Our landlord, BLACKSTONE, can't handle Stuy Town and Peter Cooper Village. There is a lack of enforcement of certain "rules," and no amount of notice to this alleviates the problems. We are continually being told half-truths and fabrications. And we have no viable Tenants organization, despite our TA asking for dues all the time. So far, the politicians have proven to be basically useless. A typical New York story.

I hope that the next Mayor and City Council will be a LOT tougher on crime and disorderly behavior than the current loser and CC full of losers. Apparently, these illegal vendors are taking over everywhere and are causing a lot of the violence and shootings the City is currently going through. It seems (according to what I read in the NY Post) that the CC shifted responsibility from the cops the some Consumer Affairs department and they are totally useless.
Never voted Republican before, but this time I think I am going to vote Republican all the way down the line from Mayor to CC. Never thought I'd say this, but I think we need another Giuliani to come back and clean up this fetid sewer of a City. Not Giuliani as he is ow (he lost all his marbles a long time ago), but the way he was when he was Mayor.

Does anybody hear that car that goes along 14th Street late at night and cranks the exhaust and lets out loud explosions? I though it was left over fireworks that kids were letting off in the street, but then I noticed the explosions are always preceded by some loud snorts from the exhaust. Somebody mentioned it on one of the Facebooks. We desperately need some serious Police presence around here. It is becoming worse and worse. Somebody tried to break into a neighbor's apartment the other night. They terrified the poor lady. I don't recognize this place anymore! Compared to how it was a few years ago I feel like I have moved out of a nice place and into a horrible, dangerous slum - without having to actually pack up and move!

I agree with the posters complaining about the disgusting vendor situation on14th St, but that is under the jurisdiction of Councilperson Rivera, not Powers. She is the one that they need to target. He made a mistake by saying it was cleaned up one day, but that side of the street is in RIVERA’s district. Both are do nothings, but it is not Power’s district.
14th Street between First and A has become so unutterably gross and disgusting because of all those menacing, filthy people who are selling and begging. I live on 14th across from Target and I cannot bring myself to even go onto the street anymore. I go out the back way (Main) and cut through the property to 20th Street to shop at D'Agastino or Morton Williams. It costs more and it is a schlep when you have shopping to carry, but I just can't bear to go out onto 14th anymore. It is worse now than it was in the late 70s when I first moved in. I feel sorry for the small business on 14th. TJ and Target will thrive, though I wouldn't be surprised if they decide to move out. The small businesses are suffering badly because of all the filth and detritus (human and other) on that block. Maybe it should be renamed and called "Rivera Way" or "Carlina Walk."
I sincerely hope that she and Powers are disposed of come election time. DeBlasio has to be the worst Mayor in the history of the City. He is a total loser. Thank God for term limits.
Now that the Covid virus is mutating and spreading even more I can't understand why anyone would go to any of Management's Covid-Spreading "events," but some stupid people will go. Probably, most of them will be from outside and will bring their dogs. What a totally hideous SLUM this place has devolved into. If this is the way Blackstone does business I am not surprised it is one of the most hated corporations in the world and has been called out by the UN and other entities that care about human life and the fragile planet we all share. As vile as Tishman Speyer and CWC were, they didn't turn the property into the filthy and dangerous slum that Blackstone has. We cannot blame the Coronavirus for that. Blackstone has inflicted the disgusting conditions on us. I honestly cannot understand why anybody would even think of moving in here at this point in time. We have vagrants, addicts and miscellaneous human scum on 14th and filthy power plants being built on 20th. We are hemmed in by filth and hazards! The area was probably pristine in the 1940s when it was the Gas House District compared to what it is now! Wasn't a slum cleared by eminent domain so that Stuyvesant Town and PCV could be built? How ironic.
The bottom line is...that enough residents don't care. I would say most. That's what Blackstone is betting on, and their silly events that make the property look good to the outsiders. But, no, it is not good. Stuy Town still has areas that are worthy, but there are a lot of things happening that go against that. But Blackstone doesn't care and will BS or ignore negative opinions.
We care, but there is nothing we can do. We don’t have a viable TA and it is what it is. We got a raw deal with Blackstone. Despite the suggestions of rent strikes and such on this blog, that is not an option with a multi billion company like Blackstone. Let’s tell it like it is. It annoys me when posters on this blog say things can change and they have tricks up their sleeve. Nothing improves here. In five years this will be a city subsidized/dorm.
Also, as I have written many months back: I, personally, have a difficult time reconciling myself to living on my knees, either begging or cowed. This translates into: Even if I believe that I cannot actually change the outer situation, neither do I have to accede to it. That doesn't mean I need to run away from it, either.
I can still resist. I can withhold my own rent (open a separate savings account and deposit the rent money in that) and then, when summoned to housing court, present my case. If and when a judge rules in Blackstone's favor, if I am in a courageous state of mind that day, I can politely ask them if they are either intimidated or paid off by Blackstone.
I can resist in a number of other ways. I can contact various community groups for help. I can communicate, repeatedly, with various media outlets, and with "resident services," and with various providers of legal services. I can talk to all manner of people about this. I can speak about this at various community meetings.
The list goes on. Again, taking action, and not acquiescing to my own (and others') victimization is always an option.
So, please do not be "annoyed" anymore, since I am not spitting into the wind or shoveling sh*t against the tide here.

