Saturday Morning, March 25, 2017

I'm very tired of hearing how wonderful this place is and how the grounds are well-kept and how we, as tenants, should be thankful to Blackstone and Company. Being pissed off right now, I won't mention names. But I will show some photos I took this morning.












This is just a small sample, and covers just the walk I take in the morning/lunch time. The Oval Fountain area is a mess, with non-removable graffiti on the bench and beyond it, though the rest should come off with the rain. I saw a bicyclist riding around the Oval, too, and took a photo. There actually was a PS officer in the small booth this time, but did he say anything? No.The dog shit and reside dog shit stains are there to seen. And the urine streams. Remember, this is what I witness almost every day. Now you see it, too.

I agree that the grounds look terrible, filthy. This place never looked liked this. Three moving vans and u-hauls in my loop today. Also the stench of pot in my elevator and lobby. Churn, churn, churn.

Go to the entranceway of any building in PC and you will see dozens of piss streams like the ones you posted. They should just put hoses out there so that people can rinse off the ground after their dog pisses.

The thing that makes it even worse for me is that I'm a dog owner, and I always make sure to take her out LL and she either goes on the cobblestone or right on the curb on Avenue C. How hard is it for others to follow suit and keep the main entranceway clean?

The garden hose stations are a great idea and easily installed with the new underground pipes they laid in for lawn sprinklers during the time they were showing the property to buyers. The pipes are still there but the sprinklers have not been used since the sale.

This place is, quite literally, a shithole now. I've been here for several years and have NEVER seen the place look as bad it does now. They want us to refer a friend for a $1,000 refund on one month's rent. I don't know anybody who I hate enough to recommend that they rent here! Not only that, but I would be embarrassed to suggest to a friend or acquaintance that they rent here. It is just horrible. They make no effort to enforce the dog and bike laws outside and no effort to enforce the trash and noise rules inside. It is just a disgusting shithole of a complex now. Thanks a lot Rick Hayduk. Why don't you pack up and go away. You are useless. Get that? YOU ARE USELESS!!!!

The responses to the e-mails by Rick Hayduk to tenants is a clever ploy to look like management is tending to QOL issues. Some tenants are so gratified when they receive a quick answer to their complaints. The bottom line is that the core QOL issues are getting worse and worse. The tenants have to keep up a steady stream of complaints, because the issues are never completely dealt with, many of the issues stemming from the transient/dorm demo and the constant churning of apartments. So the next time someone gets a friendly, quick e-mail response from Rick, consider his efforts to appease the tenants so that they will ignore the core issues.

Yes, there are piss stains on the buildings, in front of the buildings and around the buildings. One day I entered the lobby where one woman's dog had just laid down 7 turds. Just a few weeks ago it looks like some dog left some kind of large stain on the carpet in front of the elevator. Small dogs and large dogs are here sometimes barking, sometimes howling.

Let me tell you...the dog owners in my building don't give a damn. Their dogs can do no wrong. They don't see anyone else's point of view for a second. They have no concern whatsoever about anyone else, and then whine about how mean others are when they complain about the problems the dogs create. It is all about them, 100%.

There's hardly a building unaffected now because there are so many dogs here. And the person who most doesn't give a damn is Hayduk. He can't do enough for dog owners. Whatever he's doing now, it's for sure he plans to do more.

Just wait until it gets warmer. Things are set to get much worse.

especially mucho mucho pee pee in the backbasment entrance of 6 PC. My kids live in 7 PC and is same. Porter should clean this - it is gross. Best guess is dogs pee there way out and in and since it is a back entrance cleaner dont give a fuck.

Outside 410 East 20th parents let their children draw in crayon all over the concrete. Then left the entire box of about 200 crayons strewn all over. Still there and this was days ago.
But now the wrappers from the crayons have come off so the mess is worse.

Good people of the sty, it seems that periodically I must give a diatribe regarding the positive future we tenants have to look forward to (lest we get dragged down into the well of negativity that permeates this blog). As I've mentioned in prior posts, an "affordable condo conversion" takes time to implement, but I can tell you that once it is accomplished, we tenants will finally have the autonomy that is so desperately needed here. I assure you that Dan Garodnick and the TA will never accept the mayor's deal with Blackstone because they realize that the only way positive change can be implemented is through tenant ownership. I've heard ruminations to the effect that DG will sell us down the river for the sake of political expediency. I'm afraid you're incorrect. You just don't know Dan. I know of no other person with as strong a moral compass and dedication to the well being of the tenants of the sty. The same can be said regarding the always effectual and competent (and voracious I might add) tenant's association. Tenant's, do you really think that DG and the tenant's association would have wasted the tenant's with all of those inane meeting with Paul Weiss and our financial advisory team just to ultimately sell us all out? I think not.

