Life in Stuyvesant Town and Peter Cooper Village

A photo here and a photo there. To be updated with more photos.

Yes, there is a rule of NO riding of bicycles around the Oval. Trust me: there is that rule. The barriers at all points of entry to the Oval tell riders of the rule and everybody else who can read.

But unless you run over a Public Safety officer, chances are no one cares....


And, yes, they are riding right by the "guard" booth. 

Difficult to see because I couldn't focus in time, but this is something one witnesses ALWAYS: dogs being walked without those PCVST lanyards. All this despite the second warming by our Manager, Rick Hayduk, which has followed the first warning given a year ago. No one cares, including, it seems, Rick and Blackstone itself. A rule that is not enforced, no matter what is said. And, yes, I know about "the monitors."


Don't ask, don't tell...


Every Friday, Public Safety closes the 1st Avenue Loop to ticket cars parked illegally during that time.... And I do hope that dog is very nice, but he is kinda eyeing me in a persistent way....


We hear a lot about this place being noise free. That is one of the selling points of this complex. But residents can hear many things aside from the sounds of birds in the morning. Yes, it is a "construction zone." Of course, the noise depends on the job being done and its duration, but apartments will be "upgraded" forever, bit by bit.... This photo also clearly shows the bicycle barriers and the ever-present sign that warns bicyclists not to ride around the Oval.

Update, around 11am.

It's not all tears. There is laughter, too. As when at a certain season (which just happens to coincide with the closing and then opening of colleges), moving trucks start appearing in Stuyvesant Town. Oh, for a fee Oval Something-or-Other will provide all the material you need to get you the hell out and another sucker tenant coming in at an even higher price for a PCV or ST apartment.






All good things must end. So enough laughter. Serious stuff coming up in the next update.

Update, around 1:30pm.

Do you play chess? Well if you do, you may want to bring your own chess board. Photos of our chess tables between Five Stuy Cafe and Oval Studio....The term "elbow grease" has probably not been heard because when the tables are cleaned, in response to the complaints of residents who are not all pigs, we get a spray of water from one of those diesel-spewing and smelly vehicles.... And whose bright idea was it to put a garbage can near the tables? Doggie do-do and urine go so well with breakfast or lunch.... And let's not mention just how new these tables are or their benches! Oh, okay, we can mention that, too.

  2. Instead of chirping from birds here in the 20th street loop we have a white box truck that is loaded with giant pieces of furniture trashed at the curb by workers yelling the whole time. No need to own an alarm. Box truck will have you awake and angry by 5:40 am every day. Soccer coaches screaming Goal are weekend alarm clocks guaranteed to have you awake before 9am. Hockey pucks slammed against janky rink walls give you earlier alarm on weekends in winter. Funny they don't advertise all the free alarms the complex provides to prospective tenants.

  4. If they are making all that noise at 5:40 am they are breaking the law. You should call 311 and report it to Useless Rick (for all the good that will do).

    Useless Rick really could try harder, but he doesn't care. He is not proving to be a very good property manager. Totally unimpressed with "charm." Just do the fucking job you are paid (no doubt handsomely) for.

  5. Those photographs are so gross! I can't understand how people can eat in the Five Turd E-Coli Cafe considering how dirty this whole place is. In fact, just walking toward that cafe, with the intention of trying it out, I lost my appetite when I saw the Trump Tower of dog shit in the middle of the walkway! It really is a nauseating experience to walk through the property. The streets are cleaner than the walkways in Sty Town.

    The technique our property manager Rick Hydick uses is quite simple:
    Just "yes em" to death.
    He seems so concerned and interested in your particular issue.
    "I'll look into it right away. It will be taken care of."
    Then NOTHING.
    This is a methodology taught to the drones at all call centers:
    Never argue with customer or client.
    Seem sympathetic and interested in their problem.
    Never confront.
    Never argue.
    THEN IGNORE AND FOLLOW COMPANY POLICY.
    As far as Blackstone is concerned, PigStuy Town is a cash cow and should be milked until the udders prolapse.

