Here it is. Not that it's different from other times. But this time it is right by the ice rink they are building, of which you can the tip. This is one more "infraction" of the rules set up by Rick. As I said it happens frequently. Not that it's different from other infractions. I should not have to call PS on this issue. None of us should. One, this shouldn't happen. But when it does, there are dozens of workers who pass it by. Should they report it? Perhaps they did, but the area took time to clean, if it's cleaned at all. Thank you, Blackstone.

Rick and the lame team refuse to fix the real noise problem. Tenants have problems with noise due to the faulty floors and boards. I've been in construction my entire life and tbh, this is not a difficult fix. The powers that be refuse. They blatantly refuse. Carpets help but only with insulation.

The rules and policies within Stuytown is frustrating and an inconvenience. For something as simple as getting additional keys for your apartment can be quite the challenge.
To start, we are considered "occupants" through a bulk lease and every small order MUST be managed by the lease holder. Regardless of your identification and paperwork (which they have copies of), you are required to go through a third party to do something as simple as picking up additional keys.
They stated this policy exist for security reasons... If you ask me, their policies and rules make no sense whatsoever. You have to be present as "occupants" for maintenance tasks, but you can't pick up additional keys. Keep in mind maintenance entered three times now without our presence (apparently we cannot authorize entry when absent). Also, one would presume that the lease holder will need to be present for that, but that is not the case.
Security seems to be a top priority, but you cannot allow a loophole in your logic even if the process is flawed and does not do a thing to protect you.
There have also been serious cases regarding rape and many areas within Stuytown that are considered dark and unsafe.
We even had brown water flowing out of the faucets, etc. multiple times without warning and when we called they mentioned it was nothing. So let's stress a faulty process that provides no benefits but more inconvenience (sarcasm)."

If I could give StuyTown a negative amount of stars, I would. I've happily lived in my three bedroom apt for over 7 years and when it came time to renew my lease this year I was ready to sign on the line. Problem was it never came. So I ended up calling the lease office three different times (only to be met with a "we'll call you back once we figure out the problem"). When I finally hear back from them they told me that they had it on good authority that I was not living in my apt and that I was living in a house upstate and illegally subletting my place. News to me! I'd love to own my own house upstate, but unfortunately me and my legal subletters we were still living at StuyTown (P.S. they're "good authority" was a cheap background check they did on the internet that turned up with another girl that had the same name as mine. I feel like I shouldn't have to explain to a "legal department" that not everything you read on the internet is true). I was told that I needed to give them all of my bank records, bills, id, plane and train receipts for the last two years to prove that I in fact still lived there. No problem! I sent all of my stuff over to legal (along with my ten minutes of internet sleuthing to show that there was two girls living in the state of NY that have the same name and age) and told them that I didn't want to resign my lease. My troubles should be over, right? NOPE. I paid my rent as usual this month but for some reason it wouldn't clear from my checking. After 16 days of waiting I called them to find out why. Apparently they put me in some legal purgatory and because of that my rent checks have to go through the legal department to be approved. BUT NO ONE MADE ME AWARE. I should have be notified by Stuytown that they wanted my checks to be cleared with Stuytown first and that they should have been dropped off at the legal office instead of sent in. When I complained that there is no transparency about my whole situation and what I should be doing and not doing. I was met with a very rude dismissive response and told that they don't need to apologize for this situation that they put me in.
I loved every minute that I lived in Stuytown up until this moment. Their legal department is rude, inept, and definitely not a team of people that I would trust with my living situation. I think the cherry on top and the reason that I decided not to try and prove any further that they were completely in the wrong for not renewing my lease is when discussing my situation on the phone with the head of legal, I said that I know that they are trying to push me out since I live in a rent stabilized apt and I pay very little to live there, and he said "Yes, I'm not going to lie, there is a financial aspect to why we would like not to renew". You're not a person, you're only a dollar sign to them."
If you can't control your dog, you shouldn't have one in the first place.

