Yes, this is a nasty place. Don't let them tell you otherwise. Don't believe that New York City was always like this. When? Where? I'm not talking about Times Square or the Lower East Side.
Stuy Town and Peter Cooper Village, the latter the "jewel" of the complex, were dreams that many wanted to live in. People had to wait years to get into this complex, it was so good to live here and to raise a family here. Don't believe differently. They, the new masters, are lying to you. They want you to believe that the noise and the pollution was always here, because "it's New York." Don't believe their lies.
Not the first time, I was chased around this complex in the morning because of the noise and smell of continual zambonis running around and trying to clean the filth that is here. I was chased by the continual noise of leaf-blowers, with their attachments that spew dirt and dust while trying to clear the area of debris. And they (Management) is full of excuses. If you call, you will hear these excuses over and over again, unless you are persistent, then they will get annoyed at you.
Take it from me, and from the residents who have lived here for years, it was never like this.
They value "Peace and Quiet." Don't believe them. They are just selling to the masses outside. If I am chased around the complex, looking for a restful place to read or meditate or whatever, then the probability is you are too.
I wish I could move, get out of here. Financially, right now it is not doable.
But, believe me, this place is nasty. And it seems to be getting worse.

ReplyDeleteI have to say, that is not my experience. I don't care what age bracket, I would say that frequently I get a positive response.
I also have to say that I've seen some "old timers" (anyone over thirty) flaunting the rules. Now it could be my building, and each buidling is different, but I have no complaints about my near neighbors.

ReplyDeleteI know what you mean, STR. The transient neighbors are sometimes good, sometimes bad, but not all of the longtime tenants are that great.
Several years ago, there was a family living on my floor that were the "Neighbors from Hell." They were a large family of elderly and middle-aged members and they screamed, ranted, slammed doors all day and all night. They all have died off now and a young couple (with a dog) occupy their apartment and they are the sweetest, nicest, quietest neighbors anyone could wish to have. Also, the dog is not a problem in any way whatsoever. Another unit was occupied for years by a guy who had a series of girlfriends that he would have extremely loud and sometimes violent fights with. He was a decent guy, but had some "issues." Since he moved out a few years ago we have had a young couple with a baby who were the nicest people you could wish to meet. Unfortunately, they had to move because the rent was raised outrageously. Now a post-grad student has been living there for about 18 months and he is as quiet and nice as could be. All of the other units are occupied by longtime tenants like myself and I don't think any of us are going anywhere!
The unit downstairs from me is a revolving-door dorm and I have had to call PS and Tenant Relations several times, though not recently. I guess it takes all sorts and no one demo is essentially good or bad.

Right now, there is a very loud drilling coming from another building, which everyone around can hear. My building included. Do you think Management gives a damn? "Well, we have to do it." Yeah, take a look around and tell me when this drilling is ever going to end. Look at all the AC units still not below the windows. Most of them. This drilling is not going to end in my lifetime.
This place is hopeless. It really is.

ReplyDeleteI think that if misManagement would stop renting to students and concentrate on getting in MR tenants and charging them a fair rent instead of a ridiculous rent, we would all be much better off. Why would people who can afford MR rent want to live here with all the students making life hell with their noise and filth? Either misManagement has to target responsible people who have jobs and don't party all night, or turn the place into a dedicated dorm. In the latter case, life will become more and more hell on earth for long-term tenants who are unable to move because they can't afford to.

