We mved in about 7 months ago, lived downtown prior. Can I just say that our apartment here is constant dirt? I find myself cleaning dust, walls, windows more than ever and my prior flat was facing street. We are barely home, always at work and have no kids. Clean as clean here, no pets. where is all the dirt coming from please post if anyone has similar?

Dirt's origin: Destruction, which is euphemistically labeled, "Construction."

In addition to general neighborhood destruction, there is, of course, the 14th Street subway-related digging which throws up masses of dirt and who knows what chemicals, substances, carcinogens and the like.

There is, and has been, the destruction of both the land and vegetation and trees here, on an ongoing basis, featuring the spreading of (again): who knows what chemicals, etc.

There is, and has been, the destruction of buildings through their "renovations" (ripping apart walls, floors, appliances, etc.; drilling; hollowing out and so on, relentlessly - DESTRUCTION and also DESTABLIZATION OF THE BUILDINGS) and installing appliances that cause and produce their own polluting and ill effects.

There is no telling how much debris is spewed into the air every day thanks to the insistence of blackstone to destroy/annihilate/degrade/rip apart these already fragile old buildings.

THAT is at least a good portion of where the constant dirt comes from.

If it is any comfort at all, I've spoken to people in other cities undergoing this mass destruction, all of whom report the same filth filtering into their homes all day long. Unprecedented filth for years now.

Remember Con Ed's: "Dig We Must"? Well this is, in big cities here and elsewhere, "Destroy . . . We Do!"

Why would anybody want to enter a lottery for an apartment here? The rents are market rate and something much better can be found elsewhere. Stuyvesant Town is not worth anything much higher than the old rent stabilized rates. The place is a wreck at this point and it is getting worse all the time.

Company allegedly continued questionable practices at the center of J-51 lawsuit filed against Jack Parker Corp. last year

The Blackstone Group allegedly moved to evict two tenants from Parker Towers, a Queens residential complex subject to an ongoing lawsuit over illegal rent increases.

The private equity firm and world’s largest real estate manager will now have to screen all its future tenant communications with a state court as a result of what the tenants’ attorneys called “incorrect and deliberately misleading” eviction notices, and rent renewals that failed to mention the lawsuit could lower tenants’ rent and even win them a settlement.

Judge W. Franc Perry III signed the injunction on Wednesday, the latest procedural development in a lawsuit filed by tenants in March 2018 against the Jack Parker Corporation, which was accused of illegally deregulating apartments in the Queens apartment complex. Jack Parker sold the towers to Blackstone for $500 million in November, and Blackstone was named as a defendant after the deal closed.

“It shouldn’t require an injunction to get the largest real estate manager in the world to play by the rules,” said Aaron Carr, whose nonprofit group Housing Rights Initiative performed the initial research that led to the lawsuit.

Blackstone declined to comment.

The lawsuit claimed that the 1,327-unit rental complex in Forest Hills received tax breaks under the J-51 program, which requires that landlords keep their apartments rent stabilized. Despite this, Jack Parker still leased out apartments at market rate rents, failed to register apartments as rent stabilized with the state, and never provided tenants with rent-stabilized leases, the lawsuit alleges.

The injunction request filed Tuesday focuses on eviction notices Blackstone allegedly sent to tenants Maria Davila and Chris Haley in late February 2019 telling them that their apartments were not rent stabilized. It also notes that multiple other tenants recently received their lease renewals with a note from Blackstone that said it was “currently evaluating” how the class-action-seeking lawsuit could impact the building. This notice did not tell the tenants what their rights were under the lawsuit and did not say that the suit sought to reduce rents at the building, according to the court documents filed by a tenant attorney.

Newman Ferrara LLP, the law firm representing the tenants, described Blackstone’s eviction notices as “patently false” and said it is “fundamentally unfair” to ask tenants to make decisions about whether to move or renew their leases without letting them know that they could see sharp decreases in rent depending on how an ongoing court case is resolved.

“Indeed, once a tenant vacates, the right to a rent-stabilized lease vanishes,” Newman Ferrara said on the injunction request.

The injunction has put at least a temporary stop to the evictions of Davila and Haley, and it requires Blackstone to receive court approval for any further communications it has with Parker Towers tenants who are involved with the lawsuit.

Davila and Haley are not part of the larger lawsuit, according to a source familiar with the proceedings.

