I'm not saying this is the worst place to live. On the contrary, there have been improvements in our landlords, and the improvements have been appreciated and, I hope, noted, at least someplace. That said, when I walk through the property for a brief time, I have to state that things are "out of control." Oh, there is a measure of control and Management memes that will state that this is just normal living in the city. Don't believe these memes. As someone who has been living here for around 30 years, I can tell you that these Management memes are a lie, and just meant to pacify and explain to the "new tenants" (who are paying a lot of money for their Stuyvesant Town or Peter Cooper Village rooms) that things were always like this, so don't bitch, be happy.
When I step outside, I am aware of more and more "out of control" visual incidents around here. It could be outside dogs and their owners that are never escorted by Public Safety out of this property, it could be the amount of dog stains and smears on the pathway (and increasing in number), it could be the thrown-out uncovered mattresses or general garbage that is on the loops, it could be the outdoor "gym" that is rarely used by a lot of tenants, it could be the "golf" carts that are increasing in number and going this way and that (watch out!)--it could be a lot of things that tell me that this place is "out of control." And some tenants have it worse, depending on their building and neighbors.
I don't plan to "give up." But I will take photos, I will speak my mind. And I will try to change certain things even though it can be a very uphill struggle. I also have a life that is not focused all the time on what is happening here. I have other things to do. And there are tenants who are trying to change this place for the better, as I am. Nothing is easy, so the saying is. And indeed nothing is easy.

Many other twentysomethings have also taken to Stuyvesant Town, in some cases to the chagrin of existing tenants.
“They build pressurized walls and stuff four people into two bedrooms,” said longtime resident Soni Fink. “They come out in the hall to talk on their cellphones because there’s no privacy in their apartments and their stereos are blaring all night. This place is not like it used to be.”
The complex consists of about 70 percent rent-stabilized units; the rest go for market rate, said Al Doyle, president of the tenants association, who has lived there his entire life.
“The number of rent-stabilized tenants is dwindling,” Doyle said. “We’ve had a lot of senior citizens who have left for retirement homes, or moved out for medical reasons, or they’ve expired.”
Published reports place the vacancy rate at 5 to 10 percent.
“At Stuyvesant Town, the first thing you think of isn’t necessarily hip or happening, but the demographics are changing,” said Daniel Garodnick, city council member and lifelong resident of Peter Cooper Village. “I see more grad students and young professionals around here every day, but there are also a lot of empty apartments.”
Please don't give up, STR. You are our one and only voice. We have no tenants association and our elected representatives do not care about us. We really do appreciate you. Management and the TA would love that, but we would be left without a voice. We really, really need to have a real tenants association, but I somehow can't see that happening because the one that is in place is totally in bed with Management and local politicians and would never relinquish their "power," even though they do absolutely NOTHING for the tenants. Their shitty Facebook page is a joke. It is very carefully controlled and, although some truthful comments and photographs get through, the posters are quickly assaulted by the Cheerleaders and the bitter and resentful who blame RS tenants paying lower rents for the deterioration of the QOL.
The real RS tenants are hated for just being alive and living here!

ReplyDeleteI don't spend much time at the Oval area or even walking near there and I've been living here for 40 years. I'm more concerned with the people who surround my apartment because they have a direct impact on my day-to-day living situation.
Once dogs were allowed here by Tishman-Speyer I knew this area would change for the worse. The move towards a college demo was the death knell for Stuytown. This area is way overpopulated with all the students not counting all the illegal people probably living here.
You can make yourself crazy by focusing on all the 'infractions.'
Stuytown will NEVER go back to the days we remember. People need to accept this fact.
I would never pay the rents being asked. My rent is less than half what new tenants are paying for the same size apartment. I think to myself what SUCKERS but then again Manhattan market rates are pricey as we all know.
The dog situation is horrendous. It looks like a dog park. Some of these people including students have two dogs. In an apartment that is absurd.

