From Stuyvesant Town and Peter Cooper Village's Own Policy

"Carpet your apartment in accordance with the terms of your Lease. Your lease requires that rugs or carpeting must cover 80% of all floors at all times. Floor covering is not required in the kitchen or bathroom."

Fears of Food Desert in High-End SoHo as Grocery Closes

    http://www.nytimes.com/2016/12/30/nyregion/soho-met-food-grocery-closes.html?rref=collection%2Fsectioncollection%2Fnyregion&action=click&contentCollection=nyregion&region=stream&module=stream_unit&version=latest&contentPlacement=1&pgtype=sectionfront&_r=0

"... on New Year’s Eve at 9 p.m., SoHo will get more difficult for residents without Fresh Direct accounts or Dean & DeLuca-size wallets when Met Food, a neighborhood stalwart for more than four decades, closes its doors on Mulberry Street and shuts for good. According to its owner, Paul Fernandez, he was unable to agree to new lease terms with the landlord. Over Met Food’s 25 years at its Mulberry Street location, the store’s rent has risen to $90,000 a month from $9,000.

In a neighborhood bursting with food, the closing, residents say, leaves a hole for lower-income and longtime residents whose means have not changed as the neighborhood has gone over the decades from a homely enclave to a glamorous address. For the market’s employees — some of whom have watched their predominantly working- and middle-class customers grow up in the aisles of Met Food — and for the store’s regular shoppers, the shutdown is yet another moment in which the ever-gentrifying city becomes that much less livable."

Thank goodness the carpeting rule is so rigorously enforced by Management....NOT.
Our beloved Property Manager Mr. Rick Limpdick is oblivious to the fact that a troupe of flamenco dancers has moved into the apartment above me. And rehearsals begin usually 2:00AM every night. Of course the furniture must be moved beginning 1:00AM. Lucky me their performances last only two or three hours...but weekends that's a different story...it can go until the wee early morning hours. I call Security. They come and say, "We don't hear nuthin'." They leave. As if by magic the noise returns. I call Security again. They come looking more annoyed. "We have to catch 'em in the act. Nuthin' we can do'."
What a nightmare! Any suggestions? I know I can't be the only one with this problem. HELP! Rick, grow some balls and ENFORCE existing regulations. Carpet inspections are a MUST.

  6. I have to laugh at the T&V newspaper article lauding the new composting initiative. Nothing negative of course. Every time I go into the recycling area it reeks. They say that there is no increase in vermin. Do not believe that.

    ReplyDelete
  7. BTW, we should use regular names if the outlandish names are too far out.

  8. I'm thankful of receiving Senator Brad Hoylman's report brochure periodically, and I certainly feel we should be vigilant at all our experiences with government. That said, I would stress a warning: to be careful what you put on your page. A fourth of one page shows the Daily News, which is disreputable and proven so. But it is shown as the paragon on truth. It isn't. Already one of the main stories is fake. I don't mind a debate that is based on facts, but to champion a newspaper that is disreputable merely besmirches rather than educates.

  9. It's 10am. Not a PS officer in sight around the Oval, but there are speeding bicycles. There are times when I think management is full of shit, and this is one of them.

    ReplyDelete
  10. As I look at another overweight dog being walked casually around the Oval.... Re: composting. Forget it. Composting is here to stay. Management is delighted to help the planet and use ST/PCV promotion. No matter what, composting is here to stay--the bins, the smells, the vermin. Welcome to Stuy Town and Peter Cooper Village!

    ReplyDelete
  11. Most of the PS officers can generally be found near their headquarters at 2 Oval, smoking and gossiping among themselves or with the ladies. That is why you never see them patrolling the property.

    ReplyDelete
  12. Maybe the composting is here to stay, but I have no intention of doing it. I won't be recycling anymore because I don't like going by that stinky bin.

    ReplyDelete
  13. Demand the management carpet - let them lay rugs down each time tenant moves out.

    ReplyDelete
  14. Management doesn't really give a you-know-what. Just looks at their official photos. Yeah, some rooms have adequate carpeting, but others do not. A lawyer would have a field day if he showed these, and Management knows it. And go by your experience. Do you think they give a fuck after all these years (and different managers)?

On a side note, I was at Lenz's and saw the front page of T&V. You know Management loves this kind of publicity. Composting--let's have more of it!

