Okay, several things happening. I don't want to post individually on the main page, so I'm putting all this together. You can make larger by just clicking on the photo.
I took my morning walk and this is what I saw:
This is a shot of my floor. The rugs are a disaster, as you can see. No matter how many times the floor is cleaned, the markings still come up. This is what I see every day when I leave my apartment.
I walk along the 20th Street Loop. It is already past 9am, closing in on 10am. (The "garbage" is still there at 11am.) This is what I see:

But, as I head back, I spot that Ess-a-Bagel uses motorized bikes to deliver. I knew this, of course, but this is a nice photo. (Looking at the photo, what else do I see? A fire-hydrant covered by the bikes.)
What else do I spot as I head inside? All over the new big signs telling riders not to ride their bikes inside the Oval is this new sign:
Yes, you are on camera and your life, photo-wise, is in somebody's hands. These signs can be debated legally, but, right now, whatever.
It's humid, so I go to Oval Study to work. (Yes, I periodically belong, as I have no AC in my apartment.) What do I find there? No ventilation! Inside, it is like a locker room, if not worse. So I drudge over to Abigail, the company that is responsible for Oval Study. The explanation? "You are the first person..." And: "I will inform somebody on Monday."
Monday!!
So I head back to my apartment. The front door which greets me every day:
Perhaps it's best to go to Chinatown today?

How many times have I read something like this? I have photos, people have complained. But nothing seems done. Making sure the flowers are in bloom; okay. Making sure apartments are rented, and as quickly as possible; okay. But the rest?

I had to make my escape today from Stuy Town. What I see is not the place I want to call home. I won't be gotten rid of, however.
I have to deal with it, but you have to deal with me, and others like me.
I wish it were different. But it is not.
Yes, this place has turned into a dorm slum. I have never seen it look so bad and the phony management acts like they care. Churn, churn, churn the apartments and that is what you get.

It could be too late. I don't know how one can turn it around. Oh, there are ways, but some of them involve getting very serious and pissing some of our tenants off. If there is a will, there is a way. Unfortunately, a lot of the criticisms of this place are on target.

If he were not here we would just heave someone else like him. As long as the renting policies stay the same, this place will remain a dorm dump. That is no matter who is property manager. ReplyDeleteTake a look at the main photos I posted. Now, does anyone like what they see? And to think that there are now many residents who are paying at least twice the amount that I am paying. Some are paying three times as much! I suspect that a good number are waiting to move out once they find something better. That's a terrible damnation of this place, which, in the "old days," it was hard to get into.

ReplyDeleteSomebody on the TA Facebook was complaining about those "your life is mine" signs around the Oval. Yes, its legality is debatable. As I was passing one of the playgrounds this late afternoon, I was wondering who could use any of the two playgrounds around the Oval if they didn't allow themselves or their children to be photographed/filmed for whatever purpose? The signs would indicate that they must. So, according to the signs, you waive yourself and your children if you go to one of those playgrounds. This seems highly suspicious. I wonder what, if anything, the TA has to say about this.

They are know throughout the world for buying up distressed properties, wringing the last drop of blood out of them by over-filling living spaces, providing minimum services and charging maximum rents. This is why they are one of the most hated landlords on the planet.