That is why you see Peter W on Yelp and not the internal Facebook groups or this blog. They don’t care about people they already have in here, just potential clients.
Why do you think they have the ridiculous events? To promote to outsiders at the expense of people already in here.
Negative reviews on Yelp do not affect them. They can rent these apartments to students, Airbnb and city subsidized to make money . There is an endless pool of the above groups. My building looks to be about 50 percent NYU now.
DeleteThis place is still a good buy if you are rent stabilized. Market rate, on the other hand, is highway robbery. They have nerve charging those high rents for this dump. If they lowered rents they would get a better demo. That would be a step in the right direction. Also clean up the grounds with proper garbage disposal and do away with that crap entertainment. The NYU students and tourists pour in despite the negative Yelp reviews. They seem to turn over the vacancies pretty quickly. They may respond in writing to Yelp reviews but they don’t improve anything. At these high rentals they know that they are getting few families . Thus they are creating more dorms, air bnb, etc, short term rentals. The reviews don’t seem to have hurt their student rentals. Apartments in my building are filled quickly.

Well said, I agree 100%. I'm in the same boat as you. It doesn't seem that people WILL accept this fact though. I know several market raters who try to negotiate new leases to no avail. This doesn't sound like a company that had difficulty renting apartments. We're all essentially irrelevant to Blackstone (real R/S tenants) and actually, the more we're displeased living here the better from their perspective.

Today on the 14th St loop and on the sidewalk there was mounds of garbage. Some of it was covering a fire hydrant. This included uncovered dirty mattresses. It was finally collected but was out for about four hours. If Hayduk thinks that this is acceptable on a “luxury “ property , he is mistaken. It is disgusting and contemptuous.

As for Blackstone, all the issues at the lower part of your list are a concern. But Blackstone does not care as long as they have cheerleaders, which includes these days our TA.

This reminds me of the tobacco fuss where cigarette manufacturers would tell you that no harm would come from smoking cigarettes, and they would have scientists back them up. Well, maybe no harm to some, but to others, something different. Same thing is happening now. The people behind going solar are pushing this feature as exciting and forward thinking. Meanwhile, there IS contradictory evidence. After about 20 years, we will know better. Some of us may not live that long, and some may, just may, become ill from this new and exciting feature. And what about cellphones? We are finding out that they are not just harmless "necessities."

Most of the long times spoken to who like the entertainment movie and concert events do not live on the Oval so they get to pick and chose when they are subjected to it while those on the Oval do not have a choice and get bombarded by every event whether or not they want it and whether or not they like the movie or band.

Actually for years according to TA former President John Marsh who said that the TA Board worked tirelessly for years on the Blackstone deal. It is not just "these days" but for years before the Town & Village published the Gratitude letter from John Marsh which was posted on this blog. Yes it is out of control but they did not get to build their hotel on the PCV site as planned in 2013 and again in 2015. They did not get their big payout from the Steinberg illegal hotel and bed bug tracking report scheme. Before going out for some "fresh" air and peace and quiet for a limited time, I still read on the TA Facebook the same excuses from certain residents that ape the excuses coming from Management. The would be victims of the Leasing Office should be given a tour that includes all the discarded filthy mattresses and broken furniture. They are only shown the little area by the Leasing Office and I think that is the only part of the property where the dog shit is picked up. Maybe we should put on our rubber gloves and coveralls and move some of those filthy mattresses to outside the Leasing Office?

ReplyDeleteDepends. And I say this after having "gone back in time" to look at some of the photos I took in previous years. I think Blackstone with Hayduk has improved the grass grounds and from what I hear people get service quicker. That said, the other things, like garbage on the loops, the recycling area, the AirBnb apartments, the noise from the events almost every day, the "upgrading" of apartments, the club cars everywhere, the increasing dog population, the new outdoor gym rarely used by more than a few and never in bad weather or off season, the "smiley face" because the clock can't be fixed, etc., have either gotten worse or made an appearance. Don't forget that I myself overheard the "suits" from Blackstone walking around and saying that the Oval was a "great resource." They did mean for the squirrels, birds or even the sun-bathers.
What if Blackstone met every one of the complaints on the STR? No more events, fixed the garbage and feces issues, no more security officers named joe, no more cafe, no more tenants that could be considered transient. Do you feel you would be able to enjoy living here again?

