid handsomely to do and do it well. Those are principles that were never embraced by Compass Rock. You will never hear a word of complaint from me if you can manage to do what I have just requested, Sir Rick. I will pay my rent on time, be a good tenant, not disturb my neighbors and never call for service unless it is something that I can't deal with myself. Hopefully, we will never have to meet and greet each other. You do your job as the Property Manager and I will be a good and uncomplaining tenant. OK?

By the way, I don't need entertainment laid on for me. I have a very active social life and a wide circle of friends. I don't need to be "entertained" by the crap that passes for entertainment on the Oval. In fact, I very much miss the beautiful trees.

  16. Dear 6: 20. Yes we are doing this and meeting Rick. You are not all that. And if we or any of the other 15,000 tenants want to post here, why do you care. Unless you're trolling... hmmmmmmmm

  19. Additional to STR's great suggestions: if mr Hayduk wants to hear what the hockey bombs and basketball courts sound like, he has to go inside an apartment. The sound at ground level is not the same. Thank you.

  20. "And if we or any of the other 15,000 tenants"

I don't know where you are getting this 15,000 figure from. Even Wikipedia says 25,000. Even CR let it slip out around 2 years ago that there are 30,000 people who live here now. With 11,000 plus apartments and the dormafication still going full blast, more like 35,000 right now.

" want to post here, why do you care"

Nothing wrong in posting here, the STR is a great resource. But then, you get this:

"I have no interest in meeting and greeting Sir Rick. I have better things to do with my time."

Better things to do. TS, CWC/CR, and I'm sure Blackstone will as well, loved/will love tenants like this. I have gone toe to toe with TS, now CR, Management in person, no TA support, some victories, some losses but the bottom line is that I am active. Do nothing, just stay in your apartment. And the conspiracy theories are a waste of space.

I am also amazed at the ignorance of what is going here by long term tenants and how docile they are. Even in the so called “Glory Days” of the TA, the percentage membership was rather small. With seniors dying off in droves here, TS and CWC/CR had their actuaries do the math. It’s all in Charles Bagli’s book, “Other People’s Money” which, sad to say, many long term tenants have not read.

Did I tell you that the TA sucks?

    ReplyDelete
  21. Well that came out sooner than expected. The economic benchmarks for the sale of Peter Cooper Village Stuyvesant Town, the pillaging of the tenants to increase the rent roll and the raping of the Park Land to commercialize the open space, increasing the revenue, and the dangerous low level of operational support was for Paul Weiss Rifkind to have a sister announcement of NY bragging rights of the two biggest real estate deals in the country, Hudson Yards and Peter Cooper Village Stuyvesant Town.

They played with our lives for a real estate world record they did not achieve despite creating quiet press noise .

  23. Welcome Rick and family! I want you to know that before the renovation of the apartment above ours I never heard the neighbor above me except when she got very old and started blasting her TV volume. Since she passed and after the renovations, we hear EVERY movement, conversation, music, and yes sounds of impassioned humans loud enough to awaken me, and every sound imaginable in the toilet. I think the previous property managers installed cheap flooring. We are suffering ever since. Plus there are obviously no carpets since high heels click and clack all day and late night. Oh and doors slam constantly. Good luck. I hope you can restore what we once had.

  24. Thank you, thank you, thank you! Join the fight against the hockey bombs!!! It is pathetic that rink management and the ST recreation department cannot police and control the abusive man boys of that freaking hockey club. How many guys play on weekend mornings...10? Who has told them... STOP being abusive and hitting slam shots or you will be barred and have to go to Chelsea Piers WHERE YOU BELONG!!! The rink doesn't belong here, and that group doesn't belong here.

And thank you STR for doing your best for STPCV.

  25. "Additional to STR's great suggestions: if mr Hayduk wants to hear what the hockey bombs and basketball courts sound like, he has to go inside an apartment. The sound at ground level is not the same. Thank you. "

Last Sunday, I went to the rink around 10 AM and took a short vid with my now ancient digital camera, I got one of those hockey bombs on my memory chip. It was pretty loud at even the ground level. But the sound on the vid does not do justice to how loud it really was. I’ll send it on over to the STR anyway.

Re the rink, go to page 359 in Charles Bagli’s book, “Other People’s Money”, the infamous Sean MacArthur’s rational, "an amateur hockey player with children who skate”, for the rink. It will make you puke. This is one of the gems:

“You’re caught between crank tenants and gleeful kids. Anywhere else, this would be considered an amenity”,

Excuse me, nowhere else in NYC is there a loud ice rink in the middle of residential housing. He is such a dick. He doesn’t even live here and I bet 99% of the so called “residents and guests” who use it either don’t live facing this crap or even live here at all.

  26. 11: 12 am. Can we then also stop the hockey playing inside INSIDE INSIDE our apartments? Happy to support those complaining about the oval rink noises, but inside our units is a living hellish nightmare and if you want us to support you, please DO THE SAME FOR US.
signed: Living in hell here. Breaking leases if not fixed soon.

  27. It used to be that apartments near the Oval were coveted because of the peace and quiet they enjoyed. Sean MacArthur sounds like an affluenza brat. I hope we can gradually get the stench of the MacArthurs out of this place.

    Well said, spot on.

"Can we then also stop the hockey playing inside INSIDE INSIDE our apartments?"

I had one of these above me as well. That family is gone, replaced by 3,4,5(?)NYU OMG foreign exchange students who stomp, move furniture, slam doors on a so called 80% carpet inspected apartment floor (major CR lie) 24/7. I think everyone here, while not agreement on some things, we are all in agreement on the noise issues, inside and out. As per the TA FB page, there seems to be a good faith effort by Blackstone to change this horror show. We will see. Fool me once………….
