Of course, if Stuy Town wanted to be serious about sustainability/air quality they would get rid of those club cars. Not only are these cars illegal when they cross 20th street (I even saw one today cross against a red light), but the fumes given are quite noticeable. Workers should stop being lazy. And potential renters should not be given rides in a club car (which I have seen many times).

You were correct. I just saw today one of these sidewalk advertisements for one of these Carnival Cruise Crap type events at the 16th Street (First Ave Loop) entrance to ST:

“Good Vibes Only-Chip and Salas Summer Socials-Tuesdays at 7.30 PM starting June 4th. Meet your neighbors and have a blast. Bring a drink and we’ll provide the snacks, music, games, and prizes. One building per week, look out for an invite in your lobby’s bulletin board.”

Of course they will have amplified music. Of course. Are we not Rubes? From what mindless focus group are they pulling this crap out of?

Are they now promoting private alcohol parties that don’t require a license?

I was treated to some of the most offensive, insulting, ugly behavior yet by one of the stupidest and most obnoxious twerps (yes, he is a twerp and much worse) destroying our homes: Robert Vazquez "Lifestyle Director!!!!!!!!!"), a young cretin whose obvious feelings of inferiority have driven him to torment us. This supremely idiotic being behaved with the utmost contempt when I asked him to stop hurting us.

He is the genius who screwed with the Senior New Year's Eve Party, informed us we were lucky we could "plan" our time in our homes during summer evenings since we KNEW IN ADVANCE when they were going to turn the Oval into hellish noise for HOURS.

Some of you are finally advocating ACTION against this growing assault on us. WHEN?

Unfortunately there are some fools that are tenants here who love the “events “. Not surprised that that woman called the building socials a good way to meet her neighbors. I know a few, old time tenants, who just adore the concerts and movies. Rick uses these fans to implement and escalate his awful social program. When I spoke to him about the oval noise, he stated that many residents like the events. Not as many as they say, but enough to justify this travesty.

I don't want to get to know the people in my building. Apart from a few old timers who I have known for several years, the demo seems to be students and transients. The students are a pretty nice crowd, but the transients are obnoxious. There's an AirBnB operating right on my floor. I keep my door securely locked and avoid all public areas of the building to the extent possible. I stopped using the laundry room ages ago because it was always full of transients who were pests about not knowing how to use the machines (and couldn't speak English) and some mean-looking women who seemed to be running a business by monopolizing ALL the machines and using them ALL over and over with the mountains of laundry they had. If they worked for a family it must have been one with about 25 kids.

Nice going, Rick. You really run this place well. NOT!

PS Rick: keep your sucky bread and circus gimmicks and start managing the property with at least a modicum of competence and professionalism.

Where does Rick get these dumb ideas? Doesn't he know that the majority of us would like him to focus his attention on running the property as a clean, safe and QUIET place to live? It used to be that when you walked onto the property you felt a sense of peace and calm, especially after a day of work and dealing with the noise and commotion and stink of good ole New York City. It was a beautiful place to come home to and we looked forward to relaxing in our homes. Now, we have to go out to get away from the stupid (and atrocious!) efforts by Rick and his loser "entertainment director" to "entertain" us.

You're in the wrong job Rick. There's plenty of work you could be doing to make the place a well-run RESIDENTIAL apartment complex. Instead, you force-feed us YOUR idea of entertainment that we neither want nor need. As a resort manager you were probably excellent. As a residential property manager you absolutely suck.

I've had some good luck with my neighbors near me. No major problems, except once, by now several years ago, when a very loud and obnoxious NYU group lived above me. And later, the "clicking heels" on bare floors from another group. Otherwise, no complaints from me with my neighbors. So, it depends where you are and what neighbors you will have.