The worst part of all of this is that the student marketing is not going anywhere. Students will continue to flock to NYU, and therefore the demand for housing will continue to increase for a long long time. Much longer than any of us will be around, including Rick and Blackstone.
ReplyDeleteThere are such easy fixes for this place, but renting to students is just too easy for them. Knowing that the guarantors have the money to cover the outrageous rents will continue to bring the students in. Our politicians have turned a blind eye to this and will continue to do so.
I'd say within 5 years this place will be 50% students, and 80% in 10 years.
I really wonder if these 'owners' are really in for it for the long haul. At this rate, I see this place being a construction site for at least another 20 years. This is not a classy residential place to live. It's a suckers paradise. I think they'll eventually hand this place to another 'thief'.
ReplyDeleteI was just talking to a friend whose granddaughter is in a real dorm uptown. When I told her about the student situation here and the cram-em-in living conditions, she couldn't believe the University or the parents allow it. She made me feel like a liar, so I just changed the subject. Even when I told her that a student was assaulted by a guy who tried to murder and rape her and that the assault went on right under a security camera for TEN FUCKING MINUTES, and that she probably would have died had not a neighbor been leaving the building and scared the attacker, my friend refused to believe it. I felt like saying "Ok, I forgot you live here and I don't."
ReplyDeletePeople outside this place just do not realize the truth of it and don't believe it when they are told. You have to live here to know what a badly run, unmanaged, dangerous dump it is. Sometimes people will say to me: "But don't you have a really good tenants' association there?" I just laugh in their faces. At this point, when people who know where I live ask me how things are and when people who don't know where I live ask me where I live, I just change the subject. They probably think I'm rude, but nobody believes what goes on here. When I told a friend that there are two couples living in the one bedroom downstairs from me - a couple in the real bedroom and another one in the manufactured bedroom, she said "But surely that is not allowed. You should report it." I just rolled my eyes.
The pity is that's it is not that difficult to run and run efficiently. Yeah, you have spend some money, but the rewards (not just financial) are there for the taking.

I think this was on a different thread but I have to say that I agree with the person who called out the NYPD, i.e., the 13th precinct and the other units housed in what used to be the police academy. They are clearly abusing parking permits to the detriment of the people they are meant to "serve and protect". Last night, I took the bus down second avenue and got off on 20th street. The bus couldn't get to the curb to let off a person with a walker because a white SUV with a police permit was parked in the bus stop. This happens all the time. The corruption at the NYPD has to stop. Fire the captain of the 13th precinct to start!

I strongly agree with the poster who said that this dump will be 50 percent students in five years and 80 percent in ten years. I think that it is approaching 50 percent now. They will not lower the rents because they have a good thing going for them. There will also be a fair percentage of City subsidies although they deny this.

My philosophy is that the Dept. of Health was contacted and issued a warning to Blackstone. I see a PS officer on a scooter making circles aground the Oval. Perhaps they defers the mover pigs from throwing out their crap. In addition he likely reports any garbage and they immediately pick it up.

I think that they are doing a lot of short-term transient rentals to tourists and people temporarily here on business. Whenever I see a new family, they usually are foreign. Probably rent these dumps for 3-6 months and then leave. It may appear that families are moving in but they are actually short-term foreign residents. This place is nasty.

Most of you seem delusional. They are not desperate for tenants, they are raising rents on MR to extremely high levels and most are leaving. If the management cared about vacancy, they would offer lower rent or "@ same rent" for current MR to renew. In fact, they are not.

They are not desperate for tenants because they have replaced a family demo with students, transient tourists and city subsidized. It works great for them and they can keep raising the rents . They have made creative desks with the city, foreign tourist agencies and NYU in order to reap profits and it is working. This management is despicable

1) There are no rules. No house rules, no dog rules, no bike rules. Rick is a flat out liar about the dog rules. I have taken my dogs blue lanyard off for the past 2 months (carry it in my pocket as a test), and I've never been stopped. I purposely walk past security as much as possible. NOTHING. Rick sir, you are a liar about dog stops.
2) Staying on Rick. Rick is just as bad as Blackstone. I hate people who say that he's just doing Blackstone's dirty work and he's a decent guy. If Rick was a decent guy, he would have quit working for a company that is forcing him to destroy a great community. He is still here, so to him the almighty paycheck is more to him than standing up for what is right. Rick is just as bad for this community as Blackstone, so don't let anyone else tell you differently.
3)There are a lot of bad apples in this place, and they come in all different ages. Students are a nuisance, but so are others. My concern remains the stress that all of these additional tenants will place on the buildings and infrastructure. Rick sir, you are destroying this place with every apartment you cram way to many people into.
Rick and this management group aren't going anywhere. Any human with a decent conscience already resigned when they realized what Blackstone's plans were for this place.

