NEW: The "rules" have NOT changed. Management made a mistake. Back to the old rules. PS still gives up.

4/6/2017. Take only an interest in the "new" signs which were posted. Now, back to the old rules.

Posted the other day:

So, as of today, the new signs say that the Oval is be enjoyed. Apparently the lanyard rule (you know the one that says without a Stuy Town lanyard dog owners will be walked off the property) is still causing Public Safety some discomfort, as they never enforce it, BUT... the "no bicycles" riding around the Oval, which PS didn't enforce, is gone, though the old signs are still up. Yes, now you are allowed to ride your bicycle as long as it is at slow, safe speeds, a rule that is so nebulous as to be laughable.

So you may as well take things in your own hand--or rather management can take things in their own hand. They own this place!

So bike riding is permitted. I suppose dog shit and streams of urine are permitted too, as there is a lax attempt at enforcement. And watch out for those club cars! Speeding, laughing, the workers inside are having a good time getting from here to there, even if it is to the leasing office. Pedestrians (what's that?) beware! Outta the way! Blackstone is here!

The politicians did not want the middle class to exist and certainly not on a piece of waterfront land in Manhattan. The politicians, from city council to city hall to albany to congresswomen and senators, they all want us out as evident by their successes for their real estate friends and their failures for constituents. The politicians failed us on purpose so they can demolish the community and buildings. They let Blackstone Ivanhoe Cambridge bulk lease to keep down the number of permanent residents to help Blackstone Ivanhoe Cambridge save money from having to putout tenants. What a joke, politicians helping billionaires save money. The story of Stuyvesant Town is the story explaining why the Democrats are not in the Oval Office. Still they have not learned their lesson. They are still moving forward with the broker run Airbnb hotels, broker run VRBO and HomeAway hotels, Bridgestreet corporate executive pied a terre hotels, Brickman Brightview golf carts and landscaping, and student dorms until there are little to no permanent residents left to buyout and Paul Weiss can demolish the buildings and build luxury hotel condos because there is not enough luxury hotel condo housing.

These are the three people whose job it is to protect their New York constituent's basic human need of housing and quality of life. These three are the reason Middle Class Stuyvesant Town Peter Cooper Village is gone, and turning into a disneyfied tourist hotel condo resort. They work for the real estate developers and not for constituents, not for public good; they are not honorable public servants. It all traces back to these three at the top positions in New York government. Their story is a dark one.

Just have to laugh. On the TA site, a resident described an incident she had with the speeding, rude guys in the carts that ride around the development. Of course, the answer from Peter Stuyvesant was "E-mail Rick Hayduk" with the video. That is the pat answer for everything. Doesn't the TA do anything anymore? It is Rick and Blackstone who are responsible for these outrages and we need an outside intervention, duh maybe a tenants association, to address these problems. Am so happy that I didn't pay dues to this ineffective tool of management.

I just witnessed 2 bicycle delivery men detained by PS in the oval (6:45pm) it appeared 1 was ticketed and another ones bicycle was being held. Although I didn't inquire about either action it is obvious that the matter is being dealt with. The streams of dog piss & sh*t still ring through in your diatribes, perhaps toning done your rhetoric would help. A stream with illustrate continuous running water, not the case. As far as the sh*t, it's there, it shouldn't be, but it's not the mine field you choose to portray. I wouldn't go as far as calling this fake news, but be realistic, the constant littering, signage pollution, unacceptable human behavior.

PS has certainly given up. I walk home through Peter Cooper every night after 9pm, and I have not seen ONE PS officer patrolling PCV since the attack on that poor girl. It is damned pathetic as far as I'm concerned, and if anything happens to anyone in my family because of the nonexistent security, I am going to sue the hell out of Rick and McClellan personally.

I'm just hoping to make it to the end of my lease in November, when I can move to a place that is actually worth what they charge.

New signs directing imbibers to Designated Pot Smoking Areas, usually on Main Level, right outside the entrances, Designated Dog Defecation Spots, usually on Oval Pathway, stairwells, or right outside the front door of your apartment, Designated Speedways, along any path in the complex, bonus points for intimidating the elderly and disabled as scooters and carts race past, Designated Hooting Areas, where the drunk dorm residents can scream, yell, barf when inebreated, open only midnight to 3:00AM on weekends, Designated Garbage Dumping Spots, usually by the door OUTSIDE the carriage room, the stairwell, or even the hallways outside your apartment!

