Variety is the Spice of Life - Part 2

I was very tempted to title this differently, but you get the picture. More coming later or tomorrow.

Those bathrooms are absolutely disgusting. I will take my kid back to our apartment before venturing in there.

When I hear people say we don't live in a slum...well, take a look. The rents can be high, people's skin color is different, but...

And I have been in other areas of the city. And I have taken photos. Some very nice ones, too. Of course, if you compare this place to a couple of apartment complexes in the Lower East Side...that's not the comparison you should be making. Aside from our grounds that have a good amount of greenery (now, but far less beautiful than before) what have we--if we are paying the good money being asked?

It doesn't have to be this way, but it is. The photos do not lie.

Anonymous said...

that is sickening. a real ghetto. Post on Yelp?

Anonymous said...

We do live in a slum. That is self-evident and it is also self-evident that Blackstone is a slumlord. Major League slumlord. That is know worldwide.

Anonymous said...

I went up to the 10th floor of my building the other day to deliver some mail that had been put in my mailbox by our lazy, stupid letter miscarrier. As soon as I got off the elevator, I was hit in the face by the putrid stench of stale dog piss. The projects are BETTER than StyTown!.

Anonymous said...

What a fucking shit-hole! Anybody who pays top dollar to live here is fucking crazy! I have no problem with Section 8 people living here because they are simply poor and they are not taking any money from my pocket or food from my table. If the City wants to pay Blackstone to take them in, then why not? They are better than all the screeching students. But how anybody in their right mind (which they obviously are not) can pay $3k+ to live in this rundown slum is beyond me. They should be embarrassed.

Anonymous said...

I won't let my children use these bathrooms alone. Both the men and women's rooms are around a sketchy corner. And why is the hallway so dark. These are not true residents facilities. They're for the workers and delivery people. I'll take my kids back to the apartment.

Stuy Town Reporter said...

Again, it doesn't have to be this way. Blackstone, spend some money. Fuck newer "amenities"! Stop it with the predicable real estate BS. If this or that worker is not doing his/her job, fire them or get them out of their position. I repeat: it doesn't have to be this way! The fact that it IS that way, indicates that you don't really care, but only for the rental numbers. That should not be the priority. Making this place work is the way to have this complex become truly successful.

Stuy Town Reporter said...

And where is the TA on all this? Why must I, a private resident of Stuy Town, present these photos? Why is the TA not doing this? Why is the TA not approaching the Management?

Anonymous said...

The TA is now obviously an arm of management. When you respond to resident complaints with "e-mail Rick Hayduk" that says it all. When they post on their site, it is either an inane update or an excuse for Blackstone. That is why I stopped paying my dues, they no longer represent us.

Anonymous said...

This is really bad. No amount of PR can cover this up. Thank you STR for telling it like it is. The NY Times has been untruthful and deceitful about this complex.

In all fairness, the old bathrooms next to the Rec Dept office were pretty grimy too.

Stuy Town Reporter said...

BTW, that shot inside the men's bathroom... Number four of the series, I believe. Well, that toilet paper holder has never been fixed. For years I've seen it loose.

Stuy Town Reporter said...

>>In all fairness, the old bathrooms next to the Rec Dept office were pretty grimy too.<<

Hey, do you remember the guy who used to hang around the old bathrooms, smoking his cigar?

At least then residents were not paying top dollar to live here and no Ikea furnishings that break down in the bathroom--very easily I must say. They look pretty, for a couple of months.

Stuy Town Reporter said...

The old bathrooms did not have any money-making candy machines that currently look horrible. (See Photos.)

Anonymous said...

The candy machines are in the bathroom! Eew! Something very unwholesome about that! All those shitty hands all over the machine. I thought those photographs were in the laundry rooms. I wonder if that is a violation of the Health Code? Are they hoping for a massive E-coli outbreak?

Most of the mess and filth is caused by the tenants, not Management, but the latter does a very poor job of cleaning up after the dirty tenants.