The amount of moving trucks that are already around is ridiculous, and now we know it’s going to be so bad that they are closing loop roads and warning people to be understanding of delays in getting around our own buildings by elevator?
I’ve already seen three (3) M doors in Peter Cooper propped open for movers, and they aren’t even supposed to be using M for moves in PCV! Bottom line is this property is done. It will be a nice place for students and short term rentals, but I don’t see how there is any going back at this point. As more students come in, it will push the families out that are paying market rate, and true RS apartments are literally a dying breed.
Best of luck to all that need to stay, but my entire 50+ year life of only living in this wonderful place is coming to an end. Once the housing market is more reasonable, I’m gone.
I wish this dopey management would dispense with the "events" and put some energy into improving the qualify of life here, e.g., make sure the laundry rooms are clean and the equipment works; make sure new residents carpet their floors 80%. Just walked by the Oval on my way home. What a damned awful cacophonous noise! The folk who live in the Oval apartments should get a rent reduction for having to put up with the cacophony right under their windows. What a SHITHOLE this place has become!

The commercialization of the Oval and the disruption to people living in apartments within earshot of it should be deemed totally illegal. Add to that the hazards of walking through the property, trying to get to your building with that noise going on and all those silent, electrified bikes skimming by -- this place is becoming Hell. I think that it is pretty obvious that, judging by the horrific noise even on the Oval, this new GM is an even bigger cretin than Hayduk was. The loud, intrusive noise from the tenth-rate "musicians" on the Oval was a total insult to tenants in the surrounding area. Stuyvesant Town has gone totally down the toilet. It caters only to morons who need to get lives. Most of the "crowd" on the Oval who were listening to this overly loud group of NON-musicians were from outside.
One of my neighbors got violently ill from eating ice cream purchased at that "Coops scoops" ice cream van. It is no longer operated by the guy who originally provided the ice cream (and has his own little thriving business on Avenue A). Some other entity took over and is clearly lacking in standards of public health and hygiene. I don't have a lot of sympathy for people who get sick from eating from one of the concession stands here or the Five Turd E-Coli Cafe because they should know better. Do they really think that this substandard management is going to make sure that everything comes up to Code? If they do, they deserve what they get.
That "concert" tonight was brutally loud. Management (or maybe the "musicians") have some plants on the Tenants FB page who are enthusing about how good it was. They must be desperate.

I heard the "concert" from my window, even though my apartment is located away from the Oval and facing north. If one looks at the photos of the cheering residents, there were not that many people. Children enjoyed the noise. They always do.
BTW, I didn't see any necessity for the GM's letter or the loop closures because of student move-ins. The new GM certainly does not know this place, and is just winging it with help from Blackstone.

I feel bad for the tenants that live close to the Oval. Thankfully I live close to 20th street and Ave. C. I could still hear the concert from my apartment. I could only imagine what it sounds like near the Oval.
This current property 'manager' is a true lightweight. He's likely an interim manager but knowing Blackstone maybe not. They hire people from the resort industry to manage a large residential housing complex like Stuytown/PCV. It's a totally different mindset and skills needed for managing Stuytown/PCV properly.
I've been here for 40 years and yes I've seen it decline into mostly a dorm dump. I do see young families move in but they often just stay a few years and move on.

I will leave on my own terms. I've been a thorn in management's side for many years and they would love to see me leave. I even threatened to sue management unless they forked over some money for damage to my apartment caused by their negligence. I told that useless tool Hayduk that I had all my evidence for a successful lawsuit. He realized he couldn't win since I document everything and of course met my demands before any trial commenced.

That's what keep me here too. I've been here for 30+ years and have seen it deteriorate in the filthy, noisy transient dump it now is. We used to have good Management, but we have the barrel-scrapings of the resort industry and, as you say, they don't have the mindset nor the skill for running a large residential complex. They definitely have the resort/hotel mentality and I doubt they ran very upmarket establishments in that realm. It's a shame, but I'm glad I'm in a position to just walk away if/when I can't stand it anymore. They will get my last month's rent and nothing else. I am in a position where I don't need a good credit report (as are many of the longtime tenants). Meantime, I will deter as many people as I can from moving in here. The grapevine is long and widespread.
Unless they are planning to demolish the property in the near future, they need to rethink their business plan because it is going to be a sort of glorified Bowery Mission/Hostel/Dorm pretty soon. Maybe that's what they want. They rename it the Blackstone Blackhole - Housing of Last RESORT. :-)

Something that these people don't understand is that if you want to find a fool among longtime tenants here, you have to look very hard. Most of us have lived honest, clean and hardworking lives AND have a good education and were raised to have certain standards and principles. The buildings are dirty and unsafe; the laundry rooms are disgusting and the transients and students add nothing to enhance the property. They don't care that it is a dirty, noisy slum. Too bad the property wasn't purchased by a decent RE company who had an interest in making it more habitable and would bring back some of what was so pleasant to live in just a few years ago. The noise of the "concert" was an abomination. The "food" at the eColi Five Turd Cafe is overpriced, unsanitary and disgusting. Simply, an overpriced slum in the making. How utterly sad!

