At first, I thought the noise was coming from an apartment that needed the important upgrade. But, no. As I neared the Oval, I saw that a huge tree had gone down. The photos will tell the story. One less shaded area in the Oval. Sorry.
Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.

No pool for the following reasons:
ReplyDeleteA pool would interfere with the Oval “Carnival Cruise” events like the movies and concerts. A pool would also interfere with the holiday special events. Also, there is the liability issue which would be major; the ice rink is enough of a liability issue for Blackstone/SPS. PS enforcement of the infamous “residents and their guests” rule would be problematic as well. As for this tree cutting, their paid for arborist company would say that the tree was old and diseased but this is par for the course for them to market the Oval to their preferred demo, flyover state transient single millennials. More sunbathing, more “special events”, etc.. Trees are for shade, wildlife (especially birds) and for introspective thoughts, not good for their current “Boca/Woo-Hoo/Focus Group” marketing strategy.

ReplyDeletePCVST was NYC's safest residential community during the highest crime era (late 1960s - mid 1990's). No exaggeration. Look it up. It wasn't luck and it wasn't a fluke. During those exciting years this place truly was an 80-acre oasis. Right up until 2007 (Before Speyer) PCVST was world renowned for being the best place to live and raise a family in Manhattan, if not all of NYC. Residents looked forwarded to living here for multiple generations. There was a 7-10 year waiting list to get in. That historic PCVST community was worth the wait. Tens of thousands of intelligent, savvy NYC residents patiently waited to call PCVST their home. Just ask lifetime resident Dan Garodnick about all that.
Today this place is done. It's over. It's finished. It all ended when De Blasio, Garodnick and TA Boardmembers needlessly handed our homes over to Blackstone, which after Speyer should have been prevented from getting anywhere near this property. Instead, working and scheming for Blackstone, our lying conniving elected officials guaranteed in writing this historic community will soon become extinct. They killed it off for Blackstone.
Now during NYC's lowest crime era, it seems frequent violent assaults covered up by Blackstone are the most serious physical liability misinformed PCVST residents should worry about.
Why was the long time PCVST security chief suddenly forced into retirement?
To limit Blackstone's civil lawsuit liability stemming from a recent 10-minute violent assault and attempted rape infamously videotaped by PCVST's multi million dollar, high tech video security system. That brutal crime was not adequately responded to because obviously Blackstone didn't give a flying f#%k about PCVST resident safety.

ReplyDeleteThe owners will NEVER wall-to-wall carpet apartments because wall-to-wall carpeting doesn't appeal to potential tenants and they desperately need these potential tenants to fill the thousands of empty apartments here. Ask any of the top, management people and, if they're being honest with you, they'll admit this.
However, if you haven't requested that management do a carpet inspection on the people living above you, you should. And you should stay on management until they do and until they make your upstairs neighbors 80% carpet their apartment, like the lease they signed requires them to do.
Unfortunately I have had to contact PS each September when new students move in above each of the past 3 years to perform a carpet inspection.

This is a different spin on house rules - as they do not state this. Wish I knew this when I moved in, I Wouldn’t have spent so much money on pudding in carpenting.

The 80% requirement has NEVER been interpreted this absurd way in the past and it shouldn't be now, either. Doing so would be a dishonest and deliberate attempt on Management's part to avoid their properly enforcing this regulation. It's a good thing that whoever said this to you, STR, didn't say it to me or he/she would have been very sorry, that's for sure. 80% of floors IN EACH ROOM/AREA, excluding the kitchen and bathroom, need to be covered. Here's the video of GM and CEO Rick Hayduk, himself, explaining exactly why 80% coverage is required: NOISE. Clearly, allowing a tenant to 100% carpet their bedroom so they can then carpet their living room only 40% would thwart the sole intention - the reduction of noise - of the 80% floor covering provision of leases.

ReplyDeleteBlackstone/Management don't have to actively promote living here to students. THE MANY SCHOOLS THAT STUDENTS ATTEND DO THE JOB FOR THEM by suggesting to their students that they look into renting here. That's why this place has become a dorm dump.

The only reason there may possibly be fewer students is the growing high-profit/low-risk cottage industry operating illegal PCVST hotels catering to, at any given time, hundreds of unidentified transients lodged for short stays in previously chopped up residential apartments converted into dorms.
There are many students as well as tourists and transients in the chopped up dorm apartments. My building is full of both.

In response to the poster who says that he never sees students, he or she must live in a vacuum or he is being facetious. This place is overrun with students and dorm apartments. My building is full of them.

ReplyDeleteSometimes the students are noisy, but they will quiet down if you ask them politely. I'm an original tenant in my 70s and I can tell you with all honesty that over the decades (yes, decades) we have had more than enough drunks, domestic violence situations and rotten, stinking, marauding, destructive kids, all of whom are probably now around my age or a tad younger. Sure it was a nice place to live and the grounds were much more bucolic than they are now, but it wasn't rented out to high class folk. Just regular middle class working folks and they could get very ugly at times. Especially on a Saturday night when they'd had a few drinks too many. We also had suicides, assaults and child abuse instances. The demo that is here today is not that bad. Not bad at all, in fact. Too bad they are paying through the nose and can't afford to stay here long. I would love it if they could just stay here and raise their families like we could.
We never had the noise problems years ago, because management (Met Life) would not put up with it. Wonder how much you would love the students if you had a dorm apartment below you for the last 8 years or so. First four years of noisy parties, then a couple of years of fruity smoke seeping up. As of late it has been quiet and odor free, but who knows how long that will last.

I would like to invite the person who said they want proof of students to come to my apartment on pretty much any Wednesday, Thursday, Friday, and Saturday night. I happen to know that these STUDENTS are NYU undergrads, because they told me! I also know that my building is sitting around 70% undergrad students, so do not tell me to prove to you that there are students.