Management never misses the opportunity to make a buck off of tenants. I can't believe they have candy machines in the lavatories - dirty lavatories, at that. That is so gross. No wonder Oval Cafe was closed down by the Health Department recently. The standard of hygiene set by Management is appalling.

Here is prime space for affordable housing using eminent domain. They can turn this into 70 500sq ft units plus whatever the air rights would build. They could demolish it and build a whole new tower of affordable housing on the space with thousands of affordable homes. Instead this Mayor uses eminent domain pushing lower and middle income citizens out in Brooklyn to build Russian financed Barclay center for his developer friend, erases park-space-playground open space in lower, middle income communities for developers to build majority-luxury-unit towers, and allows this single family mcmansion to be used for the puffy-faced wealthy to recuperate during plastic surgery. Where are the Mayor's priorities? Planted squarely on his pulled-stretched-plumped-frozen-faced wealthy friends getting wealthier and looking more like Batman's Joker versus looking like younger versions of themselves. But this Mayor is not interested in solving the housing problem or solving any problems. He is using these problems to enrich his friends. Landlords know the system is rigged to solve nothing while making themselves richer and garnering headlines for politicians. Politicians love headlines. Landlords know and exploit that there is a lot of money to be easily made in shelters and section 8 programs and that politicians love headlines on numbers-of-housing-units. This Mayor must have created a few dozens headlines for himself on his Housing programs. We got your number Mr Mayor and we are not buying what you are selling.

Still the joke is on the lower and middle class who voted for this Mayor. Section 8 Housing is a cash cow for landlords to get richer off taxpayer dollars by inflating rents, offering low-level services and defrauding Public funds.

The level of service for tenants is divided by what type of apartment you have.

There is a lot of dirty money deals in Section 8 housing programs which are not solving the housing problem but the programs sure are making the landlords and shelter owners richer. Section 8 is either a full blown scam or a vulnerable program being exploited by corrupt officials and landlords.

There's a special place in Hell for these greedy bastard real estate brokers. Below is a segment of a piece in DNA about the incoming Trader Joe's and Target:

""We're concerned about those big box stores as well as the tech hub, especially that combination of things coming to the neighborhood, especially sort of all at the same time," said Carol Crump. "It makes it really hard to keep the things that are unique and that people love about the East Village, especially for the mom-and-pop stores — it most likely obliterates so many of them."

Those dealing in the area's real estate say the arrival of those stores will likely change the character of the retail landscape, with one benefit being that it could make the neighborhood more desirable and drive up prices to live near those amenities, said a real estate agent who hawks East Village properties.

"As they build out these big box stores it's going to set a price floor — nothing will be cheaper than X because you have these amenities," said Alex Prose of Modern Residential. "Even if the apartment is terrible people are still going to be willing to live in it because of the way the neighborhood is fabricated...As the retail comes, the demand for housing in that neighborhood will stay steady but also you’ll see prices rise because those amenities will be attractive to tenants.""

Incredibly biased article in the NY Times real estate section. I am sure that it was planted by PR from Blackstone. A family raving about this dump and paying over 5 grand . Makes the place seem like Central Park West. Kudos to the inept TA for sharing that bogus piece of crap journalism.

Anonymous said...

Another NY Times PCVST puff piece. Does Blackstone/SPS just write this crap themselves?

"Ms. Carey nodded. “After I visited a few times, I just kept thinking, ‘This is incredible.’ We love the apartment. We love the community. After we moved in, there was just more and more: the Easter egg hunt, the farmers’ market, summer movies.”

“They even have an ice-skating rink,” Mr. Carey said.

“We feel like we live in a park,” Ms. Carey said.

Nothing is mentioned about the reality of the Dorm/AirBnb/Dog S**t-P**s dump that it has now become where QOL lease regs are never enforced.

