UNBEARABLE!




The noise from working on the "new" improved Playground 1 is unbearable. I live in another building, across the loop, away from that playground, and even I can hear the jack-hammering, drilling, pounding, etc. If I lived around that playground, I would have to go someplace else, it is so disruptive and LOUD.

Please, if you live there, ask for a rent reduction. Take sound files, evidence. I went there, even as it is drizzly, to make sure. I had to leave, the noise was so bad.

To hell with making money!

This is bigger then all of the others in the article combined. Blackstone's Bill Mulrow in Albany probably has something to do with how they are getting away with a lot of bad things around here.

    I wonder if this "amenity" will be as well utilized as the eyesore and monstrosity which was Playground 7. NOBODY uses it. What a complete waste of money. Plus it is an aesthetic disaster. Way to go Rick! This absurd waste of money is simply a marketing technique to lure more suckers...er...millenials to pay obscenely high rents. How sad!

    Residents Claim Their Landlord Is Engaging In Illegal Tactics To Get Them Out

    (CBS) NEW YORK Tenants say it is all an effort to drive them out and raise the rent to market value. Claiming their landlord is engaging in illegal tactics and is failing to provide them with basic services. Their complaints are so serious; they got the attention of the Manhattan District Attorney's office, which is now investigating the landlord and his companies.

    The documents acquired by prosecutors bring heavy criminal charges against a city landlord. CBS-2 viewed exclusive videotape that shows detectives from the Manhattan District Attorney's office taking dozens of boxes of evidence out of the midtown offices of Sky Management, which is one of many real estate companies allegedly controlled and managed by Fred Ohebshalom or members of his family.

    Records show, more than ninety buildings in New York City are owned or managed by the family. These three buildings in Manhattan have serious on going problems. With over 100 open HPD violations. Many tenants claim some of the family owned properties are in deplorable condition, and may be dangerous. Rosemaire Vilomar, is one of the worried tenants, "I've been battling cancer since 2001, mold can be a carcinogenic."

    Rosemarie Vilomar, has lived in her Bronx apartment for nearly nine years, and has been trying to get the landlord to get rid of the mold on her bathroom ceiling and tiles, instead she says workers just cover it up with paint. Vilomar, along with several other tenants in the same building say the landlord has been harassing them, trying to force them out and has illegally raised their rents. Vilomar says, "we don't get hot water on a daily basis, we have to fight to get heat by calling 311, our elevators are always out of order, every other week, repairs are slow in coming."
    And it isn't just getting repairs done that is a problem, Carlos Morales says, "They are constantly saying that you owe something that you don't owe. And they'll take you to court and say it was just a mistake. But here you are wasting a day in court, going through all the aggravation, I think we're getting harassed all the time."

    No one from Sky Management or from the Ohebshalom family would talk on camera, but in a statement their attorney said, "Our client disputes the allegations made by a few disgruntled tenants and looks forward to the district attorney's office review of the building records. We are confident that their review will not reveal any notable discrepancies."

    State Senator Liz Krueger has been working with the tenant group, and was the one who urged them to contact the district attorney's office with their allegations. Kruger said, "you are talking about hoodlums being sent into buildings to frighten tenants who are making complaints. This cannot be allowed to happen in the City of New York."
    Vilomar and her fellow tenants now hope with the district attorney involved something will be done, saying, "I'm fed up with having to live this way."

    It is not clear what if any charges will be brought in this case. The Manhattan District Attorney's office would not comment on the execution of the search warrants, or the status of the investigation.

    Is that the outdoor "gym" playground? I was by there today for a look. With the rainy weather, it is closed, as it probably will be for many days as rain is predicted every single day. And we are in May. As expected, it is only used by residents (at most five, and that is generous) when the weather is nice. Otherwise, a real waste of money. I wonder how many of those Management people that took the photo op will be using this outdoor gym?

  12. Seen going to and coming from Associated. I may have lost count, there were that many infractions. Seen 8 dogs with 6 having no official lanyard. One woman, with her two non-lanyard dogs, passed by the Security Office. There was a PS officer standing at the window and looking out. Did he come out and say something? (The rain had stopped, by the way.) No.