He is very obviously planted by Management. I wish they would leave the Oval alone. What some "suit" from Blackstone once described as "a great resource" is fast becoming an over-used and worn out ghost of what it used to be. Blackstone is just destroying every last vestige of greenery and beauty that ever existed here. It's been like rape and pillage since the day this property was sold. I passed a "party" in the fenced-in grass directly across from #515 - they were sitting around something that was definitely au flambe! He told me the concerts would try earphones, that the noise was loud, etc. He did snow under many seniors, including friends of mine who enjoyed an email relationship with him. In reality, a lot of the human world runs that way. People assume "power" over other people in many ways, venues, spheres of human activity. And then do harm to you. And then either threaten you or actually harm you more as "punishment" for protesting. It's a time-honored strategy.
One of the really sad things about PCVST is that it was built for working-class families and returning service men and women and fulfilled that purpose for many, many years. People were content here (except we would have liked air conditioning a bit sooner than we got it in Stuyvesant Town = PCV always had it, I think) and there was a very long waiting list to get in here. MetLife turned a profit. That is on record. When it became a publicly traded company instead of a mutual insurance company, they suddenly didn't want to own the property unless it could go market rate. I see no reason why the property could not become the same stable, pleasant place to live that it used to be. Now there is air conditioning and all the apartments are rent stabilized, there should be no shortage of people willing and ready to move in and call it home. There's no reason why they should churn the apartments and cater mostly to students and transients. They wouldn't need the bread and circuses business model if they got a decent, competent manager and staff.
Met Life built and owned numerous housing developments throughout the country, but by the 1970s they were looking to divest of them all. I know this as a close relative was a member of senior management here in PCVST for decades. They held onto Stuyvesant because it was the most valuable property, and they were waiting for the NYC real estate market to rise. Vacancy Decontrol was stimulus they needed - the ability to double and triple rents made the place much, much more valuable.
And yes, we have A/C now, and every apartment is regulated, but at what price? Not many people are going to take a $4500 two bedroom and stay for 20 years. The rents they’re asking pretty much leaves out anything but short -termers.

What's wrong with Section 8 people? I've known quite a few of them over the years and apart from being low-paid, they are fine. Very well behaved. Being poor doesn't equate to being a horrible person or neighbor. Some of the students and transients are very well-off when it comes to money, but are poverty-stricken when it comes to class, manners and respect for others.
That is true that they may be nice and good neighbors, but a few of my neighbors have had to move because of high rents, good hard working people who don’t qualify for assistance. Families and professionals on my floor were forced out because they couldn’t afford the high rentals. They were not offered any rent reductions and had to leave.

Someone asked if Stuy Town knows or would do something since they have occasionally infiltrated into the property. What a joke. It doesn’t affect their marketing to students and garbage. Maybe I'm being hard on the GM. Maybe he is out of his depth, but that is not our fault. Damn the TA and idiot politicians who got us into this mess. Quality of life goes down like a heavy guy in quicksand.
I can no longer stand this place. Am moving out to live in a real housing complex. It will cost us more, but just getting away from this shithole is a big relief. Many of them were "hardened and hard-nosed" as you so colorfully and accurate describe them. Who and what is Blackstone that they can scare even them? (I have read articles by real estate people who freely admit to being less than exemplary individuals but who are nevertheless appalled and repelled by the head of Blackstone, whom they term a psychopath - Stephen Schwarzman.)

Dreading spending another winter here. Little-to-no heat last winter. For what we pay here, you would think they would provide a little more than the legally-mandated minimum. Lease isn't up until April, but hope to be out before then. We don't appreciate those ridiculous concerts because we live close to the Oval and the last two summers have been vile because of that outdoor shit and all the noise from the Cafe (which I've heard is not recommended!), but at least in the summer we can put on the air conditioning and be cool and the a/c drowns out some of the horrible amateur hour shit on the Oval. Winter is the real problem. Absolutely dreading it. They should invest in a heating system that actually works, but they don't like to spend money on anything that will benefit tenants.

That "Welcome Home" bullshit on apartment doors is, indeed, BULLSHIT! It is very "hotel," for want of a better way of putting it. Hayduk (and his successors) have absolutely no idea as to how to run a residential apartment complex. They are totally hotel folk. I've never seen such nonsense in any other apartment building (and I've been in a lot of them) in New York City or anywhere else. Let's face it, this is more of a residential hotel/SRO/Dorm at this point than it is a residential housing complex. Many apartments are chopped up so that a "roommate" has a glorified cubicle, rather than a bedroom. The place has totally gone down the sewer and that is what owners like Blackstone and Tishman Speyer do to properties they buy.