BTW, I'm seeing more and more people heading here for AirBnB STPCV apartments and looking as if they exited first from the "prison gym" at Asser Levy. Actually, I'm insulting the prison gym probably, because these types you don't want entering your building. Rough looking. Very little luggage, too.

Sabrina Mollot or whatever the fuck her name is at the Town and Village needs to do her due diligence and find out what the hell is the connection at the New York Times between them and Blackstone. The NYT OBVIOUSLY has a financial stake in the success of Blackstone's slum lord rental program. And they are also cheerleading for diBlasio's slumlord expansion program that allowed Blackstone to profit on this dump.

This is disgusting, immoral, poor journalism and seriously in need of exposure. If there's some connection to DiBlasio as well, that's even worse. NYT pretends to be serious unbiased journalism. Bullshit. someone needs to blow the lid off this.

At least there is actual journalism going on at, of all places, NY Mag.

For those inclined, I would encourage them to write to the Times and tell it like it really is. See if they publish any letters. The attempted rapes and assaults, the forced gentrification, the poor grounds and building conditions, the bad will between loud and quiet neighbors, etc etc etc ad infinitum.

From what I recall, and this is way back, those weren't actually public bathrooms. They were office bathrooms, but if kid showed up and asked nicely and was in dire need, they'd let the kid use the office bathroom.

There was no need for public bathrooms back then because "the public" didn't flock to Stuyvesant town to use the grounds. Most people lived here and were minutes away from their own bathroom.

I'm not calling for locked gates, but when 60% of the people on the grounds are from outside, it gets REALLY. FUCKING. CROWDED. and dirty. and more trash on the grounds, and more dogshit and more bike traffic. And quality of life goes to shit.

This isn't rocket science. Obviously, things are getting worse here when they try to make it a fucking tourist destination.

That article in the NYT had to be promoted by Blackstone PR. It is indeed sickening that it gives such a stilted view of the QOL here and such a positive spin on the Blackstone charade.
What is even more sickening is the TA website ,on which the pollyannas gather round to support the article and give this dump kudos.

But the reality is who is moving into manhattan these days? Not families - too expensive. Kids, kids, more kids, kids. Kids dont live alone, you pack em in 4 and five with one bathroom. Pretty gross actually.

No, they were definitely "public" bathrooms. Very useful for filling up water balloons. But you're correct in the fact they were de facto "residents only" because there weren't outsiders roaming the grounds. In fact, it wasn't necessary to put those bathrooms on a parents "beware" list for their kids. We lived in an oasis.

The most hilarious aspect of this propaganda puff piece planted in the Times is both the husband and wife are P.R. lobbyists quoting Blackstone talking points verbatim. The article is just another piece of the ongoing Blackstone produced "PCVST is Shangri-La Again" campaign theme orchestrated by P.R. lobbyists, written by P.R. lobbyists, about P.R. lobbyists fed to compliant unquestioning news media by P.R. lobbyists.

wow-- that facebook TA page "discussion" about the NYT article.
it is unbelievable how some tenants appear to have their heads straight up the asses of their slumlord and owner. I had no idea; apparently Heydick doesn't need to kiss their asses as they are already kissing his, what is wrong with these people? they don't even sound like adults, they sound like they have the critical thinking skills of a five year old. daddy is good to us, we should be grateful that he is letting us pay 5200 a month to live here!

I don't have a facebook account and doubt I am able to mention names here?
but without mentioning names, that bitch who keeps telling everyone to be grateful and "stop whining" and that other bitch who keeps railing against the rent stabilized tenants with "secret assets" who are not really supposed to be here--
I never heard such a delusional bunch of fools, sounds like they want to get down on their knees in front of the Heydick and just suck right up.

no one should "complain" about the conditions here and in the same breath they're bitching about how all the market rate tenants are evil profiteers. You can suck *it*, ladies, we RS tenants are not going anywhere.

