  2. When I hear people say we don't live in a slum...well, take a look. The rents can be high, people's skin color is different, but...

    And I have been in other areas of the city. And I have taken photos. Some very nice ones, too. Of course, if you compare this place to a couple of apartment complexes in the Lower East Side...that's not the comparison you should be making. Aside from our grounds that have a good amount of greenery (now, but far less beautiful than before) what have we--if we are paying the good money being asked?

    It doesn't have to be this way, but it is. The photos do not lie.

  5. I went up to the 10th floor of my building the other day to deliver some mail that had been put in my mailbox by our lazy, stupid letter miscarrier. As soon as I got off the elevator, I was hit in the face by the putrid stench of stale dog piss. The projects are BETTER than StyTown!.

I have no problem with Section 8 people living here because they are simply poor and they are not taking any money from my pocket or food from my table. If the City wants to pay Blackstone to take them in, then why not? They are better than all the screeching students. But how anybody in their right mind (which they obviously are not) can pay $3k+ to live in this rundown slum is beyond me. They should be embarrassed.

  7. I won't let my children use these bathrooms alone. Both the men and women's rooms are around a sketchy corner. And why is the hallway so dark. These are not true residents facilities. They're for the workers and delivery people. I'll take my kids back to the apartment.

  8. Again, it doesn't have to be this way. Blackstone, spend some money. Fuck newer "amenities"! Stop it with the predicable real estate BS. If this or that worker is not doing his/her job, fire them or get them out of their position. I repeat: it doesn't have to be this way! The fact that it IS that way, indicates that you don't really care, but only for the rental numbers. That should not be the priority. Making this place work is the way to have this complex become truly successful.

  10. The TA is now obviously an arm of management. When you respond to resident complaints with "e-mail Rick Hayduk" that says it all. When they post on their site, it is either an inane update or an excuse for Blackstone. That is why I stopped paying my dues, they no longer represent us.

    At least then residents were not paying top dollar to live here and no Ikea furnishings that break down in the bathroom--very easily I must say. They look pretty, for a couple of months.

    Most of the mess and filth is caused by the tenants, not Management, but the latter does a very poor job of cleaning up after the dirty tenants.

    Management never misses the opportunity to make a buck off of tenants. I can't believe they have candy machines in the lavatories - dirty lavatories, at that. That is so gross. No wonder Oval Cafe was closed down by the Health Department recently. The standard of hygiene set by Management is appalling.

  17. Here is prime space for affordable housing using eminent domain. They can turn this into 70 500sq ft units plus whatever the air rights would build. They could demolish it and build a whole new tower of affordable housing on the space with thousands of affordable homes. Instead this Mayor uses eminent domain pushing lower and middle income citizens out in Brooklyn to build Russian financed Barclay center for his developer friend, erases park-space-playground open space in lower, middle income communities for developers to build majority-luxury-unit towers, and allows this single family mcmansion to be used for the puffy-faced wealthy to recuperate during plastic surgery. Where are the Mayor's priorities? Planted squarely on his pulled-stretched-plumped-frozen-faced wealthy friends getting wealthier and looking more like Batman's Joker versus looking like younger versions of themselves. But this Mayor is not interested in solving the housing problem or solving any problems. He is using these problems to enrich his friends. Landlords know the system is rigged to solve nothing while making themselves richer and garnering headlines for politicians. Politicians love headlines. Landlords know and exploit that there is a lot of money to be easily made in shelters and section 8 programs and that politicians love headlines on numbers-of-housing-units. This Mayor must have created a few dozens headlines for himself on his Housing programs. We got your number Mr Mayor and we are not buying what you are selling.

    Still the joke is on the lower and middle class who voted for this Mayor. Section 8 Housing is a cash cow for landlords to get richer off taxpayer dollars by inflating rents, offering low-level services and defrauding Public funds.

    The level of service for tenants is divided by what type of apartment you have.

    There is a lot of dirty money deals in Section 8 housing programs which are not solving the housing problem but the programs sure are making the landlords and shelter owners richer. Section 8 is either a full blown scam or a vulnerable program being exploited by corrupt officials and landlords.

Sabrina Mollot or whatever the fuck her name is at the Town and Village needs to do her due diligence and find out what the hell is the connection at the New York Times between them and Blackstone. The NYT OBVIOUSLY has a financial stake in the success of Blackstone's slum lord rental program. And they are also cheerleading for diBlasio's slumlord expansion program that allowed Blackstone to profit on this dump.