Seen, again and again, dogs from outside being casually walked in Stuy Town. Just saw a woman with three large dogs, one being a German Shepherd, walked here to use a dog "deposit." Despite all of the other issues in this dormified dump, the heat issue is the one that I am amazed they can get away with. Last winter I had adequate heat, but in past winters I have not. They question other posters' reasons for asking a question or making a statement and ask them to reword what they said because it offends their delicate sensitivities, even when the person they are chiding has said nothing offensive. @9:31 AM August 8: Are you really SURE that they are renting to the homeless at taxpayers expense? I don't mind people who have lost their homes because of job losses and inability to pay rent. That could happen to a lot of us. What I DO mind is if these are people with mental illness issues or substance abuse issues. Or people who have been released from jail. I am not happy about the idea of paying what I do pay to have neighbors who might endanger my family, especially my children. Some people become homeless because of severe reversal of fortune and some (most) become homeless because of severe mental or behavioral problems.

As has been said before, that side of 14th street belongs to Rivera, so Powers isn’t obligated to do anything over there. His mistake was putting together a photo opp to insert himself in something that was out of his control. All politicians are good at that - insert themselves into something that will make them look good temporarily, but then remove themselves from the equation when things get messy and use the excuse that it is out of their control.
In addition, there are no more postings critical of management anymore. TA and management in bed together. We knew that all along. On another note, 14th St between First and A chock full of vendors today at 4:00PM.
Is there anybody on this blog who can recommend a good laundry service that picks up and delivers? Please don't refer me to any facebook places because I don't have facebook and never will. I am an original tenant, though not totally in my dotage, and I have never had to deal with such vile and unmaintained laundry rooms before now. Even Tishman Speyer provided better machines. The thing is, several of the washers in my building (which is shared with another building) are out of order. They have been out of order since the beginning of the year! The few machines that are not out of order are always stuffed with stinking laundry that people put in and then go away for long weekends and forget about. I know I could take it out, but the stench is so bad that I don't want to use those machines. They smell like old tennis sneakers and dirty underwear that has fermented for a long time. The few machines that do actually work are always monopolized by people who have several loads (one after the other) and who I suspect are running a little business doing other people's laundry. I want to not have to use the laundry rooms EVER again! Whatever it costs, I will send my laundry out to a good wash/dry provider in the nabe.
I never thought I would live to see this once-lovely residential complex deteriorate into the filthy, badly-run dorm/hotel/motel/shithole that it is now. I live in an unrenovated apartment which I am NOT going to give up. The reason I won't give it up (even if I move) is because I so thoroughly resent and hate the avaricious filth that has destroyed this once-lovely place. Anything to thwart them is ok by me.

The neighborhood gets worse by the week. I can’t stand the homeless living in bus shelters. Walking home from the subway is terrible. You encounter mentally ill screaming, vendors all over the sidewalk and garbage. Inside a lot of new resident look like they need a good bath. I saw one lying all over s bench one day.
They will never get respectable, financially stable individuals and families to rent here unless they some really drastic action to clean up the place. Most of the decent tenants who paid high rents moved out at the beginning of the pandemic. I believe the proposed power plants, the dog shit and low quality of life also played a role, but the property has deteriorated very, very much over the last two years. Very soon, the only people living here (apart from the elderly who cannot afford to move out of their unrenovated apartments) will be students, City-subsidized and transients. The AirBnB trade thrives here. Why not use your apartment to make money as an AirBnB "host" and, at the same time, live off the property in a decent place? I think a lot of people are doing just that. I see a turnover on my floor and there are no moves in and moves out. Just rolling luggage and different faces waiting for and entering and exiting the elevators. We have NO safety and protection here. Management doesn't actually "manage." They just collect rents and encourage crime and filth with their shitty "events" which attract more people from outside than those who actually live here. ST has also become something of a public dog park.
According to Blackstone and the national Pet Constituency/Industry, dogs make everyone (including non-owners) smile. Therefore, they are a community asset. Bullshit. Or rather, dog shit.
The area on 14th St gets worse by the day. Tonight there was a homeless guy lying in the gutter, squatters opposite Target, about eight of them with dogs. The vendors were crowded along the street. It is really a disgrace. Where are the politicians? This a dangerous situation. I have never seen it this bad.

I'm happy to say that I never have to run my air conditioners because of the beautiful trees that are right outside my window. So trees save Blackstone money on electric. Unfortunately, I do have to put on space heaters at times during the winter. If the trees were leafy in winter, I wouldn't need heat. Can't have it all ways, I guess!
I no longer shop at Target and Trader Joe because of all the filth (human and the debris) that clutter the street. Instead, I jump on the 14D (near Avenue B) and go over to C-Town. It's a nice little supermarket, very similar to what Associated was, only cleaner, and the people who work there are so very friendly and pleasant. The 14D has door-to-door service as I get on it just across from my building and get off it right in front of my building. I hope that grocery store doesn't close down. I was going to Food Emporium before, but I like C-Town better.

I'd looked up NYU and its policies. If anyone is interested, they proclaim their three major campuses are: New York, Shanghai and Abu Dhabi. I've lots to say about it, including Blackstone-related remarks, but not here and not now.
NYU claims that all of its people: students, staff, teachers, must show proof of vaccination or be barred from all of the buildings on campus. It then follows that, barring anyone who has slipped through the cracks, the braying, shrieking, vomiting NYU students here have been vaccinated against COVID-19.
Which might help keep down the virus' resurgence here, although they go about in herds and packs, and bring in who knows what and who. And that can bring in the Grim Reaper. Which Blackstone undoubtedly likes since they practice their own form of euthanasia, as did Tishman Speyer before them.