A couple of notes, there seems to be an abundance of kids/families here, not the larger long term families thought. I find using those brown port-a-potties in the loops a lot more cleaner than the Oval restrooms. I just don't understand why they are not out every day? Between workers, sub-contractors, and middle management there does appear a resentment towards tenants walking the sidewalks like we are at a construction site. Each loop is virtually littered with some raw material "loading dock" . That said I wouldn't want to live anywhere else.

I also noticed that the comments about Stuy Town have now been...closed.

Whenever the subject gets round to whether or not PCVST is a "project" or "luxury housing" the moderator always shuts down the discussion. They probably are instructed by management to do so.

I suspect that the tenants who are telling people (usually real RS tenants) to shut up and stop whining are those pseudo-RS tenants (i.e. MR) who are chagrined that they are paying through the nose to live here and they really resent the fact that the "old timers" have rents so much lower than theirs. Some even have SCRIE or DRIE! The Nerve! Surely those people should be put out on the street to beg with a bowl? Really!

The bitch who is always having a dig at "old timers" with succession rights for their kids (and money in Swiss bank accounts ;-)) and their own Mar-A-Largos to go to in winter and country estates in summer, has written a couple of nasty comments in T&V about "old biddies, clipping coupons and passing on their apartments to their undeserving kids." Jealousy is ugly and makes people ugly and that is why so many of the MR folk (not all, but definitely some who post on the TA facebook page) absolutely cannot tolerate any criticism of the property by the folks who have been here forever. It makes them feel embarrassed and stupid that they are paying through the nose to put up with what we have to put up with for a much lower rent.

Another thing, those vindictive MR ladies did not live here when the place really was a great bargain and a place to thank God for. Before the destruction/construction/dormification and dogs. Not to mention that the pathways were peaceful and bicycle-free and there was no incessant, grating noise from construction inside and outside. The most raucous noise we heard were when a couple of squirrels got into a fight in the trees around the buildings. Btw, those trees were carefully planted to hide the absolute ugliness of the buildings.

Anonymous said...

8:37 we have no idea what you are talking about. There is not a person on FB railing about RS and private assets. ?

?

:?

Anonymous said...

Extract of one of the comments made by an RS-resenter:

"As for having money to burn - for all the folks who really need rent control or rent stabilization, there are plenty of other 'old families' here who enjoy cheap rents, and have beaucoups bucks to burn, and own one (or more) properties elsewhere. And who can afford to renovate their own apartments while hiding it from the landlord. It's too bad that the Rent Stabilization laws weren't tighter, and didn't at least check folks' assets. Too bad that people could 'pass on' apartments that they did not own, by playing with the 'two-year' requirement, some even 'saving' empty apartments for their kids. We all know neighbors like these. Not saying that certain needs are justified, but that some people abuse the rules for their own benefit. Too bad that Met Life officers could get apartments in PCV, whether they needed to or not (yes, I read 'the' book and know about the Roberts case). This place is not a retirement community - it should be more vibrant, with all sorts of folks living here. The unruly and unkempt students are an issue for everyone, regardless of where you live in Manhattan."

She says they can afford to renovate their own apartments while hiding it from the landlord. No way! You cannot do any major renovations without the landlord knowing! Maybe she means that they keep their apartments clean and nicely furnished and spend a little of their own, hard-earned money on their apartments. As for hiding empty apartments. No way. How does she know (or thinks she knows) so much about RS tenants? Does she go sneaking around? Do the RS tenants invite her in and tell her all their business? They'd have to be stupid to let that old crab over their doorsteps. Maybe she listens to gossip in her building. Whatever the story is, she is barking up the wrong tree and should just shut the fuck up.

Let's face it and call it what it is. We have absolute shit renting here now in the form of transients, students and the endless AirBnB procession in and out. The market rate people, paying through the nose, can bitch and squawk all they like because they don't want because they don't like to face reality, but with the piss and shit all over the place (dog and human), lack of protection by Public Safety and lack of interest by Management when it comes to enforcing the QOL rules, this place is a slum. It is no better than the projects. I've been in apartments in NYCHA projects and they were pretty spacious and nice. Some were suffering maintenance issues due to the lazy and inept management; some were very well kept. The buildings were not any dirtier or scruffier than those in the Sty.