Okay, let's try this again.

Yesterday I didn't post this, but... This is what happened yesterday evening. At the Oval, I saw a single bright light heading toward me. As the light got closer, I realized what it was: a motorized bicycle. The person on the bike turned and headed down the inner Oval pathway, where no one riding a bicycle is to be present. Well, this guy on his motorized bike went there.

Now, since I was at the Oval, I saw that the small booth was manned by a PS guard. Did the PS guard say anything? No.

I need new carpets too. However, after pricing wall to wall carpeting locally there is no way I am going to get new wall to wall. Then I realized why bother replacing the carpet at all? My upstairs neighbors don't have carpets and management is aware of it and has done nothing. Given I have records of my pleas to PS to enforce the rules and their refusal I have decided not to carpet my floors. I would love for management to try and do something about it.

It is just very possibly true. However, as I wrote, I spend time in the Oval and most of the time PS doesn't do anything even if they are present, which is not frequent anyway. There are times when PS has to "show" something, and so they will ticket someone or challenge them. Very infrequently, however.

On the TA website, someone said that he had seen one. I guess once in the blue moon PS has to show something. I did see 3 suitcase people in a row leaving Pig Sty Town today.

The "rules" here are a joke. Nobody takes any notice of them whatsoever. Look at the "recycling" for instance. All kinds of crap mixed together; some recyclable, most not. Look at the cyclists speeding all over the property and the golf carts that have no regard for life nor limb of pedestrians, even young children and elderly people. Look at the naked wood floors in all of the ads and the many complaints from tenants who have to deal with noise from neighbors who don't have carpets and are given the standard FU by management.

Rick Hayduk, you have failed in your job. Maybe the dear little old ladies like you, but they like Garodnik too, so you are in very shadowy company there.

The TA is pretty much a washed-up, eunuch of an organization and should be paid no mind and definitely no money!

Paul Weiss clients KKR own the "landscapers" BrightView who are turning the grounds into golf cart racing, treeless amenities and concert grounds. Paul Weiss client StuyTown Tenant Association and Paul Weiss client KKR Brightview want the amenities, concerts, clearing of the trees.

The Tenant Association "hired" the same law firm as the land developers KKR BrightView (formerly Brickman) and the same PR firm as the Property Management (also councilman PR firm and PR firm is former staff at AG office) and StuyTown Tenant Association lawyer is best pal of AG office who is running the real estate condo conversion for the State. If Paul Weiss, the AG, the TA wanted the renters quality of life protected then PS would follow those orders. PS follows orders. Orders have been handed down and renters have been pushed out. These pols make Reid look like a Saint but we all know he ain't no Saint.

Politicians are pushing out New Yorkers for Blackstone Rudin Brickman Trump golf courses so they can tuck away more profits in their Cayman Offshore accounts from golf tourism, golf tournaments and the hotel guests that brings to stay in the homes we once lived in.

There is a lot of betting and laundered money moving between a lot of shell companies at a lot of golf companies and courses. New York's un-American caste system under current politicians is responsible for kicking out this entire community for wealthy golf tourism. It's the Bloomberg mentality shared by pretty much all of City and State government. They love the very wealthy, they tolerate the very poor because it gives them opportunity to play hero, and they hate the Middle Class because we need only that they do their job of providing honest government services and that is something they will never willingly do. We do not need the politicians to rescue us, rather we need them to stop robbing us.

With respect to reporting problems here in STPCV, you should do both: complain to management and complain to city agencies. It's important to go on record. We may not have a do-nothing councilman and TA forever.

For now, however, don't expect management here or any of the city agencies to do anything.

I'm going into a new phase. It certainly appears that Blackstone doesn't give a you-know-what about some of the quality of life "rules" that they themselves have formulated via their representatives. I've lost count of the instances of lack of enforcement that I see every day, even if I go out for a brief time. BUT be aware that the city does have rules. Blackstone has to obey those rules. More will be said later. It all is going to take time and it won't be easy, but it will be done. Eventually.