Destroying walls, floors, pipes every single day for years ("renovations" - lying - it is destruction pure and simple) will kill a building, causing structural damage which will eventually mutilate and kill any living being in those buildings.
"Open kitchens" in over 100 apartments??? Are tenants aware that there are more fires here already than they report? "Open kitchens" infested by drunk, drugged, wasted students and "young professionals?" Kitchens with stoves in the middle of a floor, no door, where young children run around, throwing things, climbing?
It is IN FRONT OF YOUR EYES, BENEATH YOUR NOSE, NEXT TO YOUR ENTIRE BODY:
Blackstone has no problem with literally killing (murdering) us. No guns, bombs or similar weapons. Instead: living conditions of a plentiful variety which will kill us slowly . . . through fires, collapsing walls, diseases brought in by insects and rodents thanks to picnics, neighbors with the sanitary habits practiced in crack houses.
Blackstone is literally DESTROYING BUILDINGS, TREES, GRASS, PLANTS, HEALTH, SAFETY. BLACKSTONE IS DELIBERATELY DOING THIS.
While Blackstone did not begin this plague of students, they have accelerated it dramatically. Among the many other dangerous conditions it has created is the establishment of a prey population which attracts particularly frightening predators. Hordes of young females who band together wearing clothes (as well as make-up, perfume) designed to excite male lust routinely giggle, shriek, scream and totter their way to bars, sometimes pick up drunken/drugged strange man and bring them into the buildings. Or they wander about by themselves during the dark hours, unable to think clearly (again, drunk and/or drugged), an irresistible attraction to men of a certain bent. Of course, these females will attract rapists into the general area.
Blackstone has deliberately, with premeditation, brought in transients, students, humans who are injurious to other life forms deliberately. For money, for the all mighty buck? Of course! But for other reasons as well: to destroy every building in pursuit of their goal of razing all of the buildings and "developing" this land into some grandiose wet dream of their own - a hotel or hotels, condominiums for more soul-dead humans with too much money and no morals or ethics or decency.
And worse. Worse because the reasons are more complicated and ultimately destructive to other lives. POWER OVER OTHERS, CONTROL OVER THE LIVES, DEATH AND LIVING CONDITIONS OF OTHER PEOPLE (and life forms). Sociopathy reigns supreme in these circles.
An interview with Schwarzman, the "head" (a brainless, monstrous head, as far as I am concerned) of Blackstone described this destroyer of lives as a sociopath, clearly devoid of concern about any person or thing beyond himself.
Wake up, my neighbors.
The sad thing is that we have been abandoned, no TA and silent politicians particularly our illustrious councilman. Blackstone can do whatever it wishes which is to turn ST/PC into a dorm hotel dump.

ReplyDeleteThere will be "hell to pay" if even a small percentage of this comes true. But I don't think so, as much as I can complain about certain things here and see certain things all the time.
I doubt that those dire predictions will occur. There will just be the gradual eroding of QOL here as more and more students, transients. and city subsidized take over. Very bad in itself
ReplyDeleteSTR, I usually agree with most things you say, but I firmly believe these buildings are being set up for something catastrophic. As an engineer, I can tell you that it doesn't matter how strong the building is, once you start making changes the way that they are, it's only a matter of time.
ReplyDeleteOnce you add the significant structural changes and add in the major increase in population, you have a disaster waiting to happen. The one saving grace is that the buildings are stand alone buildings (for the most part), so it will not happen all at once, and some buildings stand a better chance than others.
If Blackstone let's this happen, even they might not have enough money to recover.
people. the elevators are going to break down more often as they are old and never checked. Constantly having our kids get stuck in them, they are 11 and 14 years old and scary.

ReplyDeleteAs for elevators, I do know that at times I have to wait longer for one, and that the elevator which comes (from one of the top floors) is filled with people. I have not heard of an elevator breaking down at the time. If that happens, something is seriously wrong.

I t seems to me this opening the door for a legal challenge. You can't just tell people their photographs can be used without a waiver and without their consent, or that they waive their rights by using the property. I realize that public photography is legal and surveillance is (god help us) legal, but these signs seem to be indicating something more.

ReplyDeleteHi neighbors -- For those of you who may not know me, I'm the NYC Council Member representing ST/PCV. I wanted you to know that I objected to the broad releases for filming that appeared around Stuy Town (and in management's eblast) for two days this week. The releases are unnecessarily broad -- and it is inappropriate to say to our neighbors that consenting to be recorded for "any use, in any and all media throughout the universe in perpetuity" is a fair condition to accessing their apartment.
Before taking legal or legislative steps, I discussed the issue with Rick Hayduk, the General Manager, who committed to me that individuals' images will not be used without their consent. He said that anyone whose image is actually captured would be offered a consent form, which they can decide whether or not to sign. Additionally, he confirmed to me that the filming was for a Blackstone private video (rather than for promotional materials), and would be completed today.
Rick has committed in the future (to the extent that any future filming takes place) to include language in publicly-posted signs which will make clear that no one's image will be used without their explicit consent.
I generally don't follow commentary on Facebook on a day to day basis, so if you need me, please feel free to contact my office at 212-818-0580.

Somebody on the TA fb page said something about Blackstone owning 50% for 10 years. I thought Blackstone owned the entire place 100% indefinitely. Can someone please clarify? I hope we are not going to be sold again or the property split up and sold to multiple buyers. Thanks.

