A New Phase







I've noticed that the TA Facebook, which is usually different than the TA itself, has voices that are not pleased with the way this property is run and the general inactivity of the TA. I applaud these voices And, yes, I am aware that these voices can get a "personal" message from a "Peter Stuyvesant" to basically behave, whatever that can mean.

What these voices and the many comments I receive on this blog tell is that certain residents are dissatisfied, even pissed, at the way this property is run.

I do not fault Blackstone for buying and running this property. I do fault them for not making sure that several quality of life problems are followed. It seems that Blackstone has a priority where the selling of rooms (and the more rooms, the merrier) is its top priority, but that certain "quality of life" issues are not that important, and can even be ignored. Even the attention paid on the greenery and the constant landscaping has its selling motive, as does the "new" playground. All of us can see the problems of this complex. There is no need to bullshit us, but generally these activities are meant for prospective buyers rather than those who already have signed on the dotted line. And meant for some who have signed (not all students, as can be the current meme) who are satisfied to have their expenses somehow justified.

Now let me state that I want the same things that Blackstone can want if we are talking about quality of life issues:

Case in point is the lanyard rule: I chose this one because its lack of enforcement is so obvious after TWO posts from General Manager Rick Hayduk. The messages, a year apart, say the same thing. Basically, if you don't have a lanyard and you are a legal resident, you will be shown where to get one; and if you are not a resident, you will be escorted off the property with your dog or dogs. I will not debate or argue whether 8,000 lanyard stops have been made in a year. A LOL will suffice as my answer.

Some people are afraid, and some have lost faith. And some don't care. And, yes, there are some residents who can go the opposite way, and want less rules and more "we can do what we want." We should also understand that most people do not want to get involved. Management is banking on this.

If you are senior, this is your chance, however. A senior vs Blackstone is very bad publicity. Yet if you are a senior, you must follow certain things....

Unless you have a hidden property in the Hamptons, unless you do criminal activity, you will be okay. Do not be bullied into thinking that you have no rights and that you have to be thankful of having a place over your head.

Also don't be bulled into thinking that you are alone. Yes, you can see many residents with oversized dogs, no lanyard stops, residents eating right next to a dog urinating or defecting, with no apparent concern. You will see residents willfully ignoring "the rules" and laughing in the process. Other residents can join in. Even worse, you will see Public Safety and Management not care too much about certain rules.

Please remember that you are not alone. Others feel the same way that you do. But it doesn't help the residents who care to be angry about the infractions to the point of fury.

For a while, I stepped "out of the shadows" to experience more of what the people representing property have to say. I've spoken to most of the "big boys" around here (and, yes, most of them are male), and they can know my identity if it's that important to them.

There is a saying, "Don't get mad, get even." I don't particularly like the "get even" part, because it sounds like payback, but I do like the gist of the message: which is not to let this place negatively affect you, but rather to do what you can to make sure certain rules are followed. Rules, incidentally, that Blackstone champions on its website and/or rules that are dictated by the city. Acknowledged that the city can be another major obstacle. Again, Management is banking on this, and you walking away.

So what do we do?

Keep a note of the infractions, the official response given, etc.

Know to that this phase will not be easy. (And I say this to myself, too.)

We have examples of residents who have won. Incidentally without the TA or our councilman.

Though she may wish to be "in the shadows," Caryn Chow won a legal battle against Management (CW Capital at the time) when she was able to prove that this complex was not providing the quiet, proclaimed by Management, that she needed to do her daily work.

Siddharth Dube also won a legal battle by suing the dog owner that put his dog's life in jeopardy. Both Chow and Dube won, though we can debate the monetary awards that were given. You can win, too, but only if your reasoning is documented, as are the responses.

In reviewing the above post, I came across the following on the TA Facebook, kinda hidden away but pertinent. From ex-resident, Siddharth Dube:

I don't know the current Management's take on these things, but it is very possible, that they are not sweating too much as long as the bottom line of selling rooms looks good. The individual lawsuits will go away, they reason, and they can keep on selling rooms to prospective tenants. And the selling of rooms is what they are most interested in.