LSV's that can be registered need to be "street legal", which in addition to the manufacturer cert that DMV requires, means that they must have operating headlights, tail lights, turn signals, mirrors etc, just like a car. What they do not have are safety features like air bags, and I don't think they need to meet any kind of crash safety standards. In any event, most of the LSV's they use are golf carts, which are illegal to drive on city sidewalks or city streets. They can be used on the private paths.

This whole issue is a boondoggle that the city has turned a blind eye to. It won't be addressed until someone is critically injured or killed, and at that point, political pressure might be brought to bear. Or you could bring it up at a 13th Precinct community meeting and ask the question.

As a further amenity Rick Hydick, our beloved property manager, is planning to create AirBnB kiosks at the entrances to PigStuyTown and PeterCooper Village.
This way the bewildered looking tourists can more easily find their illegal rentals.
Instead of randomly asking residents how to get to their short-term "digs", Rick can efficiently have our crack Public Safety team escort them without asking, "What is this Oval thing? How do I get there? Oh, we live here. We're just lost."
Another nail in the coffin of what used to be the BEST place to live in Manhattan.

I am shockingly amazed at how I am able to hear the man above me sneezing, coughing and talking for the past two hours. I am a new tenant and I wish I had known the ceiling tile, ceiling has no barrier between us. It's quite disgusting not to mention distracting. It would have been good if I had known this before I rented.

It takes time and some push from residents (those who care), but the city rules have to be eventually enforced. ST and PCV supposedly can do what Management wants, as it's the feeling of Management that Blackstone now owns this place. This is true, partially, but the test becomes just how true? Certainly the club carts have a different set of rules inside the complex than outside the complex. As I look at some of the videos and photos, I see some club carts outside the complex. Are they following the city laws? We shall see.

It is past time to open the StuyTown Tenant Association and all their LLC, Foundation entities record keeping books.

Transparency is a must for all StuyTown tenants, market rate and rent stabilized, for we are all on the losing end of every TA MCI challenge. Transparency in the Mayor, Aides and Deputy Mayors dealings with developers, as the City gives away parcels of land to lobbyist pals in exchange for developer "donations" for programs to make themselves look good and get PR headlines while according to the Town & Village they increase our rents more than any other neighborhood in the 5 boroughs. $10 million for Mayor's Department of Film & TV kid program is not appropriate and is not a counterbalance to raising our family's StuyTown Peter Cooper homes.

Transparency of all City Officials, City Agencies, City Administrators, is vital for all tenants to be able to keep Peter Cooper Village StuyTown homes. PC is a dorm not suitable for families, as a commentator already pointed out.

Remember how we were always able to get cream walls and white ceilings when it was time for a paint job under met life? Then the Tischman ghouls started charging us extra if we wanted it? I stopped having my ceilings painted after that but now I can no longer hold out. I wonder if Blackstone went back to the old, more civil days.

Just found this blog as a prospective tenant, very surprised to see so much the negative content. Yes, I'm a soon-to-be post graduate working professional but respectful, quiet and value a sense of community and knowing my neighbors. PCVST looks like one of the few housing options within my to-be roommate (another respectful working professional whom I've known since kindergarten) and I's price range of ~$3500 for a 1br flex. We can't seem to find anything else as nice in the price range especially for "no-fee" apartments and with many of the utilities included.

I know we are the targeted demographic of much hate on this blog but I wanted to try and shed some light as to why people in our situation are attracted to PCVST. It just doesn't seem like there are many other desirable places downtown at this price point. That being said, any advice for potential newcomers to the community? Things to look for or avoid? Much Appreciated.

Before the real estate developers arrived in 2015 there was barely any crimes. This was the safest neighborhood. Ever since the real estate developers pillaged the land, it is crime ridden with violent offenders. Again the StuyTown Security cameras do not catch the criminal, a bystander happening by the crime calls it in. The developers brought crime, a sharp increase in crime since Tishman Speyer and BlackRock came to StuyTown. Run down the property and bring in crime so corrupt politicians can approve demolition, kicking out the entire community by creating a crime-ridden slum where there was once the safest neighborhood in New York City. There was no crime here before BlackRock Tishman Speyer and ALL their investors and vested interests in condo development started running Airbnb VRBO HomeAway hotels and commercial Amenities. Now we have more crimes, more violent crimes, more criminals on the property. Let's be clear on who the criminals are and who brought the crime to what was once the safest neighborhood to raise a family.

