Blackstone Is Ignoring Its Own Rules

This fine morning I see several spots of dog crap near the PS guard booth, and bicycles freely going about the Oval. Not one of the staff--PS or workers--see this? Or they just don't care as long as the residents remain quiet? Speaking of PS (Public Safety), where is it?

Blackstone, and I include its representatives, you are showing that you do not care as long as the money keeps growing. You should be embarrassed to run this place if you can't handle it, which it seems you can't, despite all the rules.

    Glen and de Blasio turned this private middle class property into public assistance housing. The rules are different. They erased the middle class and turned the entire renting community into "City Assistance" NYCHA.

    We have no rights. We are now in a forced assisted living as if we are poor and not the once thriving middle class. Without telling us the Tenant Association, Blackstone and Ivanhoe Cambridge have us all living in "Assisted Living" when just a few years ago we were independently thriving middle class.

    When will the Tenant Association fill us in on the Assisted Living status, the restrictions, the rules, and the rights we have lost, the tax benefits to the owners and how can an Assisted Living property be marketed as luxury living?

    While the talk is of "affordability," as I look around, it certainly is not affordable any longer, unless you have been here a long time and will not die. Once you are dead, you are gone according to Blackstone, and your apartment will be upgraded and cost double, if not more.

  6. NYCHA gives the "public assistance" to Blackstone Ivanhoe Cambridge. Not the residents. Public Housing landlords have a cash cow in city assistance.

  7. I do believe that there is public assistance housing here now. The city pays Blackstone the market rated that it wants to house people. The apartment next door to me has no name on door, gets no packages, and the name on the downstairs board is different. In addition, there are different people that stay there at night who appear to belong to a ministry. They can deny this all the want, but this is turning into a project/dorm.

  8. I don't know about "public assistance" tenants. All I know is that there are some fucking dorm apartments close (too close) to me and I am sick of the noise, the stench of pot and revolving doors that constitute the dorm apartments.

    The TA is a great big NOTHING. It exists only to back up management and to extract money from us.

    As far as the "house rules" go, fuck 'em. When they start enforcing the house rules and the speeding bicycle rules, I will start to believe that we actually have a management in place.

  10. My problem has never been "public assistance" tenants, so I would really have to investigate and spend time I don't have freely. My problems are the ones I mention. This place does have its good points, but I can bet you that if I go outside now, I will see violations of the "rules." Chances are good that PS won't be around, though sometimes they are.

    There is a two-legged animal who lives in my building who lets his dog defecate in the stairwell and elevator.
    Nothing like the smell of urine in the elevator or a freshly laid pile of sh*t in the stairwell.
    Surely brightens my day!
    The porter told me on the QT that he was instructed to just clean it up and say nothing.
    Management does not want anything to rock the boat in this cash cow.

  15. Since before the Christmas season they have had Public Safety spending most of their time delivering these packages that shippers leave in the lobbies. An officer I spoke with doing this said " It's pretty silly removing these from camera sight, but at the same time it's safer in neither location."

    I don't get why they have these guys even touching packages... they aren't federal or government officials. Wasn't it illegal to touch these unless you are authorized to deliver them? These guys are now spending their time delivering packages instead of stopping the dogs and bikes flying around. They should just leave them in front of the cameras so we at least have some video evidence of who takes the packages... If they sit in front of the apt doors we have no visuals at all :(

  16. It does seem like the City Hall and the City Council sneakily put StuyTown in NYCHA without telling tenant residents about it. NYCHA is contrary to marketing the property as luxury, or better put it is dishonest and deceitful to all the residents living here and leaseholders investing here.

    That is disgusting! Please put this on Yelp. This "management" is about as low as can be. Next time you are aware of what your disgusting neighbor is doing, please take a photograph and contact the Dept. of Health. Knowing that "management" is capable of such behavior makes me wonder what else they are getting away with. Nobody should EVER eat at the 5Stuy Cafe now we know how filthy and uncaring of basic hygiene "management" is.

    How much is the city paying Blackstone? In how many units? to house homeless so the Mayor can get the numbers down during his reelection year but not solve the problem of homelessness. Sure Blackstone ignores the rules and City Hall let's Blackstone ignore the rules and our families are not safe. City Hall does not disclose which units are housing homeless and how much City Hall is subsidizing Blackstone to house homeless in the 5000 affordable units --- allegedly --- this violates the deal and contradicts the press releases on the deal that got us here.

    Homeless Housing requires different policing than dorm campus security for students.