My advice is to read and check what your lease says, to read the rights that you as a tenant have, and to try to "deal" with these infractions in a non-confrontational and possibly cheerful manner. The angrier you get, the more weaponry they have against you. If you do the opposite, it will get them...angry.

I've lived in Stuytown for 20 yrs now. Management allowing dogs here has made me hate dogs. However, I did see a security officer tell this woman in a fenced off grass area that she wasn't allowed in there with her dog. As she was moving off the grass she said " but I live here". Okay. If you live here then you should know very well what the rules of being a tenant here are. How stupid and how stupid of management to rent to stupid entitled people. Thanks a lot stupid management.

I have also lived here a very long time and I agree that the owners / Management allowing dogs here has also made me hate them and their stupid, clueless, entitled owners. I know I shouldn't hate the dogs because it's not their fault, but, honestly, I just can't help it. It's a pity because I used to love dogs. But the diminished quality of life that has taken place since their arrival, along with seeing dogs in every kind of store imaginable now - Bloomingdale's, The Gap, TJ Maxx, the Container Store, Trader Joe's, CVS, banks, etc. etc. - has turned me against them. I complained recently about a dog I saw in Trader Joe's and was told by the manager that if someone claims that their dog is a service animal, then it's allowed in the store. This coupled with the fact that I don't think a store can or even would ask for proof that an animal actually is a service animal has made the service animal claim by many dog owners one of the most abused designations ever.

The reason that Management rents to people who have dogs is they don't want to miss out on renting to anyone, which they would, if dogs weren't allowed here. With the huge amount they paid for this place, they can't afford to keep anyone out. It's a pure economic decision on their part. OK, fine, but, at least Management should force dog owners to follow the rules. By not enforcing them, they have created a very hostile situation between dog owning tenants and non-dog owning tenants.

Then they will attempt to build a huge high rise on what was once the pristine and beautiful Oval.
Mark my words!
Word has it dogs will be allowed to use the pool on special Canine Days.
Management will call it Dog Days Floating Turd.

Real estate in NY absolutely does work this way. Developers and owners want to make the most money that they can on their investments, but that is hard to do when there are people living in their investments that are paying well below what they could be making. You take out a loan and get rid of those people.

It's really not rocket science, and I know RS tenants that have been bought out of their apartments over the past five years (though not here in PCVST). They come to me with the right price, and I'm out of here in a heartbeat.

Think about it. Difference between typical RS and MR apartment is about $2500/mo, or $30k/yr. So, they'd get that million back in rent in just 33 short years!

Unless they're looking to bulldoze the property, and you're one of the last holdouts (not saying that might not happen in the very long term), you're not getting a lotto sized buyout offer.

4,000 x 12 months = 48,000 x 10 years = 480,000.

Is there anything more absurd than the so-called "fitness" center being built at Playground 7?
Certainly an eyesore, tacky, cheap "equipment", a "track" too small for even rats in a maze, noise surely a disturbance to the neighbors, will become totally irrelevant after the novelty wears off...a colossal waste of money!
Just another nail in the dump that has become PigStuy Town.

So, let's see: NYC is falling apart but we are still building high rise condos and getting rid of our mom-and-pop stores. The L line will be shut down for months and months and months. Instead, New Yorkers can take many (?) ferries to get from Brooklyn and Queens, and back when the work day is done. Subway cars that remain will now have some of their seats taken away, so more people can stand.

Here in our "community" we will have work/done finished near Lenz's. God knows when the work will be finished at the VA. Below us, we have the construction of two major condos at 14th Street, one of which should be finished soon. But wait, don't relax because we have a MAJOR project of a new subway entrance at Ave A. Not in time, but coming for those condo dwellers nearby. We have the possibility of losing Associated once someone with dough can be found to take over. We have a new "gym" playground where you can run around in a small wavy circle with no protection from the sun. And, of course, we have the usual dog turd and piss, speeding bicycles, etc. And don't forget the seasonal move-in and move-out of people from this "community." Mattresses, furniture galore outside. And the noise of apartments getting rebuild, a noise that has no end in sight unless we bulldoze everything. I'm sure I am forgetting some things, but how am I doing so far?