People suffering from noise, filth and constant construction in the only place they can call home and for which they are paying (in most cases) a premium rent is not in any way humane. Maybe the long time tenants don't pay a premium rent, but they suffer as much, if not more, from the noise, filth and chaos and lack of rules of decency that go unenforced here. This is a very unhealthy place to live and the shame is that it doesn't need to be and didn't used to be. MetLife knew how to run the property as an affordable, comfortable and safe haven to live in. If they could do it, Blackstone should be able to do it. Blackstone is run by callous, unprofessional nincompoops.

The rules and policies within Stuytown is frustrating and an inconvenience. For something as simple as getting additional keys for your apartment can be quite the challenge.
To start, we are considered "occupants" through a bulk lease and every small order MUST be managed by the lease holder. Regardless of your identification and paperwork (which they have copies of), you are required to go through a third party to do something as simple as picking up additional keys.
They stated this policy exist for security reasons... If you ask me, their policies and rules make no sense whatsoever. You have to be present as "occupants" for maintenance tasks, but you can't pick up additional keys. Keep in mind maintenance entered three times now without our presence (apparently we cannot authorize entry when absent). Also, one would presume that the lease holder will need to be present for that, but that is not the case.
Security seems to be a top priority, but you cannot allow a loophole in your logic even if the process is flawed and does not do a thing to protect you.
There have also been serious cases regarding rape and many areas within Stuytown that are considered dark and unsafe.
We even had brown water flowing out of the faucets, etc. multiple times without warning and when we called they mentioned it was nothing. So let's stress a faulty process that provides no benefits but more inconvenience (sarcasm).

Not necessarily. People far and wide will read it because corruption has a universal appeal especially when it surpasses historic Boss Tweed levels. Its so dirty you can't make this stuff up.
Just another example of how the Public gets screwed. School buses with air conditioning is a no brainer, especially when they are special needs children with autism. It is a Public Advocate office, but the Public has no public office with authority to bring about this lawsuit on something that should not require a lawsuit in the first place. At least she is trying to serve the public, not like her predecessor who used the Public Advocate office as a spring board for himself instead of any successes or good results for the public.

ReplyDeleteStuyTown has a TA Board who say they are volunteers while they hold day jobs where one held a job that was all about lobbyist pursuits for a developers interests in SoHo and another TA Board member whose day job is to pursue Mayor de Blasio's interests. Neither of these two can represent tenants, pursuing the interests of tenants when they have these conflicts of interest where their day job, their bread and butter salary depends on pursuing the interests of developers and politicians. It is black and white.

ReplyDeleteAs I wrote many times, the people who work for Blackstone (Rick included) have their own agenda, which is to be in step with Blackstone. By now, I've met all the top people here, and I have no problem with them as long as I understand that they work for Blackstone. I don't, however, and neither do the residents here. Admittedly, I am uncomfortable with certain posts if the posts go too far (like calling someone a devil--which hasn't yet happened, but close to it). The Blackstone people have a job to do, and I (and others) have a job, too.

The white trucks are garbage trucks. They pick up the garbage outside the buildings and bring it to the compactors on Avenue C. You can also see them when they are emptying out apartments that have to be cleaned out do to the tenant no longer being there.

What kind of uncivilized community needs signs posted in lobbies telling people to behave? It is insulting, offensive, embarrassing, and it is downright pitiful they rent to some who need to be told how to behave and the whole community pays the price by having how-to-behave signs posted making us all look like we are all imbeciles. By now we all have tenants on our floors who need these how-to-behave signs, we surely do on our floor and above us. The how-to-behave signs are written to the lowest common denominator and they are a poor reflection on us all. Mostly they are a reflection of the landowners who vetted the new tenants who needed the new signs with big letters telling them how to behave. You think they would dare post big letter signs like these in the landowner's lobbies at 740 Park Avenue? The big letter how to behave signs are mostly reflective of the values of the landowners.