In the original lawsuit filed in March 2018, Newman Ferrara said only 642 of the 1,327 units were listed as rent-stabilized, when J-51 rules require all units to be stabilized.

Blackstone made one of the largest real estate deals in New York history when it purchased Stuyvesant Town and Peter Cooper Village with Canadian pension fund IvanhoƩ Cambridge in 2015 for $5.3 billion. The companies pledged to keep 5,000 apartments in the complex affordable for 20 years, and the city pledged to provide them $220 million of financial aid.

The Stuy truck has no carpeting cause Stuy don't want us to get carpets. They prefer irritated tenants to move out. Young, old, market, no market rate. That is how they prosper from move outs, deregulation, and in the near future they will have only the land left worth billions more than present.

Blackstone likely does the same patently false eviction papers, illegal lease rent practices here in StuyTown too. It is probably worse so, here especially since the tenant association treasurer made the Blackstone deal completely throwing tenants under the bus.

These are the types of people Blackstone associates with.

Also at this party is the seller of Boca Raton megamansion owner of DeBlasio favorite baseball team the Boston Red Sox. Coincidentally DeBlasio's Queens NY is reported as the U.S. hub and training ground for the victims in the Robert Kraft tied arrest.
Coincidentally Queens NY just lost a major tenant, Amazon, that DeBlasio was falling all over himself to bribe with tax breaks and union payoffs to the tune of $3 billion and $500 million respectively.

Absolutely no postings about HEAT (or lack thereof) on the TA Facebook. I think all the people who complained about having no heat have either been banished or threatened. I wonder how many of them got contacted by "Management" and were warned? I believe that that is the modus operandi these days.

Either everybody is now toasty warm or they have been personally contacted and warned off by "Management."

"Management" doesn't like people who publicly complain.

I am sure Sabina Molot has been warned not to print any letters or comments about the lack of heat, let alone go so far as to write about the issue.

This is why it is very important to complain anonymously or under a pseudonym. We are not dealing with honest brokers here. This is a totalitarian autocracy!

Has anyone looked at the latest presumptuous, fatuous (inane, childish, nonsensical, asinine, witless, nonsensical) "State of the Community" glossy fold-out in our hotel/restaurant advertising stands on our mailbox shelving?

Among other laudable accomplishments: open kitchens. It's been noted many times here: this is a recipe (pun intended) for deliberate disaster. None of our old, fire-stopping doors. Open kitchen in which too many people and dogs move. Too many drunken, marijuana-impaired and otherwise drugged out people in and out of kitchens one of whose functions is to create OPEN FIRE for cooking. (Cooking what? That is another matter entirely.)

Also discussed here on the blog: the work is shoddy, breaks down frequently and easily. Is dangerous. TRANSLATION, consistent: We Want You Gone. And Suffering Before We Hound You Out of Your Home.

Another reason to celebrate living here: MORE DOGS, MORE DOGS. More noise, more dog feces and urine. More danger to these innocent beings since so few people know what the hell they are doing with the dogs they acquire.

I wonder too if Management is censoring the TA site, particularly heat issues. I have much more heat and I hope others do too. I certainly hope they are not censoring complaints. The site does seem different, more genteel and management oriented if that is possible. As for T& V, That rag is a joke. No renewal for them next year just as no renewal for TA dues for the past two years.

We all know who the TA looks out for, don't we? It sure ain't tenants! They should change their name and call themselves Management Association! Or, maybe, Friends of Blackstone. No heat here, either. Have to use space heaters. I've asked many of my neighbors in my building and in other buildings about the heat in their apartments and EVERYONE of them said they are cold and using space heaters. There is absolutely no point in calling RS because they will just give you the thermometer and house visit script. I'm sure they have effectively silenced all complainers so nobody calls the anymore.

There is a total absence of any discussion of heat on the TA Facebook and I think that is by order of Management. They haven't even given a follow-up thread about the exciting tours of the heating system that some of the idiots were so enthusiastically embracing as the hot event of the year! (No pun intended)

I suspect that rather than being toasty and comfortable in their homes, the complainers have been "reached out" to by Management and are now afraid to complain or have been kicked off the TA Facebook.

I hope you are not questioning the efficaciousness of the fabulous SENSOR SYSTEM!!! That is considered blasphemy by Management! We are supposed to sweat when it's warm outside and freeze when it's cold outside without the inconvenience of having to leave our apartments. That is one of the amenities Management so graciously supplies.

