A message from Rick Hayduk, General Manager

The snow continues to fall at this hour and it is reported we are to receive even more snow before it tapers off around midnight.

The PCVST team has been at work since midnight to stay on top of the snow removal. Right now, we are focused on clearing the drivable roads ensuring access for emergency vehicles along with terrace level entry and exit points. In addition, we are clearing the perimeter sidewalks but struggling to keep them clear due to drifting snow off of 1st Avenue and 20th street. Know that over 50 of our team are out in the storm operating machinery and shovels to keep the roads and pathways safe.

Inasmuch as Mayor De Blasio has asked everyone to stay inside, for those who venture outside, be warned that there is significant black ice (under the snow pack and covering cleared areas) and snow drifting. Conditions are dangerous and we also encourage everyone to stay inside.

With the expected termination of the snow around midnight, the team will continue to work into the early morning to clear roads and paths in preparation for the morning’s activity. Our equipment will continue to make noise and as such, we ask for your forgiveness.

PCVST’s Sunday services operation will be limited as we return the complex to normalcy. As always, the resident services representatives are on the phone to take any emergency calls. We ask that any non-emergency calls be held until Monday simply because we are not sure how many associates can make it to PCVST tomorrow. Trash pick-up today was extremely limited and it is expected that tomorrow’s pick up will be as well solely due to the sanitation team assisting with snow removal. As for all other services and activities (Oval Services, ICE, Oval CafĂ©, etc.), it is a fair assumption that they will not operate tomorrow but will return to normal operating hours on Monday.

We are grateful for your patience and want you to know that the dedicated associates of PCVST are tirelessly working to get us back to normal as quickly as possible.

Please reach out to me or anyone on our team if there’s any way we can assist you.

Please reach out to me or anyone on our team if there’s any way we can assist you at the Resident Services number of 212-420-5000.

Thank you, but in fairness the TA Facebook also has this info.

I'm relieved to see that our property manager, Rick Hayduk, is taking a very hands on approach to communicating with tenants and in taking steps to make this place more efficient and responsive.

Where are the leaf blowers at 7:00AM on a Sunday morning?...lol
Not shoveling snow, that's for sure.
At best, a mediocre job of clearing the pathways.
"Ya coulda done better, Rick".

Actions speak louder than words.

Let's see what happens.

The plowing, shoveling and salt coverage have been good in PCV. The hot water in our bldg went out some time in the early AM. By 9:30 am it was fixed. So far, I see responsiveness.

Plenty of heat and hot water. No complaints here.

9 am poster right on. Everyone is slipping on walkways here today. Shoveling job not so much done Rick. How about you pay a few guys to come in and do it - for the record - you could do much better.

There's a woman on the TA Facebook who RUSHES to post every notice from management, T&V, etc., as though she were on a mission! If it weren't for her, there would be practically nothing on that page! She does a much better job than any of the moderators.

Stuy Town Reporter said...

Considering this is a snow storm of historical record, I wouldn't expect the complex to have cleared paths to the ground, snow and ice free.

Pcv - water in bath is lukewarm. Not hot at all.

I have no complaints. That was one humdinger of a storm and couldn't be dealt with without a lot of labor. Remember that Compass Rock laid off so many of the maintenance staff and they may not be quite up to capacity yet. But, I still think they did a very good job. Yesterday was a day that nobody should have been outside unless they absolutely HAD to be. Today, when I went out, the pathways and sidewalks were shoveled and sanded or salted and, it wasn't bad at all underfoot. I really think that management stepped up the plate and did a pretty good job.

Way off the topic but why were the REBNY photo shy this year when they are normally running photos all over the place of them with their politicians at the place-to-be-seen gala?

Snow removal has been excellent in Stuyvesant Town. Communications from new prop Mgr have been A+. Nice to have a real person signing letters and e-mails and i appreciate the change in tone. Keep it going Mr Hayduk. Thank you.

Amen to the compliments. Considering this was an epic storm, the new mgt & crew did well. Just a word to the epic complainers here. You lose a credibility when you don't give credit where it is due.