If you want to pay $3.5k per month for a project apartment with a dishwasher, go ahead. These apartments, renovated or not, are not worth anything near what they go for. They are old, have decaying plumbling, no soundproofing and not any better put together or maintained than the NYCHA houses. I don't care because I pay a low rent, but if I could afford to pay what the MR people pay, I would be out of here in a flash.

The TA knows this and that is why they have minimal membership and minimal impact on this slumlord landlord.

Now that the politicians took a lot of $$$ from Verizon to push Fios on us and our intercoms are Fios, who is regulating the data collected by the intercoms tracking our visitors, guests, deliveries, occupants and what are they doing with it other than tracking and harassing rent stabilized tenants?

This is now getting creepy. Verizon is supposed to have privacy policies protecting customers but the intercoms are property of the landlord while the visitors to our homes is supposed to be our private business.

Who is supposed to pass laws protecting our privacy when landlords install data collecting intercoms on who we have visit us in our homes? Is Verizon donating millions to federal, state electeds to bribe them into foregoing passing laws to protect our 4th Amendment Right of Privacy so creepy landlords can access private, personal information? Does anyone else think this is creepy that McClellan tracks this data on each and every person visiting, delivery, where we eat, who we are friends with, who we know, all personal information? Who is accessing this data, what are they using it for when we know they are not using it to catch Airbnb hotel guests so what, they are using it to creep on tenants?

Serious questions are begging for answers.
What data is being collected?
What data is being stored?
Where is the data stored?
Who has access to the data?
What regulations oversee use of the data?
What laws protect from misuse and abuse of the data?
How is the data being used?
Are guests, friends, family who visit then subject to landlord tricks of background checks, invasions of their privacy?
Is the data stored on the internet?
Is the data stored on public access, law enforcement access, other private citizens access eg landlord investors, fixers?
Do tenants have rights to monitor, see all data landlord is collecting that is none of their gosh damn business?

Which of these politicians who took payouts from Verizon Fios passed any protection laws for citizens when Verizon Fios began installing home intercoms in tenants apartments?

DeBlasio deals with developers is if they include minimal affordable housing then deBlasio will upzone the property to increase the developers profits. While some city councilpersons are pushing back on DeBlasio's land giveaways, our councilperson sided with developers which means this Peter Cooper and Stuyvesant Town land has been rezoned and that must be recorded somewhere on the city websites.

The politicians can't seriously be asking us to put our necks out as activists after betraying us every day since Tishman Speyer BlackRock Brookfield Blackstone took over the property, took over the mayors office, took over the city council, took over the attorney general office (who personally thanked Rob Speyer for providing the attorney general's Chief Operating Officer in 2010) and the governors office and now we all learn that the lawyer defending Kushner is a democrat political power player.

Fool us once, shame on us. Fool us twice, shame on you.

We know they are all working with each other on the real estate deals and that Kushner will get off with nary a slap on the wrist if anything at all because they see themselves as members of an elite club who are above the law and all the rest of us are screwed by their rigged laws.

The Democratic Power Lawyer Defending Kushner

"If Hillary Clinton were president right now, Jamie Gorelick might have been her attorney general.

Instead, Gorelick — a Democratic power player who served as deputy attorney general under Bill Clinton and raised more than $100,000 for Hillary in 2016 — could wind up serving as Jared Kushner’s savior.

Gorelick, as you may have noticed from any number of recent news reports, is Kushner’s lawyer. And Kushner, as you may have also noticed, is someone who is going to be spending a lot of time talking to his lawyer over the next several months."

June 6, 2017 at 10:44 AM um, your landlord works with Trump and has a lot of business deals with Trump, Bayrock, and Kushner including keeping an office at Kushner buildings. This blog does not sound like Trump at all. In fact it is the furthest thing from Trump but your landlord just got billions from Saudi's courtesy of Trump which by your thinking means that Management and Security are the red hat wearers.

