It has come to my attention that certain people (not on this blog) are contributing to the snarky and rude behavior that is exemplified on other ST/PCV blogs. We will have none of that on this blog.
Posts here are very encouraged by General Manager Rick Hayduk's moves to make signage a number one priority, and make ST/PCV a much better, if not nearly perfect, place to live through more personnel, both in front of the scenes and behind them. We appreciate the extra PS officers that walk the beat around the Oval and ticket the bicycles that are speeding through it, just as we appreciate the PS officers ticketing the dog infractions that they see. We appreciate the laundry rooms in working order all, and available to anyone should they choose, else a ticket by a friendly PS officer is issued. We appreciate all tickets, in fact, and are encouraged by the amount that's handed out, settling in a lifestyle that's commendable to all tenants.
We also appreciate Blackstone's harvesting of rules and regulations that make this a much better place than...well, we want to be positive. The guilty won't be named, but you know who they are. We appreciate the carpet rule and quiet time come the nighttime hours.
We also appreciate the lessening of a financial burden that many of our tenants had to deal with, and the lessening of "flex" apartments that are the bane of contemporary living here. It is nice to see, finally, apartments opened up to how they were truly envisioned, without those partitions that the DoB says are not additional spaces for extra tenants.
While we have had difficulties with the dog rules, we must say that the battle has been fought and won--by the dogs. So we welcome dogs into this complex, and if they are dogs from outside, what's your problem? And what's your problem with the dog piss and crap that you may see? They have to do it somewhere!
We love this place, in fact, and feel very fortunate to be here. Thank you!
what blog
ReplyDeleteThe other blogs.
ReplyDeleteSTR, you mean the other FB pages, the TA one and the non-TA one. Are they not IT speak "blogs"?
ReplyDeleteAlso, this 5/24/16 gem review from Yelp:
"PETER COOPER, STUY TOWN New Management is classless and running the place like a PROJECT ... Horrible posting rules and conduct signs right in the middle of the dirtiest run down elevators and lobby... Rick calls this good neighbor directions I call it disrespect and institutional. I went to discuss this with him and his answer was condescending and matter of fact... I pay loads of money for a market value apt. , and this is not what market value acts looks like and it's a damn shame....I have been living here for 1 year and disappointed every day. I thought Blackstone management had a better bigger vision for this property but clearly they are treating the place like RIKERS ISLAND...I'm just saying !!"
Now this person had some legit points (he gave PCVST one star) re the condition of the hallways and rugs by providing pictures but then he lost me by going on this rant about the QOL signs. Since we are now a dorm, guess what type of housing has signs all over the place re regulations? Just walk by the NYU Palladium dorm on 14th Street, take a peak from the street into their lobby; you will see what I mean. And I bet he doesn't have anything close to 80% carpet compliance, that’s why he pissed off.
The worst kind of insulted/starker is the patronizing faux empathy one! Sick!
ReplyDeleteNever ending drilling, never ending drilling, construction in buildings. There will be no naps for my twin babies. Horrible living here.
ReplyDeleteWE have no non TA blog, right? thought they banned it. So confusing here.
ReplyDeleteIs it April 1st already?
ReplyDeleteThe two "blogs" are listed at the front of this page. Go down.
ReplyDelete>>Is it April 1st already?<<
ReplyDeleteComing up next year. You mean I have to think of something already? ;-)
It's quite cheesy that the tenants pay for their own lightbulbs which are around $25 each - thanks douchebags.
ReplyDeleteWaking up to the non-resident with his (4) barking dogs around Playground 5 between 6:45 Am and 7:30 Am! He wasn't here today after being screamed at by a tenant to shut his f'king dogs up. Great to sleep until 8 Am when the renovations began until after 5:30 Pm.
ReplyDeleteThe renovations never end, the dogs never stop barking, the closets never stop slamming at 1Am.
And - House Rules! Really Rick. Who thought this one up? Sorority House? Fraternity House? Stop marketing to these dorm creatures that have destroyed this community.
Some places in the complex are hell to live near.
ReplyDeleteThe TA fb page used to be a lot worse than it is now. There was a bunch of very bitchy women who would gang up on someone they didn't like and mock that person unmercifully. They particularly hated the moms who posted there and went out of their way to be hateful to a young woman who had converted to Islam. I think the moderators got rid of most of them. They were pure evil.
ReplyDeleteMe Wonder where the dogs take a bath here. In the Stuytown bathtubs?
ReplyDeleteWe have not seen th postings in our buildings about rules. A gentlemen dos mention that the letters on the signage too small to read.
ReplyDelete"Some places in the complex are hell to live near."
ReplyDeleteEspecially when you face the Oval directly during the Carnival Cruise events of concerts and movies. Now the concerts (OK, acoustic now-we will see) are now on week day evenings this year so there is no escape. And for the movies, like last year, week day evenings so again, there is no escape. And there never were ID checks by PS for access to the Oval during the CWC/CR reign of horror for these so called “residents and their guests” amenities. Again, we will see what Blackstone will do re that issue.
MR tenants, do not renew if BlackStone increases your rent - there are hundreds of listings for rent, cheaper, closer to trains, better buildings without tissue walls. They even have good, close by supermarkets too. Do it.
ReplyDeleteI picked up on a scam that has been around for a while. The "ticketing" of infractions really doesn't occur all that much. Today I saw, in the space of 15 minutes or so, at least 6 bike riders go around the Oval in front of a "new" PS guard. Now if you don't ticket (and this guy wasn't even telling the people to get off their bike), then you have a relatively clean record. No infractions, no problems, great record. I wonder if this PS guard was "told" how to behave, too. It's surprising that he would do this on his own.
ReplyDeleteSo, basically, I don't believe what the Big Boss Rick is telling us, if he is getting his info from the troops on the ground.
I don't know what goes on around here, but I know this place is not run as efficiently as it could be run. If you complain, chances are you will be listened to. But it will be a temporary fix that will disappear once you are not looking. At least it seems so.
Great idea , wash the dogs in the sinks and tubs cuz our pipes can handle that hair.
ReplyDeleteI am not sure they stopped marketing to students. The damage is done already. This school leases ten apartments ( at least) for students and they are furnished. If ten schools are leasing ten apartments that is 100 apartments not going to permanent residents and is at least 1 dorm per building because aren't we 80 buildings?
ReplyDeletehttp://gradschool.weill.cornell.edu/sites/default/files/weill_cornell_graduate_school_of_medical_sciences_housing_policies_and_faq_8-2015.pdf
They did not stop renting to students and there are many more than 1 dorm apartment per building. I have 2 dorm apartments on my floor and one below me. The numbers are much greater than they wish you to believe and are increasing. Every time I get into the elevator there are students. Management cannot rent these overpriced MR apartments without them.
ReplyDeleteStuyTown Property Services is not a victim who has to rent overpriced MR apartments to students because of what the special servicer CR management company did. They are happy to benefit from it and grow it to completion.
ReplyDeleteAccording to the Mr Bharara corruption probes the corruption seems to begin and end with the Economic Development Corporations on the local and state levels. These Economic Development Corporations are making the developers very rich from a lot of development and making everyone else very poor with a lot of small businesses and citizens losing their addresses. The Economic Development Corporation is pushing us all small businesses and citizens out to replace us with Corporations in commercial leases and residential leases.