Finally, a word regarding Rick Hayduk. To be candid, most of my adult life has been spent NOT believing in a supernatural dimension. I've been an atheist if you will. That was until the sty received RH as the new property manager. I quickly concluded that there was, in fact, a god and that he blessed this property in the form of Rick Hayduk. A man whose acumen allowed him to attain the profound understanding that simply by asking millennials to do the right and respectful thing through the use of crookedly placed (yet classy) stickers in the elevators (among other things) would get the job done. Who the hell would have thought? Certainly not me! Why is it that when walking through the sty one will never come across a pile of shit or a shit stain, yet there are thousands of dogs here? Such wasn't the case before his arrival was it? Could it be a result of his new lanyard dog policy (strictly enforced)? I think perhaps so. It was quite inspiring watching all of those non-resident dog walkers attempt to gain entry into the sty only to be intercepted by the always adroit stytown security team and escorted off of the property. I would also like to thank Rick and the security team for always providing a safe environment for young and old, male and female residents of this sty. I think, perhaps, we can partially thank the intricate video camera system installed here several years ago for this reality. I do recall people complaining about that MCI didn't I? Now, of course, we all see the utility of said video cameras. I do, however, digress. Rick Hayduk, I'm a fan. We should all be grateful to have him here.

In summation, please lets all be patient. Good things await us all (how could it possibly be otherwise with the team we have looking out for us)? Finally please, please always remember: things are always darkest.......before they go completely black.

There is no tenant victory in StuyTown. The only victory is for the developers and politicians who are moving closer to their Tishman planned and "Blackstone" financed Brickman landscapers redesign & redevelopment (Brickman now called Brightview in a PR twist to evade affiliation with Rockville, Maryland Brickman Super PAC name).

Things appear pretty grim here. I am not sure the self-defense classes help when confronting bicycles in the oval. I agree the doggy sh*t is getting out of control, where is the enforcement. That said, its pretty sad spending your day photographing doggy residue. Time better spent outing habitual offenders, Airbner's, etc.
Time to take a different approach.

I am surrounded by growing numbers of churning transients packed into noisy, chopped up dorms. I see more and more dogshit everywhere whenever I walk around what used to be an 80-acre oasis. Everyday I smell marijuana in my building's lobby and hallways. I am accosted every 5-10 feet by more and more signs listing more and more rules that Rick repeatedly demonstrates will never be enforced.

My NYC Councilman and TA Board diverted to Blackstone their STPCV resident constituents' exclusive access to $2.7 Billion Fannie Mae purchase funding ($700 Million more than daddy Speyer secured for his idiot son) that should have funded a genuine STPCV tenant purchase leading to genuine STPCV resident ownership of the entire STPCV complex (without a phony Brookfield partner) and enabling middle class STPCV residents to affordably purchase their individual STPCV homes. The reduced Fannie Mae 10-year loan rate will save Blackstone more than $400 Million mortgage interest expense.

After betraying 100% of their STPCV neighbors/constituents, my NYC Councilman and TA Board continue pretending the Blackstone predator owning EVERYTHING STPCV, including my home, is somehow a historic middle class victory, the best possible outcome that could be achieved after Speyer nearly destroyed the place before walking away. Blackstone is always telling me I should be grateful for the tremendous representation provided for me by my hardworking NYC Councilman and TA Board, always fighting for me, always looking out for my best interests. Parents weren't as impatient, demanding and pushy as the parents of today. The culture of the complex has gone downhill and it is attracting parents who have superiority complexes.

Those landscaper people don't know what they're doing. They're purposely killing all the trees and not maintaining. I know because I'm an arborist. They also never replanted the trees they said they would to replace others. They left the new ones wrapped in burlap where they should have been replanted and they just sat in the sun and wilted and died and then were thrown away. They think people don't notice. WRONG.

Anybody who thinks old timers don't pay their fair share are completely missing the big picture. They are paying their fare share. However, the "market raters" are paying for the debt that Rob Speyer and his cronies dumped on the property and then walked away from it when they found they could not evict or exterminate the rent stabilized tenants. They had a damn good try and destroyed many innocent people's lives in the process, but in the end they just gave up and walked away and left the property saddled with crushing debt. Before Met Life sold us down the river to the blood-sucking filth, the property ran at a profit and had no debt.