I do not know if Tishman Speyer threatened people with anything other than eviction, courtesy of the infamous Fred Knapp, Esq., who should have known better before he began searching all kinds of records for "proof" that people were renting here illegally. I do not know if the stories were true that some residents killed themselves as a result of his eviction threats. Some residents did move out, I was told.

Blackstone may or may not have been the first to start issuing "Cease and Desist" Orders to residents who repeatedly and bitterly complained about living conditions. Basically, "if you don't shut your mouth and stop bothering us about how we are tormenting and torturing you," (my inelegant phrasing), "our next step is to seek assistance in Housing Court." Now, what do you imagine that might mean???
It may or may not have contained acceptable standard English despite being a "legal" letter, and it very may well have been brimming with wild exaggerations, lies and outright fabrications. I don't know why.
When that charming communication was cobbled together, it included the admonition that you were simply not permitted to call anyone here (resident services, management, public safety, etc. except for what they considered to be a true EMERGENCY). They instead assigned you ONE particular person whom you could call with your troubles (which you were lying about, anyway according to them).
That person might or not be reachable at any given time.
They were not kidding, because public safety simply refused to communicate with you once you were on the no fly list, and they would say so if you called (unless, I guess, you were deemed to have a real "emergency).
This happened to me under Blackstone's paternal watch, and I was surprised to hear, as I wrote previously that this was (maybe still is, I don't know) SOP - standard operating procedure for anyone who was too demanding in their esteemed opinion.
Someone posted a bit back about the absurdity of their heating "protocols" - the thermometers and so on. And other unique methods of dealing with residents living in their homes. Again - read up on Blackstone, on their individual personnel.
I did read, years back, that people in New York City; people in Spain; and an exceptionally successful woman in Florida, I think, have defended themselves against this monstrous entity. The Amazon Rainforest, however, did not fare well against these soul-dead predators, and, again, the United Nations cited them as among the greatest reasons for homelessness and suffering in one's own home around this poor planet.
Finally - there have been residents and former residents who have extracted from this abomination some degree of satisfaction in monetary recompense, no matter how slight. Real estate, bound up as it is with the legal "profession," though, intimidates people into shutting their mouths and refusing to share details of how much, in what manner, etc. So people who manage some scant victory over their beloved and peerless, benevolent landlord, ain't gonna share their experiences or advice with you.

I though it was left over fireworks that kids were letting off in the street, but then I noticed the explosions are always preceded by some loud snorts from the exhaust. Somebody mentioned it on one of the Facebooks. We desperately need some serious Police presence around here. It is becoming worse and worse. Somebody tried to break into a neighbor's apartment the other night. They terrified the poor lady. I don't recognize this place anymore! I live on 14th across from Target and I cannot bring myself to even go onto the street anymore. I go out the back way (Main) and cut through the property to 20th Street to shop at D'Agastino or Morton Williams. It costs more and it is a schlep when you have shopping to carry, but I just can't bear to go out onto 14th anymore. It is worse now than it was in the late 70s when I first moved in. I feel sorry for the small business on 14th. TJ and Target will thrive, though I wouldn't be surprised if they decide to move out. The small businesses are suffering badly because of all the filth and detritus (human and other) on that block. Maybe it should be renamed and called "Rivera Way" or "Carlina Walk."

Also, as I have written many months back: I, personally, have a difficult time reconciling myself to living on my knees, either begging or cowed. This translates into: Even if I believe that I cannot actually change the outer situation, neither do I have to accede to it. That doesn't mean I need to run away from it, either.
I can still resist. I can withhold my own rent (open a separate savings account and deposit the rent money in that) and then, when summoned to housing court, present my case. If and when a judge rules in Blackstone's favor, if I am in a courageous state of mind that day, I can politely ask them if they are either intimidated or paid off by Blackstone.
I can resist in a number of other ways. I can contact various community groups for help. I can communicate, repeatedly, with various media outlets, and with "resident services," and with various providers of legal services. I can talk to all manner of people about this. I can speak about this at various community meetings.
The list goes on. Again, taking action, and not acquiescing to my own (and others') victimization is always an option.
So, please do not be "annoyed" anymore, since I am not spitting into the wind or shoveling sh*t against the tide here.

It is nearly all a class problem. Our rampant materialism, our insistence on dominating, using, destroying just about everything around us is the problem. "Money," "wealth," "prosperity," "object," "toys," "real estate," "possessions" are the manifestation of the misery we've created for ourselves, each other, every single living being on the planet.

The amount of moving trucks that are already around is ridiculous, and now we know it’s going to be so bad that they are closing loop roads and warning people to be understanding of delays in getting around our own buildings by elevator?
I’ve already seen three (3) M doors in Peter Cooper propped open for movers, and they aren’t even supposed to be using M for moves in PCV! Bottom line is this property is done. It will be a nice place for students and short term rentals, but I don’t see how there is any going back at this point. As more students come in, it will push the families out that are paying market rate, and true RS apartments are literally a dying breed.
Best of luck to all that need to stay, but my entire 50+ year life of only living in this wonderful place is coming to an end. Once the housing market is more reasonable, I’m gone.
I wish this dopey management would dispense with the "events" and put some energy into improving the qualify of life here, e.g., make sure the laundry rooms are clean and the equipment works; make sure new residents carpet their floors 80%. Maybe they would be able to get a residency of people who want to live here as their real home, rather students using it as a dorm. Everything they do seems to be a way of catering to transients.