5:13 PM: Good for you! The only reason I stay in ST is because my RS apartment is affordable and I absolutely love my apartment. It is my home and has been for over 30 years. If they wanted to pay me to relocate, I would gladly go with that. I used to love Manhattan, but not now. It has become an homogenized, corporatized clone of any stinky little town/suburb. When you've seen one Starbucks/Chase/CVS/DR, etc., you've seen 'em all. The small businesses have gone; the gritty ethnic neighborhoods have gone; the diners where you could get the best coffee in the world have gone (Starbuck and DD are SHIT!); and the places where you could get a good burger have gone. All we have are these plastic lookalikes that would be ok on Sunrise Highway or Shitsville, USA, but they are not NYC. Even at the other end of the spectrum, we are bleeding what was New York City. Times Square is just a hustlers' paradise and about as plastic as the rest; Ziegfeld has gone and I am pretty sure Radio City will soon go and be replaced by "luxury" condos. What is there about the City that is attractive any more? It's full of hipsters, students and - right at the top of the skyline - oligarchs and war criminals who buy into the shabbily-built Lego Set buildings to launder their money. I would move in a heartbeat if I could afford to and could get an apartment as nice as my ST REAL one-bedroom apartment! No sharing and roommates for moi! I have a REAL apartment and will never give it up unless I am forced to or paid a lot of money to do so.
ReplyDeleteHave you tried Macy's lately. It's been remodeled to look like a CVS! Gone is the downstairs cafeteria that was the dream of us who loved old New York!
ReplyDeleteYes that is so true, Bloomingdales too really a shame how generic it is here but bros and college students dont care. i wonder how many keep piling in here annually - shocking what the city has changed into.
ReplyDeleteNote from the hated students - might consider lowering the volume if you all kept your kids from running in halls, hanging out there and riding ride along cars in your apartments while simultaneously bouncing a ball and jumping.
ReplyDeleteYou can add the Mayor on that list too
ReplyDeletehttp://www.americanthinker.com/blog/2016/06/lefty_ny_mayor_de_blasio_used_a_spreadsheet_of_campaign_donors_in_making_political_appointments.html
Why do people come to NY to live in overcrowded, cramped little cupboards? People usually LEAVE a place because of that!
ReplyDeletethinking this past week, it's blatantly obvious management doesn't give a fuck rats ass about the noise issues. they know there are no floorboards, they know the walls are thin and un insulated, i can right now hear my gay neighbors having rough sex. while nothing wrong with that, it is 5 pm sunday and the kids are playing in the room with legos and hearing it.
ReplyDeleteyeah, ,kinda weird.
Has anyone heard of Knightsbridge and know what their role is in how they are running Stuyvesant Town profits?
ReplyDeleteTrue that ! If residents dont respect students then why should they turn down the music and stop the parties?
ReplyDeleteRe: Webster Hall. Why not shut down the city and start all over again?
ReplyDelete6:27, because this is not a dorm. This property was originally built for returning veterans and their families, not an outpost for land hungry, $100k a year NYU. And how are kids playing in the hallways any different than an actual dorm? That was the norm while I was in college.
ReplyDeleteThe shooting, and now this riot of thousands
ReplyDeleteThe once coveted Gramercy Park is ruined forever by the dorms
Student Housing does not mix with Family Housing. It requires different rules, security, and frankly is making it not safe for young kids. The Oval is soon to be just like Gramercy Park Webster Hall, just watch.
"Kanye West’s Surprise NYC Show Turns Into Near-Riot That Ends at Trump Hotel
A surprise late-night show announced at Webster Hall turned into a 4,000-strong horde of anxious and unruly Yeezus disciples. And for some, their night took them to an unlikely place.
What started as a hint about a secret Kanye West concert turned into a free-for-all in downtown Manhattan on Sunday night. Teens made out on postal trucks that happened to be parked in front of Webster Hall, the 11th Street venue for the show that wasn’t. Roofs of cars were hollowed out by fans, who crammed onto minivans desperate for a better view.
The crowd stampeded, broke windshields, and even passed out. Then Kanye didn’t show up.
All told, some 4,000 people crammed into the street, teased all night by competing messages on a megaphone about a concert at a 1,500-capacity venue."