I do remember something like this, though. Years ago. Someone outed the group, or at least a few members who felt that old timers were not contributing enough. As a matter of fact, I think the opinion was stronger than that. It wasn't a "live and let live" attitude. I think there was some movement to get these "leeches" gone.

There used to be some really nasty, vindictive women on the TA fb page. They were eventually kicked off it by John Marsh (though one remains under two different names) and I remember that those women used to stalk and harass some of the Stuy Town moms (especially a muslim lady). They were absolutely vile and vicious. They violated every rule of common decency, let alone Facebook! I can't remember if they were the same women who pissed off the Stuy Town Moms to the extent that some of those Moms were ready to bring legal action. They used to make fun of the Moms and make up stupid names for them, based on their real names. As a sick bunch of harridans, they took first prize.

If those were the rent stabilized tenants who the ST Moms called leeches, they were quite justified. At least justified in their anger at these women.

I am a "Stuy Dad," so I don't know much about the Stuy Moms page other than what my wife tells me about, and that is very rare. What I do know is that I have seen plenty of instances where people have said that RS tenants need to pay their fair share, and I am market rate. I have seen it on this blog, T&V blog, various Facebook pages. I couldn't disagree with them more.

True RS tenants made this property a cash cow long before MetLife started converting apartments to market rate, and it could have stayed that way if it weren't for corporate greed. What that means is that these corporate bigwigs are lining their pockets with the excess money, therefore if RS tenants were paying their "fair share," it would just be money going to corporate greed and not to the upkeep of the property.

Market rate tenants who say that the true RS need to pay their fair share are just jealous. I am one of those people, but I would take what they have in a heartbeat and I hold absolutely no grudge against those that have been here long enough to make this place the great place it used to be.

The TA is doing nothing about the discrepancy in service treatment the market raters get versus the rent stabilized. StuyTown has two tier discriminatory service. Try it. Grab a rent stabilized neighbor and make the same request for the same service and watch the rent stabilized neighbor get the runaround while the market rate get the service.

Another thing besides the moms that we can circle back to is the councilman's pal SL Green. The SL Green investment in the Tishman Speyer BlackRock deal was made whole again by every deal on the table with the end run by Blackstone Ivanhore. SL Green and the wealthy developers got bailed out of their morbid and bad investments banking on fast returns from our deaths and demise at the hands of Tishman Speyer and BlackRock. Every deal was tailored to make sure the developers got their returns on their morbid and bad investments including the Brookfield Tenant Association deal and the Blackstone Ivanhore deal. Tenants losing their entire home is A-OK with our politicians but a developer losing anything makes NY politicians bend over to pick it up for them. They will even spin a tale about developers walking away only to remain under new and ever changing names.

Anyone else makes a bad investment and they are sh*t out of luck. But in NY when a developer makes a bad investment Albany and City Hall will bail your a** out.

Forget the bikes for one minute, and can we talk about the ridiculous number of gas powered vehicles that are much bigger than bikes that are on this property?

I was just out for a walk with my son. We went from 23rd street to 14th street entirely through the property. Remind you that this is not on the streets or loop raids, it's entirely on Stuy Town sidewalks.

3 security vans - different numbers
3 golf carts - speeding of course
2 larger enclosed carts - I think they pick up garbage
1 commercial van - looked like food for Five Stuy Cafe
1 big white truck that collects the bulk trash

How is it that this place was run so damn well for such a long time with such minimal equipment, and now it's run like crap and there are more vehicles going through here than you would see at the Daytona 500? I have a true appreciation for the old school workers that still go about their jobs with just the shopping carts!

True RS tenants made this property a cash cow long before MetLife started converting apartments to market rate, and it could have stayed that way if it weren't for corporate greed. What that means is that these corporate bigwigs are lining their pockets with the excess money, therefore if RS tenants were paying their "fair share," it would just be money going to corporate greed and not to the upkeep of the property.

Market rate tenants who say that the true RS need to pay their fair share are just jealous. I am one of those people, but I would take what they have in a heartbeat and I hold absolutely no grudge against those that have been here long enough to make this place the great place it used to be.


Whoever you are, sir, you are absolutely correct. Excess $$ earned here go to line the pockets of the corporate bigwigs. They certainly aren't being used to improve the quality of life. Thank you for your honesty and decency on this issue.

I see these vehicles daily. Usually at what seems to be speeds that are higher than allowed. Mostly golf carts with the lazy sons-of-bitches inside. So far, they haven't hit me. For that, at least, I am thankful. BTW, one guy was on two cell phones and still driving his golf cart!