    Also seen one group with those rolling bags and suitcases. No one stopped them. Also seen another group with rolling bags and suitcases at other side of the Oval. No one stopped them.

    Enforcement here is a joke. As I said, if on your bike you will almost run over a PS officer in the Oval, he will say something. Otherwise, it's a free for all. Everybody knows this.

  14. I have used the fitness playground a number of times, mostly just for core work and stretching (that’s all the playground is useful for), and I’ve never been in there with another person. NEVER!

    And I’m using it in the late afternoon/early evening hours, which are times that would be packed at a normal gym. I could easily do without it, but since it’s right there and empty, I figure why not.

    If I lived right by it, I suppose I would use it, too, for the purpose you mention. I go to a gym regularly, but it the traditional one. I wonder, though, where are all those Management cheerleaders now? At Dunkin' Donuts?

    Remarkably, there will be a day-long Yoga event this Saturday at Stuy Town. Remarkably, because it will feature music and sweets! Now, I've been doing Yoga for years, time-willing, but I do know that music (unless it conducive toward the peaceful environment that Yoga tries to stimulate) and sweets are definitely not part of the "Yoga scene." But, of course, that is not what this day is for. It is for promotion, nothing more.

    I will hopefully check to see if I'm right.

    When it comes to boxes, Blackstone just can't wait until all of the rent stabilized (real rent stabilized) tenants, who are mostly older people, are in their boxes. They are keeping a Death Watch over the seniors who live here and probably have a mortuary van parked with the engine running outside any building where they know an elderly tenant isn't doing too well. I don't know why the seniors are so fond of Rick. Don't they know he wants them to hurry up and die?

  32. The seniors are fond of Hayduk because he responds to their e-mails and kibbutzes with them at the tent. They mistake PR for caring. He is a good PR man. As for the concerts and movies, I too welcome rain. Both are annoying to Oval dwellers and it is unfair that we have to put up with these phony amenities that were never voted on by tenants. I get my entertainment elsewhere.

  41. @9:23 PM: A couple of years ago, I had friends from another country staying with me for several weeks of the summer. They have been coming to stay every two or three years for the past 20 years and alway marveled at how beautiful and bucolic the place was. Last time they were here (2016) when that fucking "music" started up, they started to seriously discuss the possibilities of sneaking around and sabotaging the equipment - or at least pulling the plug. We considered going out onto the Oval with our own karaoke equipment and trying to drown out the shit music, but decided it wasn't worth the trouble that would probably ensue. But, believe me, if we could have figured out a way to stealthily pull the plug on that shit, we would have!

    If we had done what we were mulling over doing, it probably would have been one of the very rare times that PS would have got off their asses and apprehended somebody!

  46. The place is owned by Blackstone, Ivanhoe Cambridge and their many, many investors. Let's get the names of all those investors and out them. Don't be surprised to see Tishman Speyer. Even MetLife or their retail arm Brighthouse. Metlife pulled a fast one on tenants here. They still are pulling all sorts of fast ones with the Teacher's union UFT and New York City Teachers.

    Anyone who puts their kids in NYC public schools is surrounding their kids with predators and under-reported sexual harassment that the Mayor is now admitting to. A NYC teacher who is a predator that is known for harassing her neighbors lives in our building. She is one of the most dishonest people and the last person you want in a school or your children around. That is the type of people Ivanhoe Cambridge and Blackstone attract and lease to.

    Ivanhoe Cambridge is a sham that pulled off the CW Spetka sham with Fortress and Garodnick that Garodnick hid from tenants. Ivanhoe Cambridge Daniel Fournier is just as responsible for the poor quality of life of tenants in StuyTown as Blackstone is. Blackstone is the frontman for Ivanhoe Cambridge money funneling.

    A who's who if investors in Ivanhoe Cambridge and Blackstone acquisition will reveal a lot like this was no deal hatched up by the shady TA treasurer in East Hampton cover up the TA is trying to sell. Open the books on the investors and on the TA and let's see how it is the TA worked with Blackstone to make the deal happen.