    This is disgusting, immoral, poor journalism and seriously in need of exposure. If there's some connection to DiBlasio as well, that's even worse. NYT pretends to be serious unbiased journalism. Bullshit. someone needs to blow the lid off this.

    At least there is actual journalism going on at, of all places, NY Mag.

    For those inclined, I would encourage them to write to the Times and tell it like it really is. See if they publish any letters. The attempted rapes and assaults, the forced gentrification, the poor grounds and building conditions, the bad will between loud and quiet neighbors, etc etc etc ad infinitum.

    From what I recall, and this is way back, those weren't actually public bathrooms. They were office bathrooms, but if kid showed up and asked nicely and was in dire need, they'd let the kid use the office bathroom.

    There was no need for public bathrooms back then because "the public" didn't flock to Stuyvesant town to use the grounds. Most people lived here and were minutes away from their own bathroom.

    I'm not calling for locked gates, but when 60% of the people on the grounds are from outside, it gets REALLY. FUCKING. CROWDED. and dirty. and more trash on the grounds, and more dogshit and more bike traffic. And quality of life goes to shit.

    This isn't rocket science. Obviously, things are getting worse here when they try to make it a fucking tourist destination.

    No, they were definitely "public" bathrooms. Very useful for filling up water balloons. But you're correct in the fact they were de facto "residents only" because there weren't outsiders roaming the grounds. In fact, it wasn't necessary to put those bathrooms on a parents "beware" list for their kids. We lived in an oasis.

  36. A couple of notes, there seems to be an abundance of kids/families here, not the larger long term families thought. I find using those brown port-a-potties in the loops a lot more cleaner than the Oval restrooms. I just don't understand why they are not out every day? Between workers, sub-contractors, and middle management there does appear a resentment towards tenants walking the sidewalks like we are at a construction site. Each loop is virtually littered with some raw material "loading dock" . That said I wouldn't want to live anywhere else.

  41. Whenever the subject gets round to whether or not PCVST is a "project" or "luxury housing" the moderator always shuts down the discussion. They probably are instructed by management to do so.

    I suspect that the tenants who are telling people (usually real RS tenants) to shut up and stop whining are those pseudo-RS tenants (i.e. MR) who are chagrined that they are paying through the nose to live here and they really resent the fact that the "old timers" have rents so much lower than theirs. Some even have SCRIE or DRIE! The Nerve! Surely those people should be put out on the street to beg with a bowl? Really!

    The bitch who is always having a dig at "old timers" with succession rights for their kids (and money in Swiss bank accounts ;-)) and their own Mar-A-Largos to go to in winter and country estates in summer, has written a couple of nasty comments in T&V about "old biddies, clipping coupons and passing on their apartments to their undeserving kids." Jealousy is ugly and makes people ugly and that is why so many of the MR folk (not all, but definitely some who post on the TA facebook page) absolutely cannot tolerate any criticism of the property by the folks who have been here forever. It makes them feel embarrassed and stupid that they are paying through the nose to put up with what we have to put up with for a much lower rent.

    Another thing, those vindictive MR ladies did not live here when the place really was a great bargain and a place to thank God for. Before the destruction/construction/dormification and dogs. Not to mention that the pathways were peaceful and bicycle-free and there was no incessant, grating noise from construction inside and outside. The most raucous noise we heard were when a couple of squirrels got into a fight in the trees around the buildings. Btw, those trees were carefully planted to hide the absolute ugliness of the buildings.

How does she know (or thinks she knows) so much about RS tenants? Does she go sneaking around? Do the RS tenants invite her in and tell her all their business? They'd have to be stupid to let that old crab over their doorsteps. Maybe she listens to gossip in her building. Whatever the story is, she is barking up the wrong tree and should just shut the fuck up.

  47. My first reaction to seeing Stuy Town was mortified depression. This is because the buildings do look like projects. It was only when I was inside that my opinion started to change. This happened years ago, btw. Today I can't picture the rents being asked of people. PS was much, much better years ago, too. Now it seems PS does not care, unless you go right by them with an infraction. And for some infractions, they walk away or look the other way.