ReplyDeleteTishman Speyer started the destruction of this property, but Blackstone and this current management team will be the final nail in the coffin. There is no turning back at this point. Blackstone, politicians and the TA could have done something to save this place back when the deal was finalized. The TA and politicians paraded this deal around, but have been nonexistent the past 18 months, while Blackstone continued the demise of this property, instead of reversing it like they promised.

WHAT!!!!!!!! The same trucks used for hauling garbage waste are used for "delivering" mattresses?! Is that sanitary or legal?
Is anyone in city administration regulating these discarded mattresses to make sure property services are not recycling or reusing them? The number count of mattresses contributing to NYC waste by StuyTown dorm - hotels must be a high number. Are dorms required by law to change mattresses at the end of every school year, with the change in resident?
For that fact is anyone at the city regulating the bulk lease corporate hotel stays that are supposed to be at least 30 days to make sure they are over 30 days, and the corporate apartment hotels are sanitized, towels, beds, mattresses, are sanitized and bed bug free, bathroom and kitchen is sanitized, the 80% carpet coverage is steam cleaned between apartment-hotel guest stays, the walls painted, the occupants records accurate, the income audited, open knowledge of who our corporate neighbors really are, who is leasing these corporate apartment hotels besides NYU Langone, New School, FIT Fashion Institute, Mt Sinai, and who leases, subleases, occupies, or lives in the two pied a terre penthouses with the rooftop terraces in Peter Cooper Village?
Just who are our Corporate Neighbors leasing the apartments next door to us?
Here is the 2014 report on the dangers of commercial leasing in residential communities. Of course a few corrupt politicians passed laws to open the door for commercial leasing in residential communities by defining "permanent residents" as "longer than 30 days stays" as if permanent is a month and not a year. The politicians who proposed and all who voted yes on that law are responsible for the demise of residential communities by corporations.
Despite putting out this report, they did nothing to stop the apartment hotels population exploding in PCVST and barely scratched the surface of the problem they damned and condemned in their report. Much ado, rants, and posturing in the press by city council housing and building committee, deputy mayor for housing and economic development, the mayor, the tenant association, and the attorney general office. They legalized apartment hotels by creating a historically large loophole for landowners with this nonsensical, utterly stupid 30 day = permanent resident definition rigging the system even worse than it is already rigged.

That is why we see articles in Town & Village where a former Tenant Association President pens a love letter of gratitude to Fortress CW Compass Rock.
Another New Jersey family with vested interest in developing StuyTown to increase the value of the 50 East Village buildings recently bought is the Kushner family whose patriarch Charles plead guilty in 2005 to making illegal campaign contributions, tax evasion and witness tampering. He served 14 months of a two-year sentence in a federal prison.
Kushner is a notorious slumlord according to Lower East Side tenants but the Mayor professes having "a lot of respect for Jared Kushner". The Tenant Association Board former President professes gratitude for Fortress CW Compass Rock special servicer. The current landlord made a big payout to the Media and Entertainment department of the Mayors Office for an "education" program instead of making the payment to the Dept of Education. Payouts, Payoffs, call it whatever what you want and politicians will make a loophole to funnel the money from real estate to politicians.

