Nothing to Cheer About...Unless You're Big Real Estate

The mayor’s economic development team has also presided over several big public-private real estate projects and deals — the redevelopment of Domino Sugar, the Hallets Point project and the sale of Stuyvesant Town — that have delivered generous public subsidies to developers.

For example, at Stuy Town, the city is shelling out $225 million in subsidies, including a $144 million de-facto cash gift (in the form of a self-amortizing loan) and a waiver of the mortgage recording tax valued at $77 million. And although the city won a commitment from Blackstone and its partner Ivanhoe Cambridge to keep 5,000 units affordable for 20 years, some affordable housing advocates noted that many of the apartments are merely affordable for families with six-figure incomes. 


Michael McKee, treasurer of the tenant advocacy group Tenants Political Action Committee, called the deal a “mixed bag,” lamenting that most of the units deemed affordable are out of reach for middle-income families and that the deregulation of Stuy Town’s affordable units over past years was not reversed.

Although de Blasio initially sparked concerns in the real estate industry over his push to adopt mandatory inclusionary zoning, which would require developers in newly rezoned neighborhoods to set aside a portion of units as affordable, the mayor’s final rezoning proposal has turned out to be not as scary as many had feared.

The plan, which is set to go before the City Council this month, would eliminate several zoning restrictions for developers on height, design and parking in rezoned areas....

  2. Clearly Mayor De Blasio was forced to do penance for saving 5000 rent stabilized homes in Stuyvesant Town from the clutches of the Rob Speyer REBNY. Hillary Clinton denouncing Bill De Blasio instead of giving gratitude for the Iowa campaign support was insult to injury punishment for interfering with Master Bloomberg plan when Mayor De Blasio saved half this community. The obviously PR placed headlines in the NY press are obviously to create a public perception to tarnish his reputation as a penance for disagreeing with the corrupt Albany machine on a lot of things Albany is doing to PCVST, NYC and the State. Albany is dirty rotten to the core, from the top down.

    Mayor De Blasio showed political courage when he saved 5000 apartment homes here against the corrupt political will of Albany and we were all spared a PR stunt in the Oval by Cuomo Garodnick and Albany (and probably Langony), who while he took credit in his State of the State speech he did not get to carry out his plan for a PR stunt on "rebuilding PCVST" like he did at all the other mentions in his State of the State speech, Penn Station, LIRR, La Guardia, etc.

    Nice job Mayor De Blasio. Sort of. The Middle Class is not saved, but we are on a sort of life support for 20 years unless the market rate Trojan-horse tenants try to move into our homes now that they cannot purchase theirs as planned. Watch your backs, if the landlord can't get you to move out by installing a party dorm next to you, they will install an aggressive market-rater to do it.

Even now John Banks uses their rallying cry that People are "just afraid of change" and that is why we resist their plans of demise to our communities.     REBNY fears any changes to themselves. They like to work behind the scenes, fear exposure and they like to change everyone else, fearing any changes to themselves.

    That is why Cuomo quashed the Moreland REBNY subpoenas that would have exposed REBNY's corrupt ways and they would have to change the way they operate in political business.

    We do not need REBNY to like our Mayor. No leader needs to be liked. They need to be revered and that requires a few ounces of fear, likability, and respect.

    Cuomo has no likability, no respect, and all fear. But the Mayor has likability, and if also fear, then respect and reverence will follow. That must scare the crap out of Cuomo.

    Let them fear you so they don't walk all over you! You are already likable Mr Mayor. Let them fear you too.

The lawful, ethical thing to do is roll back the illegally deregulated apartment rents, including the Roberts and the Tishman Speyer Renovated, and refund with interest the unlawful rent charges paid and arrest the real estate expert fraudsters who gamed the system to steal the property, each constituent's home and assets.

    Good article, thanks STR. Bloomberg made quality of life in NYC better for foreign investors, REBNY profits, and wealthy New Yorkers who can afford homes at a 40% higher price point. Same vision Bloomberg has for Stuyvesant Town Peter Cooper Village, new stabilizers at a 40% higher level of wealth then teachers, firefighters, etc.

    It is better to be seen as difficult by someone who is manipulating the system in self-serving ways then using the system for the greater good of all. Being seen as difficult is more often than not, a very good thing.

At that presentation they showed an alliance between the Garodnick Co-Chaired NYCEDC and the PCV ST Tenant Association while Steinberg was seated separate from tenants, next to Garodnick's side. Which side is the Tenant Association on, tenants homes or commercial economic development?

  13. New and potential tenants should check those living above the proposed apartment. Over and over and over. if you see 3 names on the door, run away, if you see or hear girls and bros, run , fast.

    remember that in any space with too many people, even when trying to be quiet or walk lightly, you just naturally bump into things. The one bedrooms are only 700 square feet and even peter cooper one bedroom has awful sound amplifying due to the cavernous nature of floorpan. lux living baby. peace out.

REBNY had a strong 2015, made large profits, and with oil foreign investments shifting where they hide their money, REBNY will push out New Yorkers to make way for commercial developments for the Oil kings. It has nothing, I repeat nothing, to do with doing what is best for the New York economy and everything to do with helping the oil kings and real estate queens move money to and fro each other.