They lie, or have "legal" lie when they enlist "legal" and threaten you with "legal action" in addition to forbidding you to complain about anything to Resident Services or Security (unless "emergency," although you've seen that even clogged sinks and bathtubs are mere annoyances and no kind of "emergency" anymore).

Wait until May, when the next phase of, "We're going to make your lives a living nightmare every day and night you are alive and living here" is commenced.

Because they long know and has been reported in the press the pipes and plumbing cannot support the property population increase of the occupants, residents, transients, hotels, hook-ups, partiers, and businesses on the property let alone the irrigation system installed during the property sale to make the grass green.

There are old articles during the property sale talking about the plumbing and infrastructure problems somewhere buried in the press. Anyone remember those or know where they are?

"Adam Rose" on the TA fb posts some very on-point posts. I wonder if Management has gone after him? If he uses a nom-de-plume, then they won't be able to locate him. He's good, though. He hits the nail right on the head in his posts. I seem to remember that the Real Estate Adam Rose, who used to be the Manager here, was a pretty decent guy. He responded to complaints and did something about them. Oh Man! Whatever happened to this place! SMFH.

Glad to see John Marsh posting something useful for a change.

I am seeing some "Neighbors from Hell" horror stories on the TA page. I wonder when the TA will be ordered to put a stop to those postings! LOL! Can't be long now!

Understood. But why is Marsh posting that on the TA Facebook page? I have to check my lease, but "heaters" may be a violation of one's lease, despite its necessary use. Marsh can post about using a heater, but his post is a direct link to a company selling these things.

We've had two changes of upstairs neighbors over the last 6 years, and I can say from first hand experience that the 80% rule is fairly meaningless.

Here's what counts. Are there young children in the apt? If so, for many years they will run from one place to another. In all cases if the carpet is too thin, 80% coverage doesn't matter. You'll hear noise and running. If area rugs are in use, children often play on the bare floor areas to use the flat hard surfaces.You'll hear it.

Areas that are used frequently like the walkway from the bedroom across the living room into the kitchen are important. If these aren't covered, you'll heard constant noise from anyone walking with even slightly hard soles and of course you'll here young children running.

This was posted at the TA FB page. With the recent Yelp review posted at this blog, I think that the QOL is truly out of control. Blackstone/SPS is making TS/CWC look like Met Life. TA says what?

It has been one week since my post, nothing has changed. We called security 5 times tonight. Security said they sent a lease violation letter to this tenant, but they don’t seem to care.

They start to party around 8-9pm. Bring friends over (I think because it sounds like there are more than 10 people), play loud music, walking around with heels... and they go out around 11pm. And come back after 4:30am and party again.
Almost every weekend. We are so afraid of every weekend we can’t sleep.

I will contact resident service Monday, but are there any other things we can do about it?

This is driving us crazy and we are wondering if lawsuit may be an option."

By complaining, it is meant: calling Resident Services and other Management personnel frequently, leaving voicemail messages, and e-mailing these personnel.

Complaining does NOT have anything to do with this blog.

Maybe there was confusion about what "complaining" meant. This will straighten it out if anyone believed that Blackstone is threatening and/or censoring anyone in connection with this blog.

Again, complaining = repeated requests, demands, complaints to those who run this place and their employees.

@7:50 PM: I never thought for one moment that the "complaining" issue was in connection with this blog. I thought it was quite clear that it refers to people who complain to Management, Resident Services AND who complain on the TA Facebook, which Management reads. Management must have complained to the TA about all the threads about lack of heat and told the TA they better crack down on those malcontents who have the nerve to want heat - at least heat at a slightly higher level than the few puffs of heat we get to keep the indoor temp hovering around 68 degrees, the legal minimum. Management thinks that the "legal minimum" means the legal maximum, too. Assholes.

STR, I don't know if the TA has deleted posts concerning the lack of heat, but recently nobody has said anything about the lack of heat and I don't believe it's because we're all such happy campers. I think the TA has warned off people who complain - I was one of those people. They don't want any "negative" posts anymore. I'm surprised they let through the one from the lady with the unbearable upstairs neighbors.