    How under-trained are the dorm campus officers to deal with the crimes that happen in NYCHA housing of homeless?

    Just exactly how unsafe are we here?

  33. Just wondering why Stuy Town equipment such as plow performs service for the rink? Could the manpower of Stuy town not be more efficiently spent clearing dog mess so residents can walk around without suffering disaster to their shoes? Why is clearing ice a priority but clearing pavement of bacteria laden dog feces not?

  34. Isn't the ice rink a commercial enterprise? If so, then nobody in Blackstone's payroll for the property should be working on cleaning and maintaining it. None of the commercial enterprises here should be paid out of our rent income. The employees of the property should be used exclusively for cleaning and maintaining the buildings and areas of the property that are for tenants. How the hell did they ever get away with putting commercial enterprises on a property zoned as residential? Why didn't the Tenants Association raise a stink about this.

    Their plan has always been to end Rent Stabilization Middle Class Housing. The "end of the subsidy" is why Albany bus rides achieve disastrous results for tenants. The City Hall deal here is to drive rent stabilization residents out for condo pied a terre buyer developments after the Mayor gets his re-election from housing homeless to make it look like the numbers have gone down.

Yet management inspects and claims (hahahahahahahha) they have carpets. Odd? Insulting? Illegal? What is this behavior from a landlord? We have lived here one year.

After I reported to the management office that the name on the directory does not represent the people in the apartment next to me, the changed the names. I am certain that the original name was paying the rent and it was possibly city. They are trying to keep their creative apartment filling a secret. Disgusting!

  43. Such a shame that the lottery apartments are not being monitored. Of course that is what we have a TA for, but ours does nothing. In another couple of years this sty will be all dorms and subsidized housing. Families and couples are not going to pay the exorbitant rents to live here. My building is already full of students, transients and now the subsidized housing. Bedbugs rejoice, you will have a good home in this sty.

February 1, 2017 at 9:37 AM reading the mortgage links a commenter provided looks like the mortgage from Housing Preservation to Housing Authority is the amount of the Fannie Freddie that Schumer promised to tenants at our rally at City Hall Summer 2014 but instead gave the money to NYCHA anfd in 2014 the property was sold for $3billion in the CW Summer 2014 hand-off to itself. The extra $2billion, to reach the huge property value increase between 2014 and 2015 when it sold to Blackstone is the money Schumer handed over and not to residents. Schumer, the guy we stood behind on the steps at City Hall in 2014, is a local politician when it comes to Stuyvesant Town.

  59. I agree that the Sty is about 60% students now and possibly 10% public assistance and transient. It is basically a project, what a joke that they still tout it as luxury housing. The people going into the 3,000 plus apartments are not regular folks.They are students, transients, and public assistance. They do not care about carpeting(students) or cannot afford it if the city is paying their rent. Once again, these apartments are not being filled by families and couples that are paying the rent.

  61. Public assistance is getting help from the city to pay the rent. I am absolutely certain that the people next door to me are not paying the 3500 rent which after all of the turnovers, the apartment must go for. As I have stated before on this blog, there was a name on the directory downstairs which was not theirs, there is no name on the door and they get no packages. When I complained to management about a probable infestation being cleaned out by a cleaning crew, flea market goods being brought in and boarders now and then , management changed the name on the directory. We can investigate all we want but they are not going to give us the truth as to how they are filling these apartments. As many of our seniors struggle to pay even their rent stabilized costs, these dealings by Blackstone are unsavory and deceptive.

Unless we have facts regarding public assistance, let's refrain from posting misinformation. Management does not want this to become a project. This is their investment. We may have affordable housing ( and I am not sure about that ) but not PA. Affordable housing was a deal with NYC, but there are ways around that too. We have a number of SCRIE tenants here. Couldn't management count them as part of affordable housing ?? I would think there are families living here who, for whatever reason, can't pay these exorbident rents- they could be part of affordable housing. Management can play games , as can the City. Bottom line- this is management's investment. They must show a profit.

  66. It is true that we cannot prove that we have public assistance housing here, but it is a distinct possibility. If management did not want to make this a dorm/transient dump which resembles a project, they would stop increasing market rents so steeply and driving families and professionals out. As more and more market rate people get priced out and rent stabilized tenants pass away, it will become ever more difficult to fill these apartments. They will have to link up with the city to pay rents as they link up with universities to attract college students. They don't care what this place looks like as long as they are collecting the moolah. Take a look around 1:09, take a look at the demo and the grounds. It is resembling a project more and more.