I've been here for over 30 years and never was there this kind of student moving-in closure of loops, etc., for them.
The bottom line is that the rents are too high for families and professionals for what you get here. People aren’t going to pay 4,000 monthly to live here. Management knows that and it has been a steady purposeful endeavor to create a dorm/Airbnb/ transient/city subsidized property. This place is done, becomes more of a dump every year., This was the intent of Blackstone from the start.

Just walked by the Oval on my way home. What a damned awful cacophonous noise! The folk who live in the Oval apartments should get a rent reduction for having to put up with the cacophony right under their windows. What a SHITHOLE this place has become!
OMG! The noise on the Oval tonight! Excruciatingly bad "music" and a smattering of "fans" listening to it. What the hell happened to this once-peaceful Oasis in The City? The commercialization of the Oval and the disruption to people living in apartments within earshot of it should be deemed totally illegal. Add to that the hazards of walking through the property, trying to get to your building with that noise going on and all those silent, electrified bikes skimming by -- this place is becoming Hell. I think that it is pretty obvious that, judging by the horrific noise even on the Oval, this new GM is an even bigger cretin than Hayduk was. The loud, intrusive noise from the tenth-rate "musicians" on the Oval was a total insult to tenants in the surrounding area. Stuyvesant Town has gone totally down the toilet. It caters only to morons who need to get lives. Most of the "crowd" on the Oval who were listening to this overly loud group of NON-musicians were from outside.
One of my neighbors got violently ill from eating ice cream purchased at that "Coops scoops" ice cream van. It is no longer operated by the guy who originally provided the ice cream (and has his own little thriving business on Avenue A). Some other entity took over and is clearly lacking in standards of public health and hygiene. I don't have a lot of sympathy for people who get sick from eating from one of the concession stands here or the Five Turd E-Coli Cafe because they should know better. Do they really think that this substandard management is going to make sure that everything comes up to Code? If they do, they deserve what they get.

I feel bad for the tenants that live close to the Oval. Thankfully I live close to 20th street and Ave. C. I could still hear the concert from my apartment. I could only imagine what it sounds like near the Oval.
This current property 'manager' is a true lightweight. He's likely an interim manager but knowing Blackstone maybe not. They hire people from the resort industry to manage a large residential housing complex like Stuytown/PCV. It's a totally different mindset and skills needed for managing Stuytown/PCV properly.
I've been here for 40 years and yes I've seen it decline into mostly a dorm dump. I do see young families move in but they often just stay a few years and move on.

I will leave on my own terms. I've been a thorn in management's side for many years and they would love to see me leave. I even threatened to sue management unless they forked over some money for damage to my apartment caused by their negligence. I told that useless tool Hayduk that I had all my evidence for a successful lawsuit. He realized he couldn't win since I document everything and of course met my demands before any trial commenced.

That's what keep me here too. I've been here for 30+ years and have seen it deteriorate in the filthy, noisy transient dump it now is. We used to have good Management, but we have the barrel-scrapings of the resort industry and, as you say, they don't have the mindset nor the skill for running a large residential complex. They definitely have the resort/hotel mentality and I doubt they ran very upmarket establishments in that realm. It's a shame, but I'm glad I'm in a position to just walk away if/when I can't stand it anymore. They will get my last month's rent and nothing else. I am in a position where I don't need a good credit report (as are many of the longtime tenants). Meantime, I will deter as many people as I can from moving in here. The grapevine is long and widespread.
Unless they are planning to demolish the property in the near future, they need to rethink their business plan because it is going to be a sort of glorified Bowery Mission/Hostel/Dorm pretty soon. Maybe that's what they want. They rename it the Blackstone Blackhole - Housing of Last RESORT. :-)

Most of us have lived honest, clean and hardworking lives AND have a good education and were raised to have certain standards and principles. The buildings are dirty and unsafe; the laundry rooms are disgusting and the transients and students add nothing to enhance the property. They don't care that it is a dirty, noisy slum. Too bad the property wasn't purchased by a decent RE company who had an interest in making it more habitable and would bring back some of what was so pleasant to live in just a few years ago. I passed a "party" in the fenced-in grass directly across from #515 - they were sitting around something that was definitely au flambe! In reality, a lot of the human world runs that way. People assume "power" over other people in many ways, venues, spheres of human activity. And then do harm to you. And then either threaten you or actually harm you more as "punishment" for protesting. It's a time-honored strategy.
One of the really sad things about PCVST is that it was built for working-class families and returning service men and women and fulfilled that purpose for many, many years. People were content here (except we would have liked air conditioning a bit sooner than we got it in Stuyvesant Town = PCV always had it, I think) and there was a very long waiting list to get in here. MetLife turned a profit. That is on record. When it became a publicly traded company instead of a mutual insurance company, they suddenly didn't want to own the property unless it could go market rate.
I see no reason why the property could not become the same stable, pleasant place to live that it used to be. Now there is air conditioning and all the apartments are rent stabilized, there should be no shortage of people willing and ready to move in and call it home. There's no reason why they should churn the apartments and cater mostly to students and transients. They wouldn't need the bread and circuses business model if they got a decent, competent manager and staff.