ReplyDeleteIt seems that way, but watching Management and thinking "their thoughts," I don't think that is true. Management would love to go back to the "old days" as far as tenants who they can count on and that are happy with them and living here. But, yes, it is now about money, too, and who can pay, and that is Management's focus. Upgrades, "amenities," and all the crap we are seeing around this place is just to make residents happy. Unfortunately, as has been said, we are not living on a cruise ship and would like to see the "rules" (Management, city, state) also obeyed.
I don’t agree that management wants to go back to the old days. They had a plan linked with NYU, city subsidy, Air bnb, etc and knew it could work well . This was from the beginning. They put up a facade of good will with surveys and e-mails to coddle residents already here.

ReplyDeleteYES! YES! YES! Not only would we enjoy living here again, but the place would attract a higher caliber of tenant. We would have real families making a home here, people who take pride in their surroundings and don't foul their nests. It would be a safer, quieter and much more pleasant place to live. The students are only part of the problem, but for the most part they are ok. I don't think they lower themselves to go to those crappy Oval "events!" I have no students on my floor, but I have young couples who over-pay to live here and they absolutely stink the place up with their pot smoking. They are not going to stay here long. At the end of their lease, they will move out and be replaced with clones of themselves. The two market rate apartments on my floor have been occupied by different sets of clones every year for the past several years: constant pot smoking, no carpets, loud parties and extreme rudeness. They are all the same. The students are much better.

THIS IS SICKENING THAT THE TA KEEPS IT SECRET FROM THE TENANTS.

A proper comparison is not to compare Stuy Town quality of life to NYCHA but to compare it to the landlord. Would the landlord allow dirty unsanitary mattresses let alone any eyesore deemed unworthy of his eyesight? No. Allow dirty unsanitary recycling areas, his packages stolen, his neighbors Airbnb guests, or dorm students with buckets of sulfuric acid, poop in his path not scooped, noise pollution waking his dainty little ears early in the morning, 3rd rate bands blaring music into his home in the evening hours or strangers lurking around among the stranger guests visiting and the stranger overnight guests of the students in the elevators doing the walk of shame?
NYCH projects do not charge rentals of 4000 grand a monthThat is the difference. They are raking in those high rents and are not taking care of basic sanitation. If you enjoy living here and pay those market rents you are being taken advantage of . This is a dirty property with no real amenities. I do not consider those crap concerts amenities.

BTW, I have taken photos of other places that appear to be managed better, and I've shown them. As I said, there is no excuse, except the important money factor, for this place to be run the way it is.
From the current excitement at the TA Facebook over McDonald's on 14th supposedly closing, know that all McDonald's are getting an "upgrade," with new ordering that gets rid of the human element in part.

10:46, you are the one living in an alternate reality. If you are paying market rate you are being swindled. You have no doorman, no pool, dirty garbage strewn streets , and dorms abounding. You may see a few nice families here and there, but very few and some of those are tourists who fall into the transient scheme. In addition, many will be priced out in a couple of years. ReplyDeleteI saw twice today, in passing, people getting inside those "locked except for a Key Card" playgrounds. One, the person and his two kids just waited until someone eventually let them in. Two, a person had one of his kids climb over and open the door on the other side.
Obviously, this is NOT working if you don't have someone checking IDs, but Management is now relying on gates to get rid of the human element.
The other thing is what is this nonsense about PS checking IDs for entry on the 4th of July? Maybe when it is close to fireworks time buy not around 3pm where I saw many people already at the Oval having a good time and just waiting. No IDs were checked, and I myself saw outsiders come in to "enjoy" the grounds and later the fireworks.

That is not a coincidence. That is the TA Board and new administration Bill DeBlasio carrying out the plan for the billionaires Bloomberg and Schwarzman who want to have yacht races with their friends Louis Bacon (also an investor in Stuy Town) and close friends yacht compnay investors Bernard Arnault and Wang Jianlin. The politicians do what the people with money tell the politicians to do. The two politicians who stole a third term, Stuy Town former councilman Garodnick and Stuy Town NYC former Mayor destroyed the people, community and property.
We have given up on talking to neighbors about consensus on taking action on the Airbnbs and will be doing it for ourselves from here on. This place is a disappointment but so are all of the people living here. All you do is complain, whine and nothing else. Obviously a bunch of rich men used their control of politicians via the so called economic development corporation to build up the waterfront of Manhattan with yacht docks for races from Bermuda to New York City to Glen Cove or Sag Harbor to Montauk to Newport and Cape Cod and how they went about it is criminal and sleazy as all heck.