June 6, 2017 at 5:18 PM Of course the intercoms gather data, they are digital. 5:18 makes good points especially when your landlord likes to bully you by challenging residency and your tenant association gives bad advice to turn over all your private information to your landlord. You are entitled to ask for data gathering policy and practices.

No rezoning required until demolition for towers. Guess 10-15 years. Planning probably very quietly commenced already. Speyer should be involved in a major way claiming a magnificent comeback victory successfully realizing his original PCVST vision after he so miserably failed here previously.

How did Speyer get his 2nd chance to destroy our historic middle class community and our homes again? Who gave him that incredible opportunity? Tell us Dan. Tell the truth and stop claiming the ongoing destruction of our community and pending demolition of our homes is somehow a historic middle class victory.

BROOKFIELD PROPERTY PARTNERS (BPP)

A construction worker died after falling several stories when the platform he was on collapsed at a work site in Hudson Yards Monday night, officials said.

The 62-year-old hardhat was standing on wooden planks on the 16th floor at 401 Ninth Ave. near 33rd Street when they gave way and he plummeted down to the sixth floor, cops said.

He was pronounced dead at the scene.

The site is slated to be a skyscraper called 1 Manhattan West as part of a large-scale real-estate development program by Brookfield Property Partners, with a projected completion in 2020.

Quality of Life is in the Crapper since they began turning the East and West village into dorms with crime and rapes sky high. Nice going City Hall and City Council. Your poorly zoned spaces, sell-out to developers, and over granting of liquor license is increasing the number of rapes and danger to the point people say they cannot go out at night and these people are the 20 year old women who should be kept safe on real dorm campuses and not dormified city buildings.

Pure Greed by Politicians

"Hell Square boasts the highest density of on-premise liquor licenses (OPLL) compared to any other neighborhood across New York C
ity’s five boroughs.
After the November 2008 rezoning of the Lower East Side by the Department of City Planning, there was a stark increase in average rents and the number of approved on-premise liquor licenses (Cazentre, 2017). A New York State policy that streamlines liquor license applications and the expansion of nightlife options in the area acted as a vehicle for economic development, spurring much of the rezoning and gentrification in the neighborhood, which has been called an
“entertainment zone” by residents and lawmakers alike
. These strategies have demonstrated little regard for the existing community and instead overwhelmingly favor profit-making establishments, largely bars, clubs, and restaurants (New York State Liquor Authority, 2013). Visible and measurable effects include increased crime, serious public health and safety issues, and a general decrease in quality of life."

Can we get transparency from the TA on the different types of market rate units? We know Tishman Speyer BlackRock aggressively pushed out rent stabilized permanent tenants to replace them with different types of market rate renters. We all know the market rate units were not performing causing the downgrading of the property for Tishman Speyer BlackRock Investors.

What are the different types of converted Market Rate Units?

Which are underperforming? overperforming?

Who or What is renting the underperforming and the overperforming market rate units?

How big a portion of the converted units are families? corporations? hospitals? universities? Surely the underperforming and least desirable tenants are the families and the most desired are the corporations, universities, hospitals.

http://www.costar.com/News/Article/Watch-List-Sept-28-Oct-4-Tishman-Speyer-Blackrock-Deal-Downgraded/

$5.4 Billion Multifamily Purchase Slow To Meet Expectations

It's been almost two years since Tishman Speyer's/Blackrock Realty's paid a jaw-dropping $5.4 billion for the Stuyvesant Town and Peter Cooper Village property, Manhattan's largest apartment community at 11,227 units.

And the latest indications are, the purchase hasn't yet lived up to its expectations.

Standard & Poor's Ratings Services last week lowered its ratings on 22 classes of commercial mortgage-backed securities (CMBS) that hold debt tied to the property.