  7. I understand we are getting L Train entrances/exits on 14th @ A/14th Street Loop. It is going to be undiluted HELL for those of us living in 435/445.
    I think I'll sublet my apartment for a few months and go out of town. The QOL is going from the toilet to the darkest recesses of the sewer. I am old time RS and a sublet would be happy wth my tent. I don't want to make a profit, I just want to get out of this shit hole for a spell!

  8. The real problem here, and I've said it before, is that there needs to be more than 1 "Rick." There are 3 different property management companies running things up in Parkchester, yet somehow Blackstone thinks that Rick can handle this monster property on his own. It's obvious that he can't.

    What this place needs is 3 Senior Property Managers (Rick equivalents) and 2-3 Property Managers under EACH Senior Property Manager. Until Blackstone realizes this, nothing will change, and Rick & Co. will continue to yes us to death.

    Blackstone- you have more than enough money to pay for a number of competent managers to run this place. Show us you care and get Rick the help he needs at the highest levels of management.

  9. Rick Hayduk is just the sort of property manager that Blackstone wants. He is doing a perfect job for them. He yesses older tenants to death and acts like he is interested. Then he simply follows Blackstone policies to a tee, which are designed not to ruffle the dorm residents and transients in the 4 and 5 grand apartments. He is their idea of a good property manager, ignores rule infractions and helps them cram and churn.

    As of today, we will have the shutdown of the L line. We will have the possibility of Associated going out of business and being replaced by nothing. We will have two neighbors (condos) on the other side of 14 Street, and those tenants will come to Stuyvesant Town to use the Oval and the cafe, which supposedly is "for residents and their guests".... Yeah, things are looking up!

    When I asked for names, I was told we don't have lesser property managers, which I thought we did not too long ago. There's just Rick and his subordinate helpers.

Metlife, New York Life, all of them use it to up their commissions and use it here to up the rents to market and behyond. Metlife planned and began the churn churn churn of apartments long before Tishman Speyer came along. This is how sleazy the financial institutions, insurance, banks, hedge funds, asset management operate when their industry lobbyist write laws and pass them through government without any public process. Insurance company profits are huge and coverage for customers is negligent at best. Churn is a sleazy insurance industry standard operating procedure:

    Question: Does anyone know which corner of Avenue A and East 14th Street the new L train entrance will be built?
    Seems problematic putting an entrance on either the NW corner ( where the bus stop is located ) or on the NE corner ( the Stuy Town sides )?
    It would seem easier to place the entrance on the SE or SW side ( where the dry cleaner and the new construction is located ) but wouldn't that be good only for the Brooklyn bound trains?
    Just curious. Anyone have any thoughts or knowledge? Thank you.

    It may look like it, but the doggie do-do and urine are near the tables and not on it. But can anyone be certain? I've seen dogs "resting" atop the chess tables, so who knows? I've also seen human feet/shoes atop the chess tables. I wonder if these slobs do that at home? Place their feet on the kitchen or dining table?

    No, some photos are dried food. Maybe. Again, who knows?

June 13, 2017 at 12:02 AM The "Churn" practice of getting customers to open new insurance policies is no different than the Churning practices here of getting customers (tenants) to up their apartments to renovated ones after transients occupy them to convert from stabilized to de Blasio-Blackstone "capped" market rate increased rents (using unregulated renovations) and is no different than the Wells Fargo churn of new accounts by straight up opening accounts in customers names that the customers don't know about. Wells Fargo pushed the frauds further than the insurance industry and property managers here and got caught but it is still all fraud no matter that the regulators, law makers and law enforcement look the other way with a wink wink and even worse, the law makers deregulate all together. Fraud is fraud. Corporate fraud is making some political families very rich.

Finding a open table at the oval was a welcomed surprised until I discovered a larger super sized soda spill. Is it all just a case of self entitlement?

  22. It amazes me that people think Rick is doing a good job. He is set up to fail and it doesn't take a property management guru to figure that out. IF Blackstone had the best interest of the tenants and property as a whole in mind, they would get a Manhattan knowledgeable staff in place to run things.

    Boca does not equal Manhattan and one property manager is nowhere near enough.