    ReplyDelete
  15. Face it (and I'm speaking to everyone), things will not change appreciably. Oh, there will be this and that and residents will cheer (some of them), but the things we bitch about will still be here years later. This place has had it. The old Stuy Town and Peter Cooper Village is long gone, never to return.

    ReplyDelete
  16. We took our Christmas tree down today, and I shoved it in the compost pail. Is that not where it goes?

By the way those bins make for excellent porta-potties for when you really gotta go and the bathroom's in use.

    ReplyDelete
  17. And I am seeing even more Asians coming in here. Management feels that this crowd is good because 1) Asians tend not to complain (so Management thinks), 2) Asians will follow the "rules" and 3) Management considers Asians have money. That is why the third official language for selling the rooms here is Mandarin. Check the official website if you don't believe me.

    ReplyDelete
  18. Yes more Asians here, also noticed this.

    ReplyDelete
  19. The thing is not to get your Asian cultures mixed up. There is some serious historic differences between the Japanese and the Chinese, and even the Koreans. I'm not sure about the young crowd, who may have dispensed with some of the antagonisms. Read up on history if you are interested and curious.

Oh, and to the English an Asian person can also be from India or Pakistan.

    ReplyDelete
  20. I don't believe they had the customary New Year's Eve party at the Community Center this year. That's another way of telling the Seniors Fuck You and Drop Dead.

    ReplyDelete
  21. It appears to me that the growing Asian population here is mainly students. I have many in my building. There are few families moving in and if they do they are out when the rent is raised the following year. The main demo here is transients with suitcases, students, and ministries. Sad.

    ReplyDelete
  22. "By the way those bins make for excellent porta-potties for when you really gotta go and the bathroom's in use."

That is probably what it will be used for by the students when they are staggering home and can't hold it long enough to get up to their dorms! Little Mary Sunshine, the Management troll won't like that! I've blocked her because I can't take her silly preachy posts.

    ReplyDelete
  23. "Yes more Asians here, also noticed this."

They seem to ignore the QOL of rules here (zero carpeting, moving furniture at all times, smoking massive amounts of skunk weed, screaming coming and going to the clubs, etc.) just like any other millennial student/just post college demographic this dorm dump markets to, no matter what the racial/ethnic background is. They have assimilated quite well to "Bro" culture.

My experience has fortunately (?) been limited on this. A few years back there was a young Asian couple who lived next door and they were silent except for one instance where I thought they had a loud dog (it wasn't a dog, I learned!). I may have an Asian girl living above me, one of two or three females, I don't know. The high heels are bothersome, however. I am currently dealing with this.

An Asian family just moved in, but they are way above me and seem nice. There may be more new Asian families or students floors above me, I just don't know.

So I can't address this issue with authority, but I do know that Management has not looked to make SURE that everyone has carpeting.

    ReplyDelete
  28. I do know that it's very nice to see Asian females walking in Stuy Town and showing their legs, which they must do, it seems!

  31. I am back and WHAT ABOUT THE OVERCHARGES?

    ReplyDelete
  32. I was just reading the TA Facebook page and I see a lot of people are having problems with adequate heat. Is that a complex-wide problem or is it confined to certain buildings? Somebody said they use sensers that are placed in certain apartments and they, and only they, determine whether or not heating is justified. Sounds like quack science to me. Sty town has always been a bit cheap with heat, but it definitely went down when Tishman Speyer bought the place. After a little "honeymoon" period it seems that Blackstone/Ivanhoe has gone the TS way. My apartment is bearable, just bearable. I wouldn't want to have a young child, especially an infant living here though. I think it would probably be dangerous. Our theremometer never gets beyond 67/68 and we sometimes put the oven on for a while to take the chill of the place. Fortunately, we don't spend a lot of time at home during the winter as work during the week and go to the Poconos on the weekends.

    ReplyDelete
  33. "I am back and WHAT ABOUT THE OVERCHARGES?"

The DHCR is totally corrupt. And the Roberts Ruling killed any chance (overcharge refund) of that as well.

    ReplyDelete
  34. I believe that the heat problems are scattered. I get plenty of heat, have been getting enough for the past three years. It varies from building to building and line to line from what I have heard.