Also, if you do check in, a few important, though small, questions:
1) Are you "MR"? Yes, I know everything here is currently rent stabilized, but do you pay a much higher rent than "old timers"?
2) Do you have a family? I can understand making choices based upon school, playmates, etc.
3) Do you have a dog? Some places do not allow dogs into their complex or building. ST and PCV is very friendly to dogs.
Oh, go out and smell the flowers. Someone likes living here, so be it. It's just a difference of opinion.

Over the past couple of weeks, StuyTown Property Services has made leadership changes in the Public Safety Department.
Frances Martin, a decorated NYPD officer, will assume the role of Chief, Public Safety. Chief Martin served the City of New York for 27 years and retired as Commander of the Detective Squad in 2010. She was an appointee of the then Police Commissioner and has worked task forces with the FBI, Secret Service, and just about every other federal agency including Homeland Security in the aftermath of 9/11. At the time of her departure, Chief Martin was one of the highest ranking female officers in the NYPD. She’s been working at PCVST as a Lieutenant for the past 7 years on the overnight shift. Chief Martin is also a long-term resident of Stuyvesant Town.
Joseph Gamba will assume the role of Deputy Chief, Public Safety. Deputy Chief Gamba is also a decorated NYPD officer with 20 years of service and retired as Lieutenant, Platoon Commander. Deputy Chief Gamba also served as Sergeant assigned to the NYC Housing Authority for 14 years. He’s been working at PCVST for 12 years as Lieutenant on the afternoon shift. Deputy Chief Gamba is also a long-term resident.
The primary objective of the Public Safety department is to keep residents safe. The secondary objective is to enforce the quality of life guidelines as defined in a resident’s lease and House Rules. With a community of 28,000 residents, caretakers and visitors, incidents will occur, but know that the department works closely with the 13th Precinct and relies heavily on officer visibility as a crime deterrent. Also know that PCVST has over 1,100 cameras in and around the buildings to assist with crime prevention and incident response. Under the direction of Chief Martin, the entire Public Safety department remains intensely committed to resident safety and to the enforcement of the quality of life guidelines.

This can only mean one thing: The large no-bike riding around the Oval signs will
be enforced, which means PS will be visible at various hours of the day and night. The motorized bikes will be gone. (All are illegal, btw.) And outsiders who walk their dogs will be escorted out of the complex, with their dogs.

For a couple of years now, the hot water is often gone because of spoiled idiots using dishwashers. I had no idea people had private laundry rooms in their apartments.
As our engineer has written, the buildings cannot withstand this. Blackstone is achieving a multitude of goals by doing this to the buildings and to the people who consider their apartment to be their home and their refuge
I live in Stuy Town, so I don't have a next door neighbor with a private washing machine. Traditionally, having one goes against "the rules," but I don't know what is allowed now.

ReplyDeleteThe assault that occurred here the other day of a delivery person did indeed happen. Apparently, there was blood on the floor, too. The address was 287 Ave C, T level.
ReplyDeleteIt was only one of those APPS that exposed the incident to others. Management has been silent, though I doubt for long, now that the incident has "come to light." I expect something about this incident at the Town & Village newspaper.
Of course, if you check the dates, the incident may have happened already when those cheered by a small section of the TA Facebook were in charge.
Are you sure you haven't had your questions answered? I feel sometimes you over- steer the narrative. Of course you should, this is your show. But I know I've posted comments that disagree with you (without being nasty) and they've never see the light of day.
ReplyDeleteI didn't see Chief McLellan's named mentioned anywhere. Makes me think he was fired. I noticed that Rick H said that we have 28,000 residents plus caregivers, etc. The property is waaay overpopulated and I do not believe Public Safety have enough manpower to do an even almost adequate of keeping us safe and dealing with the QOL infractions. That whole department is understaffed to the point of it being an insult to our intelligence, an insult to the PS officers who actually care and nothing more than a token way of following the laws concerning campus cops. Real campuses are much better served by PS and well-run housing complexes smaller than this one (I think we are the largest) are also served much better by Security. Unfortunately, this is a very, very badly run dorm and even worse run housing complex. They should dump Rick and his crew and bring in some real professionals who know what they are doing.