It is sad how they have to beg and advertise the latest featured apartment to get people to move here and not too long ago it was a prized possession dozen year wait list.
ReplyDeleteThey will never be able to reach that point, to recreate that ever again. It truly was the best place in the country to raise a family.
2:14 PM you are absolutely right. I was recently looking at some apartments with a view to buying. Everybody I spoke to during that time, when I told them I lived in Stuyvesant Town said: "Oh, isn't that a dorm now?"
ReplyDelete
ReplyDeleteYes, and BTW, this fact has been posted on this blog before. It is well known with RE brokers that our community, especially ST, is a dorm dump. In addition to the official school dorms, thousands of undergraduate and graduate students here go directly though the leasing office with their parents guaranteeing the lease. They are the tenants of record and are on the lease, not the school.
A big difference between how PCV has been treated versus ST with respect to students. Checking city records, around 18 units in my current building have been partitioned. My old building in ST...65 have been partitioned. Over half. I asked someone who still lives there if there are many students. Yes. Plenty. Then she went on to describe the problems.
ReplyDeleteConsider what the partitioning does. If you're a student and want privacy, your 1BR creates 2BR and you can split the rent. And if you're less concerned about privacy, a 1BR now allows you to share 2BRs and hold 4 people.
This partitioning and sharing is what allows students to handle the rent. And it is key to current success. Without the partitioning, the current rents are not affordable for most students. What does that mean? It means empty apartments...or greatly reduced rents...both of which hurt covering operating costs and paying off debt.
And if you're having difficulty paying off debt and meeting operating costs, guess what...the value of your property is lowered and you're back in the same situation Tishman-Speyer was. If partitioning were to go away and if there were another real estate crash (say in 2017), what do you think would happen then?
7:31 where do we want them to go? stuy has no broker fee, large/ish apartments, near hundreds of classrooms and centrally located. Deal is done.
ReplyDeleteStuyvesant Town continues to be a dorm dump, and the numbers of students appears to be increasing. When I come out of the subway at night, they are pouring out and into the development. When I get on the elevator the elevator is packed with them.
ReplyDelete>>This partitioning and sharing is what allows students to handle the rent.<<
ReplyDeleteYup. And whomever is the landlord is well aware of that. And that includes Rick.
June 7, 2016 at 6:29 AM, Yup
ReplyDeleteJust so long as everyone is aware of this. Your complaints are more often against students. Understandable but there never has been nor can there ever be anything illegal about renting to students per se. The whole deal really rests on partitioning.
ReplyDeleteIs it just me or or is there more focus on the Oval grass area of the grounds? Pruning, mulching, and now the continual cutting of grass all over the place, noisy too? I could be wrong, but it seems Rick is obsessed with the Oval area.
ReplyDeleteT&V says Rick put more security at 18th and 16th after the brutal attack on the woman. Will this security be in force at all entrances and at the concert checking for residency proof during the July concerts in the Oval? What is the security plan for the Oval concerts?
ReplyDeleteHere's a very good article about partitioning here. Note the comment about a 'grey area' and no elaboration.
ReplyDeletehttp://therealdeal.com/2015/11/05/flex-apartments-boosting-stuy-towns-growing-bottom-line-trd-analysis/
>>T&V says Rick put more security at 18th and 16th after the brutal attack on the woman.<<
ReplyDeleteNot that I've noticed and I've been by several times. I could be mistaken, however.
I thought I smelled POT somewhere on my floor but was not sure. If I find out who it is, I WILL call Rick and explain that If I smell it ONE MORE TIME, I'm calling the 13th Precinct. This place is getting worse by the day.
ReplyDeleteIn that article concerning the attack, I find it ridiculous that they only mention 16th and 18th St. What about 14th Street? I haven't noticed any additional security either. Those concerts and movies encourage the influx of outsiders into the development. What about putting a public safety officer in that structure on 14th St which is a joke, an empty patrol booth.
ReplyDeleteNot at all concerned about the damage to resident's cars, property and noise level at 2 in the morning, the Mayor's response is to exploit NYC kids as the excuse for rubbing elbows with celebrities by offering more concerts to them. It could be the Mayor is celebrity obsessed. He certainly is not constituent obsessed.
ReplyDeletehttps://twitter.com/BilldeBlasio/status/739875738933964800
The whole deal really rests on renting out these ridiculous and outrageous priced apartments to anyone who can afford them. And that means 3 to 4 students per unit,
ReplyDeletein which Mommy and Daddy pat for, AND who usually ruin the quality of life around here for EVERYONE! You can't have it both ways, Rick!!
These light colored rugs are getting very filthy in my hallway. Betcha they will be replaced again within a year. They are soo stupid around here.
ReplyDeleteThese apartments were not meant for dogs also. But the dogs are here to stay and there will be more of them. This is official from Rick, so you may as well get very used to dogs and "dog only" areas. There will be streams of dog urine and droppings of "forgetful" dog crap. This is a part of ST/PCV that will stay. It is written. It is the law!
ReplyDeletewell of course they choose the lightest, cheapest rugs along with the cheap shit ac which breaks easily and the stove which has issues (mmm, it's new) so they can replace all of the above and more annually and then report it as an improvement and jack up your rents even higher. Such an obvious scam. Tsk tsk. Busted.
ReplyDeleteAll I keep hearing from fellow residents is how Rick answers their e-mails and solves their problems. So far, I see this as a Band-Aid approach designed to pacify older residents. Blackstone has continued the concerts and movies, advocated for the dogs, and ignored the onrush of students. They will have to change in order for me to join their camp. Why people have to have two dogs in these apartments is beyond me. Also, when are they going to inspect these apartments for carpeting and airbnb?
ReplyDeleteperhaps they should add a dog bath place as the last time my bathroom had to be snaked, a buttload of grey dog hair was discovered along with long blonde hair. The neighbor has one bed one bath, 3 or 4 girls and a dog. They are bragging about getting another dog now.
ReplyDelete"This partitioning and sharing is what allows students to handle the rent. And it is key to current success. ReplyDeleteIt is absolutely criminal that this place is saddled with debt. TS and BlackRock should have been made to pay their debt instead of saddling the property with it. The diminishing QOL here is caused because of the avarice and greed of TS, BlackRock and MetLife under Robert Benmoishe. Such avaricious filth should not be allowed to get away with what they did. Benmoishe is where he should have gone a long time ago (six foot under), but I think that the remaining grifters should be held accountable. What kind of a country do we live in when people can get away with such criminal avarice? Bloomberg, of course, jizzed in his pants because he was so in favor of he crime.
REBNY is intelligently creating an easy to use system for members to be part of the government process, to influence the political system. Every Tenant Association that advocates for their tenants should do the same so every tenant voice is at least as loudly amplified as every REBNY member voice.