No complaints whatsoever. I hope that Blackstone has started out the way it intends to go on. Mr. Hayduk and his staff have done a stellar job during this serious snow storm, and let us keep in mind that they only just started working here! When we got hit by Superstorm Sandy, Compass Rock was not very prepared and was a dismal failure in every way, shape and form. True, it was a really major storm of unprecedented proportions, but CR knew it was on its way and they were not only incompetent and inadequate, but had an absolutely STINKING attitude toward tenants, many of whom had lost all of their stored belongings, had no elevators or laundry rooms for over a year after the storm. I was at the meeting where Sean Sullivan showed absolutely no sympathy for disabled tenants who could not use the elevators, NOTWITHSTANDING THE FACT THAT MAJOR RENOVATIONS WERE TAKING PLACE IN APARTMENTS IN THEIR BUILDINGS!!!! OBVIOUSLY, THE BUILDERS HAD ACCESS TO ELEVATORS. Well, after that, I just knew that we were dealing with a bunch of pikers and nothing would improve until they left. In fact, I knew (and was right) that things would get a lot worse until they left.

To this day, it is beyond me how the largest residential property in the world got handed over to a bunch of amateur, uncaring, bloodsucking schnorrers. It was akin to recruiting Bonnie and Clyde to guard the Fort Knox. Totally incomprehensible and all (quite obviously) politically driven.

Sorry to have to say it, but PCV is a mess and so is the perimeter. The basement entrances were shoveled clean to the pavement, though. And of course the outdoor garbage pails were brimming with household garbage (because it's easier to dump it there than on one's own floor). Hope that can get cleared away soon.

"why were the REBNY photo shy this year"

Elected politicians taking money from REBNY and sucking up to REBNY whenever possible is a leading indicator of corruption.

Last year the highest ranking NYS DEM and GOP elected legislators were convicted for betraying constituents in exchange for bribes from REBNY.

For some reason Preet did not arrest and prosecute REBNY billionaries paying bribes and ordering corrupt politicians to commit crimes betraying their constituents. Speyer should have been arrested and prosecuted. Elected politicians should be afraid to take money from Speyer. They should be afraid to attend social events sponsored by REBNY criminals offering them bribes. They should be afraid to pose for photos with Speyer that only demonstrate their willingness to accept and/or solicit bribes from him.

Notwithstanding that, at this year's REBNY gala our NYC mayor clearly wanted everyone to know REBNY owns him and his office is for sale, prepared to do anything REBNY orders him to do so long as REBNY bribe money continues showering over him 24/7/365.

Without a whistleblower it's probably too late for PCVST, but Preet should take a very close look at NYC political corruption. That's where REBNY bribe money is concentrated.

"slamming doors are continuous all day ..." True dat in my building. Some new tenants are clueless rookies about life in multi family apartment building, no experience prior to ST. Kids who grew up here in the city know not to let the door slam. Great idea to post signs or slip notes under the door.

"WHAT ABOUT THE OVERCHARGES. WHAT ABOUT THE TENANTS BEING OVERCHARGED RICK??? WHERE ARE THE DHCR FORMS WE FILED YEARS AGO. STILL PENDING"

Why would RH give a damn about tenant requests to the DHCR, a corrupt NYS agency which is in the pocket of REBNY, when a ruling in favor of the tenants would decrease his revenue? Besides, the Roberts Ruling sort of codified these overcharges.

For those who asked about the REBNY attendees and those who ask about the fire hazards of more than three unrelated occupants in an apartment that is allowed by city officials:

Fire Commissioner knew what he was doing is against the law and only cared about keeping it out of newspapers and having no paper trail. He is also in charge of fire hazard chopped apartment inspections and yes, he is a REBNY man. His taxpayer funded driver did not need the driveway cleared, but the Commissioner wanted it to serve what purpose?

Good article on how he operates and also why FDNY inspections of chopped apartments with more than 3 unrelated illegal occupants is allowed by the FDNY

SOME "City, State and Federal officials who celebrated the close of another dynamic year for the real estate industry and a promising 2016 with REBNY members and their guests, included:

Governor Andrew Cuomo; New York State Comptroller Tom DiNapoli; New York State Senate Majority Leader John Flanagan; New York City Mayor Bill de Blasio; City Council Speaker Melissa Mark-Viverito; New York City Comptroller Scott Stringer; Public Advocate Letitia James; Manhattan Borough President Gale Brewer; Bronx Borough President Ruben Diaz, Jr.; U.S. Congress Members Joseph Crowley, Dan Donovan, Chris Gibson, and Carolyn Maloney; New York State Senators Philip Boyle, Leroy Comrie, Tom Croci, Michael Gianaris, Martin Golden, Timothy Kennedy, Jeffrey Klein, David Valesky, and Cathy Young; New York State Assembly Member Mark Gjonaj; New York City Council Members Jimmy Van Bramer, David Greenfield, Donovan Richards, and Jumaane Williams; New York State Division of Housing and Community Renewal Commissioner James Rubin; New York City First Deputy Mayor Anthony Shorris; Deputy Mayor Alicia Glen; New York City Planning Chair Carl Weisbrod; Department of Housing Preservation and Development Commissioner Vicki Been; Department of Buildings Commissioner Rick Chandler; New York City Fire Commissioner Daniel Nigro; Department of Finance Commissioner Jacques Jiha; Housing Development Corporation President Gary Rodney; and Economic Development Corporation President and CEO Maria Torres-Springer; New York City Tax Tribunal President Ellen Hoffman, and New York City Council Deputy Chief of Staff Ramon Martinez, among others."

Sorry Associated on 14th and East Village - Rick Hayduk how about a letter on Associated?

Vital small businesses demolished for corporation Wal*Mart renege on major deal after Wal*Mart got what they wanted. Corporations outmaneuver politicians in business, citizens lose. Politicians care about "optics", how they look, their image, not about constituents.
Lookout New York, Wal*Mart owns Albany too. Cuomo State of State address on llc donations is for everyone but him, like Moreland Commission subpoenas

Article:

"A dirty deal." Rarely do corporations pay for shafting the poor and the working class.

"It’s not unusual for working-class and low-income people to be targeted for con jobs — But the bait-and-switch Walmart just pulled off has to rank among the sleaziest ever played.

To get approval to build three stores in wealthier parts Walmart promised to build two in underserved neighborhoods. So they built three they wanted. Then Walmart told city officials it made “fresh assumptions” about profitability of stores slated for black working-class neighborhoods and decided not to build.

Walmart announced last week it is pulling out of a plan at Skyland Town Center Southeast Washington.

City leaders understandably upset, having been used as patsies in Walmart maneuver.

“I’m blood mad,” D.C. Mayor Muriel E. Bowser

But it was residents in those underserved neighborhoods who got burned.

To make way for new Walmart-anchor the city demolished tattered but vital neighborhood economy.

Variety shops, laundromat, beauty shop and fast-food establishments were razed Some apartments demolished, residents displaced.

“They knocked down all our stores and said they were bringing in something better,” “They said they were cleaning up the area and going to make everything nice and good.”

Walmart told District officials the economics had changed.

..proposed Walmart in meant more to residents than sales..rendering of new Skyland center depicted astounding transformation of long-neglected D.C. neighborhood. Gone were mom-and-pop shops unsightly corrugated-metal security fronts. In place were 300,000 sq ft retail stores 1,300 ground-level parking and 475 residential units — rising three stories atop Walmart.

Billed as “Prominent Living, Shopping & Gathering Place,” the $200 million or more project would have been bold step toward broadening benefits of living in revitalized Washington.

It is inconceivable Walmart did not know racial demographic and economic state of city when agreeing to put two stores east of river.

Nevertheless, there probably will not be any consequences to reneging on deal.

“The optics of this are horrible; they are not going to build the stores east of the river, in largely African American neighborhoods?” Evans chairs council’s finance committee. “That’s horrible; you can’t do that. A deal’s a deal.”

Actually it was a reluctant promise made on handshake with fingers crossed behind backs.

McKnight lost his job as cook for KFC when restaurant was demolished. “I had been doing all right, supporting my child,” “Finding another steady job has been hard.

Looking over razed empty acreage, he recalled old stores lining the street may not have been much, but they were better than nothing.

“We had a Murry’s Steaks and a Discount Mart. Not everybody can afford Safeway, okay?” “They even tore down the laundromat. People have to catch a ride just to get clothes washed.”

January 25, 2016 at 10:34 PM Because it is the law. Remember the best excuse Dan gives to tenants is that things are legal. The overcharges are illegal and not all of them are codified by Roberts. Keep fighting, there has to be a reason DHCR is delaying to hide something.

Anonymous said...