If we want to socialize with our neighbors we can do it on our own. I have made several ST friends and we socialize at the cafe and go out to other places. This ploy by Blackstone is just a gimmick to encourage us to accept the NYU and transient population they are renting to. No matter how nice and polite they may be and some are, I DO NOT WANT TO LIVE IN A DORM.
Other buildings have pools and holiday parties to socialize at. This kind of crap is PR to accept Whois renting here. Get real folks.

The buildings get dirty enough with all the slobs who drop litter and they are noisy enough with all the bros and their beer parties. I am sick of the hooting, braying, cursing bros downstairs from me. I DO NOT want to socialize with these people! Thank you! I already socialize with several of my neighbors who I have become friends with over the years. You can't force friendship on people. I doubt the students would be interested in these salsa and chips events. Maybe some lonely souls would be - and I think they are the ones who attend the Oval atrocities.

One of the elevators in my building has been malfunctioning for at least three weeks. I have reported it 3 times, but nothing gets done. I don't know if there is a department of the City that takes complaints about malfunctioning elevators. The folks in NYCHA never got any response from the City so I doubt we would. It takes a serious injury or death before they show an interest and feign regret.

If only Rick and Co. would focus their efforts on running this property as a safe and pleasant place to live, instead of wasting what little talent they have on those tacky, gimmicky events and other acts of desperation, they would actually be earning their living honestly.

Always have a good laugh when I read that management rag T&V. In the article on the flea market, Hayduk was spinning crap about the fact that he saw so many children, strollers and families. Big deal. Many were from outside. You can’t hide the fact anymore Rick that this is now largely a student and transient dump. You are no longer renting to families unless they stay one year or less. All the PR in print does not change that. I just look in my elevator and laundry room and see the low life demo here. They spin that family crap at every event. Don’t believe it for a minute.

VA Hospital on 23rd Street is also a target coveted by REBNY/Wall Street predators for NYU.

I know it's off topic, but has anybody on this blog gone through this latest apartment inspection that is currently in process? I would like to know if a PS officer goes in with the inspector, how many people are in your apartment at the same time and what do they snoop for?

I know that Rick put an ad only a few weeks ago for "summer jobs" for people to do this inspecting and that makes me wonder if they have been properly background-checked. We all know that Blackstone only cares about money and doesn't employ the best and the brightest in any capacity and that Rick is their puppet, so this inspection project makes me worry a bit.

I was not home for my inspection and was not concerned. They left me a note that they needed to install a new dual smoke alarm and to call them about a badly peeling pipe in the bathroom. They repainted it. No big deal. They are mainly looking at smoke alarms, carpeting regulation violations and badly peeling paint I believe. I have heard from other residents who had the inspection that they did not pry into closets or such.

I can only tell you that a couple of weeks ago, maintenance people had to enter an apartment when the resident wasn't home. A PS officer was outside in the hallway, fiddling with his phone. All I can say for sure is that however long the maintenance job took, the PS officer wasn't in the apartment throughout it all. I definitely would want to be home for an inspection, regardless of what management says about their precautions and safeguards.

Seen at the fountain near our poor polluted, ruined Oval today:

- 4 people, two young and two old, of both sexes, openly drinking beer in bottles while sitting on a bench. They were NOT happy when a Security Guard was called over, who told them to get rid of the booze.

THIS PUBLIC DRINKING OF ALCOHOL IS PRECISELY WHAT BLACKSTONE HAS BEEN INVITING AND ENCOURAGING FOR YEARS.

- A little girl, with no parent or guardian/caretaker in sight or hearing, was happily walking around the rim of the fountain until a Security Guard took her off.

THIS is the level of parenting Blackstone has attracted.

I'm glad this "holiday" is over. Personally, I look forward to November.

Apartment inspection -

I am among the first to worry. A whole bunch!

Yet, as others have posted, it has been very, very quick and painless. Nothing like what some of us expected. There isn't Security as far as I know and only one person comes in, and, surprisingly, they do not act as if they are intent on hurting you in any way.