Some harassment tactics our East village neighbors encountered and their Tenant Coalition fought!
ReplyDeleteSince June 2015, this coalition has recorded numerous instances of such alleged harassment perpetrated by you, Isaac Toledano, and agents of Brookhill Properties. You and your property managers have allegedly engaged in activities such as:
1. Serving tenants with frivolous notices to vacate and holdover lawsuits;
2. Threatening to shut off basic services such as heat and hot water;
3. Refusing to renew rent-stabilized leases based on meritless allegations;
4. Threatening that impending construction will be an extreme nuisance and will render apartments uninhabitable in your buildings;
5. Following tenants in and around their buildings, after hours, on the street, and close to where they live;
6. Calling tenants to discuss buyout offers, even after tenants have firmly expressed that they are not interested;
7. Pressuring tenants to quickly accept buyout offers.

ReplyDeleteMonday, April 25, 2016
We received the following letter on Friday (other recipients include Manhattan Borough President Gale Brewer, State Sen. Brad Hoylman and City Council member Rosie Mendez)....
To: Raphael Toledano and Brookhill Properties
From: Toledano Tenants Coalition
Date: 4/20/16
The Toledano Tenants Coalition is gravely concerned about demolition taking place at buildings owned by you, or entities controlled by you.
The NYC Department of Health and Mental Hygiene (DOHMH) has placed violations for elevated levels of lead dust in several of your buildings, causing the Coalition concern for tenant safety during ongoing demolition. Specifically, the NYC Department of Health and Mental Hygiene (DOHMH) found that samples taken at three buildings you own contain elevated lead levels ranging from 1.5 to 16 times acceptable levels.
The three buildings, 235 East 5th Street, 233 East 5th Street, and 514 East 12th Street, were found to have elevated lead levels in common areas. Two of these buildings are home to children under six years old. Elevated lead levels can be hazardous to anyone, and can cause physical and developmental disabilities in children under six years old.
When you, or entities controlled by you, do demolition work that poses a potential risk of lead exposure to tenants, we demand that:
• A proper lead mitigation plan that utilizes an EPA-certified abatement contractor is put in place;
• Local Law 1, the New York City Childhood Lead Poisoning Prevention Act of 2004, is followed.
In addition, we demand you take the following precautions to protect tenants:
• Notify building residents two days in advance of demolition work.
• Post warning signs outside work areas while work’s in progress.
• Clean, clear, and seal off work areas.
• HEPA-vacuum before doing work.
• Cover/seal ALL windows, floors, vents and doorways with plastic and waterproof tape.
• HEPA-vacuum and wet-mop work areas after each day's work.
• Store work materials in sealed containers, or remove them from premises after each day’s work.
• Carefully discard debris, and ensure that no dust or debris is tracked out of work areas.
• Spray plastic barriers with water mist, and safely remove them; fold and seal plastic in plastic bags.
Tenants have been advised that if they don’t believe you’re complying with the law, including the legally mandated demands outlined above, they should call 311, and report your activities to the relevant city agencies, including DOB, HPD, DEP, and DOHMH.
In closing, please don’t use demolition/renovation as a ploy to begin buyout discussions with tenants.
Sincerely,
The Toledano Tenants Coalition