It's ok to post about pizza joints, dry cleaners and coffee shops (and where to buy a space heater), but no complaining, please. Meanwhile, over on the the Tenants (unofficial) fb, somebody is openly asking for people interested in hosting friends who will be visiting. I'm sure this isn't meant to be a charity request, so money will be changing hands. Is that legal? Are there no hotels in the city?

The TA hasn't deleted the heat complaint posts, but they have become well and truly "buried" by numerous posts with announcements, advertisements, etc. Also, I think the heat has been a bit better of late. I am not freezing the way I was a few weeks ago, and the weather has been pretty cold up till today.

What I AM surprised at is that Adam Rose is still allowed to post on that forum because he really tells it like it is! It is to the TA Facebook moderators' credit that they allow him to post because he is a voice crying in the wilderness at this point. Whoever, wherever you are Adam, keep on keeping on! I'm surprised the Stasi hasn't silenced you!

When I criticized the TA on their site they sent me a private message crying about lack of money and volunteers. They have also called benign comments inappropriate. I think they know what they are, a joke . They need to be called out for not helping when we had no heat.

All throughout the heat crisis, the TA ignored the issue. They filled their site with irrelevant city and regional postings. They finally put something up telling residents that the individuals, not the TA were responsible for calling. They finally promoted a tour of the heating plant in order to deflect their do nothing attitude. That is their modus operati now. Anyone who pays dues to this despicable organization is crazy. The California pension CALPERS is an investor in Rob Speyer Tishman Speyer BlackRock purchase of StuyTown from Metlife.

Is the New York City pension an investor with Tishman Speyer BlackRock now Blackstone in the 2006 and 2016 $5.4 billion purchases of Stuyvesant Town? Politician Scott Stringer owes this community that answer. Is NYC invested in these two real estate deals?

Is New York State pension invested?

It stands to reason if CALPERS is invested then other states are too? Which ones? The elected officials owe this community and the country answers to these questions that effects the homes of all us and the pensions of police, firefighters, civil servant employees and staff - any and all with city and state pensions are rooting for the demise and development of Stuyvesant Town Peter Cooper Village.

These people who complain about too much heat make it difficult for those without enough heat. For a few weeks my apartment was 78. Wonderfully warm and if it became too hot I opened the window. They are probably complaining again because today my apartment was cold. The whole line gets affected. Bozos.

We get short bursts of heat. These crappy old buildings are drafty and the walls are thin. The temperature drops like a stone as soon as the heat is turned off.. Still using space heaters.

Absolutely NOTHING about the heat problems in T&V. Are they actually aware of tenants' concerns, or is it just not their policy to cover them? They put out about 6 pages of drivel every week. I don't even bother checking the ads anymore when I'm looking for a handyman.

Did anyone get Management's latest email blast? They are advertising for "seasonal jobs," one of which is somebody to (among other things) inspect apartments for compliance (LOL!) and they want people who will spread the word about how great a place Stuyvesant Town is and people should come and live here.

They should have mentioned that the necessary qualifications are to be a liar and full of bull!

I doubt they want to hire summer employees to inspect for compliance with the 80% carpeting. We all know they don't give a shit about that. I suspect they want somebody to "inspect apartments" to find out if any of the real RS tenants have moved to Florida and are subletting. They are DESPERATE to kick out the "old timers." Maybe I am wrong and just have a suspicious mind, but I would suggest reading that section of the email blast in its detailed entirety (follow all the links) and see what you think.

What the Hell is Public Safety there for if they can't do anything about that kind of nerve-jarring, anti-social behavior? If someone is using their apartment as a basket ball court and making that kind of noise at night (or even during the day) they are CLEARLY violating their lease and the "Good Neighbor" rules pertaining to noise. Maybe call the 13th Precinct or file a noise complaint with the City if our "Public Safety" officers are too wimpy, ballsless or under orders not to put a stop to that kind of unreasonable noise. Sheesh. Maybe I'll get out my old tap shoes, roll up my carpet and do a few turns! What kind of stupid bastards are running this nightmare of a so-called residential complex? They want to encourage people to rent here, but allow this kind of abuse?

9:15 PM - I agree with you 100%. I visited friends in a newly opened apartment building in Astoria yesterday. It was so lovely and quiet and peaceful. They had a few friends and neighbors in for drinks and munchies and as soon as the conversation turned to where I live, I got the same kinds of remarks and looks and expressions of sympathy. All had heard of The Sty and what a total hell-hole it has turned into. If I was a market renter, I would move over to their building. I don't think the apartments are as expensive as here, but they are LOVELY. Only total suckers would move into this dump at market rate.