    ReplyDelete
  35. 8:24 PM, the reason why it varies so widely is because of the crackbrained sensor system we have. People living in apartments with the sensors may or may not use the oven and maybe do a lot of cooking. This would tell the sensors that their apartment is warm and, therefore, no heat is required. Meanwhile, the neighbors downstairs may be freezing their asses of because they don't cook. Also, if a tenant with the sensors has space heaters because the heat doesn't come on often enough, the temperature of their apartment will tell the sensors that the apartment is adequately warm and so it goes for the rest of the tenants on the line.

The system here has to be the most ridiculous one they could come up with. Even MetLife, which was not fond of sending up much heat, went by the outdoor temperatures and sent up heat all the time when the outside temperature was much below freezing. The current system was installed either by Tishman Speyer or CWCapital, and we know what evil-hearted, bloodsucking vermin they were. I was hoping that Blackstone would be at least a modicum more humane and decent, but I doubt these people have a decent bone in their bodies. Actually, I think that TS, Blackstone, CWCap are all one and the same. Filthy liars and bloodsuckers. Glad I'll be moving out of here in a couple of months and they are welcome to my apartment because it's not worth the money. (I am a Roberts tenant and we were royally screwed up the ass without benefit of lubrication).

  36. Did a little bit of time traveling a while ago. Do you know that this property was called a "housing project" for a long time? I guess that term doesn't fit in with our wealthier residents. Watch them bristle if you call this place a "housing project".... Yet, aside from some upgrades it remains at heart a "housing project".... Of course, with dogs and speeding bicycles added.

And going back years in this blog, I see that our problems have not been dealt with. It's the same story over and over again.

  40. The composting bin has been missing from 7PCR since Friday. Any other buildings missing theirs?

Am wondering if we have a theif, or if management removed them to rethink the program. We also have someone leasing space in our basement, so maybe they complained about the stink?

    ReplyDelete
  41. I still don't know about PS. Are they just following orders from above? On one hand, they are there for a serious matter, but what is serious for them? I value their presence if they are present.

This is why I say that Blackstone (or whoever owns the property) should get out of their offices and walk around and see how things are, and stop giving residents the "spin." They are the ones ultimately in charge.

  46. Last night there were 4-5 PS officers congregating near their headquarters at 2 Oval.God forbid they should be patrolling the property. I have to laugh at how pristine and lovely the model apartments look in the photos. I would hate to see the interiors of some of these apartments after the transients and students get through with them.

    ReplyDelete
  47. Over at the Facebook for PCVST. Listen to what the man (Kevin) writes. Filter it in your consciousness. The only thing I will add is that PS does have ticketing privileges. I have seen them ticket cars and individuals.

    First message:

Residents of NYC are entitled to police presence and protection.

I have never seen a policeman on the beat in Stuyvesant Town. In case you haven't noticed, Stuyvesant Town is part of NYC. Forget Public Safety, they are not police officers.

The objective of ST Management is to maintain and present a very high "Quality of Life" image. Anything that hits the police blotter in the 13th precinct will damage that image.

The residents of the NYCHA Projects located just south of 14th Street receive police response and protection. This is what you sacrifice when you live in Stuyvesant Town.

The Safety Officers that sit in front of the TV Monitor Screens in their office, in 2 Stuyvesant Oval are not interested in Quality of Life problems. If they were, they would do something about the THOUSANDS of bicycles that roll through ST everyday. It is illegal to ride a bicycle on the sidewalk in NYC. Private property does not allow you to ignore or exempt you from the law. Lots of people are leaving NY State. High priority violations of the law like murder, assault, robbery, and rape may be part of the reason. I have a feeling that Quality of Life is another reason.

    Second message:

I have lived in ST since 1978. I worked here for 11 years and got to know quite a few people and their frustrations that fall on deaf ears.

Stuyvesant Town was abandoned by Met Life. Tishman Speer also abandoned ST when they were challenged by Ms. Roberts over the j51 / destabilization that Tishman Speers was engaged in.

The bottom line in today's management team is to turn over as many apartments as possible and create a market rate complex. Public Safety personnel are all State certified special officers. They are Peace Officers.

It is my opinion that they have been ordered not to issue summons for certain Quality of Life violations, eg. Riding bicycles.on sidewalks, not picking up after your dog, etc. It's really not their fault

ST doesn't want anything negative in the papers.