  23. In regards to Associated, I have noticed empty shelves in the past. The bread shelf is nearly bare before they get a delivery and it is the same for some other shelves. One reason why I dislike that store. Stock has always been poor.

  24. As I have previously stated, it is not that Hayduk is a poor property manager. He is the perfect one for Blackstone. He takes his orders from them and they want this property run to the ground. They do not want to ruffle the feathers of the students and transients living in the market rate apartments, thus the policy of look the other way. Hayduk is ideal for them as he schmoozes the older rent stabilized tenants but does nothing. Blackstone does not want this property to be well run.

  30. The apartment above me recently became vacant. Instead of the two people previously living there (a one bedroom chopped up into two rooms) there are now FOuR people in that apartment - a couple in the back and two guys in the front EACH paying ~ $900. for a small room!! It's utterly amazing to me.
    My 1 bedroom with a living room!!! rents for under $1200/mo.
    and still - aside from the great landscaping and beautiful grounds (ignoring the dog sh..t all over the place - the QOL here is so bad (and getting worse) there is no solution but to sublet or leave altogether.
    and once 14th st. with the dorms across the street, Target and Traders open up, what do you think the Oval, more dogs, the benches etc. will look like?

  31. Many property management companies work to improve properties. Blackstone is a horse of a different color. Once again, I repeat it is not Rick running the property to the ground. He gets his orders from higher-up management. He is instructed to be false, apathetic, and inefficient. The core issues of renting to NYU and transients are not his issues, they are Blackstone's issues and those are the issues that are ruining this community. Rick Hayduk is just the hatchet man for Blackstone and he does the job that they instruct him to do. Do you really think that he would go against management and evict the lowlifes that live here or enforce rules that displease the dorm set?

  32. All these complaints about the property management and the performance of their Boca man are music to Blackstone's ears. They give better service standards to the market rate, the students, the bulk leases, the Oval concierge-served hotel apartments, and bad service to the affordable housing stock. The guys at headquarters are probably pleased with the suffering caused to unconverted units, and even the affordable housing converted units. They may be happiest when we are unhappy, but they are just as unhappy when the truth about their piss poor property service is exposed. Thank goodness we have STR and the last few posts.

  34. 3:55 I am market rate in a platinum apartment, and they give horrible service to us as well. In their ideal world they want apartments to turnover EVERY YEAR, thus increasing rent roll. This place is just poorly managed, and the bad management is absolutely not exclusive to rent stabilized tenants.

    I am glad that I only have to deal with the incompetence at this place for one year while I wait for my house renovation to finish.

  39. I think that when they are renovating apartments, the tenants in adjacent units should live rent free for the duration. Your apartment is uninhabitable while they are drilling and jackhammering and I don't think it is fair that you have to pay full rent for a home that is uninhabitable for long periods of time.

    How do the people who work nights manage? They are supposed to be sleeping when all of this ear and nerve-shattering noise is going on? I hate this place. If I could afford to move I would, but where to go in this REBNY-owned Hell Town now that rents are so high and I don't know anywhere or anybody outside of New York. DeB and Garodnick want to build higher and denser. Did they see the news from London this morning? 24-floor residential tower burned down and most of the tenants killed. Seems there were some renovations being done and they were not up to code. Wonder if BlackHeart was the landlord and one of Dan's pals was the developer? They're all over the Globe, like a metastesising cancer.

  42. I have heard about the London fire. Obviously I thought of ST and PCV but... our buildings are "old" post-WW 2 construction, which means that they are durable. So we should not be visited by the same tragedy. Now if we were new construction, I couldn't vouch for anything. I hope those remaining tenants in London will survive somehow and that the owner of the buildings pays through his teeth.

  43. Of course, the questions being asked about this complex are many. Why do I see more and more motorized bikes with the rider not having any visible ID? Two violations right there. And why is not PS stopping these guys and having them turn around to come back where they came from? This is just one complaint that is very easy to take care of. That is, if Blackstone and their reps here want to take care of it. But do you see them doing that?