"the lessening of "flex" apartments that are the bane of contemporary living here"
ReplyDeleteAre they really lessening them?
>>Are they really lessening them?<<
ReplyDeleteThat's a joke! I wish!
Flex apartments are a DOB and DHCR scam. Using "Flex" to get away with illegal increase in occupancy with DOB and dodge the DHCR room count for MCI charges and then the Attorney General lets them advertise flex apartments as full additional bedrooms and jack up the rents removing it from affordable housing. SCAM
ReplyDeleteWTF Let us hope she really is doing right by the Stuy Town tenants being pushed out after 40 years of this being their home. Peter Cooper Village Stuyvesant Town Tenants got screwed by the City huge, three times, first Tishman Speyer second Brookfield third the deal the City made with the current landlord, whoever they really are
ReplyDeletehttps://www.boweryboogie.com/2016/06/attorney-general-schneiderman-responds-presentation-evict-rent-stabilized-tenants/
you have to really wonder why the Dhcr and the Dob are so corrupt.
ReplyDeleteHere's a start for the Airbn investigation, every Thursday and Friday watch for the parade of wheeled luggage entering from 16th street and the 1st Avenue loop, to be certain make sure to follow the ones with their eyes glued to their smart phones and display their hopelessly lost expressions while looking for their personal concierge . Good Will Hunting
ReplyDeleteHere is more to add to the Airbnb investigation. Most of these hotels began in 2015 with new leases to entrepreneur hotelier tenants. There are still dozens listed, and more that brokers list other apartments they rent out in other neighborhoods then pull a bait and switch, putting travelers into unlisted Peter Cooper Village Stuyvesant Town apartments. Sure does seem that the brokers and the landlord work together on clumps of market rate leases that are assigned to brokers then the apartments are run by the brokers as hotels. Question is who drew up the agreement with the brokers!

"you have to really wonder why the Dhcr and the Dob are so corrupt."
ReplyDeleteMoney in the form of bribes and under the table deals. Why is anybody or entity corrupt? MONEY!!!!!
In the case of Pcv buildings, just hang out in lobby or front entrance anytime and see how many have 'no' keycard. staring and waiting for someone to exit. No need for cards Rick, or keys.
ReplyDeleteIf PCVST management is turning a blind eye to AirBnB, I want my piece of the cake. The upcoming COPA America final at Met Life stadium seems like a great time to make some money on my apt#
ReplyDeleteThe hotel guests are as guilty as the brokers and the lease holders and the lessee and the current security administration. Think about it. If you are a tourist in a city and the place you are staying makes you wait to enter the building in a sneaky way without keys or a way of re-entering each time yo exit, that is a big red flag you are doing something very wrong. Period.
ReplyDeleteThe NYPD 13th should arrest the tourist for trespassing the moment they enter the PCV building lobby - if it were that the NYPD 13th were doing their job and not liaising with the property management & current dorm security who has let this go on here for too long for it to be anything other than condoned by them.
This hotel crap has been operating on the NYS State Dorm Authority camera system that is supposed to be foolproof from strangers including these hotel guests. Current security administration officers monitoring the cameras has seen the hotel guests come and go since it was installed and the students and brokers running the renovated luxury hotels. First place to investigate before the 16th and First entrance is the current administration running the security office who watches these NYS State Dorm Authority cameras.
The hotels started operating in 2010 when the renovations kicked in and the number of renovated apartment hotels grew to over 100 listed and probably ten times that unlisted, being run by brokers who have multiple listings including Stuyvesant Town Peter Cooper Village.
The Security Heads have to be telling the officers to look the other way, because the officers are not stupid, they see what is going on, but they have to follow orders or they lose their jobs.
You see a nonresident sneak in with a suitcase, call 911 and report the trespasser. Do not bother with Campus Security. Call 911 and report the trespasser, what they are wearing, what they look like, get it all recorded on record on a 911 call so that the Campus Security can't cover it up and thwart the investigations anymore.
It is interesting that Blackstone never addresses the Airbnb issue. I am sure that they are well aware of what is going on and since it brings in money, will not interfere. Just saw some of the airbnb guests lugging suitcases this morning.
ReplyDeleteKeep on renting to these young kids!
ReplyDelete11:59 AM, I agree with everything you say. There are a lot of palms being greased here. I don't think that calling 911 would go down very well though plus it would be calling that service when they probably could be saving lives. That's the only thing that I disagree with you on.
ReplyDeleteThankfully I don't live at the periphery of ST/PCV. Major construction near its borders. 14 Street first. Noise, noise, noise all day.
ReplyDeleteAnd I do forget what's happening on north 23 St!
ReplyDeleteInteresting debate between 11:59 and 3:24 and agree with both of them. If we lived in a house and someone trespassed in when someone held the door open we would call 911 before they did anything else. Trespassing is enough and it might be more dangerous to wait until a hotel guest does something horrible, especially with all the hotel guests we have at any given point in time there must be at least 3 to 5 hundred hotel guests in StuyTown. That is a big size hotel that is being run here even if it is by a hundred different operators. More likely it is a few dozen hotel operators and one big dirty greased-palm hotel overlord. We let the little kids run around while we do laundry, and the older kids go to a friends apartment in elevators that have hotel guests in them.
ReplyDeleteWe are 22-year PCV residents.
ReplyDelete1993-2006 One couple resided in an adjoining apartment.
2007-2016 Since Speyer, at least 40-50 transients rotated in and out of the same apartment.
This past year, other than by-chance bumping into occasional hotel guests carrying luggage, the apartment has been relatively quiet. Without fail, our new "neighbors" always claim they've been residing in the apartment for two years.