I wish y'all could see my friends apartment in Astoria. (I posted upthread). It's brand new, carpeted and rents for the price of a 1BR here. It has 2 BR and 1-1/2 bathroom. They don't have to deal with the L train. The N stops quite close to them and they can change (if necessary) at Queens Plaza to the 7, R,W (and maybe the E?) to get to pretty much anywhere in the City. My friends both work at Lennox Hill Hospital on Lexington Avenue, so they take the N to Lex and the transfer to the 6. Anything is better than the stinking L Train!

Management here has a lot of hubris to try and get people in at such high rents. There are a lot of shortcomings in this place and living in Manhattan does not have the clout and status that it used to have!

One of the biggest mistakes I ever made was moving into this dump. In 2 years I wasted almost 96k on an apartment in PCV that is constantly noisy. If it's not the braying students partying 24/7 it's management pounding away at something or other. When both of those are quiet (almost never) I have constant helicopter noise. Back to Battery Park City for me. Adios suckers!

Read the email blast they sent out and the ad for seasonal jobs. They actually say they need to compete in New York. Hard to believe that this is the same place that had a waiting list two or three years long, at minimum. It was much, much better run then and we had beautiful grounds. Now it is an overpriced shithole/dorm/NYCHA and is run by a complete idiot, they claim they have to compete. You bet they have to compete, but I think they are competing to reach bottom!

Do the market rate suckers know they are not paying for top quality housing, but are paying because the property is saddled with Tishman Speyer debt that they walked away from? PCVST has turned into the RE debacle of all time.

I’ve notice a major upswing in AIRBNB checkins over the last few days. I was disheartened when I figured out why. They are all rolling in for ST PATS in big city. Hope we all enjoy the noise and the human waste that CRACKSTONE is bringing to our homes this Hikiday weekend.

This "management" is so very, very desperate for bodies to fill the apartments at rents that are laughable, they can't afford to be fussy. They allow AirBnB, take in City-subsidized and wedge in as many undergrad students as they can. The students are parentally funded and wouldn't be able to behave they way they do if they were in a real dorm. The property has gone so far down the sewer, that I don't think it can ever be brought back.

Hayduk is a disaster, but I doubt that anybody Blackstone puts in the job would be any better.

2-3 year waiting list? That was only in last years under Met Life--originally, it was much longer. One idiot in T&V recently described this as constituting "[Management] blocking," but no one else ever found any reason to complain. In those years, overall, Mg't. was not perfect, but definitely much better than at present. Guess said T&V Commenter felt his Human Rights had somehow been violated by not automatically being handed keys to an apartment. Is he one of the Cheerleaders now?

Then maybe the predatory equity riff raff will be run out of town along with the politicians who made the deal and someone of morality can restructure the ownership mess.

Word to all: Management does not follow up nor care much about our noise trouble.s I work hard all week and this weekend hoping to get a few zzzssss was startled awake at 6 30 am neighbor hammering wall with furniture building. OK, No problem I'm up. Tried to get work done at home, those living above me who must think no one else is living in stuytown except them (PCV) kids running amok balling bouncing and on a beauty day. OK, NP, that night, fatigued hoped to watch a movie and chill, Nope more hammering more non stop track field overhead. Honest truth this morning 7 am i can't stay here have work but just for the record, the cleaning person must have shown up, no rugs and he to she was banging doors, vacuuming and i kid you not i am out of here by May. keep your fucking shitty rental and i can see them in court for my deposit return. (i work in family law again NP)

Temperature is in low 30s and no heat all night and this morning. I call to ask (beg) for heat and I'm told they'll set up an appointment for an engineer to come to my apartment. What kind of bullshit is that? No wonder everybody has space heaters now because these are no-heat flats. Slums.

The damned sensor system doesn't work (by design, I believe) and this withholding of heat and wanting to send an "engineer" by appointment is HARASSMENT. The only "engineer" who is coming to my apartment is someone from the City. No wonder there are literally hundreds of outstanding heat complaints for this dump on the City website. And they talk about having to compete with other places to get tenants! Other places supply heat, unless they are run by slumlords like this dump is.