    StuyTown has gone downhill in the past 10 years.

  47. The worse attorney general candidate for tenants is by far Letitia James. She conned tenants by pretending to represent them only to bully them into leaving their apartments for the landlord to renovate. The tenants refused to be bullied by Letitia James. James then resigned the case. A year later the tenants won the case without Letitia James when Judge ruled the building is rent stabilized. Letitia James is no public advocate. James deceived her tenant clients. They saw through her.

    Tenants to not want Letitia James as a public advocate and certainly not as an attorney general. James is bad for tenants and good for landlords.



    Chinatown tenants embroiled in a legal struggle against eviction for more than two years have reason to rejoice. The state sided with the 27 low-income families living here in a ruling that confirms the apartments in question at 83-85 Bowery as rent stabilized buildings.

    Residents alleged that landlord Joseph Betesh, of Milestone Equities and Dr. Jay’s fame, has been attempting to evict those in 83-85 Bowery since at least March 2016, arguing that the side-by-side tenements required much-needed structural repairs. Public Advocate Letitia James got involved and reportedly procured a settlement between the parties in May 2016 to temporarily relocate tenants during renovations. This accord was later rebuffed by tenants who feared that their relocation would be permanent.

    After the deal fizzled four months later, according to DNAinfo, the judge in the New York State Supreme Court case ruled that tenants could stay in their homes while the Department of Homes and Community Renewal (DHCR) determined whether the apartments are in fact rent-stabilized. It took another year, but the ruling was only recently handed down – both Bowery buildings are officially rent stabilized. (The buildings were constructed before 1974 and contain more than six units, which would usually make them subject to rent-stabilization, according to the Rent Guidelines Board.)

    “This is a major development after more than two years of the tenants’ fight to stay in their apartments,” the Bowery Tenants Association noted in a media advisory. “The tenants demand the landlord, Joseph Betesh, repair the buildings and stop harassing the tenants.”

The politicians are grandstanding, publicizing themselves with photo ops and headline PR stunts, publishing useless and even falsified reports, to get their name in the press, a little bit of fame, to advance their own careers while achieving no results for constituents and great results for real estate developers and investors in condo hotels like the one that the Stuy Town TA aned Garodnick tried to build here in 2013. This is a big failure of a political stunt by Scott Stringer. He just got caught completely plagiarizing his report and falsifying facts by Airbnb and by those he plagiarized AirDNA. Lazy, incompetent, a plagiarizer and a liar falsifying facts.

Let's see what you, your PR firm Berlin Rosen with Mayor deBlasio, and your law firm lawyer (also BFF with disgraced Eric Schneiderman) concocted to deliver to Blackstone Rob Speyer's rent stabilized tenant who was gaming the system. Let's see those awesomely burdensome bed bug costs, the tenant you and the Brookfield PARTNERSHIP with Mitch Rudin and Dennis Friedrich were targeting and named in the affidavit you provided to the disgraced attorney general Eric Schneiderman. The disgraced attorney general whose opinion of women is so low he slaps, spits, calls them whores, demands they call him master, he calls them his brown slave (allegedly or admittedly but he says it is role play).

    Some commentators on this blog have ranted about brothels in Stuy Town Airbnb hotels. To date there are no brothels reported in Stuy Town. Just a commentator calling women whores for the disgraced attorney general's case against the Stuy Town tenant for the Susan Steinberg and John Marsh bed bug Airbnb brothel criminal case. No doubt that commentator shares the same values as disgraced Eric Schneiderman. Women are not whores and there are no brothels in Stuy Town. Just a lot of liars and frauds.

    Prove this wrong Steinberg and Sheehy and open the books because it is the law!

  55. STR, I agree that the Airbnb can be stopped or at least alleviated. All visitors staying overnight could be registered. Those with the rolling suitcases should be stopped by PS and told to register. Management will not do this because it fills apartments. Many short term hotel rentals here. I would not mind if I had to register an overnight visitor.

