Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.
I am not sure about Break Time. It is surely, though, "Broken Time." This once refuge from the city's madness is now broken by sick, morally bankrupt, emotionally deranged people.
Information: Rick has now come out of his "we're playing nice" closet. I heard and saw the lurking will to damage people a few months back. It was quite a contrast to his 2 years or so of playing Mr. Friendly, Concerned, Caring. Now, he is repeatedly stating that what is being done here is ILLEGAL, but he intends to allow (encourage?) it.
Information: Security seems to be both terrorized and terrified to a greater degree than ever these days. Rick has plainly stated that they are to allow Stuyvesant Town and Peter Cooper to rot, in so many words. Translation: the posted "rules" are NOT to be enforced. Policies and rules and just plain safe and courteous behavior are to be ignored. OR ELSE.
The lowlife, garbage, shallow, self-important human refuse that lives here DOES EXACTLY WHAT IT WANTS. If a Security Officer dares insist that they follow the rules, they ring up Rick Hayduk, complain indignantly, declare that they will NOT follow the legitimate and safety-promoting rules. Richard Hayduk then reads the riot act to the subject impertinent Security Officer.
THIS IS HOW IT IS. Our Security Officers can CHOOSE or NOT CHOOSE to enforce sane and life-protecting regulations at their own risk. The risk is trouble from Rick.
Maybe information, or maybe good guessing: BLACKSTONE IS NOT SIMPLY LETTING THIS PLACE ROT BECAUSE THEY WANT LOTS OF MONEY FROM STUDENTS, AND SIMILAR "TENANTS."
THEY ARE ACTIVELY TRASHING THE BUILDINGS, APARTMENTS, ELECTRICAL SYSTEMS, PLUMBING, GROUNDS, LIVING CONDITIONS, AND ON AND ON.
WHY? A NUMBER OF POSSIBLE AND VARIED REASONS. ONE IS THAT IT WILL ACCELERATE THE PROCESS BY WHICH THEY CAN CLAIM THESE BUILDINGS ARE DANGEROUS AND HAVE THEM CONDEMNED, RESIDENTS EVICTED FROM THEIR HOMES, AND BE FREE TO DEMOLISH FIRST PETER COOPER AND THEN STUYVESANT TOWN.
Others have written here about the truly demented people with billions of dollars who are working to appropriate "use" of both the Hudson and East Rivers, build more super-yachts, have yacht races, dock at both rivers, walk to the nearby 5 star hotels and condominiums (built by splendid humanitarians such as Blackstone and other publicly-minded business people) and such.
I used to think that this was a bit farfetched and entirely unreasonable and even hysterical thinking.
Think again. You ain't seen (or heard or smelled) nothin' yet!
Time will tell. But the old city is falling apart, and money rules more than ever. And some people just follow along. And even that "some" is debatable. Could be a "lot."
I agree, the writing is on the wall. With a transient community it makes it much easier to get people out and start the demolition process. The only people they need to worry about are the true RS tenants, who they may have to pay out, but then again they may not have to if the buildings become a danger. I don’t know how that would work.
This place will not last until 2035 or whenever our crooked mayor said affordable units needed to be available until, because the destruction of this place has already begun. Look at the ConEd “accident” of hitting the gas lines at 6PCR and knocking out gas to the building. These things are just the start.
They just pray each fall for another Sandy to expedite the process!
My take is different a bit. I believe I know what a company like Blackstone wants. Upscale residents (meaning moneyed), for sure. But Blackstone is not willing to spend more money than is necessary on some of these quality issues. Oh, the "rules" will be there, and a lot, but enforcement, not that much. Keep the customer satisfied (and, yes, a number of residents love Rick and all the "amenities")and ignore the bitchers or talk to them with a smile, but still ignore them. As for taking down the buildings, it is very possible in the future. Not yet, not now. Despite all the "upgrades," the landlord will want to modernize eventually. That means a brand new "city." And, possibly, a brand new landlord. By then, residents will welcome the idea. None of us will be here, unless we are very young or live a very long, long life.
Spending money in the interim in order to make money on rentals is obviously their plan. They want to make money until they eventually demolish the place, so they need to make upgrades until then.
The value in this place is the land, not these buildings.

At this point they know that they will not attract upscale residents to these old buildings and are tickled pink to be raking in the dough with students, transients, and air bnb. They could care less about the state of the property as long as it is functional.
Just read the TA fb page. A lady is complaining about the card machines in the laundry room being constantly out of order, notwithstanding her repeatedly reporting the problem to MacGray and "Management." Is there anybody actually running this place? Do we actually have a Property Manager? Maybe if Rick focused more of his time on running this place instead of concentrating so much on fucking "entertainment" and gimmicks, we would all be living a better quality of life. The man is a loser as a Manager. He really should be a cruise director.
What a useless rag that T&V has become, as useless as the TA. Most articles do not even deal with ST/PC unless they are about little league or doggie days. And forget about QOL issues. Blackstone has a long reach.