  44. I don't see a fire like the London fire happening in PCVST. Although they are cramming people in by the boatload and doing shoddy renovations, the initial construction of the property was pretty damn good, and the chances of a fire spreading like that are pretty slim.

    On the other hand, I have no doubt that 100% of buildings put up in this city since 2000 could easily suffer the same fate.

  47. I did see in a recent renovation that SPS did on the main floor of 442 e 20th in which SPS removed the concrete walls and replaced them with metal studs and sheet rock walls. I am not aware of the fireproof readiness of the sheet rock walls but I am aware that one of the reasons PCVST never needed fire escapes was the concrete walls. I now question if SPS is putting lives at risk like was done in London during renovations. I wonder if the DOB is aware that SPS is doing this. If only we had a TA! Now I find myself wondering what ever happened to the "NEW TA" that was supposed to get up and running June 1st, just more BS??? I wonder a lot, especially when it comes to the new owners and (mis)management team.

  48. Despite any PR spin, there is no doubting tenant protections are severely, deliberately weakened by pro-conversion investors, lobbyists and developers who control Albany and City. The photos tell it all, maintenance service is at an all time low on the grounds and in the buildings. The fire as it happened in London may or may not occur here, but the direction of tenant rights, protections and safety is the same here as it is there. This is where we, StuyTown and the entire country now that the housing assets are hoarded, are heading fast, and it is a slippery slope. By design we are lacking basic protections that the landlords enjoy. This is written well:

  51. I'm still trying to put my head around these bike complaints. How do you stopbdoneone legally, especially if they don't want to stop? You can't grab them, knock them off or actually do anything.

    I've recently saw a PS guy actually follow a biker and locked it up when he went to make the delivery. Guy came down and had to present ID to get the bike back... but when he got the ID back it came with a summons.

    That's the only way I can see them enforcing this rule without getting sued.

    Take several officers and position them at one of the loops. To motorized bike person: "Sorry, you can't go in." Both Ess-A-Bagel and Hane use motorized bikes also. I have seen them. But it is worse for us because the Mayor is desperate for Albany to give him an extension on control of NYC schools. Completely totally will-do-anything level of desperation. Blackstone wants to develop this property for hotel condos. Blackstone controls the Mayor long before but moreso after giving $10 million to create a new non-profit organization called NYC Kids Rise. Peculiarly, Blackstone gave the $10 million to the Commissioner of Media and Entertainment who with the Mayor and Blackstone and sort of Richard Buery and school commissioner Farina too maybe, but it is the Media and Entertainment commissioner Menin who is partners with Blackstone running this Blackstone funded $10 million non-profit. If the Mayor wants Albany to give an extension on control of NYC schools then the Mayor has to give Blackstone whatever they want.

    Peculiarly too is the timing of the Media & Entertainment Commissioner Blackstone Partnership. Very peculiar timing.

  79. The landlord wants to harass every tenant in the project into moving out. That way it can have new tenants move in at a higher rent. There has to be a breaking point, but I don't know when. Maybe it will just be an off-campus dorm with every unit packed with students.

    The landlord clearly despises the older tenants and wants to drive them to an early a death as possible. The constant noise, which is very hard on the nervous system and ability to sleep, is one way. Bicycles and small vehicles zooming around the grounds at high speed that could seriously injure or kill a senior are on the increase and are being ignored by management. The creme on the cake is the banishing of Associated and no replacement affordable full-service grocery store. Life is going to be absolute hell for seniors when Associated closes, especially when the curtailment of door-to-door taxi or delivery services goes into affect. Of course, management will find a way to keep those fucking moving trucks coming in and out. Seniors are going to have to order online (which some may not be able to do); rely on the Arab stores and drug stores for what measure of foods and household products they stock or simply starve to death. That would be Blackstone's ideal solution to the senior problem. The Final Solution.

    The movies and concerts (some are concerts; other are opportunities for arrogant, musically-challenged idiots to become especially pernicious exhibitionists) are beyond "inconveniences."

    They invite/impose: crowds of strangers, potentially dangerous; filth in many forms, including rotting food which will in turn invite smaller animals we don't want here necessarily (rats, bugs); congestion.