Agree Rick Hayduk will likely not do anything to help tenants that will effect his company bottomline profit. That includes making sure rent charges are proper and no one is nickel and dimed robbed by rents charged by Compass Rock before Rick came onto the property. Compass Rock did a lot of dirty things and DHCR is corrupted by REBNY. What do your lawyers say about your charges? A good tenant lawyer can tell you by just looking. I don't mean the tenant association lawyers who have been around while Compass Rock was here and know everything Compass Rock did becuz they would have told tenants already if they were not in on it.

The destruction of the Oval tree park was just about the most despicable and heinous acts of destruction and vandalism that the former managements did. It's like they went into the Louvre and slashed the Mona Lisa and then pissed all over it. Bastards of the worst degree.

Anonymous said...

Good article 1:09. Bank of America is a defendant too. I think, in the deal somewhere with Bankof America they were also not supposed to be allowed to evict any PCVST tenants for any reason. I think they conned all the tenants they illegally evicted or forced out with the sharp increases in rents.

Anonymous said...

Exactly so 11:40 and the other commentor. The squirrels are suffering too without their homes in the trees. The hawk comes over once a day and feeds on a squirrel in the Oval who has no home for shelter.

Anonymous said...

8.33, 10.34 here.

I have no problem with filing overcharges but has anyone been successful so far with the DHCR? Anyway, MAYBE things have changed:

“On January 6, 2016, DHCR’s Office of Rent Administration, based on an examination of its own records, sent a letter to building owners who received J-51 tax benefits, directing them to file 2016 registrations for any apartments that had been previously deregulated due to high rent vacancy during the receipt of the tax benefit period. Owners were also directed to notify the tenants in these apartments that they are subject to rent stabilization and to offer them rent stabilized renewal leases and required supporting documentation. Tenants who believe that they may be affected by this initiative, can contact DHCR to obtain a rent history of their apartment and related information on rent stabilized tenants’ rights by contacting rentinfo@nyshcr.org or by calling 718-739-6400. Tenants can obtain their building’s block and lot number at:

http://webapps.nyc.gov:8084/cics/fin2/find001i and then can inquire about the J-51 tax benefit status with regard to their building at:

http://webapps.nyc.gov:8084/cics/cwba/dfhwbtta/abhq

Now since the Roberts ruling returned all of PCVST to NYS RS status (until 6/2020), then this notice really does not impact us per se. But maybe it changes the DHCR culture. At least James Rubin lives in NYC. We will see if the DHCR really becomes independent of REBNY.

More on the cover up (from another commentator on FDNY abusing the system of good firefighters) the cimmissoner and Mayor are investigating how the abuse story leaked.

StuyTown shouldn't hold its breath for any safety investigation on the illegally occupied chopped apartments . Mayor calls it a nonstory for two trucks to be out of commission to unblock the chief who was not blocked at all since his driver was there to pick him up. Was the snow job to unblock the wife's car? The chief would have been better hiring a couple of teenagers on the block to shovel then calling his firefighters.

The FDNY cimmissioner should be fired. Even the Governor got this right. Keeping the public in the dark is the way of the cimmissioner and that is dangerous when it comes to fire safety. What else have the Department of Investigation white washed?! 3+ unrelated tenants in 4500 chopped apartments! The Department of Investigations under this Mayor should be investigated!

"Just as Gov. Cuomo fired state Emergency Management Director Steven Kuhr for having a crew move a fallen tree from his driveway after Superstorm Sandy in 2012.

The Department of Investigation is “reviewing” Nigro’s actions. But what’s to “review”? Is DOI chief Mark Peters — the mayor’s former campaign treasurer — going to do a whitewash?"

Both. PCVST is a project that has concrete slabs with wood floors. Perfect echo chambers. Especially with no rugs or limited tissue paper ones, both situations that now seem to pass the so called 80% carpet inspection by the SHAM as per the posts here. Explaining the hypocrite

“Andrew knows better than anyone that without a Democratic loss in November, he has no political future, and if that’s the case, he’s going to be one miserable SOB.”

This is why Gov Cuomo pushed Republican agendas for 5 years screwing over Democrats and the population of the state.

"A Republican needs to win the general election to secure Cuomo’s political future"

“It would be fair to say that Andrew sees his entire political future resting on the defeat of Hillary, Bernie Sanders or another Democratic nominee so that he emerges as the ‘progressive’ choice in four years,” said a highly informed source familiar with Cuomo’s thinking.