We are forced to deal with landlords who are criminals operating above the law. That is not easy to survive and is why a Tenant Association dedicated to needs of tenants only and not to politicians is a must.
The relationship between the Mayor and lower east side landlord Kushner lays out why there must be a separation between tenant associations and politicians who praise infamously tenant abusers of ill repute.
Kushner's lower east side buildings value rely on developing StuyTown upon complete eviction. All NYC developers deals are tied together relying on the development of each others properties to increase each others bank accounts and developing StuyTown Resort Hotel is key to all their greed.
Without a Tenant Association Board who is not in business with developers, residents don't stand a chance of surviving here and quality of life will continue to diminish.
It is all connected especially developing high end luxury condos, resorts and hotels in all waterfront areas of Stuyvesant Town Peter Cooper Village, Roosevelt Island, Willaimsburg to Red Hook to Coney Island Queens and Brooklyn, Staten Island, Sag Harbor to Glen Cove Long Island to Brookfield Place to Hudson Yards to the Manhattan Upper West Side and the New Jersey waterfront Hoboken, Jersey City to Cape May and.
At the center of developing much of the waterfront real estate is the Barry family, developers of Hoboken, Staten Island (overseen by former Goldman Sachs - Deputy Mayor Glen) and Stuyvesant Town Peter Cooper Village when David Barry Fortress CW Compass Rock was special servicer (another deal overseen by former Goldman Sachs - Deputy Mayor Glen).
Stuyvesant Town Peter Cooper Village is tied to all of the waterfront development in a key role and that is why the City, the City Council, City Hall, Brookfield Tenant Association developers, Fortress CW Compass Rock and Tishman Speyer aggressively cleared out thousands of tenants.
Right now there is another corruption trial in New Jersey that may not seem like it has to do with StuyTown, but it does. Senator Bob Menendez is on trial for bribery and corruption. The trial is centered on corrupt donations to the Senator. Another large donator to this Senator is the Barry family who are "longtime friends and supporters of the Senator".
The Barry family father already has a criminal record, serving time in prison, 25 months, for payoffs to officials in real estate deals in 2004.
They have the nerve to put up a banner of The Sty offering picnics in the park. Like eating on the Oval is a great thing. Sure, more vermin and gives the place a cheap look.

Yeah, sure Management got away with a lot of other non-posts, and Management was quick to change their ways by now having proper authorization, but it took tenants to complain to the DOB.

Yesterday, after a relatively nice day out of my apartment and this complex, I came back to see and smell streaming dog piss "lines" all over the Oval. What can you do? Dogs are allowed in ST and PCV, and dog piss is one of the things you are guaranteed to see if you go out of your apartment. I would say that this complex now has the greatest amount of dogs in one area in New York. People may not be able to tell if they are living inside and rarely visit other neighborhoods, but the dog population is considerable and getting worse. This is what our Masters want (for money) and this is what we have and have to live with.
ReplyDeleteWhat can make this worse, and does, is the outside dogs that "use" this property. The lanyard check is mostly bs. Yesterday, I saw one dog walker from outside, with his dogs, walking the area freely. This person was alerted to the Big Boss with a photo, but this dog walker is still here.
ReplyDeleteThe dogs appease to be all over the place with many tenants having two dogs. This is what management wants . Their dog days are a crock. Students, dogs, and transients are the demo here and a nasty one it is.

The present property services could easily hook up hoses at these stations twice a day to hose the sidewalks. The question is this: the problem is fixable so why isn't it getting fixed?

ReplyDeleteWhen will this end? Probably never. So, I was walking through the Oval while buying something from Associated. And right by the PS guard "box" (and there was a PS officer inside), a guy and his kid are walking past. The dog has no lanyard and the leash is extended to let the dog jump over the small fence and cavort in the non-dog garden area. Did the PS officer say anything? Did he check for a lanyard? No....

ReplyDeleteBecause the current management is stupid and lazy and doesn't want to work for the shekels it is pulling in. They don't have the class or the commitment to take care of the property the way it should and could be taken care of. They are just rent collectors.
STR @ 4:35 PM, PS doesn't do anything because they don't care and their bosses don't care. I don't know whether they are well-paid with benefits, etc., or not, but I do know that they do the absolute minimum of work. The Security force we had before were well-paid and (I think) unionized and took pride in their job. I can't say I blame this lot for being lazy and indifferent. Same with the handy men they hire now. They got rid of all the unionized, skilled workers and now we have these schlubs who don't know shit from shine and do more damage than they fix when they enter an apartment. This is why we can't trust them to come into our apartments when we are not home and have to have a top lock and give management a phony key.
ReplyDeleteIt wouldn't cost them much to bring the standards up to par, but there is no will to do it. Rick is not up to the job and that is becoming clearer and clearer all the time. He should go back to Boca and stay there.
The TA does fuck all but tell people to call Rick. What a mess.
nice guy , older guy works in the peter cooper first avenue. dogs walking in, no lease, no lanyard, he's watching a video on his phone thing, cars coming through, bikes zipping by. did zip, absolutely zero to any.