  63. Let's face it and call it what it is. We have absolute shit renting here now in the form of transients, students and the endless AirBnB procession in and out. The market rate people, paying through the nose, can bitch and squawk all they like because they don't want because they don't like to face reality, but with the piss and shit all over the place (dog and human), lack of protection by Public Safety and lack of interest by Management when it comes to enforcing the QOL rules, this place is a slum. It is no better than the projects. I've been in apartments in NYCHA projects and they were pretty spacious and nice. Some were suffering maintenance issues due to the lazy and inept management; some were very well kept. The buildings were not any dirtier or scruffier than those in the Sty.

    If you want to pay $3.5k per month for a project apartment with a dishwasher, go ahead. These apartments, renovated or not, are not worth anything near what they go for. They are old, have decaying plumbling, no soundproofing and not any better put together or maintained than the NYCHA houses. I don't care because I pay a low rent, but if I could afford to pay what the MR people pay, I would be out of here in a flash.

    The TA knows this and that is why they have minimal membership and minimal impact on this slumlord landlord.

Now that the politicians took a lot of $$$ from Verizon to push Fios on us and our intercoms are Fios, who is regulating the data collected by the intercoms tracking our visitors, guests, deliveries, occupants and what are they doing with it other than tracking and harassing rent stabilized tenants?

    This is now getting creepy. Verizon is supposed to have privacy policies protecting customers but the intercoms are property of the landlord while the visitors to our homes is supposed to be our private business.

    Who is supposed to pass laws protecting our privacy when landlords install data collecting intercoms on who we have visit us in our homes? Is Verizon donating millions to federal, state electeds to bribe them into foregoing passing laws to protect our 4th Amendment Right of Privacy so creepy landlords can access private, personal information? Does anyone else think this is creepy that McClellan tracks this data on each and every person visiting, delivery, where we eat, who we are friends with, who we know, all personal information? Who is accessing this data, what are they using it for when we know they are not using it to catch Airbnb hotel guests so what, they are using it to creep on tenants?

    Serious questions are begging for answers.
    What data is being collected?
    What data is being stored?
    Where is the data stored?
    Who has access to the data?
    What regulations oversee use of the data?
    What laws protect from misuse and abuse of the data?
    How is the data being used?
    Are guests, friends, family who visit then subject to landlord tricks of background checks, invasions of their privacy?
    Is the data stored on the internet?
    Is the data stored on public access, law enforcement access, other private citizens access eg landlord investors, fixers?

    A construction worker died after falling several stories when the platform he was on collapsed at a work site in Hudson Yards Monday night, officials said.

    The 62-year-old hardhat was standing on wooden planks on the 16th floor at 401 Ninth Ave. near 33rd Street when they gave way and he plummeted down to the sixth floor, cops said.

    It's been almost two years since Tishman Speyer's/Blackrock Realty's paid a jaw-dropping $5.4 billion for the Stuyvesant Town and Peter Cooper Village property, Manhattan's largest apartment community at 11,227 units.

    And the latest indications are, the purchase hasn't yet lived up to its expectations.

    Standard & Poor's Ratings Services last week lowered its ratings on 22 classes of commercial mortgage-backed securities (CMBS) that hold debt tied to the property.

    The primary driver for S&P's downgrades is a reduction in the estimated value of the 10.2 million-square-foot complex on the East Side, which has declined 10% since its purchase, according to S&P.

    S&P's revaluation of the property incorporated the borrower's Dec. 31, 2007, and June 30, 2008, financial statements, the August 2008 rent roll, current market occupancy and rental rate information, and estimates for conversion costs and recapture rates.

    The drivers of the valuation decline include the following.

    Normalized operating expenses that are 11% higher than anticipated at issuance. Utilities, advertising, and marketing have been the main contributors to the increased expense.

    The costs associated with converting rent-controlled units into market-rent units have been 11% higher then anticipated.

    The number of units that have been converted to market-rent units has been within expected range; however, the composition of the converted units has not been evenly distributed between the various unit types at the properties. Therefore, average rental income at the rent-controlled units is 10% lower than anticipated.

    Just from viewing the activity at the Cafe, I would say they are losing business. A lot of people just want to use WIFI and sit around with their one cup of coffee. The business is going to have to respond some way and booze is the way to go.