“Andrew has contempt for Albany. He’s restless and tired of what he sees as the ‘small-ball’ job of governor. He wants to get back to Washington, and he knows his only hope is a Republican president he can challenge in four years,” said the source, who has known Cuomo for more than 20 years, including during Cuomo’s time as President Bill Clinton’s housing secretary.

http://nypost.com/2016/01/25/a-republican-needs-to-win-the-general-election-to-secure-cuomos-political-future/

Andrew Cuomo cares about nothing. He pretends to care about what his advisers tell him to so they can show an appealing image to voters because it is all about his own advancement. Incumbents are the same gravy train caring only about their advancement to the next office they consider too "small" for them until they get to the top. That is why uncaring Cuomo is failing at his job, he does not care.

Nobody in their right mind would keep any of these guys on payroll at their company. They think their jobs are too small for their big egos but really their jobs are too big for their limited capabilities so they blame each other for government not being able to get anything done. They are government and they are the ones responsible for not getting anything done.

For the thousandth time, thousands of students who live do not live in the “official” dorm apartments whereby NYU/Parsons is the lease holder. These students go directly through the Leasing Office, they themselves are the leaseholders, the lease is guaranteed by their parents.

Don't expect Blackstone to do anything about the dorms. It's the only way they can make money on those market rate apartments. No other way to rent them. That was the perk in the shady deal. There are way more than 300. Just had students or transients move into the apartment below me, no furniture.

HA
A bunch of PR lies from city council on headlines about the $220 million infrastructure deal that the law already required anyway. Can't believe anything this guy says.

"SL Green reached a deal with the city earlier this year in which the city promised to rezone a five-block stretch near the tower’s site, called the “Vanderbilt Corridor,” in exchange for SL Green’s promise to invest $220 million in public infrastructure improvements in the area.
According to the complaint, the old zoning laws already required SL Green to make these improvements, as well as to buy the air rights."

He didn't "make it hinge" the law already did.

They should investigate the Cuomo and Committee to Save New York "Speyer CW Cuomo" Stuyvesant Town deal too. If Peter Cooper Village Stuyvesant Town had a real Tenant Association with lawyers on the side of Tenants they would have done these very simple, easy-peasy-lemon-squeezy requests (and not a politically corrupted tenant association).

They invested in an immoral deal that required us losing our homes and immoral politicians made sure they all got reimbursed on their investments and that thousands of tenants, many were school teachers, lost homes. The immoral politicians should lose their homes to see what that is like after they did that to this community to help the banks get their money back on an immoral investment.

MacArthur airport in Long Island is Senator Schumer's Murtha Scandal

Senator Schumer is still using taxpayer money to make life easier for his billionaire friends on Long Island so they do not have to travel with the riff raff general public at the largest airports nearby International JFK. Now he is pouring millions of dollars into their Long Island MacArthur airport to make it available for international flights for the 1%. MacArthur airport loses millions every year so by all means pour money into a losing business that nobody needs except the 1% because what the heck its only taxpayer dollars and not coming out of the pockets of the politicians or billionaires whose lives are subsidezed by government.

God help us all when Schumer takes over for Harry Reid. 99% are screwed and 1% will have life made easier.

8:42, millions of apartments were built in 1942. Their floors are not built this way.

Anonymous said...

The laughable part of all this is that even the students complain about the floor and noise issue. Heard in the elevator 2 girls age approximate 20, saying this recently. They are putting in complaints about their upstairs tenants. Same shit, different day. No one gives a flying you know what!

Hey, for anyone who’s thinking of moving here and who’s not a parental funded/fly-over-state transient/student check this out:

Now why would any professional couple pick the shithole called PCVST versus this UES deal when the monthly price (around $3,200-$3,400) is about the same? To live in a dorm dump? And you know that the Cambridge has strict financial/QOL regs that would preclude “dorm style” apartments. Anyway, the younger Millennials think the UES is for “old people”. Anyone over the age of 28. The Millennial baby boom is at its peak, John Sexton’s plan to turn NYU (55,000 students and counting-“The School That Eat New York”-see that NY Magazine article from a couple of years ago) into the largest school in the country is well on its way. Single Millennials love the EV, the LES, Gramercy, and Murray Hill. There are more bars in the EV per square foot then any other NYC hood. They are all filled with screaming Bro/OMG herds. This “mission creep” is now extending up First Avenue opposite PCVST as well with that so called “Pizza Lounge”. Party buses outside the club. Wooooooooo!