I don't understand 8:32 AM. If she is in a rent stabilized 3-bedroom [real] rent-stabilized apartment, how come she's only be living there for 7 years? They stopped letting people move into real RS units about 15 years ago when the vacancy of such a unit meant it became market rate by way of grossly inflated "improvement" costs and the vacancy decontrol rule, etc. That post doesn't make much sense. Maybe she acquired the apartment by way of succession rights, but there's a lot about that post that doesn't make sense. I do believe that Legal are a bunch of assholes, though. Remember, they are under the leadership of Fred Knapp, who is a known for terrorizing and harassing tenants and is a very nasty piece of work.

1:16 PM: We know that there was very little intelligence in the Tishman Speyer crew. They hadn't got the faintest idea of how to run a large residential property and they knew even less about the importance of the large oak trees, both from an esthetic and practical point of view. The trees used to protect the grass and act as a windbreak when there were heavy storms and high winds. Rob Speyer is so stupid that if you pissed on him he would think it was raining. As the head of that whole seedy operation, he was the one who they took their cues from. If he didn't have a rich and powerful daddy, he would be stocking shelves at Walmart. ReplyDeleteThe person in the 3br doesn't make clear if it's an original or renovated apartment, as all the apartments are RS here until 2020. They also make note of "me and my legal subletters we were still living at StuyTown". As we all know, under the rent stabilization laws there are restrictions on the number of unrelated occupants, and on the term of allowable RS sublets, so there may be well more than what meets the eye here. Not judging, just pointing out that it can be complicated.

Michael Goldblum's firm is doing the construction and is commissioner Landmark Preservation Commission. Guess we know why the efforts to landmark Stuyvesant Town failed if there were any real efforts made at all. Michael Goldblum's firm is responsible for the loud construction noise combining the M level apartments next door in 274 First Avenue Loop. Of course, again, the DOB records filed by Michael Goldblum's firm falsely state no change in use.

I am still hunting for all those VA employees that use PCV benches during their lunch hour. There may be some, but certainly not hundreds.... And I pass PCV quite frequently.
The NY Times did a good piece that also reflects on why the TA puts themselves on a stage with politicians, property management and DOB putting themselves above the tenant population to create a power, status hierarchy and dominance.

ReplyDeleteAs for VA employees using benches in PCV at lunchtime , what is the problem with that and in fact the public has the right to walk through and use the benches of PCV and ST. Have lived in PCV for more than 30 years and have rarely seen any garbage left by people eating on PCV benches.
With 25% of StuyTown Cooper Village bulk leased, the problems occupants have and neighbors of occupants have is disastrous. That is an important point in the Yelp review. We are not living next to the lease holders or permanent residents in 25% of that apartments.

Maybe they represent the largest property in the country, but their presence and influence here isn't that great. I don't think they have many members. Most of the population of the property are unaware of their existence. Years ago they were important because years ago we had a stable population and the TA actually represented the tenants. Today, we have a transient population who have no use for a TA.

ReplyDeleteWe are stuck in StuyTown with hotel guests because the Assemblywoman Linda Rosenthal rigged the system in 2010 with law stating cannot rent apartments for less than 30 days and last week Governor Cuomo and City Council Jumanne Williams with REBNY real estate lobby wrote and passed a law that illegal to rent apartments for less than 30 days; thus the powerful hotel lobby & industry gets all the under 30 day tourists traveling to NY and the landlords get all the student, corporate and embassy travelers who have 30+ days stays in New York and the politicians basically rigged the system so individual citizens are blocked from the very lucrative, very profitable tourism marketplace while the Governor, Mayor and Empire State Development Corp / NYC Economic Development Corp (chaired by Garodnick) top priority is increase tourism eg update airports, build amusement parks, sports stadiums, music concerts ( music concerts are a De Blasio deal).
Tourism is projected to be the biggest money maker with sports and entertainment attractions and your democratic politicians just rigged the system to make sure citizens are workerbees of these events who are blocked from participation in the marketplace now dominated by the Hotel Industry (courtesy of Neil Kwatra) and REBNY big Real Estate holders.

Governor Cuomo, Attorney General Schneiderman, Mayors Bloomberg and De Blasio want us out so they can bring in profits for and from the tourism industry, the hotel industry, the real estate industry. They are operating ass backwards. To them, making the City, state and Industry's bottomline profitable is more important than making citizen's bottomline profitable.
The StuyTown hotel occupants are a big problem.