    It is MUCH MORE SERIOUS FOR SOME OF US, THOUGH. Anyone living near to the Oval on those nights and days who: (a) is old; (b) is infirm; (c) recently experienced surgery or is on chemo; (d) is an infant or the parents of an infant; (3) is blessed with a sensitive nervous system which reacts in agony to noise, high decibel levels, crowding, continuous assault on any or all of the five senses . . . is in serious trouble.

    Sleep deprivation, invasion of the body, literally, through the ears, is an assault and causes elevated blood pressure, serious digestive problems, confusion and resulting accidents. The noise itself has been demonstrated to be toxic to the human life form.

    I have observed many, many parents seating their infants and toddlers on the poor trampled grass close to amplifiers so that their tiny children's hearing can be permanently damaged, and their senses, and sense of security, scrambled.

    Whichever city agencies which decided to permit this, and go along with it, are 100% corrupt, dishonest, stupid, anti-life in any form. This is NOT an entertainment venue until such time as it is entirely demolished and a theater is built upon the poisoned land we already live upon.

    Blackstone and the brain-dead despots before them had no right whatever to break into and enter people's home with disruption of life, mental activity, and bodily functions. The jackasses, young and old, single or married, "residents" or otherwise who "enjoy" and advocate this literal, continuing assault, are in the majority of brain-impaired and mind-numbed creatures this society has produced.

He doesn't give a rat's ass about the convenience and welfare of the tenants, but couldn't let that space go empty. He was not doing anything "nice" for the tenants and Associated. He was trying to tamp down the derision that came when it was learned that neither Blackstone nor Morton Williams had done adequate due diligence concerning the arrival of Trader Joe's. We heard it was coming into the space where the PO used to be years ago. Same as the asshole developer who is building on that space was so anxious to break ground and get the stinky condos built, he didn't do due diligence and find out that there were underground streams that caused problems.

    We are stuck in this City with these slimy, corrupt assholes. We have a mayor who narrowly avoided indictment for corruption on technicalities. DeBlasio and several others (including Dirty Dan) should be in jail. The City is strangled by ugly, overly-tall monstrosities (rather like DeB himself) that are nothing more than money-laundering vehicles. From the WH down to City Hall and the City Council there is a culture of corruption and criminality.

    As for Rick, he just does as he is told. If BS told him to turn off all the the water and electricity and leave it off, he would. They tell him to continue with those execrable "concerts" which are an absolute assault and insult to the senses because he is told to. It's his job and what they pay him for. When it comes to running the property as a pleasant, livable, rules-enforced entity, he cannot do that. He has his orders.     This is not a coincidence that at the same time Blackstone quietly moves ST security deposits from Citibank to Chase.

  103. The Associated lease is for a short period of time so that the space continues to bring in $ for Blackstone until another place steps in. Do not be surprised if and when Whole Foods opens its smaller concept store that is designed for millennial twenty-somethings. Whole Foods is already in business with Blackstone leasing spaces and Whole Foods survives just fine next to Trader Joes. The Whole Foods smaller store concept will fit in the Associated space and is called Whole Foods 365. Whole Foods and Blackstone just need the Mayor to clear the way for them.

    When did we have three supermarkets in this complex alone? We had DAgastinos and it was shut down to be replaced by a shitty health club, that few people use (from what I've heard). We used to have supermarkets close to the complex on 14th Street. We had Red Apple on 14th Street (south side) and in the space where the Post Office is now, it was Gristedes (before that Pioneer) and then became Duane Reade, which got shifted around the corner to make room for the new PO. We have never had three supermarkets actually in the complex. I don't count Gracefully because it is anything but a supermarket. It's just an overpriced little specialty place. As for people not going to starve for lack of Associated, some people may actually go hungry (not the same as starving) because Associated has very good sales and basic prices are pretty moderate. Seniors love Associated because of the friendly staff and the way its management will go out of its way to accommodate them. A lot of people who are not seniors and do not live in Stuyvesant Town shop there because of its low prices and great sales. If you don't like Associated, don't shop there. Choice is something we all need and without Associated the choices are going to be very few for people who need a full service grocery store without the exorbitant pricing of Gristedes and Gracefully (which should be renamed "Graceless."

