STPCV TA Facebook Postings Exposing Troublesome Incidents


Yeah, I've been reading the posts on the TA Facebook page that are revealing, in an ever-increasing pattern, the methods that CWCapital/CompassRock may be trying to use to intimidate and ultimately oust long-term residents inhabiting non-renovated apartments (ie, truly rent-stabilized apartments with a considerably lesser rental fee): a notice of a speedy lease termination for having an extra wall put up that has already been removed, crafty apartment inspections that make note of peeling paint with potential legal problems to follow, the casual allowance of partying and noise from loud "neighbors" that make a living hell for other tenants.  Meanwhile, for over 18 months management has been incapable of removing "drug and alcohol induced squatters" in an apartment, residents who have been escorted, in handcuffs, out of their apartment several times by police. (Gee, I wonder if they reside in a renovated apartment that generates a high rental?)

Of course, all of this could be the result of the incompetence of management. After all, many tenants have been receiving faulty late payment notices of their rent.  Something is amiss. Things are not working well.  Is this an insidious, well thought out policy or just plain mismanagement?  It could be both.

They won't throw out people who are squatting, but will try to illegally evict law-abiding tenants who have done nothing wrong. Something has to be done about these despicable thugs.

This posting is timely since as a long-time (30+ years) resident of ST I was being 'harassed' by management incompetence. Originally scheduled for an apartment inspection last Spring. Stayed home from work and they never showed. Rescheduled for this past October and they were late by 20 minutes (supposed to show 8AM - Noon); showed up 12:20PM. Had to contact them to find out inspector would be late.

After the inspection I got a '10 day Notice to Cure' form from management stating I didn't allow the inspection and was in violation of my lease. This was in reference to the first inspection which they never showed up.

It's a good thing I have an email trail showing an inspection was scheduled this past Fall. I contacted their legal rep and they sent me an email as well as a voice message apologizing and stating that the inspection did take place this past Fall.

It would be nice if their various departments actually communicated with each other so as not to harass tenants.

The inspection itself lasted less than 5 minutes. Checked that I had 2 air conditioners and checked the fridge (a used replacement provided by management a few years ago). That was the extent of the inspection. He never looked in my bathroom or bedroom.

On the plus side I have to say that I usually have good response with any service calls for maintenance.

With the cramming of students and recent grads into ST the noise level has definitely gone up. I can see and hear that management is not enforcing any type of carpet inspection. With a high turnover of transient tenants there isn't incentive for these tenants to lay carpet down.

I have been living in ST since 1979 and have seen quality of life steadily decline especially after Metlife sold the property. I used to work for Metlife. In fact both my Mom and her Mom worked for Metlife so we had quite a history with the company. Metlife was a very good owner/manager but when they became a stock-issuing company everything changed. They had to answer to Wall street and the stockholders which drove Met to increase profits by any means possible.

For those pining for the old days to return I feel your pain but FUHGEDDABOUDIT! It ain't gonna happen.

I'm a native New Yawker growing up in the Bronx and living in Manhattan since 1979. I lived through this city when it was pure hell so I can appreciate the livable city it has become. I grew up in a public housing project in the South Bronx in the 1960's and 1970's so for those that try to equate Stuytown with the projects..... well you don't have a freakin' clue!

Stuytown is still a nice safe place to live. My rent is less than half what others are paying (is this place worth $3000+ for a 1-bedroom apt?? - Hell No!!!); it is convenient for my commute to work. I actually like its isolation from the congestion of the rest of Manhattan. I'm an old fart of 52 and appreciate some tranquility at my 'advanced' age.

When I retire in 5 years I will probably leave Stuytown and New York with mixed feelings but retirees can definitely live better in more tax-friendly states with a better quality of life and a lower cost of living.

STR-the handcuff, drug pusher issue was originally posted at the official PCVST Face Book page by a tenant and it was then copied to the TA Face Book page in a comment section of the inspection tread. It is still at the official FB page. I don’t think they will delete it since there was a management response on this issue.

I have always wondered if the endless accounting issues which include incorrect non receipt of rent payments and non-payment of security deposits back to former tenants is a management conspiracy or just plain incompetence. In general, I believe that incompetence usually trumps conspiracy. However, letters to our NYS district attorney Eric Schneiderman from all parties affected would not hurt at this point to clear the air. In addition, a letter from the three amigos, State Senator Brad Hoylman, Council Member Daniel R. Garodnick and State Senator Brad Hoylman, should also be sent to Eric Schneiderman as well. And unlike the MCI letter that was signed by the three amigos and sent to Darryl C. Towns (HCR), a copy that was given to the recent TA MCI meeting participants, our illustrious Governor, Andrew Cuomo, should be Cced as well. Talking to some connected people at the TA MCI meeting, it seems that there is genuine political fear of our Governor from our elected officials. The friend of our enemy is not our friend. Who is he, Lord Voldemort, whose name cannot be spoken aloud? Also, all letters sent by tenants, current and former, to the DA should Cc the three amigos, Towns, and Cuomo as well.