1) I'm not paid by Blackstone; the PS officer is. And he is paid to stay awake and confront all non-lanyard dog walkers and see them and their dog off the property. That rule is BS, of course. If they want to hire me, go right ahead. I have offered my services free of charge, btw. I got a nice smile that said: no thanks.
2) I know what the PS guard would do, if going by many previous experiences tell me. And I'm not one to hit my head against the wall and keep on hitting it.
But, of course, you are free to head to the Oval. You will probably see an infraction in less than five minutes. Report it. Good luck! Let us know the outcome, and not just that you were listened to, but that your report was acted upon.
STR, the name of the game with Rick and co., is "Lip Service." The rules are meaningless because they are not enforced. We need a real Property Manager here. Rick is totally not up to it and neither is the new head of PS. PS is just window dressing.
ReplyDeleteI will say that PS responds if there is someone with a dog sitting at the Oval or if someone is swimming or dunking in the "pool." If they can get to the Oval expeditiously. But checking for lanyards? Forget about it. PS will ignore that "rule" even if the dog and his walker are right by the PS officer. I have seen this so many times. Now, it is possible (in the spirit of anything is possible) that a PS officer will say something. And note I use the word "say".... Escorting a person and his non-lanyard dog off the property: I have yet to see this.

ReplyDeleteTotally workable here in this complex if Blackstone wants it to work. Simple rule: All people who spend a night here have to give their name and the name of their "host".... Yeah, a few more bodies will have to be hired. Tough.
Blackstone would prefer not to register guests . They know that the renting situation is out of control and do not care. I even believe that they have their hand in the Airbnb and hotel business here.

We pay for the ac monthly and they do nothing at all to cool the apartment. wondering if others here have a similar situtation but how legal to charge my wife and i monthly when a. they do not work and b winter many months of no use.
ReplyDelete4:08 PM, the a/c charge is yearly, but broken-up into 12 monthly charges. If your a/cs are not working, call Management and have them repair or replace them. If they won't, then you have legal recourse, but I don't know how you go about it. I would recommend you ask the Tenants Association about that, but the TA doesn't involve itself in such trivia as tenants being ripped-off by Management. The TA is too important and only deals (favorably) with politicians.

ReplyDeleteI agree that Stytown security will not do anything. However, why not put them on the spot and force them to verbally address the situation to you. Why not do that several times. Why not take those several responses (with names of the security guards) to ravishing Rick and force him to give you a response?
Of course the alternative is to simply make 100,000 posts regarding how stytown security doesn't do their job. A fact that most tenants in this slum are acutely aware of.
That one extra post may do the trick... Actually, I do speak up, and I send mail to the big boys. There are things I do that I keep away from this blog, too. However, I am tired at times, and just shrug my shoulders at times (like most of us do).... But I do have certain priorities....

ReplyDeleteMr.Hayduk and his posse do not adequately address noise,dog, and smoke complaints. They are only good for service issues. They know that this is a firm dump and will not initiate anything against students or transient residents as they are Blackstone’s bread and butter.

ReplyDeleteNot only are they ignoring th noise issues and problems that 95% of us complain about, they are doing it on purpose to push us all out.
ReplyDeleteSecurity will do something, will take action if you either call continually or show up at their office, in person, and make the demand. If they do not address the demand immediately, for any reason, while you are standing in their office, stay put there until they do address it.
ReplyDeleteMany phone calls, one after the other, will nearly always elicit a response. But, of course, you will not be their favorite tenant. Yet it is true that the squeaky wheel gets the grease!
This is declared by a tenant who has usually seen some action from Security when I take the above steps.