I'm not the OP, and I haven't heard that management is ok with AirBnB, but I would guess that the large number of listings on the website coupled with the ever growing number of suitcases has something to do with the comment.

I find 20+ listings every time I look. If management cared and cracked down, that number would and should be zero.

The Security light, on the terrace side, of 450 e 20th street, which is directly over the building address, HAS BEEN OUT, FOR 5 WEEKS NOW. Can you imagine that number 1., no tenant has phoned this in, and number 2., no one in management has reported and fixed this? This is just another indication of HOW BAD THIS PLACE IS! What a slum! WHAT A JOKE!

I haven't said this yet, but he needs to be fired. Blackstone needs to realize he's a failure and that they are getting much closer to a huge lawsuit and horrible publicity.

Took a walk to Houston today along 1st avenue. People nodding out on heroin, tripping over homeless people, multiple beggars on every block, many blocks smelling like urinals. I'm reliving the 70's. This must be de Blasio's progressive vision I suppose. I always felt that this would happen after the anti cop protests put on by the BLM terrorists, but unfortunately, normal people also must suffer the consequences. Three more years until I can escape.

When is Rick Hayduk going to be fired for gross incompetence? When is Chief McClellan going to be fired for gross incompetence and dereliction of duty? When somebody is killed under a "security" camera?

This place is worse than a slum. It is worse than the Projects and this fact needs to be broadcast far and wide because the whole marketing model is a lie. Where is our useless self-serving councilman? Where is the useless TA? We have nobody in our corner whatsoever.

Now Peter Stuyvesant is posting about leaves. A guy was beaten and robbed by a bunch of teens in masks with hockey sticks on this property and they post about leaves???

Are they even trying to be a TA at this point???? I guess we know the answer to that...

I have not seen any increase in PS presence, and I am out and about around the property every night. What good does an increased daytime PS presence going to do when crime takes place at night.

If this occurred outside of 531, there are cameras that should have caught this attack.

Where is a statement from Rick? Where are Dan and the TA? This is now beyond ridiculous.

Our politicians are in the news more and more and that is a good thing for the public to really see what these career politicians who are wreaking havoc on our lives are really up to. His true character is getting exposed. The Public will soon know what he is really like not that his disastrous results in this community didn't already speak volumes about his true intentions.

This career politician whose brother is a partner at the Tenant Association law firm and who gave the tenant's $2billion away to developers is trying very hard to cover up a lot of his and his peers actions. In the end he is not that much different than the extreme version of himself who occupies the Oval office. The career politicians stole the only true chance for tenant ownership and the way they went about it is as dirty and low-life as it gets.

This may read as national level, but it is a very local Stuyvesant Town Peter Cooper Village issue. His priorities, as evident by our quality of life decline during his tenure, is that he puts wealthy developers and his brothers law firm profits ahead of his Stuyvesant Town Peter Cooper Village constituents. Just as Senator Grassley says that our Stuyvesant Town Peter Cooper Village New York Senator is putting politics ahead of national security.

Question remains to be uncovered is what he did that he is hiding and how it is directly related to the Stuyvesant Town Peter Cooper Village deal.

Perhaps they are running down the neighborhood so it is so crime-ridden they can use that to justify demolition. But thanks to STR blog everyone knows this was the safest neighborhood in all of NYC 5 boroughs before Tishman Speyer BlackRock Blackstone Ivanhoe Cambridge moved in. They brought the crime with them.

5:08 PM, also MetLife used to get the Best Landlord Award every year. I think it was the Daily News that gave that award to landlords.

They are doing renovations in an apartment upstairs and the noise is deafening and nerve-jarring. Can't they even leave us in peace on Saturdays?