Don't know how many people who read this blog read the TA Facebook, but if you do read it you may have noticed that at the time prior to and after the Presidential election Peter Stuyvesant made it clear that no political discourse would be allowed. Fair enough, but it seems that John Marsh is perfectly free to push and shill for his pal, Goradnick, and declare DeBlasio the Savior of RS tenants. I personally like Garodnick and DeBlasio and would vote for them if they were up for re-election, but I could not help but notice the double standard on the TA Facebook. John Marsh got quite pushy in telling some woman that she was so wrong in not liking those two politicians. I can't air my views on that Facebook because I am not a member and wouldn't want to be (better things to do with my money) but I occasionally read it when it is not whited out.

Ok ok, I am done. 8 am this morning. 39 degrees out and there is no grass here. We live on east 23 and If i could only send you audio. the grass cutters, leaf blowers arrived annoyingly loud and cutting nothing. Several guys showed up at 8 am and frankly I am calling 311 to complain now and a lawyer. I want out of this shitty lease and shitty dump. I work from 11 until 8 and would like to sleep in the morning. I dont want to be awakened by lawnmowers and leaf blowers at 8 am or before that! I never complained about the neighbors but enough is enough. My rental is approaching 3700 and fuck this place. Who the fuck mows a dirt weed lawn at this hour and its not even forty degree. I HATE STUYTOWN I HATE PCV.

In the month of March there are a number of instances of John pushing his personal political stances on people on the TA FB page, and it's disgusting. We know how John feels about Dan based on the the fact that he allowed Dan to take over the TA, so we don't need him to remind us that he could write a book regarding the great things Dan has done for PCVST and the city. Those of us with brains, logic, and reading comprehension skills know the truth about Dan.

Speaking of the TA, where were they regarding this recent case in which landlords tried to get the 0% increase (DeBlasios one good thing) overturned? Usually Dan and the TA would be loud and vocal against this, with buses and everything to show their support for the rent freeze. Guess it shows where their allegiance lies now.

Developments of luxury condo hotels tower by kicking us all out of our homes will probably increase profits for all 5 boroughs land hoarders especially those buying up the waterfront who the Mayor is building ferries, yacht and special trainlines for. The Mayor caused the entire 5 boroughs to want this community gone so all 5 boroughs can see their land values increase from towers here while the land is being hoarded by a few owners and away from individual homeowners and smaller landlords. I think it has been clear for a long time now that the TA no longer represents tenants. The TA represents the landlord and that is where its allegiance lies. I doubt that its membership is more than a handful of old timers and their annual dues can't amount to much. The TA gets its funding from political sources and, of course, it represents those who pay it. It works for the landlord and the politicians. We tenants have no representation whatsoever.

I don't think you have to be a paid-up member of the TA to post on their page, but you do have to request to be "friended" by the moderator in order to post. Anybody with a Facebook account can read the page as it is not a closed group.

Property Signage Overhaul Continues

As announced in December, StuyTown Property Services (SPS) is in the process of revamping and replacing signage across the property. New Building IDs have been installed and the clean look combined with high visibility has garnered much positive feedback.

Phase II of the project will begin this Monday, April 3rd, with the installation of new wayfinding signs and is expected to be completed by Saturday, April 8th. SPS is confident that these new signs will not only make the property look better but will make navigating the 80 acres of grounds easier for everyone.

It's incredibly annoying constantly being stopped and asked for directions by so many hopelessly lost hotel guests wandering around the complex, always frustrated trying to contact their absent "host" via cellphone held in one hand and always dragging their wheeled luggage with the other.

It's difficult to imagine how people managed to find their way around for nearly 70 years before Rick arrived on the scene restoring stability to our community by resolving the #1 problem dragging down our QOL.

Obviously, this is an incorrect statement. Blackstone was vetted by both Dan Garodnick as well as the TA. If your supposition was correct, they never would have approved the deal.

A few years back we used to have the carts picking up garbage at 12Am with all the accompanying noise. I called the head of ?Landscaping and it was changed to daytime pick ups.

Re: blasting music at 3Am. PS should have put a stop to that and if not the 13th Pct. Don't just suffer in silence. Do something and confront your neighbors directly even though it's against the "rules." BTW: Getting a petition from the other neighbors up/down across might be something to do it they continue.

Last week-end (3) young women coming from outside the community stopped me to ask where the Stuyvesant Town "garden" was!!

I told them there is no garden, there's an Oval but almost didn't tell them at all. It's maddening .