  58. If the city council passes the bill that’s currently being floated, requiring Airbnb to report the names and addresses of their hosts as well as all the details of their rentals, it would cripple them. A similar law passed in San Francisco saw Airbnb listings drop by over 50%.

    It is more than likely that some of the employees, including subcontractors, buy into their lying group-think disingenuous garbage ("good neighbors," "today is better than yesterday," and bullshit about helping people.

    Blackstone's mission is to DESTROY Peter Cooper Village and Stuyvesant Town. Run it into the ground, stress and literally hammer away at the infrastructure (walls, floors, plumbing, windows, etc.) so that floods occur regularly (raise your hand, class, if you've ever had a wet all condition in your home since these psychopaths bought Stuyvesant Town and Peter Cooper Village). Blackstone has DELIBERATELY CREATED DOZENS OF DANGEROUS SITUATIONS - overcrowding, students, transients, hotels, firing Security, installing compliant innocent kids in their place, ORDERING Security to IGNORE safety and security with some idiotic, double-speak commands and memos and lectures and meetings.

    The list goes on.

    I, personally, have been half convinced since they took over that they intended to destroy the buildings and grounds and create such unsafe conditions (over a period of time which they would decide was optimum) that they could handily bribe our stalwart politicians into allowing them to have it CONDEMNED AND RAZED TO THE GROUND. Boom! Demolition of rotting, unsafe fire traps.

    Then, up we go with obscene shops, entertainment, hotel/s, city apartments for the bastards whom we are allowing to hurt all of us and literally kill some of us (heart attacks, cancer, diabetes and the like brought on and/or aggravated by unending escalating stress.

    It has been written here, more than once, that the predators are looking to take over: The East River, The Hudson River and all of the land between these rivers which is on 14th Street and surrounding neighborhoods.

    The avaricious pieces of garbage are building a marina at 20th Street, right here.

    What the hell do you truly believe is happening here?

    Do your homework first. Go to e-courts and get the truth about the last time a tenant took the landlord to court over construction noise and debris. Go to E-courts and get the real truth about that court case.

Imagine if there was a tenants association that's not on the take here in PCVST. I am speaking with a law firm about that possibility later this week.     If you do get them you will also get at least a $500 rent increase per month and that's if the doorman is only at one door (Main or Terrace). That calculation only includes 3 doormen (you'll need 4) salary and benefits (using 32BJ new contract).

    Protests, strikes (sit-down strikes), pickets; withholding of rent for cause; accosting rolling-suitcase-folks; accosting people with dogs who are misbehaving; gathering in large numbers (see protests, strikes) and using the old-fashioned civil disobedience to enforce our rights to peace and quiet (e.g., when there are "concerts" and other disruptive and unhealthful, injurious "events); dealing forcefully with neighbors and others who cause destructive conditions of all kinds.

    Making sure media is bombarded with invitations and notifications of our actions. Saturating media, Internet media, etc. with stories, photos, statistics, anecdotes, etc. about this horror show.

    Making sure the 13th Precinct is similarly inundated with complaints - EVERY DAY OF THE YEAR.

    The list goes on.

    Once upon a time, in this country, people STOOD UP TOGETHER.

    It will be used, but not by tenants and their guests. It will be used by pay-for-play entities and tenants and guests will not be allowed to participate unless they pay. The pay-for-play users will use it constantly as Blackstone wants to profit as much as possible from it. The noise will be endless and the further diminishment of the quality of life here is inevitable.

    The people running this place would rent out their spouses and kids for dollars if they could get away with it because money money money is the ONLY thing they care about.

  103. Now they’ve added Tuesday Fun Nights to the schedule! I pray for the people who live in the oval. I think this summer is finally the time that puts people over the edge and lawsuits will start being filed, leading to Ricks eventual firing.

    I truly believe Blackstone is giving Rick leeway to do what needs to be done to get this place rented and making money. Once his ideas turn into lawsuits (and loss of money for Blackstone), he will be fired in a heartbeat.