Met Life built and owned numerous housing developments throughout the country, but by the 1970s they were looking to divest of them all. I know this as a close relative was a member of senior management here in PCVST for decades. They held onto Stuyvesant because it was the most valuable property, and they were waiting for the NYC real estate market to rise. Vacancy Decontrol was stimulus they needed - the ability to double and triple rents made the place much, much more valuable.
And yes, we have A/C now, and every apartment is regulated, but at what price? Not many people are going to take a $4500 two bedroom and stay for 20 years. The rents they’re asking pretty much leaves out anything but short -termers.

What's wrong with Section 8 people? I've known quite a few of them over the years and apart from being low-paid, they are fine. Very well behaved. Being poor doesn't equate to being a horrible person or neighbor. Some of the students and transients are very well-off when it comes to money, but are poverty-stricken when it comes to class, manners and respect for others.
That is true that they may be nice and good neighbors, but a few of my neighbors have had to move because of high rents, good hard working people who don’t qualify for assistance. Families and professionals on my floor were forced out because they couldn’t afford the high rentals. They were not offered any rent reductions and had to leave.
There are numerous photos of the deteriorating situation of 14th St on the TA website. Someone asked if Stuy Town knows or would do something since they have occasionally infiltrated into the property. What a joke. It doesn’t affect their marketing to students and garbage. The Delta variant is spreading rapidly; we are seeing a replay of the original killer virus' misery.
It is worse in some ways since it is so contagious. And it is worse because individuals and companies are insisting IT'S FINE! THE PANDEMIC IS OVER!
We need to make sure that we do everything, collectively, to ensure that our safety is the first priority in the coming weeks, especially given the influx of new people and their possible behaviors which might expose all of us to the risk of an agonizing death thanks to COVID-19.

I don’t think that it was officially changed but most people including myself would get in with people we knew and occasionally a masked person. That was as there was a lull in the pandemic. That particular day I had been waiting forever for an elevator ( the elevator traffic has jumped since the bros have been moving in). It was foolish of me and definitely not what I usually do. The one household in the elevator rule has not been followed much as late, but now as the cases increase it should be.

Many of them were "hardened and hard-nosed" as you so colorfully and accurate describe them. Who and what is Blackstone that they can scare even them? Dreading spending another winter here. Little-to-no heat last winter. For what we pay here, you would think they would provide a little more than the legally-mandated minimum. Lease isn't up until April, but hope to be out before then. We don't appreciate those ridiculous concerts because we live close to the Oval and the last two summers have been vile because of that outdoor shit and all the noise from the Cafe (which I've heard is not recommended!), but at least in the summer we can put on the air conditioning and be cool and the a/c drowns out some of the horrible amateur hour shit on the Oval. Winter is the real problem. Absolutely dreading it. They should invest in a heating system that actually works, but they don't like to spend money on anything that will benefit tenants.

That "Welcome Home" bullshit on apartment doors is, indeed, BULLSHIT! It is very "hotel," for want of a better way of putting it. Hayduk (and his successors) have absolutely no idea as to how to run a residential apartment complex. They are totally hotel folk. I've never seen such nonsense in any other apartment building (and I've been in a lot of them) in New York City or anywhere else. Seen, again and again, dogs from outside being casually walked in Stuy Town. Just saw a woman with three large dogs, one being a German Shepherd, walked here to use a dog "deposit." Despite all of the other issues in this dormified dump, the heat issue is the one that I am amazed they can get away with. Last winter I had adequate heat, but in past winters I have not. Until Blackstone/Beam (whatever) face the fact that they are totally fucking up their investment by treating it as a dorm/resort/longstay hotel, we see failure after failure go through the Manager position (and it won't be their fault). That could happen to a lot of us. What I DO mind is if these are people with mental illness issues or substance abuse issues. Or people who have been released from jail. Some people become homeless because of severe reversal of fortune and some (most) become homeless because of severe mental or behavioral problems.