ReplyDeleteAre you sure they are postgrads? Sounds more like undergrads. They should be confined to real dorms and not allowed to live here. Most of them are parentally funded and feeling their oats away from home.
The students, the dorms, the flex apartment, Oval and Open space commercial entities, and dorms are courtesy of, among other things, these 2012 lobbying payments for the construction and student marketing plans:
ReplyDeleteThrough lobbyist GEORGE ARZT, PCV ST OWNER LP DBA PETER COOPER VILLAGE/STUYVESANT TOWN paid NYC COUNCIL MEMBER DANIEL GARODNICK $60,000 Real Estate & Construction
line item 139
and
through JJMH CONSULTING, a college and grad school marketing consulting firm paid the STUYVESANT TOWN-PETER COOPER VILLAGE TENANTS ASSOCIATION $19,200 as arranged by listed lobbyist STEVEN SANDERS
line item 1998
The Tenant Association was taking money from a college / grad school higher education marketing firm while "representing" tenants being pushed out to make way for higher education student housing. The MCI negotiations were disastrous for tenants as were the results of everything between 2012 to now.

There is understandable confusion between JJMH and JMH. JJMH is a lobby firm in Troy NY that lists a residential apartment building as its address,

Whether or not it is related to JMH in Atlanta is not known.
Let's not jump to conclusions on JMH and JJMH until the reasons for the lack of transparency on JJMH and who they are is fully known. But the TA does owe the residents answers on why they did not fight against the dorms at least as hard as they were outspoken against Airbnb use by rent stabilized tenants (despite all Airbnb hotels are renovated, luxury dwellers).
Corrupt Sleaze
ReplyDelete" at least as hard as they were outspoken against Airbnb use by rent stabilized tenants (despite all Airbnb hotels are renovated, luxury dwellers)."
ReplyDeleteAs I recall, it was against Airbnb in general, not just long term tenants in non renovated apartments. See link. Correct me if I am wrong.
"It was through Facebook that Margaret Salacan, a board member of the tenants’ association, decided to join the sleuthing. “It was something that was talked about, but I never thought it was to the extent on Facebook,” she said. “I can tell by looking at the picture which renovation it is, especially if they show the kitchen or bathroom. Then I can narrow it down to one or two buildings. It makes me very uncomfortable.”

Re the dorm apartments, whether the official ones where the lease is in the school's name or in the students' names, both are currently legal (I know, outrageous) under NYS RS law which currently covers all PCVST apartments. This is a NYS wide issue which cannot even begin to be resolved unless the Dems get a super majority in the NYS Senate to offset the Repubs and the DINOS. The issue that the TA has been very negligent on (as well as our local politicians) is the DOB “Flex” apartment scam whereby there is no increase in occupancy. I love how the schematics at the official “Stuy Town” URL show the new third bedroom as a “Den”. Again, outrageous.
9:10 AM, the TA owes residents answers on a lot of issues, but let's not hold our breath waiting for those answers. As for Garodnick accepting $60,000 from the landlord, I am not at all surprised. i think he is a dirty, corrupt little man and I hope that Preet Bharara nails his ass and the sooner the better.

On topic, the above directly impacts every citizen and every resident of PCVST, the Community Affairs officers at the 13th Precinct and their allegiance with corporate landlords above protecting and serving citizens, all the way up to Safir, Kelly, Bratton, Kerik who honor, serve and party with corporate titans in lieu of the needs of citizens. Not every officer is as dirty as the top, but all officers must follow directions from the top, and that compromises the entire force.
This is a must read for every resident in PCVST and the many who have had StuyTown incident reports covered up to protect the corporate landlord's image. After all, the crimes in StuyTown that are reported as "Gramercy" and so much more:

Easy Answer:
De Blasio/Garodnick/TA Board will AGAIN betray their PCVST constituents/neighbors/victims by delivering EVERYTHING PCVST - the entire complex together with all the multi-billion dollar windfalls embedded in it - EVERYTHING PCVST, right back into the claws of another Wall Street/REBNY predator showering $$$$ on them.

