Adam Rose Steps Up to the Plate

Hi—well, I have seen the error of my ways and have started responding to ALL complaints, even anonymous ones. Since I am truly committed to improving the management of Peter Cooper as well as Stuy Town, I realized that legitimate complaints, regardless of from what source, are helpful to me doing my job effectively.

You and your readers can provide high-quality information, by virtue of having more eyes and ears on the property than we ever could have. I welcome your input. Unfortunately, not being the owner and not being privy to many ownership issues, I will respond to anything that fits my job description. I can’t comment on issues that are not in my area. Reasonable?

I look forward to working with you and your readers. By the way, you will see the uniformed foot patrols that you have commented on. They are, in fact, the best form of community safety.

SAVESTUYTOWN is very impressed. We have seen tremendous progress. We are behind Rose Associates and the efforts they have made. Kudos to Adam Rose, Jim Yasser and Renee Riley! Our apologies for the prior negative comments!

So my wie calls about a clogged sink today and the first appointment they can give her is Thursday March 3(9 days)
Seems like things are not any better. Used to be able to get an appointment to fix a clogged sink within 24-48 hours

I'll believe Mr. Rose is sincere when I see actions. Words are cheap.
Considering that they have cut maintenance staff to the absolute minimum, I don't think we can expect much in the way of improvements.
I just read on the Lux Living blog that several tenants are renting out their apartments as hotel rooms to short-stay visitors. With that little racket going on, and factoring in all the dorm rooms with the fake walls to accomodate multiple room-mates and their steady flow of guests, boyfriends, girlfriends, etc., there is so much wear and tear on the infrastructure that it is not surprising that there are constant plumbing problems and an overflow of trash as well as other quality of life problems. The demands on the water and electricity must be significantly more than when the development was occupied by long term tenants, even those comprised of several family members living in one unit. Think about how much time teens and twenties spend in the bathroom making themselves beautiful and here we have more of that demographic than any other! They must have a "take a number" system!
The only thing good I can think of concerning the illegal hotel trade here is that they are undercutting the greedy landlord and pocketing the profits! That said, I hate to think of the inherent dangers of having a steady stream of unregistered "guests" coming and going on the property as well as the revolving door registered tenancy which resulted from Tishman Speyer's greedy and unsustainable business model. I see people with suitcases coming and going all the time. Management never updates the directories in the lobbies because even they can't keep up with who is here! I don't think Adam Rose has any idea of who lives here legally and who doesn't. No wonder the place is broke! What a shambles.

I believe that Adam Rose is sincere and wants to make this place work the way it is supposed to work. Whether or not we shall see significant improvements--well, time will tell. But for now, Adam Rose is doing much more than Tishman Speyer ever did in trying to establish lines of dialog between residents and management. Tishman Speyer didn't give a damn.

I believe Mr. Rose is sincere; however, Tishman Speyer, with their insatiable avarice and monumental incompetence, left this place in such a financial hole and in such a state of chaos that Mr. Rose is probably facing the biggest challenge of his career. If he can reverse the damage done by TS that has made PCVST a laughing stock and embarrassment he may find out what gem it used to be and maybe find it will start generating some income and profit. MetLife always operated in the black and managed to deliver good service. He has his work cut out for him though. I wish him the very best.

We are really just one horrific pressure wall fueled fire away from a major expose here. Dorm rooms, SROs and random transients will ultimately lead to a disaster.

Doesn't management see that?

I don't trust this guy. It was his crappy organization that was put into place by MetLife when they first started to destroy PCVST. I think he is of the same ilk as Robert Benmosche, the former CEO of MetLife who sold the property to the greedy, evil Speyers, Blackstone and all those other opportunists who were out to make a quick buck and destroy the lives of the rent stabilized tenants without any compassion whatsoever. I just do not trust him any further than I can throw him. He's part of the disease, not part of the cure.

I trust him at this point, as I don't have any reason not to. Rose Associates did run the place pretty nicely before Tishman Speyer came in. This complex looked the best when MetLife was buttering it up for the sale, and if we can retrieve some of that look and management, it will be a good thing. There are various obstacles to that, of course, some of them put into near permanency by Tishman Speyer (like the allowance of dogs). And the complex is going through a long transition, while matters are settled in court and in Albany. So let's see how things develop....

It also should be remembered that Rose Associates only manages the place. They do not make decisions about rent stabilization, any future sale of this complex, etc. As long as they manage it well, they've done their job.

How gullible are you?
Never loose fact that Rose Associates is an "agent" and that they work/get paid by the new owners.
I find it hard to believe that Adam Rose writes an email/letter and STR and his disciples believe this to be the gospel!
What would you expect Mr. Rose to tell you,?
That you should buckle up, because we are going to take you guys for some ride!"

Manage it well according to whom?
"Managing it well" can be very, very different depending who is defining "Managing it Well"?
I am sure that the tenants and the owners have two very different definitions of "managing it well".

It would be nice if something could be done to restore the Oval. It bears no resemblance whatsoever to how it used to be. It's just a barren mud patch.

That didn't last long! For the past week or so just like the swallows return to Capistano the dogs running off their leashes in large groups have returned to the lawns in Stuyvesant Town, and not a single Rose Associates employee around to do anything about it.

I believe that Mr. Rose is sincere as I recently had a very positive interaction with Rose Associates. Basically, while Tishman Speyer was here, we had to endure 4 months of HORRIFIC living conditions due to problematic tenants who moved in above us. These tenants made noise constantly all hours of the day and night, had no carpets, and the appartment was occupied by at least 5 people (it was a 1 bedroom apartment with an illegal wall). We had to call 911 several times because we believed there were instances of domestic violence occurring above us. Tishman Speyer did NOTHING about this situation. We wrote letters, called security, spoke with tenant relations and after 4 months of enduring this, we had to move out. We still had 6 weeks left on our lease and Tishman Speyer made us pay out the remainder of the lease! We were livid! But we felt we had no other choice. We didn't know where else to turn and all our complaints and concerns were virtually falling on deaf ears. Finally, early this year, a representative from the legal department called and asked if I would testify at an eviction hearing for the tenants who used to live above us. I readily agreed, and those tenants are now gone! I also felt we were entitled to a refund of the money we had to spend in order to break our lease and vacate the old apartment. I was put in touch with Kathleen Kehoe who immediately escalated the matter and within 1 day it was resolved. Mr. Rose called me personally and apologized for everything we had to endure under Tishman's rule. He informed me that a check was in the mail for the money we spent to break our lease. So, I've had a very positive experience with Rose Associates...I can honestly say that if Tishman Speyer were still here, we would never see that money again and those tenants would still be wreaking havoc on the lives of those around them.

No one move into Peter Cooper or Stuy Town. They'll take no responsibility for flooding the apartment above and below you. Ten months later when it's still not fixed, J Yasser will come into your home and start gas lighting you about how you don't have manners, all the while shooting bro smirks at his posse of employees.

Way to go Rosie rose. You hired yourself a champ.