Gray said it all, about how business people really feel about politicians when he said "almost" because business people know they outrank, outmaneuver, outsmart their opponents in a business deal every single time the other side of the table is occupied by politicians, especially ones that are eager to please business.

    Politicians want CEO's to see them as if they are as smart as CEO's. They would kill for praise from a CEO. Remember how fast Schumer traveled hundreds of miles to the REBNY gala and Spinola belittled him for wearing khakis! Business people will remind politicians of their place in the pecking order, beneath or when at best they are "almost" as good. Politicians place constituents beneath them and treat us like we are blindly following, not smart enough to do anything without them.

    To business, politicians are the thing occupying the office with the power to make illegal acts lawful to increase profits. To politicians, especially if they are politicians with net worth over 1M, constituents are those pesky things to quiet, quell, and if need be quash so business can make more profits. NY incumbents are stuck in trickle down economic mode.

    Just two days ago, Bill de Blasio campaigned with James Capalino, a former lobbyist for Rudin Management. Capalino is currently a major lobbyist for tons of real estate developers around the city, and was the head lobbyist for Rudin who gave us luxury condos where St. Vincents used to be. I can't believe de Blasio would stand with developers at a campaign event while he rails against them on the trail.

    Another $205,675 was paid by Rudin Management to the James F. Capalino & Associaties, Inc., lobbying firm. Interestingly, over 75% of the staggering amount paid to Capalino & Associates was for lobbying that targeted Manhattan Borough President Scott Stringer. On November 25, 2011, President Stringer issued a recommendation in favour of the Rudin Luxury Condo Conversion of St. Vincent's Hospital.

    Bill Rudin and the Rudin Family stand to make hundreds of millions of dollars from the Luxury Condo Conversion of St. Vincent's Hospital, so much so, that spending $500,000 in lobbying alone is no big whoop.

    Rudin Management Company, Inc., has declared $576,921 in lobbying expenses to New York City under the "Pay-to-Play" campaign finance reform regulations.

    A who's who of top lobbyists served on the host committee of Bill de Blasio’s $1 million fund-raiser with Hillary Clinton, it was revealed Tuesday.

    Their participation in Monday night’s bash drew fire from de Blasio’s Republican rival in the mayor’s race, Joe Lhota.

    “The level of Bill de Blasio’s hypocrisy is alarming. He takes cash from developers and special interests while telling New Yorkers he supports something different,” Lhota spokeswoman Jessica Proud said.

Everyone sees through the politicians lies about how these ferries and waterfront streetcars are for the wealthy new residents and not for the NYCHA de Blasio says or for working class as Garodnick Steinberg say on the Ferry.

    $2 billion taxpayer dollars for Streetcars so the wealthy do not have to take buses and subways wit the rest of the commoners. This article is a must read.

    In his State of the City speech on Thursday—attendance at which his administration is working very diligently to limit to friendly faces only—Mayor Bill de Blasio will unveil, among other things, his proposal to build a streetcar line along the East River, connecting Sunset Park, Brooklyn, with Astoria, Queens.

    The proposed system (which would not open until 2024) would cost the city about $2.5 billion to build, the New York Times reports—significantly less than a new subway line. “There is a desperate need for north-south transportation between Brooklyn and Queens,” Mitchell L. Moss, director of the Rudin Center for Transportation Policy at NYU, said. “This is going to do more to encourage more housing than any other transit improvement currently underway.”

    This is a ridiculous thing to say: developers do not need any more encouragement to renovate and build on Brooklyn and Queens waterfronts, which are already home to some of the most expensive real estate in the outer boroughs. Speaking of which! From the Times:

    Actually, Two Trees owns more than a dozen residential and commercial properties on the Brooklyn waterfront. The Times hints that de Blasio will tout this plan as beneficial for the (not insubstantial, especially in Queens) number of people living in NYCHA housing along the proposed line, but nobody was talking about how badly these folks need infrastructural support before one of the most influential developers in the state got involved.

    What’s more, if the mayor was really interested in providing better transportation options to low-income families, he’d look to the busiest bus routes in Queens and Brooklyn, almost all of which pass through neighborhoods like Flatbush/East Flatbush, Flushing, and Jamaica. That is to say: very, very far from the waterfront, and very, very far from any property owned by Two Trees.

Preet Bharara and Chuck Schumer are in deep with each other from their days in the Madoff alliances and the Saklers Purdue Pharma Oxy alliances. Chuck placed Preet in his current position and Preet uses it to support Chuck. Hillary and Chuck are protected by the DOJ with immunity on all they "allegedly" do. Preet won't protect a citizen in PCV ST and neither will the NY AG and the NYC DA no matter what happens to a constituent in PCV ST as evidence by the past almost ten years under Tishman Speyerand if a constituent dares to stand up to PCV ST then Preet Eric Cy will crush them.

    Finally people are calling it what it is "luxury housing plan" and not the pr spun label "affordable housing plan" like they had us hold signs for at the rainy city hall rally photo op I regret. This exposes their tricks to upzone calling it rezone with the promise of QOL upgrades for residents that are pure BS to push the upzone rezone through for REBNY developers. The QOL upgrades have nothing to benefit current residents just like the Ferry will increase noise and traffic to make a commute route for new residents and that connects Bloombergs campuses.