It in a straightforward way says that lobbyist George Arzt paid Daniel Garodnick $60,000 for their client PCV ST OWNER LP DBA PETER COOPER VILLAGE/STUYVESANT TOWN for Real Estate & Construction. Maybe Mr Daniel Garodnick could shed some light on this for us all tenants and tell us what the $60,000 was for. It is publicly published so it is not libelous or fraud to repeat what is published. It raises questions Mr Garodnick probably would want to provide answers to.
Um, yeah. George Arzt was obviously paid $60,000 to lobby on behalf of PCVST. That's what it says. STR, my comment stands. And if unclear, you better call the lobbying commission. As the saying goes "you're entitled to your own opinions, not your own facts."
ReplyDeleteJust watching outside, on the Oval, and I've never seen so many relatively young people. And dogs. We've lost, unless I've already aged significantly in a year.
ReplyDeleteThe bicycles at the Oval. Isn't it time for management to call for defeat? Unless you have PS in four places at the same time in the Oval area, you are bound to get those bicycles that ignore the signs and just speed on through.
ReplyDeleteWhen someone is maimed or killed by a speeding bicycle and management is slapped with a multi-million dollar law suit, then they will do something about the cyclists.
ReplyDeleteMetLife was a winner. They had a sure-fire bankroll with tenants that stayed for generations and treated the property like a home. These new guys will forever be chasing the dollars, dealing with empty apartments, young people who leave (yes churning brings higher rents but there is only so high they can go) and who treat the property like a rest stop. With MetLife the money came to them and they had a desirably long wait list. The real losers are the ones with this hamster wheel chasing the money, never quite getting it. They are banking on short-term stays to make their profits. Glen and de Blasio wiped out the last and largest Middle Class residential community in the country. That is their legacy and it is not a winner's legacy. So who really lost here?
ReplyDeleteThis was his campaign slogan.
ReplyDeleteJust over two years ago, we began the work of building One New York: a place where government works to make sure all our neighborhoods succeed, and where all New Yorkers can access the incredible opportunities this city provides.
I am deeply proud of what we’ve accomplished together since then. But I also know that we're just getting started. And we'll need your support more than ever in the days ahead.
Join our campaign today. Together, we'll continue to build One New York.
Amazing how all neighborhoods are failing, losing, pushed out.

ReplyDelete"Just watching outside, on the Oval, and I've never seen so many relatively young people. And dogs. We've lost, unless I've already aged significantly in a year."
ReplyDeleteSTR, one has to look at the big picture here, not just through the bubble of PCVST. It’s the whole NYC real estate industry and how it pertains to its target demographic, the Millennials. This is especially relevant in our hood which includes the EV, the LES, etc. The Millennial baby boom is right now at its peak, bigger than the Baby Boomer peak. All the new residential construction that is going on here and at the fore mentioned hoods is geared to them. That includes commercial real estate as well. Parental funded millennial transients, who have been noted at this and other local blogs, are the only ones who can afford today’s hyper “market” rental rates by packing themselves in 3, 4, 5, etc., per apartment. The other aspect is that NYC is now marketed as a tourist destination to the 100th degree with all the detrimental (Airbnb, etc.) residential and commercial real estate effects that accompany that type of transformation. And John’s Sexton’s NYU plan as “The School That Eat New York” (Google for that NY Mag article) is now a fait accompli. The future? Google SF.
George Arzt was paid, not Dan. You guys have gone off the deep end.
ReplyDelete>>You guys have gone off the deep end.<<
ReplyDeleteWhat do you mean "you guys," paleface?
Seriously, how many times do I have to refer to the top of the front page? People do not, generally, get censored here and each voice can speak on his/her own.

ReplyDeleteI am trying to look on the bright side. I am a long term tenant in my sixties. I have a beautiful one bedroom apartment that I have all to my little old self; I have good health and, hopefully, won't croak or need a nursing home in the foreseeable future. In fact, I hope to die in my bed from sheer old age. I have a nice low rent and I am not going to move unless they offer me at least a trillion dollars. I have everything I need and want in the way of friends, entertainment (off the property) and those who are waiting for me to die so they can rent out my apartment at $5k+ pm to five Millenials can eat their fucking hearts out!
I go through some mood swings that are dictated by what I see. Have to learn not to get upset too much or at all by, for instance, the bicycles that run around the Oval. I mean, can't people READ!? It's right in front of your face, and you know it's there.
ReplyDeleteUnless PS will ticket those who go against the rules, if they catch them, it's impossible. There will always be people who will take advantage of any situation.
And that's the game: Someone will always take advantage of a situation.
can't police all the bikes, but security doesn't even attempt it.
ReplyDeletewhy not speed bumps??? oh, i forgot, Blackstone wants tenants to pay for that too.
The LL doesn't care about enforcing the rules, so people do what they want to do. It will definitely take some kind of a tragedy before Blackstone enforces the rules about bicycles, illegal hotels or anything else for that matter. The "House Rules" is just a prop and of no consequence whatsoever.
ReplyDeleteomfh. we have 5 or 6 washers, 3 are out of service.
ReplyDeleteclap clap clap - lux living. posting on yelp. fucking lunacy here.
I'm not sure that PS can ticket cyclists riding through the oval. I know that those with Special Patrolman status can write some tickets for a limited handful of QOL offenses, but I can't say if this is one of them.
ReplyDeleteThere is a law against reckless operation of a bicycle (19-176(c)), endangering persons or property, which is a misdemeanor offense, but I think if one were to receive such a summons it'd be hard to prove, and that's assuming the landlord would be willing to pay the guard's daily salary to spend a day in court if it were challenged. If someone were hurt, yes, but if that's not the case, it'd get thrown out for sure.
New property signage to help short-term stay residents navigate the property. Nice one.
ReplyDeleteOhhh, his is why the personal interest in this property by the nonsensical visiting former President and two major campaign contributors BlackRock and Blackstone hellbent on installing wall partitioned housing.