Politicians are ordinary folks in jobs of power who are using their power to ruin the communities of equally ordinary people they are supposed to serve. They are not doing that. For 12 years the city councilman Dan Garodnick accomplished head lines for himself as a fighter against predatory equity however no results actually fighting against predatory equity. He accomplished no results because all he did was public relations for himself while 12 years of no policies, laws, protections for his constituents. He took no actions to fight predatory developers. He used words to glorify himself and took no actions to protect his community of constituents. He failed on purpose at protecting his constituents. Now the community after 12 years has not learned a damn thing and is still doing the same things by going to the new city councilman. The city councilman will not do their jobs because the heads Quinn, Viverito, Johnson and wannabe head Garodnick all serve the developers REBNY.
The city council and the economic development corporation which the city councilman headed failed us for 12 years but they are making the developers a lot richer.
If we keep asking or even demanding the city council representatives do their job we deserve to keep losing our quality of life. For 12 years they have not, are not and will not.
If this community wants to save itself it has to grow up and take real action anything less and this community deserves to disappear as is the plan of the politicians developers and the REBNY. Grow up and stand up for yourself and stop asking everyone else to do it for you or complaining about it but doing nothing about it. We are the same as Dan, all talk and no action.
Before anyone writes a reply to this post saying what should we do or what do you suggest here is the answer to that. Stop asking other people what you should do. Start doing it for yourself. In the short time living here the biggest disappointment is the property management with a close second being the tenants inaction for themselves acting like they can't figure out how to stand up for themselves. Stuy Town tenants are not stupid and do not need to be told what to do and that makes it all the more confusing on why we are not doing anything.
Any AirbnB-operating tenants in my building get reported to RSB and IRS.

Management wants us out and will do anything to get us out. They are letting the place get run down, dirty and noisy because they are hoping the squalor and noise will drive us out or speed-up our demise. They know that the riff-raff and students that come through here on a transient basis don't care about the filth and noise and, in fact, contribute to it and are perfectly in their element with it. I was outside very briefly, and I saw three, yes, three piles of dog shit not picked up. One pile is very near my building, with flies already have their lunch. ReplyDeleteI don't know how anybody can eat (or even drink coffee) at the Stuy Cafe. The sight of all the dog shit here kills my appetite, and knowing that the same management that runs the Cafe is the same management that runs the property. This place has become so nasty and bears totally no resemblance to the pleasant, clean and very well-run property that it used to be. Blackstone has a reputation, nationally and internationally, for buying distressed properties such as this was after Rob Speyer walked away, leaving it saddled with debt, and turning them into slums while charging exorbitant rents and treating the tenants like shit. That is their business model. It's a strange one, but it works for them.

ReplyDelete1. A matter of interest, but no big shock: The kitchen screen which is sold by Town and Village Hardware is approximately $76.00. Resident Services quoted me $215.61 for a kitchen screen. I had it double checked. Yup. $215.61 for what you can get (and probably of superior manufacture) for much less than half. 'Way to go, Blackstone, Beam Living, SPS, Good Neighbors, predators!
2. 9:47 A.M.: I agree with you regarding the neighbors. I'd be flabbergasted at their apathy, stupidity, ability to be brainwashed, lulled, scared, and so on . . . IF I had not encountered this in similar situations. PEOPLE IN THIS COUNTRY USED TO RISE UP AND FIGHT BACK. TRULY FIGHT BACK. ReplyDeleteSo Saturday I was walking my dog up the stairs by the 20th street loop and next to me a guy is walking. I noticed him as it was clear he didn't know where he was. Next thing I know he jumps the fence and proceeds to piss on the building right across from the playground, right under a bedroom window. This was about 2pm and the playground was full of kids. I started screaming at him to pull up his pants and get the hell out of here. I had no cell phone on me.

Ironically I also saw a driver in the loop last week pissing in a bottle leaning into his car.