I hope I am proven wrong but I am starting to believe that Rick Hayduk is just another REBNY shill who has a very good PR team. The renovation of old school apartments with partition walls continues at its rapid pace to advertise as “Flex” apartments. In other words, dorms.

I agree with 9:06.

People need to get off the whole NYU dormification. Yes, NYU (and a few other schools) have bulk leases with PCVST. These numbers are microscopic compared to the number of students that walk through the leasing office every day and rent an actual apartment with mom and dad as the guarantors. Yes, they are students. No, they didn't go through the school (for the most part).

I am normally in total agreement with the posters on here, but reality is what it is. I have 3 apartments on my floor in PCV with dental students... none went through NYU.

This is true. Leasing department told me no rugs are necessary UNLESS a tenant complains about you. SOME RULE, HUH?

Anonymous said...

January 29, 2016 at 12:30 PM why do YOU care what other people say about the dormification of Peter Cooper Village Stuyvesant Town unless you are trying to keep it hush hush? Smells like stench of a COVER UP!

Anonymous said...

Leasing office told me the same. It's even more irritating that they don't 'REALLY' check. They visit and say A OK. Happened to many of us. just ask around!

Blackstone is just one big PR Machine. The QOL issues continue as before, just had a new noisy young group move in under my bedroom. One loud group of rowdies moves out, and another replaces it. Music and loud talking after 11:30, banged down and this group quickly stopped. Did not have to call security yet. Of course they have no furniture down there, so the sounds intensify. What new PR statement will they come out with this week?

Anonymous said...

The leasing department is all the same agents as Compass CRock. There is no new Blackstone team.

One big PR Machine for sure. Their new blog is to compete with and dilute the truth in this blog. The truth will prevail over the loudest PR con machine spinning of their wheels.

All employees remain. Donalda H stays - paid to do what Rick? My monthly rent pays her to do what Rick?

Did you fail reading comprehension? 9.06 here. Let me explain. If you don’t know the facts here, how are we going to ever confront the horror here? These are the facts . In the 11,200 apartments here, very few are leased by a school directly (300?). That does not mean there are only 300 or so dorm style apartments here. Again, the vast majority are leased by the students themselves with their parents guaranteeing the lease. Actually, this type of “dorm” apartment is a lot worse than the “official” school leased dorm apartments. There are thousands of these student leased apartments here which have a major impact on the QOL here. Just go to the TA FB page for a recent thread re this issue.

More "good" news. Bedbugs reported in my building

Dear Rick:

Knowing that you have shoddy construction here with ceilings and walls tissue like ++++++++ so thin I hear my neighbors body sounds from the bathroom, might you address?

You're not the first nor the last property manager to have this issue, albeit our property has floorboards missing. So what say you handle it? Anything less shows us you pledge to do nothing ABOUT THIS issue for a specific reason - harassment of decent tenants to move out. We will remember that.

Anonymous said...

I want to tape the sounds I hear from neighbor and post it, but it's gross. Clear as can be puking, sex sounds and talking, yelling, heels, balls bouncing. Yet BSTone knows right?

Let's make a soundtrack and play it at meetings, in their office, at the oval!

From Rick Hayduk:

"If you have a neighbor that is causing a disturbance, report noise complaints to Public Safety at 212.598.5233. We hope that with simple courtesy and respect we can make everyone's living situation as good as it can be."

"simple courtesy and respect" Sorry, Rick, that went out the window around 10 years ago. Check out the recent TA FB thread with an audio file (I-Phone) about a 5 bedroom apartment that Management rents out via a broker to NYU Frats. This is a gem:

"This was after they turned the music off and laughed at security when they left. "

Gee thanks Rick. Ya think that will curtail the no carpet idiots disturbing us all 24 hours a day? I think not and just for the record - right out of the gate you could , if you wanted to, tackle this. Ez peasy. Check with other NYc landlords who have balls, or do you?

At least we are getting decent heat now. As I have a blood disorder which makes the cold unbearable for me, I am very happy about this.

All so wooly wonderful but today I was told Mr. Hayduk is on vacation and while away "no one is in charge." 89 buildings, 22,000 tenants on autopilot.