ReplyDeleteI'm sure you're right.... Oh, and I've seen three this morning, minutes apart.
The flagrant violation of "the rules" just means that people who obey them will gradually start to feel what's the use?
ReplyDeleteNot like it matters to pcvst anymore, but is Compass Rock no longer? Now that they lost this property, the website has been down for quite some time.
ReplyDeletePreferential Rent: Ya know, BS, LL, management doesn't care if there is no pref rent at this point. Bit late. The laws have made it easy from an $800 flat to reach $3500 in record time and all the LL has to do is put in a new sink and the place legally at $3600. No one cares that this is outrageous or illegal. So fighting for that is a waste of energy and time. We should be fighting for the decent families and tenants who are forced to pay $3600++++ up to $6000 to live here. Don't move here, you will regret it whomever is reading this and I'm once again sending to newspapers.
ReplyDelete"I am trying to look on the bright side. I am a long term tenant in my sixties. ReplyDeleteNone of the One bedrooms in the sty are renting for $5K (even the chopped up ones), nor are they renting for $4K (even the chopped up ones), but your point is well taken. I'm kind of in the same situation as you: long term tenant paying a real R/S rent. I wonder though what a "nice low rent means though". I'm paying in the $1500's (does that qualify?) and honestly I don't feel that I have a "great deal". Please don't quote me the current market rates for these apartments because it means nothing to me. How beautiful is your kitchen from 1950? How beautiful is the smell of marijuana wafting through the halls? How beautiful are the puddles of piss and piles of shit that occasionally greet you in the elevator? At what point does a bit of self respect and personal dignity trump this "great deal".
I do think apartments are available $3.5k plus. Maybe not a lot of them, but they are available, at least according to the official website.
ReplyDeleteI do think the kitchen from the 1950s is serviceable enough, and I've heard from workers that the quality of older material is much better than the newer stuff. As long as we get relative peace and quiet we are generally fine, though you have to deal with the outside and dogs (legal now), bicycles all over the place, 5 thousands more people (at least) and just the typical person who is not that into caring what anybody thinks. "What's it do you?"
Aside from that, it's wonderful!
I know of
ReplyDeleteTwo one-bedrooms on my floor that are in excess of $4k and my kitchen is fine and I don't have dog shit and piss in my building. Moot, yes, but it doesn't bother me. My dignit is very much intact, thank you very much.
Bikes on the sidewalk is an ECB offense. The guards that were given peace officer status were trained to issue ECB summonses for failure to curb dogs. I can only assume they were trained to issue summonses for other ECB violations as well.
ReplyDeleteBut the real issue is if the landlord is willing to alienate a rent paying tenant by writing them a ticket. My guess is still no.
No one said the one bedroom is 5k. The two bedrooms are and higher. Check it before commenting. duh.
ReplyDelete"I know of
ReplyDeleteTwo one-bedrooms on my floor that are in excess of $4k"
No you don't, but no matter:"and those who are waiting for me to die so they can rent out my apartment at $5k+"
"My dignit is very much intact, thank you very much."
ReplyDeleteIt isn't, it can't be. Look at where you live.
http://www.stuytownapartments.com
ReplyDelete3:23 - Bicycling on a sidewalk, 19-176 (b), is an ECB offense. But the oval isn't a sidewalk, it's private property. I guess you could try to argue that since it's publicly accessible it functions as a sidewalk, but I doubt it'd stick... You'd have to press for 19-176 (b), endangering people or property, which is a harder case to prove.
ReplyDeleteThat said, some vocal demands from PS would likely reduce the occurrence. Though I will admit, most residents (not delivery people) I've seen riding through the oval are going pretty slowly.
There are 2 bedrooms here on property that are 6 and 7,000$ a month. Not sure why the poster doesn't just check. Stuytown.com
ReplyDeleteYou just choose 2 bedrooms and press search. Go slow, real slow. No one is lying to you lady.
>>Though I will admit, most residents (not delivery people) I've seen riding through the oval are going pretty slowly.<<
ReplyDeleteDepends. Some are going slow and edged to stopping in case someone calls to them. Others are going at a good pace. I've seen it and see it all the time.
"No one said the one bedroom is 5k. The two bedrooms are and higher. Check it before commenting. duh."
ReplyDeleteLet me once again post the quote that no one said:
"I have everything I need and want in the way of friends, entertainment (off the property) and those who are waiting for me to die so they can rent out my apartment at $5k+ pm"
Her apartment being a one bedroom as she stated. So in a language that I have no doubt you will understand...........duh.
THIS PLACE IS A JOKE!
ReplyDeleteSorry I ever moved here to begin with. I am not renewing.
"Her apartment being a one bedroom as she stated. So in a language that I have no doubt you will understand...........duh."
ReplyDeleteWhy do you assume I am a "her" and not a "he?" Maybe my apartment wouldn't fetch $5k right now; maybe it would be a mere $3.5k, but in a very few years it will be $5k. The actual numbers are not as important as the fact that they are salivating while they wait for the demise of us older folk. In the meantime, I am enjoying my apartment and my life and if that makes some people mad, then so be it.
Lot of nitpickers on this thread!
ReplyDelete
ReplyDeleteLived here just 2 years to date. We have had at least 3 apartments that I know of people pass away - very old seniors and churn churn. Clean, paint, new GE fridge ---- rent goes from 900 dollars to 4000 in a week. Lmfao.
There aren't too many apartments left that are $900! Anybody with a rent that low must be very old, have SCRIE and have no rewiring for air conditioning. Most of the longtime tenants that I know pay upward of $1,800.
ReplyDeleteNOpe, I know a few who are paying 1100 to 1300 and they have LARGE large high floors. There's a lot of old employees, people still here from Met Life days that still have units here and live out of state. No one wants to admit it though. Take a good look at all the Met Life employees and see what you find under the hood.