  74. A quick count of the furnished apartments versus the unfurnished apartments gives a good idea of the number of transient versus permanent residents. Permanent residents have keepsakes while transients have the furnished apartments. Security Officers tell us there are more furnished apartments than unfurnished apartments. That tells us who the preferred renters are and it is not permanent residents.

    You mean renovated (classic, modern, platinum, any flex apartment, etc.) versus un-renovated (old school RS apartments-they have no built in microwave, dishwasher, CA style closet lighting, etc.) apartments. There are only a small number of furnished apartments here. Those are the graduate level (rumor has it that there are New School and Parsons leased apartments as well) NYU apartments that are leased directly through NYU. The vast majority of dorm style apartments (and they can be a mix of tenants/occupants who are students, grad and undergrad and the just post college crowd) are leased directly to the tenant with their parents guaranteeing the lease.

    I think they lost, maybe permanently, their bearing once condos were off the table and they decided earlier than that to pal up with Garodnick. What is their reason for being now? The message board which is worthy only when someone is bitching and maybe MCIs, though that is to be determined.

    Totally true, unfortunately. I really don't know why the TA still calls itself a Tenants Association because it really is nothing more than an arm of management. It has no business calling itself a Tenants Association anymore. Maybe a little transparency would help give them some credibility, but it is such a closed shop that we can only ponder the reason for its existence. That wasn't always the case, but they changed radically around the time of the TS takeover, which was also the time Daniel Garodnick came on the scene. Coincidence?

  94. Does anyone know why new residents have a different maintenance department from original residents? What is the difference? Are new tenants charged more for maintenance for the same services and window shades because our apartments are luxury or newer or are new tenants maintenance getting better and faster service than original residents who have to call another department? New Tenants Maintenance is 212 420 4949 but original residents maintenance is 212 420 5000 which is the one we are supposed to use on weekends like today and nights only. The two maintenance departments looks like an unfair and discrimination maintenance service if luxury apartments pay more for items but get faster service. If given a choice, paying less for the same items is definitely preferred over faster service. Shouldn't we all be paying the same for maintenance items, using the same maintenance department, out of the same maintenance budget, and getting the same level of maintenance service?

They let Blackstone turn this community into a dump. And they are still promoting management as being great. I did not renew my membership and I refuse to attend another phony meeting featuring the political crew lauding this management. I still remember Blackstone asking for our feedback and promising changes in addition to saying that they would not actively rent to students. All deception. at least Tishman Speyer was rotten on the level. Blackstone is a wolf in sheep's clothing.

  131. Today I saw a guy who truly looked homeless with a cart full of junk walking into a building on 14th Street. City subsidized is different from SCRIE which I believe mostly refers to seniors. City subsidized is when the city pays the bulk or a good part of the rent. The people next door to me are clueless about rent and definitely do not look like they can afford a market rate or even lottery apartment. No name on the door and the name which was first on the directory was not theirs. A sticker on the door indicates some religious ministry. Very fishy indeed. I think that this city subsidy business is tied in with cluster sites which I have read about. Is it so hard to believe that Blackstone is in cahoots with the city to pay the rents of low income tenants? It is a great way for Blackstone to fill apartments here.

  133. This is the "deal" from what I understand. 5,000 apartments are "reserved" as affordable. We have seen what the money numbers are. Of those, 500 apartments are for low-income people. "$77 million in waived transaction taxes and a $144 million low-interest loan" are part of the deal and can be called "city subsidies." I don't have the money figures right now for these apartments.

    They take noise complaints BUT this place has an intermediary that intercepts the 311 calls before they get to authorities like DOB, DEP and NYPD so go to the DEP website after calling 311 to make the noise complaint.

    When we call 311 the Noise complaints go to DEP and NYPD and the NYPD went to the party and shut it down a couple of years ago.

    Sorry, do you have real proof for this serious corruption charge? Because I have done several 311 on line noise complaints and I have verified that my complaints have gone DIRECTLY to the 13th precinct and they have responded. They will respond if they do not have a priority police issue to override the noise compliant. The response (sent back to me via a confirm email) can be that that they responded but the complaint was not confirmed but I have also had my complaints confirmed and the issue addressed. I have also gone to the 13th myself and confirmed this with the precinct commander.