I think that is a very strong possibility and it may be that it is at his request that no reason has been given by Management for his departure. Could be that he just wants to keep his private business private. Someone on the TA page mentioned that he had lost a great deal of weight. Let's hope that it is not for health reasons he has departed, but I don't think it's fair to assume it was for any reason other than that it was what he wanted. People do sometimes like to leave a job on their own terms with no fuss and palaver.

The core problem is the rentals which Rick does not control . When you rent to this demo if students, airbnbers and city subsidized the problems in QOL occur.

To give an analogy but am not equating a Property Manager with a Hit Man.
The professional hit man who pulls the trigger is as accountable for the actions as is the mafia boss who gives the orders to shoot the target. Period.
The mafia hierarchy is no different than the corporate hierarchy, with order givers and order takers. Period.
A person has a choice to willfully join the mafia and participate in the orders just as a person has a choice what corporation they work at, and the types of orders that corporation doles out by the actions that corporation makes. Period.
A person who chooses to work at Blackstone, knowing the type of actions they make, the way they conduct themselves in business as well documented in the press globally, is willful in the actions they themselves make, no matter their low level in the organization hierarchy. Period.
Mafia Organization or Corporate Organization or NonProfit Organization, all Organizations have low level and high level order givers and order takers; all participants in any organization have free will to chose the type of organization they participate in; and all participants, high level order givers and low level order takers are equally and individually accountable for their own actions.
In this case, the target is the StuyTown community tenants so the hotel resort investors can develop the land. Putting an unempowered property manager to be a solution for quality of life problems is a deliberate choice by both parties. The ones giving no power to solve quality of life problems to the property manager and the property manager giving cover to the higher ups by solving no quality of life problems by covering for the order givers with giving lip service to the targets is choosing lip service rather than solutions and that is a deliberate choice.
With nobody being a part of the solution, the problems will remain and only get worse.
That is a deliberate choice.

The Federal Transit Administration found more than 17,000 outstanding defects along the four-station line after it opened on January 1 after a mad scramble to the finish by workers pushed by Cuomo.
“Quality was compromised for schedule acceleration,” says the federal report, which was obtained by The New York Times.
"The large number of discrepancies is a concern. Such a large number of discrepancies indicate a breakdown in the contractors' quality assurance program, the subcontractors' quality control program and that quality was compromised for schedule acceleration."
Only about 10,000 of those “discrepancies” had been fixed by May, when the feds last inspected. The project is not expected to earn its final federal safety certificate until November, the Times reported.
“It would be better to wait a couple more months and get it right, rather than prematurely have a ribbon-cutting ceremony to benefit the governor,” Larry Penner, a former official at the Federal Transit Administration who oversaw grants for projects in New York and New Jersey, told the newspaper.
When he set the January 1 deadline for a project that had been delayed repeatedly since construction began for the first time in 1972, Cuomo said his mission was "restoring confidence in government...and actually getting the job done." Critics point out that a subway line with 17,000 defects was not, in fact, done.
"Keep this in mind when Cuomo is trumpeting the 2nd Ave subway during his 2020 White House run," tweeted Brooklynite Payton Guion.

ReplyDeleteI do not see that a change in the public safety hierarchy could make much difference. The core problem here is the demo and the rental policies. The churning of apartments will continue and so will the problems. You cannot clean up a dump unless you start from the core.
ReplyDeleteHaving someone at PS be in charge of the overnight shift is not exactly an endorsement, though it certainly reads like one at the TA Facebook. Correct me if I'm wrong, but the potential rape/murder at one of our buildings occurred during the night and took place for ten minutes or so before it was stopped by a random tenant of the building, and not by PS. Then there are muggings.... Loads of bikes cross the no bicycling sign during the night, not to mention the illegal motorized bikes that deliver food during the night.

In 1989 landlords whined and sued the Housing Courts, subsequently passed a landlord written law through a government run by landlord loving politicians in the 1990's and since then in the past 20 years not one landlord has ever been convicted of harassment despite making horrific acts against tenants.