The lack of response to the noise complaints from upper management is most definitely a calculated decision to drive long term tenants out. Conspiracy trumps here.

Hey Bigmo, I'm in the exact same situation as you although I've only lived here since '99. I'm a tad younger but will be retiring at the same age as you. I'm also paying less than half of the market rate. I will also be leaving as soon as I retire but I remember (before the sale) thinking that I would never leave. Such is life. I'm not really angry about it anymore. Everything comes to an end. Honestly though, I never saw this coming.

PEOPLE: CALL THEM, WRITE THEM OVER AND OVER AND Again. Threaten to sue your neighbors (yes you can) for Disturbing Unnecessary noise).

We did this and the situation is so much better. In fact, after only the first call and Security showing up , a letter sent to the tenants (was shown this) and immediate request for inspection,,,,, etc. Then a second inspection, thing were cleared up.

do not GIVE UP. KEEP WRITING (SHOW EMAILS, cc:) TO MANAGEMENT TO COMPLAIN ABOUT NOISE, STUDENTS, etc. DO NOT GIVE Up

This landlord/management are totally out of order. I really do think that they are some kind of mob entity because they break every law in the book when it comes to how tenants should be treated. I feel like I'm living in a housing complex that is run by Putin. They won't last, though, because there's going to be a big backlash eventually. Mark my words.

CAPS, please calm down and use the lower case at times, if only to punctuate! You are absolutely right in everything you say, though. It just would be more readable if you would take your blood pressure meds ahead of hitting the keyboard! This place is a disgusting, verminous, student and transient infested bedbug palace. We all know that. They have to lie their bloody heads off to get these flyover state rubes to rent here. There are so many places in New York City where these misguided souls could find better for less, but meantime we have to put up with their banal behavior, unknowing and uncaring dog ownership as well as filthy, vile laundry rooms where even a dog could catch a disease. Hopefully, there will come a time when CW Cap/Compost Crock will be a bad memory and we can try to make this place livable again. Meantime, keep the chin up and report whatever can be reported to the Department of Health, Department of Housing, FDNY, etc. Whenever I see a violation of City ordinances and Public Health Code, I file a complaint. Please do the same.

Management isn't inspecting for operability or leaks causing damage. They are copying serial numbers searching for appliances that don't match old records to be used as evidence supporting evictions and/or rent increases.

After inspecting for illegal walls and carpeting a ST-PCV rep told me he was looking for "propane tanks" hidden inside closets. I said the inspection was over and asked him to leave without allowing him to search inside closets or copy serial numbers on the refrigerator and air conditioners.

I'm assuming these CAP posts are purposefully written the way they are. I find them very amusing and funny. People who have trouble with them can easily pass them by.

I had my apartment "inspected" four times in two months for pressure walls I've never had. I also have to wonder if these men are in fact employees to casing out our apartments for future robberies.

Suggestion: Video your apartment inspection. Digital cameras can take videos and so can a lot of cell phones (not just smart phones).

Newly renovated and not paying low rent unfortunately but have had MANY inspections in less than one year.

Re: the CAPS stuff.... I don't want to let through a flame war here, so I'm holding back on forthcoming comments about CAPS. The bottom line is that I have no problem with CAPS in this case. If CAPS' writing causes someone concern, then the simple choice would be not to read CAPS. And it's easy, too. Just skip over CAPS' message. It's all in CAPS!

What is the angle for management to use peeling paint as a method to evict a tenant from a non-renovated apartment? How can that be considered a lease-terminating issue, when wall integrity is the landlord's responsibility?

My scheduled apartment inspection seemed quick and uneventful (fridge serial number, AC unit) except that the "inspector" took pictures of one area with peeling paint. Do I now need to worry about getting the dreaded envelope under the door with a lease termination notice? Anyone have further information on the "potential legal problems to follow" the recording of peeling paint?

A poster on the TA Facebook page noted that her apartment inspection apparently included a check of peeling paint on the walls, which she found out later when contacted by either the paint department or management. This also happened to another person whom I know. Even though no one has mentioned peeling paint before as being on the radar of these inspections, it is apparently one of the items that is on a check list. The paint department sets up an appointment, but the question becomes what if the tenant doesn't want this "service," which I know from my own experience tends to be sloppy and not that professional, probably now more so that we don't have union painters? My guess, and the guess of others, is that management can then start enforcing eviction proceedings against a tenant because he/she has made their apartment "uninhabitable." Perhaps this is a long stretch in logic, but with the current management and the push to get rid of long-time tenants, I don't think it's too much of a stretch.

I noticed that management did not cash my December rent check yet. It's sent monthly by my bank and was mailed 12/3/2013. I am a long time tenant and was wondering if any readers of this blog have experienced management being slow in cashing the rent checks. I don't want to stop payment and have my bank issue another check unless it's necessary.

Thanks for the response on peeling paint. My apartment inspection occurred 3 months ago, and so far I have not received any notifications as a result. I confess to avoiding any new painting since the union-busting labor dispute a few years ago, but at this point I would do it if required. Pick your battles, as they say. Peeling paint is not worth getting evicted over.