    It's OBVIOUS that management is approving floor coverings that are INADEQUATE AND INAPPROPRIATE. The fact that so many people both here and on Yelp are complaining about noisy neighbors is sufficient evidence of that. Actions speak louder than all the signs they keep posting telling people to cover their floors. Men, women, and people of all ages have done this in the 50 years that I've lived here. Just last night I saw an elderly man in his pajamas doing his laundry. Most people wear comfortable clothes when doing chores like laundry.

    If you had just kept it at pointing out that there are tens of thousands of students living here for 1-2 years at most while they finish their degrees (and throw weekly/nightly frat parties), that would have been enough!! :)

    Also, where is the TA in all of this? Oh, that's right, plugging Garodnick's liberal agenda (it's ok, I'm a liberal!). Obviously I care about national issues, but come on "TA," can we do something around here regarding the dump this place has become, on your watch nonetheless?

  170. Where on the Tenant Association website does it advertise their membership numbers? They say they are the largest in the nation but nowhere can we find the number of members to back up this claim. Does anyone know if this Association is as legitimate as they claim to be?

    I know! I saw that in the latest email from "Living." They really are desperate for advertising and any small change they can pick up! I would be embarrassed to wear such tacky gear and, knowing the reputation the Sty has out in the general community, I would be ashamed! Everywhere I go, if I have to mention where I live I get the "Oh that used to be nice, but now I hear it's a huge student dorm and is horrible." I can't dispute what they have heard.

  172. 7:40 AM, it used to be very legit and very protective of tenants, but it changed. It is very secretive, political and serves as an arm of management and local pols, especially Dan G. Nobody knows what its revenue is and where it comes from and how it is spent. They claim to have lawyers who fight the MCIs, but if that is the case, their lawyers aren't much good because the best they ever do is get a few cents per room reduction. Most of the MCI challenges fail.

  174. I agree that the TA used to be a decent organization but has turned into an arm of management. This is the case especially after the Blackstone deal which they heavily endorsed. The TA cares not that Blackstone has turned the Sty into a transient dorm dump and is very evasive in their renting policies.

  176. Our TA once again promoting that their way is the only way to beat an MCI, basically scaring people into becoming a member in order to take part in their ineffective MCI fights. Does anyone know their exact MCI winning %, and how much it was?

    Here is a response from the TA on the FB page:
    Cat Macalver Not sure what you're referring to, but anything requiring legal action costs money, which is one of the things dues pay for. Anyone can request an extension and try to fight an MCI on their own, but that route is unlikely to bring positive results for the tenant.

  178. Did anyone get a form from the TA requiring them to sign some kind of pledge to the TA that would ensure that they benefitted from any result the TA got from fighting the MCIs? They tell people that if they don't sign this thing then they need not expect to be included in any reduction in the MCI charge.

  185. The lady asked a question to Peter Stuyvesant on the TA FB page, and the response from Peter Stuyvesant included her name. The person copied and pasted the response, but there is nothing bad about her name being there. To me it just shows that the TA thinks it's the only game in town to battle MCI's, and they were letting her know that.

    STR, this is what all the "fuss" is about and I doubt the person named in the post would care. It is simply a copy of what the TA said in response to a question she/he asked.

  187. Dog Poop & Lungworm

    I have a hound mix, licensed, registered, fully vetted and quiet. I walk her in and around the 20th Street Loop and my building in dog approved areas. I initially curb trained her but the trucks scared her and she now only pees and poops on dirt - the few dirt areas that are not fenced. I'm in my seventies and without exception clean up after her. As a hound she walks nose to the ground and as a former stray she tries to snack on poop that I have a hard time seeing at night left in piles on the dirt by the entitled. I found out in December that she had lungworm. Lungworm? Not common in the NE. How do dogs get it? Some vets say sniffing lungworm cells off poop and some say from eating poop. Symptoms include coughing and chocking from the larvae living under their throat membranes on their journey to the lungs. Disgusting, right? Serious? Yes. Vet, fecal testing and medication - $500. My dog is one of three that I am aware of, so someone is leaving their dog's infected poop on the ground and infecting other dogs. Get a grip! If you insist on having a dog clean up after it! I have offered doggy bags and been ignored and told off. Stop hiding behind your phone and making believe you didn't see your dog poop - hey - maybe while you're ignoring your dog on that 20 ft. retractable leash it too will eat infected poop as well.

    You are correct. The results say all that needs to be said. If you read the reasons the TA MCI challenges it states the TA does not have enough members to make the challenge. Looks a lot like a deliberate fail to get results.