It doesn't seem at all as if this is yet another way to do you harm.

You need to or We need to get this blog known to all. New tenants cannot see what we post on Facebook and how we are being treated. This happened again.

Damages bill: I knew there was NO WAY Stuytown would let me out of my ridiculously overpriced apartment (even though I stayed within the property) without charging me a fine of some sort. I was on here asking about receiving deposit back a while ago... I knew in my gut they would take something, ANYTHING out of me. So here it goes...
$156 for cleaning a windowsill that I left pretty clean except for stains from water damage because the window “sweats” all winter long.
$52 to replace laminate under the sink that was damaged before I moved in and I lived there for a decade with a drawer liner covering the laminate.
$54.72 late fee (THIS IS MY FAVORITE) because they sent the bill to my old address, even though they know where I live now because I still rent from them. 🤦🏻‍♀️🤦🏻‍♀️🤦🏻‍♀️
Seriously you cannot make this 💩 up!

Whatever happened to the ID'S that were supposed to be worn on dog's collars? Didn't management revisit this twice? Did management ever say why they didn't implement this policy? Did the tenants association ever question management regarding this? If not, why not?

I ask because I keep seeing piles of shit all over the place and I know for a fact that the whole neighborhood walks their dogs in the sty. I'm not saying that our own illustrious residents aren't the ones being filthy, but it certainly can't help having people with no connection to the sty projects walking their dogs here (ostensibly, they would care even less).

One would think that just stationing a stytown security guard at each entrance checking for the i.d.'s and turning away non-residents would ameliorate this problem. This is easy stuff.

what is this inspection project? Where can it be found? My apartment - 635 e. 14th St. has been inspected many times. They check for proper carpeting and if there are illegal walls.
I think also if you have your own refrigerator. They checked serial numbers on the refrigerator. One guy came in but if they're hiring for this job who knows who will be doing these inspection. Also. they're random, i.e not all apts. are inspected.

They are doing the inspections because of NYC regulation #55 (Google it) that was passed in 2018 by the NYC Council and was effective 1/1/2019. The primary focus of the inspections will be mold and vermin infestations. They will also do the usual suspect inspections for smoke detectors, illegal walls and, for non-renovated apartments, illegal A/C installations. Regarding looking for compliance for the 80% carpet lease requirement, don’t make me laugh. As stated by poster 8.09 PM, the inspection was harmless. I recently had one. I confirmed that the inspectors are SPS employees who are bonded so, unlike the MCI approved intercom installers,no need for a PS presence. Unlike the rather irregular inspections done by TS and CWC, these inspections, now required by law, will be an annual experience.

@9:11 PM: The points you raise are valid ones. The problem is that Rick Heyduk is the most useless, uncaring, half-assed "manager" this property has ever had. Public Safety has been neutered and hampered by this stupid man's ideas of what they are supposed to do. I suspect it is because if Public Safety did its job it would give the appearance that not all is well in paradise and Heyduk would be embarrassed (to the extent someone like him could be embarrassed) and would have his bosses asking him why PS was having to go after people who they SHOULD go after.

I remember when inspectors went into my apartment a few years ago. A PS officer stood outside fiddling with his phone, even though I invited him in because it was stifling out in the hall and I had the a/c on in my apartment. I don't know why they send a PS officer over with these guys. Maybe it is to see that they don't walk out with a laptop or some large, expensive item that they didn't go in with. A diamond ring, cash, gold watch, etc., could easily be slipped by a PS officer, especially as they hardly ever look up from their damned phones! PS is a joke and Management is an even sicker joke.

I assume that Blackstone knows how this place is run. But maybe the higher-ups do not know, but they do not care as long as the general PR is good.

I have spent time in PCV and I can tell you that this place is run horribly. There is a large security booth along 1st Avenue, near Starbucks, and I've seen outside dogs walked casually in and out, and not a word is said. The "club cars" are constantly crossing 20 street, which they are not supposed to do, but no one in Blackstone or the Management here cares. The new bike lanes (the responsibility of the city) along 20th street are a travesty, as bikes tend not to stop regardless if the light is against them. Two ways now! So look both ways even if the light is green for you.