    ReplyDelete

  49. Anybody know why they cancelled the NYE party for the Seniors? There has always been a NYE celebration at the Community Center and it has always been well attended by Seniors and younger tenants. Fucking cheapjacks.

  51. It is illegal to ride a bicycle on the sidewalk in NYC. Private property does not allow you to ignore or exempt you from the law

Actually, it does. The interior pathways are private property, so all manners of vehicles - bikes, golf carts, RAV 4s, box trucks, etc. - can drive around without any fear of being ticketed.

And you're probably right, there are literally thousands of bike trips taken back and forth each day, just from food deliveries alone. Given those numbers, and that we've not heard of any serious injuries being sustained, it would seem to me that it's not especially dangerous.

    ReplyDelete
  52. Exactly where are the sound problems on this property? Is it generally the lower floors, one bedrooms, two or all? I can hear my neighbors take a shit but I don't understand how. Should the management wrap the pipes, this is so gross.

Well, the stench in the room was mind boggling.

  60. T&V is like the TA. It is just a suck-up to Management. I don't plan on renewing my subscription when it expires. It is a very biased newspaper when it comes to problems that tenants have to endure because of this half-assed Blackstone company. It always has been that way though regardless of which management company has been running the dump.

  61. To Atomic Man and others,

I live in another former MetLife complex were the streets were privatized. None of the service vehicles are registered with the state DVM and generally only travel on the private streets or sidewalks.

    ReplyDelete
  62. I don't remember "in the good ole days" all these vehicles traveling around ST on the pathways. Seems like we are into another era.

Speaking of which, I was directed to the T&V article on composting. More like a buff article. I can't do "odorama" but I can certainly take photos, which I will do to counter the photo and the spin about those smoker polls around PCVST. Just look around and see all the butts! Not at the smoker polls! LOL.

Blackstone, get someone to walk and take photos of the grounds. Stop the spin!

And TA: you can do this, too! Wake up and do something!

    ReplyDelete
  63. "None of the service vehicles are registered with the state DVM and generally only travel on the private streets or sidewalks."

But bikes, delivery (E bikes are illegal in NYC) or private, do not fall into this category so Blackstone allowing them is with the “private property” exemption is BS and so is the NYC response to this issue. The NYC law bike signs at the Oval entrances should cover the entire property, not just the Oval, again, more selective BS.

    ReplyDelete
  64. The T&V article says the composting is run by an environmental services director whose linkedin page says he has no environmental background but he is a banquet, catering, event planner amenity expert. That could explain the execution of the composting plan not being well thought through and possibly unsanitary.

    ReplyDelete
  65. The sad reality is that long term RS tenants like myself aren't going anywhere.
Where am I to go? I can't pay $3500 or more for a one bedroom apartment. The only way I'm leaving is feet first...lol...not too soon I hope. Our new overseers Blacksuck do cartwheels every time an old timer passes. Then they can send in the Death Crew to do some schlock upgrades and triple the rent that the Bro's are more than happy to pay. I happen to know that the new toilets which they install and claim as a $900 upgrade in their calculations can be bought at Walmart or any other big box store for $119.95. What a ripoff! Of course, our Tenants Association ( Turd Association? ) won't look into this. Susan "Bikini" Steinbug is too busy with her jihad versus the hot babes who lie half naked on the Oval in the summertime. Now that's an MCI I'll gladly pay for!

  71. 19-176 (b) is a violation for bicycling on the sidewalk. Not applicable here, unless you're riding on the actual sidewalks ringing the perimeter of the complex.

19-176 (c) is a misdemeanor, reckless operation of a bicycle. These charges are only applied after a collision has occurred, thereby giving evidence for the charge. Absent any collision, it's just a subjective judgement of behavior, and won't hold up in court.

    ReplyDelete
  72. Bloomberg is a scummy little putz carpet-bagger who did more harm than good to New York.

Btw, 6:42 pm, the problem here IS that people ride their bicycles (at high speed) both on the sidewalks ringing the perimeter of the complex as well as on the pedestrian walkways within the complex. If a bicycle ever hits you and suffer a broken hip or a severe head injury or any fractures or broken bones, let's see how subjective or objective your judgment is then.

    ReplyDelete
  73. I do think that pedestrians have been hit by bicycles. Not a major hit, but certainly something.