We went from knowing all our neighbors to not knowing them at all or knowing the occupants who stay in the leaseholder's apartments. Our neighbors are all strangers and a revolving door of strangers.
It is a very dangerous living condition.

Signs are stupid.
ReplyDelete2020 refers to the expiration of management's j-51 tax abatement benefit. Management has signaled it won't reapply for this benefit. If it doesn't reapply, then past expiration, the owner can raise rents beyond the preferential rent to the legal limit and any units that meet legal standards can be decontrolled...except in the case of Roberts tenants. For 5 years after the 2020 expiration Roberts tenants' rents will go up by 5% per year for 5 years (not sure if this includes or is in addition to what the rent guidelines board allows). Then in 2025, all the Roberts units will be decontrolled.
ReplyDeleteThere are 5000-5500 apartments playing the legal rent right now and over 4300 Roberts units. This means that in 2020 over 1000 units will effectively be decontrolled. By 2025 all but 5000 units will be decontrolled.
In 2035, of the 5000 affordable units, where the tenants have been here very long (50 yrs or more), these units will remained rent stabilized (if the program still exists). At that time probably around 2500 capped-to-be-affordable units will be decontrolled. (It's plain that deBlasio bragging he kept 5000 affordable was sheer baloney. It will be closer to 2500, if that.)
However, something tells me that there must be an escape clause in there somewhere. If Blackstone sees another way to make more money here, they'll take it. Whether that means a conversion or tearing the whole place down or something else....I find it hard to believe that Blackstone is going to stick it out here for twenty years squeezing all it can from the market when there are bigger opportunities.
Every unit that is bulk leased, and there are about 3000, is by corporations and llc that have a vested interest in clearing out all the rent stabilized tenants to take over those units in their bulk leases and fill them with money-making short term occupants. If the TA were not in on it, then the TA would be raising holy heck on the bulk leasing and demanding the names of all bulk leaseholders. Otherwise it would seem the TA may have some units bulk leased themselves. The TA has not kept secret their preference for new stabilizers, favoritism for market rate in MCI allocations, unfairly overcharging rent stabilized tenants on MCI negotiations, little secret meetings with their formerly self-called "new stabilizers"

The TA using petitions is a PR trick to make them look like they are advocating and getting results for tenants and that Rick is a hero who cares. They already decided to do something about this and are using the petition to make it seem like they are worthy of a following and trustworthy advocates for the tenants. Those of us here long enough see their tricks are all the same, just like when Dan Garodnick asked STR to remove a post so he could write a letter to Andrew MacArthur requesting what Andrew MacArthur already provided to tenants and make it look like Dan Garodnick is a hero advocating for tenants and that Andrew MacArthur cares about Stuyvesant Town residents. It is the same set up so don't fret. You will get your desired end result whether or not the TA and Rick achieve their hero worship from a petition.

I am so sick of all of these good neighbor and other signs around the property. As if these signs will really improve the quality of life here. Tonight the pot smell came wafting up from the dump apartment downstairs.

Off topic but does anyone know why the new intercoms flash or beep unexpectedly at any time day or night? Can they spy on us? I wouldn't be surprised if management can monitor inside people's apartments. This would not surprise me at all. Any thoughts?

ReplyDeletePlease Stuy Town reporter ... do a thing about the ice rink and WHY did they lease the early morning to an adult hockey group? Why isn't this prime early morning time given over to lessons for children? It's 9:38, day 1 and the hockey bombs are out AGAIN! And they will be all winter.... just like last winter. Hockey leagues have Chelsea piers where they belong... on a full size rink... not thin little pup rink where every freaking shot slams into the walls, the bomb echoing over the entire development. It's pathetic. They say they care about the community. What does this adult league have to do with the community? Lessons for children are about the community!
ReplyDeleteI was going to say something about the Ice Rink while passing it this morning. Ah, the noise! I feel sorry for those of you who, on Saturday morning, are assaulted by this noise when you should be resting or sleeping or just eating a calm breakfast. There is no way this noise belongs in the middle of a community of residents. Blackstone knows this or should know it. Do you think they care as long as they can promote hockey as something residents love!?