My main advice is to know what you are getting. I don't think it is possible, but if you know the apartment you will be getting, it may help. Relatively, I don't have the same problems others do in different apartments. It depends. And good luck!

The biggest problem is management renting to tenants that live here for a short period of time and the investors in buying apartments they want to rent out to students and travelers. The links were posted a few weeks ago by a commentator.
They are running transient residences instead of permanent housing. There are more bulk leased apartments to corporate hotel housing and student dorm housing than permanent housing. Airbnb partnerships with corporate housing and student dorms a la With more than 50,000 apartments in over 60 countries Bridgestreet Global Hospitality are the biggest problem and City Hall knows this.

there is a certain amount of anger at the gentrification of the neighborhood, which is not directed at you specifically, but at management, politicians, deBlasio for lying about preserving affordable housing, etc etc.
I would love to analyze the situation in more detail but off the top of my head, I just want to say to you,
please for the love of God, put down carpeting to absorb the noise in your apartment. They were built in 1945, quickly, for middle class tenants, cheaply and (honestly) with absolutely nothing to insulate noise. Middle class people understand this, and understand that they can't simply do whatever the fuck they want with no regard for people around them. MR tenants don't seem to understand this.

for example, What sounds like a somewhat audible tapping footsteps to you sounds like hammering to the person below you, and next to you.
MR tenants must know this by now (all the signs, the leases which they should have read, etc etc) but they don't give a fuck because theyre selfish pigs. hence the anger.
Please be a considerate neighbor.
And no, expecting your neighbors to wear earplugs so they don't hear you is NOT being a considerate, or reasonable or sane, person. (this has actually been suggested elsewhere.)

That explains why in the tenant association board meetings the tenant association boards lady fought hard to construct and keep the gym even though nobody uses it even with the deep student discounts. April 13 @ 3:51. I was born and raised here and we have always had squirrels. They never bothered anybody. Sure, they begged - always have and always will! Go to any park in NYC and you will find squirrels looking for a hand-out. They're New Yorkers and make the most of any opportunity that comes their way.

It's only recently that a couple of neurotic mothers decided that they were/are dangerous wild animals. They say a child was bitten by a squirrel, but I really don't believe it. Maybe a kid got scraped because it tried to feed the animal by hand which is something nobody should ever do.

These squawking mothers get bent out of shape over the squirrels, but I don't hear them saying much about the dangers of shit-plastered pathways and grass (MUCH more dangerous to their offspring than squirrels) or the maniacs riding and biking around at high speed, talking on or reading their phones. The squirrels are a scapegoat. If these mothers really cared about their little bundles of joy, they would take on Management about the real dangers of raising a kid here, such as I've mentioned above. When I was a kid we didn't have to worry about being mowed down on the property and our mothers knew we were not going to get killed by a little bushy-tailed animal. We were only worried about the security guards chasing us off the grass.

It's easier for Rick Heyduk to soothe these mommies by scapegoating the squirrels and those who like to feed them (mostly older people) than it is for him to make the effort to address the real dangers around here and enforce the rules to protect tenants from dog shit, bikes, golf and club carts and drunken, pain-in-the-ass college kids. That would take some real effort on the part of Rick Heyduk, so he'll take the easy way out and ban squirrel feeders and post some silly signs about "house rules." What a schmuck.

We write to you to express our concern over the sound levels from this summer’s concerts in Stuyvesant Oval. Our offices received more complaints than usual, and wanted to make you aware that people complained from as far away as 272 First Avenue and 524 East 20th Street, despite their efforts to tune it out.

While none of us was physically present for the concerts, we felt that the complaints were significant enough for us to bring it to your attention. Further, it is also apparent that there is no way for a concerned resident to make a complaint by calling “resident services.” On this, and on other issues, we would welcome a more user-friendly mechanism for residents to raise a concern with management.

We are of course aware that concerts for this year have just ended. While we do not know yet whether you intend to bring them back, we ask that you or members of your staff meet with us and the Tenants Association in the coming year to discuss the timing and amplification of these performances so that we might mitigate these concerns.