This place SUCKS if the job is not done right. And it isn't done right. No way.

You're right, STR. This place sucks when it is not run right. It is (was) great when it was run in a caring, professional and responsible way. The current manager is a total loser. He doesn't give a shit about the property and the people living on it. I wish they'd get rid of him and put someone competent and caring in his place. There has to be someone out there! Maybe they don't have such people in the Blackstone organization, but they could recruit from outside. Probably somebody not entrenched in the Blackstone culture would have the chops to run this place the way it should be run.

As for the new Boulevard of Death that 20th Street is likely to become, I think that the fault is with De Blasio and his traffic "geniuses" at DOT. De B doesn't care what happens here. He doesn't even work here anymore (if he ever has!). He's busy having a taxpayer-paid for vacation under the guise of running for President. As if anybody (except his wife and kids) would vote for him for President. He's a sick joke. A sick, ugly joke.

I have no problem with Hayduk personally. But I do have a problem with the way this place is run, and he is the Manager. Ultimately, Blackstone is responsible. If the higher ups don't give a f#$#, then they don't. I see them shrugging their shoulders, as long as what is known to the public is acceptable. They have people whose job it is to give great spin. That is why a TA is so important, but you can forget about our TA.

When I see the rules here broken or ignored every time I go out, I shake my head in dismay. Sometimes I get angry, but I have to watch it, as when you get angry, really angry, to the point of "losing it," Blackstone and Management have won.

Hayduk is not a great manager, but Blackstone has set the renting policies that have turned this place into a low life dorm transient dump. They also set PS guidelines. The demo here is largely responsible for the state of the property.

What are these damned inspections all about and why are tenants getting themselves bent out of shape over them? Is this a new De Blasio rule because he has failed so dismally with the problems of NYCHA? Are people living in co-ops and condos subject to this law? I rather doubt it. This is just another way of harassing renters in this God-Forsaken city.

Some of my neighbors are getting so nervous about these inspections and I don't know why. Unless you are living in squalor or doing something really illegal in your apartment (like operating a meth factory), why should you give a rat's ass? Of course I will let them in because I don't have a choice, but they'd better not make any remarks or cross any lines. Maybe if so-called management checked on the students, AirBnB crowd and the general itinerant sub-lets, they would be putting their "inspectors" to work for a good reason. I resent the intrusion, inconvenience (I have to stay home between 9 and 4, therefore having to take a day off work) to wait for these bozos to come in for whatever reason they are coming in for.

Go inspect the illegal sublets, AirBnB and filthy dorm squats and leave us hard-working regular tenants alone. We don't cause all the problems here. Root out the meth factories, Rick, and leave us gainfully-employed, law-abiding adults the hell alone.

Now Management is getting into the ride-sharing business. Why don't they just focus on running the place as a clean, quiet, safe residential property instead of a hotel/tacky resort? They have so many sidelines - atrocious "concerts" and events, planned intrusion into our buildings with their ridiculous "chips and salsa" crap. They try too hard and their "efforts" reek of desperation.

I was almost bumped into by one of those club cars. As I started to walk across the loop on the legal space to do so, my left side was blocked visually by one of those moving trucks. A club car was being driven AGAINST loop traffic and right by this truck, so I didn't see it until it almost hit me.

No, it was passed by the NYC Council. Please see my previous post on this thread. Again, Google NYC Local Law # 55. This is now an annual requited NYC inspection. I doubt very much that Blackstone/SPS was thrilled about this reg.