    Haven't we seen this PR maneuver before? This TA letter is like a councilman letter on the bunker. The TA letter is to make the TA appear like they strong-arm muscled the property services but more likely the property services knows they will lose money and risk bad pr with an empty storefront during the months it takes to get anyone to lease a space across from Target / Trader Joes. The letter is likely a PR ploy to get the TA to look like a strong hero and to help the property services save face by giving Associated a year or two slow death extension. It is the same PR stunts from these folks who share the same PR firm, de Blasio's "Agent of the City" Berlin Rosen.

Now, because of the dollar sign and the necessary desire to make more and more, we have lost what we had. It was a "housing" complex but well-run and the residents were generally well-behaved. It now has turned to something else, and even affected negatively many of our "old-timers." Residents new and some of the old accept the downgrade, and some consider it an upgrade. But look around. It's never been this bad. And fuck the amenities.

If you give your keycard to that "old man" who then goes into the bathroom to deal drugs, do drugs, perform lewd acts, does any damage to the property in the bathroom, or commits any crimes then the person who gave them keycard access is on the hook. Do you really think your landlord wouldn't file a criminal complaint against the tenant or initiate a civil case for damages? Do you think landlords would bother with housing court when they can file criminal charges or easily go after tenants for thousands of dollars in gebbia small claims court or whatever court takes bigger claims? Would you put it past the security system to not catch the "old man" because the ten minutes he was on the property they were doing whatever they do when ten minute crimes are committed when they have your keycard as proof of your part in what happened?

    I gotta say, this is an interesting trend indeed. They've been on the south side of 14th street for decades. First time I've seen em moving to the north side. I can't say I'm particularly threatened or bothered by them specifically, but this is absolutely a bellwether for the type of neighborhood we're now living in. And an increase in transients, however innocent they may themselves be, is gonna be indicative of an increase in crime.
    Called PS for something unrelated a few weeks ago--it always takes them half an hour to show up, if they show up at all. Assholes.

The TA nuts would call me greedy but since I am not wealthy I simply call it smart, especially since I bought the house as an investment in 2008 and it has nearly doubled in value since I bought it!   139. If the crusties are going to plant themselves on the North side of the street in front of Stuyvesant Town buildings, then it does bother me. It bothers me very much. I will call PS/Security whenever I see them planted in front of my building with the drug paraphynalia and unfortunate dogs. They can be menacing and they are filthy and probably have every cooty in the world living in their filthy clothes and filthy hair. I want to be able to leave and enter my building (especially at night) without having to practically trip over these lowlifes. If PS won't summon up the balls to send them away, then I will call 911. They are on Blackstone property when they are sprawled up against the fences. The sidewalk extending to the service road is Blackstone property and Blackstone needs to take responsibility for keeping the sidewalk and steps and disabled ramps clear and safe for tenants to enter and exit their buildings.

  154. The TA is a lost cause. Do not know why it even exists anymore, except to cowtow to management. I did have a positive experience with a public safety officer who responded to my third complaint of downstairs brothers smoking fruity tobacco. He was the only one that responded forcefully and thoroughly. So far so good, no problems in the last week and at least I know that it is on record. Interesting that Rick Hayduk's assistant at the Thursday tent told me that there was nothing they could do about it and refused to follow up on it. It is my belief that Blackstone encourages the officers to look the other way and ignore dorm infractions. I was lucky to get this officer in response to my call. There are some good ones.

They say that this management responds to their complaints, but do not seem to realize that their complaints are getting more numerous as core issues worsen. The answer I seem to get when I criticize Blackstone is that it is the same all over the city.

    The two NYU bros (they both had NYU Athletics shirts on) didn't realize I was listening (had headphones in) or that I have two children. I had to let these two know that these babies and kids have been around a lot longer than the NYU dorms.

    Our esteemed councilman and TA have sat by and let NYU completely take over this place without so much as peep against them.

Metlife already tried and failed in a big way to turn the property into luxury hotels thus the "sale" to a very long laundry list of investors and more that came on board along the way from bottlers-distributors to casinos to foreign governments..all the usual suspects who invest in casino hotels.

    Have started talking to real estate agents in Fl, GA and N. Carolina.
    Cannot wait to leave here with all the noise, dogs, pot, lack of sleep and write to tell everyone - it can be done! QOL is more important than a cheap rent.

    PS. Rick has been very helpful addressing my issues when I spoke with him on two Thursday nights. I'm surprised he didn't respond to the pot complaint from a tenant. Pot is still illegal in NY unless it's for medical reasons.