It is past time for Tenants to sue the Housing court, based on 20 years of oppression, bias, corruption, prejudice and loss of basic American rights. That requires an organization with a track record of getting results for tenants and tenant rights so the PCVST TA is not qualified. The Tenant's Pac is on shaky territory as long as PCVST TA members are in that organization so the Tenant's Pac is disqualified ob top of the lacking results and their focus on backroom deals to turn the red state to blue instead of transparent and result garnering actions to demand tenants rights or the millions of renters will vote against the incumbent governing body who has cost tenants loss of rights, home, and housing.

ReplyDeleteNot surprisingly another construction tower death at Brookfield's Hudson Yard and a second one the same day on a luxury tower being built by the same company who built the bunker, billion dollar corporation Italy headquartered Pizzarotti IBC. The construction sites had unresolved violations. The DOB did not insist violations are resolved by issuing a Stop Work and the Union did not protect their members demanding the DOB issue a Stop Work until all violations are resolved in a manner deemed satisfactory by the construction workers and not a frivolous "resolved" rubber stamp by the DOB after taking money from lobbyists.

ReplyDeleteThere certainly is an explosive increase in the number of students they have rented to just lately. The are seen and HEARD bigly! All night last night (Saturday) there were herds of them hooting and screeching, many in packs. I guess they were heading home from the bars. If Rick Hayduk told the TA (or anybody else) that Blackstone was not going to continue marketing to students, then he lied. I think there are more students here than any other demographic of tenant and although I don't have anything against students per se, I do resent having to put up with their noise and the mess they make.

Several unrelated people sharing a converted apartment with one bathroom (in ST) seems pretty gross to me. Tenement-like, in fact, and probably against the law. How does Blackstone get away with this overcrowding? And why should we all have to pay MCIs for everything they have to replace that has been worn down before its normal wear-and-tear life expectancy has run its course?
Somebody is reaping a big money harvest from all of this chicanery.

As the older rent stabilized folk pass on the churning will increase. I venture to say that in five years time this place will be 70 percent forms, airbnbers and city subsidies. The city connection which they try to hide has just begun and if de Blasio gets reelected as is likely there will be more deals made.

ReplyDeleteI'm worried now, as I'm sure you are too. I don't see appreciable change (for the good) coming. The TA is more than useless at this point and will probably be the same in the future. Realistically, it's not good news at all. Maybe a new TA, made up primarily of MR tenants who do care a lot about this property via the high rent they are paying, can turn it around, but most people have an attitude of not caring. I see this every day....
Once again, watching monitors is about as reactive as can be. The monitors are not there to prevent crime, sure they may help after the fact, but do absolutely nothing to prevent it. Just ask the poor girl that was attacked for 10+ minutes in front of a camera. Or maybe the guy attacked by hockey stick teens in front of a camera (but not on their property, as they like to state). The cameras are such BS, and until I see actual foot patrol increase significantly, I believe that this new head of security will be no different than McClellan.

Just called in to the 13th about 2 golf carts driving on Avenue C sidewalk, since that is city sidewalk according to Blackstone. If others do the same, eventually the 13th will be forced to address the issue. If I'm the only one, nothing will get done.

ReplyDeleteUnfortunately, I missed the most recent neighbor meeting at the 13th. Will try to make the next one and bring photos.... But I hear you. One of the items in my "to-do" list, the other being the illegal delivery people on their motorbikes and the continual non-lanyard dogs which are walked freely about this complex, despite them and their owners being "escorted" off the premises. (When? Where? How?)
Our hardworking PCV porter did a great job washing out a few dozen disgusting dogshit stains forming a hallway carpet trail leading directly from an irresponsible transients' apartment to a multitude of dogshit carpet stains scattered around in front of the elevator doors.
ReplyDeleteThe clean hallway carpet lasted two days until our irresponsible transient neighbors' dogshit stains began to reappear.
Last night a path of dogshit stain footprints on the carpet apparently indicate an unfortunate, unwary, insufficiently cautious resident, guest or delivery person stepped out of an elevator into a fresh pile of dogshit left on the carpet.