"They are doing the inspections because of NYC regulation #55 (Google it) that was passed in 2018 by the NYC Council and was effective 1/1/2019. The primary focus of the inspections will be mold and vermin infestations. They will also do the usual suspect inspections for smoke detectors, illegal walls and, for non-renovated apartments, illegal A/C installations. Regarding looking for compliance for the 80% carpet lease requirement, don’t make me laugh. As stated by poster 8.09 PM, the inspection was harmless. I recently had one. I confirmed that the inspectors are SPS employees who are bonded so, unlike the MCI approved intercom installers,no need for a PS presence. Unlike the rather irregular inspections done by TS and CWC, these inspections, now required by law, will be an annual experience."

STR, I am so glad the club car didn't hit you! NYPD needs to start cracking down on the idiots who "drive" these club cars, buggies, etc., all over the property. It's clear that Rick doesn't care about the lives and safety of the people living here. That man has no conscience and no decency. He does NOTHING about the many, many serious safety infractions here. When somebody gets killed or maimed it will be his fault because he is the worst and stupidest "manager" we have ever had.

I had my inspection. It was a breeze. Unless they feel there might be a problem, they don't open closets. They are looking for mold, infestation, etc. The inspector was a really nice guy and not the slightest bit intrusive.

When the Oval was a tree park we used to have a plethora of migrating birds stop to rest and refuel as they were migrating south in the winter and north in the summer. I once saw a beautiful snowy owl. Now it is heartbreakingly ruined and looks like shit. I can't bear to look at it anymore. And those vile events, adirondak chairs, etc., are like someone going into the Louvre and pissing on the Mona Lisa.

No joke... I heard a guy walking his dog (probably in his late 50’s) talking to another guy about the same age. This is on Peter Cooper Road right near a new hideous Lyft sign. He told his friend that in all his years here he can’t remember this place looking so good.

In the short time I saw and heard this guy say this, he walked passed by the following:
- a massive pile of bulk trash that included two uncovered mattresses
- 3 piles of dog poop
- an overflowing garbage can of pizza boxes
- grass that looked like it hasn’t been mowed in weeks. Looked more like weeds.

It’s people like this long-term tenant who make management think they’re doing a great job, and it’s scary that people like this man believe the grounds that he was walking through looked better than in the past.

I was walking in to my home which is by one of the youth playgrounds. There was a party of about 35-40 people st a kids birthday. So much for those new rules :/ The water area they were playing and was clogged. The kids were swimming in the muddy water while the parents were busy drinking and smoking those fake cigarettes. One little boy stood up on the ledge and drops his pants and craps right there!! I’ve lived here for 38 years and have never seen anything like that.
Maybe we should put a “lollipop” sign for place for people to crap outside.

I saw a filthy upholstered sofa dumped on First Avenue near the new Bike Trek place. I don't know how the merchants along there want to pay premium rent to do business in a fetid slum, which is what this place now is. The eateries along First Avenue should be particularly offended by filthy furniture being dumped on the sidewalk. Blackstone has really lowered the standards to a level we have never had before. I guess when Rick was running a resort he didn't care if people shitted in the pool, beds, etc. Makes me wonder what kind of "resort" it was that he ran. Must have been really, really low class or maybe catered to some kind of "alternative" group.

SBS is being very nebulous on where exactly these building specific “Community Amenities” will be held. Your suggestion I think is correct especially if they hope to have the beer and wine license approved for the Café by that date. Of course, anything besides “chips and salsa” will cost “extra. “And of course, there must be loud, crappy music at these events because, after all, it works for the Boca Resort focus group mindset. Or maybe they will have them as a building only invite at Playground 3 in PCV. Remember that Halloween liquor license approved party that they had last year? .About 30 sad people showed up for that one.

Good for you! If I could afford to move to somewhere decent I'd be outta here in no time. I'm a longtime tenant, so my rent is quite low (compared to the rip-off market rate rents), so I just try to block out sights and sounds of what this place has become now. It used to be a truly great place to live in. That was when we had real management and not a cruise director imposing his ideas of "community" on us.