As has been said before, that side of 14th street belongs to Rivera, so Powers isn’t obligated to do anything over there. His mistake was putting together a photo opp to insert himself in something that was out of his control. I am an original tenant, though not totally in my dotage, and I have never had to deal with such vile and unmaintained laundry rooms before now. Even Tishman Speyer provided better machines. The thing is, several of the washers in my building (which is shared with another building) are out of order. They have been out of order since the beginning of the year! The few machines that are not out of order are always stuffed with stinking laundry that people put in and then go away for long weekends and forget about. I know I could take it out, but the stench is so bad that I don't want to use those machines. They smell like old tennis sneakers and dirty underwear that has fermented for a long time. The few machines that do actually work are always monopolized by people who have several loads (one after the other) and who I suspect are running a little business doing other people's laundry.
I want to not have to use the laundry rooms EVER again! Whatever it costs, I will send my laundry out to a good wash/dry provider in the nabe.
I never thought I would live to see this once-lovely residential complex deteriorate into the filthy, badly-run dorm/hotel/motel/shithole that it is now. The neighborhood gets worse by the week. I can’t stand the homeless living in bus shelters. Walking home from the subway is terrible. You encounter mentally ill screaming, vendors all over the sidewalk and garbage. Inside a lot of new resident look like they need a good bath. I saw one lying all over s bench one day.
They will never get respectable, financially stable individuals and families to rent here unless they some really drastic action to clean up the place. Most of the decent tenants who paid high rents moved out at the beginning of the pandemic. I believe the proposed power plants, the dog shit and low quality of life also played a role, but the property has deteriorated very, very much over the last two years. Very soon, the only people living here (apart from the elderly who cannot afford to move out of their unrenovated apartments) will be students, City-subsidized and transients. The AirBnB trade thrives here. Why not use your apartment to make money as an AirBnB "host" and, at the same time, live off the property in a decent place? I think a lot of people are doing just that. I see a turnover on my floor and there are no moves in and moves out. Just rolling luggage and different faces waiting for and entering and exiting the elevators.
We have NO safety and protection here. Management doesn't actually "manage." They just collect rents and encourage crime and filth with their shitty "events" which attract more people from outside than those who actually live here. ST has also become something of a public dog park.

I'm happy to say that I never have to run my air conditioners because of the beautiful trees that are right outside my window. So trees save Blackstone money on electric. Unfortunately, I do have to put on space heaters at times during the winter. If the trees were leafy in winter, I wouldn't need heat. Can't have it all ways, I guess!
I no longer shop at Target and Trader Joe because of all the filth (human and the debris) that clutter the street. Instead, I jump on the 14D (near Avenue B) and go over to C-Town. It's a nice little supermarket, very similar to what Associated was, only cleaner, and the people who work there are so very friendly and pleasant. The 14D has door-to-door service as I get on it just across from my building and get off it right in front of my building. I hope that grocery store doesn't close down. I was going to Food Emporium before, but I like C-Town better.

A community organization nearby asked me some time back to bring back 2 or 3 other residents to discuss protecting ourselves against the blackstone plague and I got no takers. Maybe after the virus finally leaves us in a year or two or three . . .

I do not know if Tishman Speyer threatened people with anything other than eviction, courtesy of the infamous Fred Knapp, Esq., who should have known better before he began searching all kinds of records for "proof" that people were renting here illegally. He was quite successful years back in terrorizing people and getting them to shell out money for lawyers to protect them against eviction. I do not know if the stories were true that some residents killed themselves as a result of his eviction threats. Some residents did move out, I was told.
Fred later was an effective and disturbing booster of the hell his successor boss, Blackstone, caused and causes here. Fred retired and we've another chief legal counsel. The attorneys I've dealt with here are an absolute delight. Sarcasm intended.
Blackstone may or may not have been the first to start issuing "Cease and Desist" Orders to residents who repeatedly and bitterly complained about living conditions. Basically, "if you don't shut your mouth and stop bothering us about how we are tormenting and torturing you," (my inelegant phrasing), "our next step is to seek assistance in Housing Court." Now, what do you imagine that might mean???
It may or may not have contained acceptable standard English despite being a "legal" letter, and it very may well have been brimming with wild exaggerations, lies and outright fabrications. I don't know why.
When that charming communication was cobbled together, it included the admonition that you were simply not permitted to call anyone here (resident services, management, public safety, etc. except for what they considered to be a true EMERGENCY). They instead assigned you ONE particular person whom you could call with your troubles (which you were lying about, anyway according to them).
That person might or not be reachable at any given time.
They were not kidding, because public safety simply refused to communicate with you once you were on the no fly list, and they would say so if you called (unless, I guess, you were deemed to have a real "emergency).
This happened to me under Blackstone's paternal watch, and I was surprised to hear, as I wrote previously that this was (maybe still is, I don't know) SOP - standard operating procedure for anyone who was too demanding in their esteemed opinion.
Someone posted a bit back about the absurdity of their heating "protocols" - the thermometers and so on. And other unique methods of dealing with residents living in their homes. Again - read up on Blackstone, on their individual personnel.
I did read, years back, that people in New York City; people in Spain; and an exceptionally successful woman in Florida, I think, have defended themselves against this monstrous entity. The Amazon Rainforest, however, did not fare well against these soul-dead predators, and, again, the United Nations cited them as among the greatest reasons for homelessness and suffering in one's own home around this poor planet.
Finally - there have been residents and former residents who have extracted from this abomination some degree of satisfaction in monetary recompense, no matter how slight. Real estate, bound up as it is with the legal "profession," though, intimidates people into shutting their mouths and refusing to share details of how much, in what manner, etc. So people who manage some scant victory over their beloved and peerless, benevolent landlord, ain't gonna share their experiences or advice with you.
We live in a wonderfully caring, compassionate, selfless world, don't we?

Just read on one of the facebooks that a tenant asked for a paint job as she was long overdue for one. They gave her December or next June. I guess BlackLung has really cut back on workers. What a SHITHOLE!!!!!