ReplyDeleteI don't think it's a case of people not caring as much as it's a case of people having given up. Most of us have realized that caring is wasted on this place and we just make ourselves angry and sick. I am true RS and have no intentions of moving out. Unfortunately for Blackstone, I'm not a senior - yet. I just keep my apartment clean, pay my rent and make myself turn a blind eye and deaf ear to the squalid dorm that this has now become.
ReplyDeleteOn occasions when things get too rotten, such as noisy bastard students coming home in the early hours and waking me up, I call PS and keep on calling. I report the dollops of dog shit frequently seen on the hall carpet (I'm not picking it up!) and I've confronted some neighbors (students, all of them) at times over their noise and partying and threatened to call the cops. I just tell myself that if I lived in a project or tenement slum, I would have to deal with worse and would probably get shot or stabbed if I confronted anyone. Therefore, I just enjoy my apartment and try to block out the rest, to the extent possible.
I always used to recycle, but I see the recycling bins filled with everything and anything and the recycling room is just so fetid, within an hour of our hard-working porter cleaning it, so I don't bother anymore. Only glass gets recycled and that's because I don't want the porters to get cut on broken glass. As for composting, fuggedaboutit! Most of it is lying on the floor near the compost bin creating a stink!
Nothing good about this place anymore, huh?

ReplyDelete@10:24 AM, take photographs of the dog shit and footprints and send them to Rick, T&V and the Department of Health. Give the name and address of the asshole transient. PS should have records of the asshole and pooch entering and exiting the elevators and it should be hard for "Management" to pinpoint this person and warn them. Calls to the Department of Health may be the best route because dog shit has muchos deadly bacteria contained therein. Nobody should have to breathe that in every time they enter or leave their hallway.

The 13th precinct is worse than Blackstone. They are horrible neighbors. They park their vehicles wherever they feel like it and don't care about the consequences. I witnessed a wheelchair bound person being let off in the middle of second avenue because police vehicles were parked in the bus stop at 20th and second avenue. Pedestrians had to pick her wheel chair up so she could get on the curb. They stored detective cars in a bus stop on 20th and 3rd for over 5 months. They park buses and other oversized vehicles in the crosswalk between Epiphany and JHS 104 obstructing any chance to see an oncoming bicycle. They have not issued one single ticket to a cyclist running the red lights at 19th st and first avenue where cyclists don't even slow down since they are not in danger of being hit by a car as there is no cross traffic. This despite the fact that over 10 million cycles have run that particular red light since the inception of citi bikes. I used to be a huge supporter of the NYPD until the current administration at the precinct was put into power. Clearly the commanders of the 13th precinct and PBMS and the other unit housed in the building should be fired for their callous disregard for the people they are supposed to protect. All this while the officers working in the building are ILLEGALLY parking their personal vehicles in the spaces the police vehicles should go. Therefore, it is my humble opinion that expecting them to do anything even remotely positive for the people they serve is ludicrous. They care about no one but themselves, and that is a sad state of affairs. Period!

ReplyDeleteReporting anything to Hayduk or T&V is a waste.. And even if management deals with that tenant with the dog filth it will happen again and again as they keep renting to this student and transient demo.
ReplyDeleteI've read more today in the way of individuals taking action on their own behalf and confronting the jackasses who create misery and dangerous living conditions.
ReplyDeleteTo those who feel that we can do nothing: this is untrue. I've, fought, almost singlehandedly, against at least 2 large and powerful institutions. And won.
If many of us banded together and fought back, we could stop at least some of the dangerous and unacceptable conditions. We COULD reverse some of the policies put into place here.
I agree that becoming upset to the point of endangering one's own health is unwise. I know, though, that there truly is strength in numbers. It matters not how much money or corruption is running the show: when people unite to resist those who hurt them, they are able to turn things around.
This is experience talking, not fantasy or wishes.

I checked and found sh*t stains on a number of floors in my building. They can't come out even with rigorous cleaning.
Friends have told me the same problem exists in their building.
Also, urine stains and the pungent odor of piss.
Let's not forget the stairwells:
Need I mention the piles of dog sh*t, urine and the occasional used condom.
I asked the building porter about this and he shook his head and said, "What can I do? I tell the boss this and they just say do your job. Got to feed my family. Can't make waves. Place has become a high-priced slum".
I am rent-stabilized so I'm not going anywhere.
However, it astounds me that fools would pay in 3-4,000 to live in this dump.
Only college bros and short-term transients would do so.
That simply explains the changing demographic.
P.S. Update: Piles of garbage left OUTSIDE the carriage door this morning.
Too lazy I guess to OPEN the door and put it away like a civilzed person would do.
Classless.