Makes me wonder if there's some significance to the "666" number! ;-) Both Trump and Kushner are scared shitless by something that the Russians have on them and it will be interesting to see what it is all about at the end of the day. I've noticed that Kushner always has a slightly nervous sneer/smirk on his ugly little face. They're gonna get him!     I believe there were 3 supermarkets in the Stuytown perimeter at any one time, however very briefly, but you've left out the original Gristede's that was in ST at 17/18th St (roughly where the Walgreens is now). That Gristedes predates the ownership by John Catsimatidis Red Apple Group, and they were there concurrently with D'Ags. And very early on, there was a supermarket in ST on E14th near Avenue C, in a space that eventually was used as a Management office, and eventually a daycare center. That supermarket only operated through the early '50's (if I'm remembering correctly).

    Of course the current Gristedes on 1St ave (20/21st) was originally a Sloans Supermarket (formerly an automobile dealership), and Sloans was in the space on 14th St, currently the Post Office.

  116. My question is has anyone contacted the Stuyvesant Town Tenants association regarding the lack of enforcement of the dog lanyard rule? I can promise you that, although extremely engrossed in tenant endeavors, they will not take too kindly to this. Furthermore, the last thing that Rick Hayduk wants to do is answer to the STPCVTA, and by extension little Dan (who while small in stature, is a titan in his advocacy for the stytown tenant). However, if nobody informs the TA, then nothing will get done. I agree that we don't want to needlessly bog down the always busy TA, but lanyard issue is one which impacts all tenants: dog owners and non-dog owners alike.

    As always, remember to pay your TA dues (a donation to little Dan's office wouldn't hurt either).

  129. The TA has been in cahoots with management since Blackstone took over. They along with Garodnick and DeBlasio pushed the deal. At that time there was probably an agreement made to make the TA a parasitic arm of management. I never heard of a TA answering a resident complaint with "e-mail the property manager(in this case Hayduk). They have not been all that effective for years, but they were never an arm of management before Blackstone took over. Really shady dealing and sad for Pig Stuy tenants.

  140. Last night my bathroom reeking from pot, drifting into my apartment hall and the bedroom. Tried to source it out but even though I went to the apartment I thought it was coming from there was no pot smell in the hall outside their apartment.

    Will discover the source eventually but I wonder how long it will take before someone with respiratory issues or infant children will wind up in Beth Israel after being continually subjected to this noxious stink from the potheads.
    One can only call security and document the time, date, if they showed, etc.
    Great lawsuit if continual intrusion leads to hospitalization.

The smell drifting into my kitchen, LR etc. made it seem like he was actually sitting inside my apartment At one point I actually saw the smoke coming out of the bathroom window.
    Am thinking of leaving a notice under his door but he already knows it's me that's complaining
    (loudly).

  144. We had a pot apartment a couple of years ago. Three guys. Tried everything so the smell wouldn't drift into the hall and into adjoining apartments. they were friendly and thought
    we were ok with it as long as it didn't come into our apartment.
    Push came to shove about a year later when we started calling security and I threatened to call the 13th Pct (who BTW offered to send someone over to monitor drug sales in this apartment)
    One guy actually looked like a zombie. His brain was so wracked from this (illegal) drug - no medical issues here.

    another downstairs apartment a couple of years ago populated by an NYU student from outside the country and his stupid smart-ass med student roommate. They had parties 3-4x/week, where his friends would sit around smoking pot. When I went down there and told them I was calling the 13th Pct. the med student spat at me - "pot is legal." I had to remind him it's not legal unless you're using it for medical reasons.

    This place is unlivable now for many, many reasons, as we all know. As I write this they're starting to ready the apartment underneath me for a new renter. Every year, above an below
    noise in, noise out. Never ending. You really do have to be hard of hearing to make it in ST.

    BTW: Yesterday a woman sunbathing on her stomach topless. I wondered how she was going to manage it when she had to turn over. I fear, pretty soon they will allow topless sunbathing in the oval. Make it an event.