The primary driver for S&P's downgrades is a reduction in the estimated value of the 10.2 million-square-foot complex on the East Side, which has declined 10% since its purchase, according to S&P.

S&P's revaluation of the property incorporated the borrower's Dec. 31, 2007, and June 30, 2008, financial statements, the August 2008 rent roll, current market occupancy and rental rate information, and estimates for conversion costs and recapture rates.

The drivers of the valuation decline include the following.

Normalized operating expenses that are 11% higher than anticipated at issuance. Utilities, advertising, and marketing have been the main contributors to the increased expense.

The costs associated with converting rent-controlled units into market-rent units have been 11% higher then anticipated.

The number of units that have been converted to market-rent units has been within expected range; however, the composition of the converted units has not been evenly distributed between the various unit types at the properties. Therefore, average rental income at the rent-controlled units is 10% lower than anticipated.

I had to read the NY Times bullshit article several times simply to wrap my head around the fact that there is someone stupid enough to pay over 5 grand a month for a two bedroom in ST. Sorry to make them feel even dumber but what they pay is almost double what I pay for rent on my real 2 bedroom, my garage space and my mortgage combined. The TA nuts would call me greedy but since I am not wealthy I simply call it smart, especially since I bought the house as an investment in 2008 and it has nearly doubled in value since I bought it! So, to recap, I get to leave ST on the weekends and hang at the lake while making money and paying less than half what MR idiots pay. Haven't we seen this PR maneuver before? This TA letter is like a councilman letter on the bunker. The TA letter is to make the TA appear like they strong-arm muscled the property services but more likely the property services knows they will lose money and risk bad pr with an empty storefront during the months it takes to get anyone to lease a space across from Target / Trader Joes. The letter is likely a PR ploy to get the TA to look like a strong hero and to help the property services save face by giving Associated a year or two slow death extension. It is the same PR stunts from these folks who share the same PR firm, de Blasio's "Agent of the City" Berlin Rosen.

Stuy Town and Peter Cooper Village were once the envy of many because the rents here were inexpensive and the community worked. If you give your keycard to that "old man" who then goes into the bathroom to deal drugs, do drugs, perform lewd acts, does any damage to the property in the bathroom, or commits any crimes then the person who gave them keycard access is on the hook. Do you really think your landlord wouldn't file a criminal complaint against the tenant or initiate a civil case for damages? Do you think landlords would bother with housing court when they can file criminal charges or easily go after tenants for thousands of dollars in gebbia small claims court or whatever court takes bigger claims? Would you put it past the security system to not catch the "old man" because the ten minutes he was on the property they were doing whatever they do when ten minute crimes are committed when they have your keycard as proof of your part in what happened?

I know I shouldn't go out at this time of day, but the weather!

Seen just in a short space of time:

Two dogs about the Oval Fountain.
One Lord of the Flies kid playing with the plants and soil near the fountain. The soil is now spread outside and looks ugly just lying there.
Bicycles riding around the Oval.
No PS officer in sight.

I am very disappointed in some of our neighbors. They seem to enjoy the filth and squalor. Perfect tenants for Blackstone!

Yes, it is amazing to me how many tenants love Blackstone and Rick. They get offended when management is criticized and see Blackstone as a departure from the previous evil owners. They say that this management responds to their complaints, but do not seem to realize that their complaints are getting more numerous as core issues worsen. The answer I seem to get when I criticize Blackstone is that it is the same all over the city.

It is now as bad as, if not worse, than a public housing project. People who object to this dump being characterized as being part of the projects: suck it up.

Overheard in the elevator this evening:
"I can't believe how many babies and little kids there are in this place. The student life office definitely didn't mention this."

The two NYU bros (they both had NYU Athletics shirts on) didn't realize I was listening (had headphones in) or that I have two children. I had to let these two know that these babies and kids have been around a lot longer than the NYU dorms.

Our esteemed councilman and TA have sat by and let NYU completely take over this place without so much as peep against them.

Once in a while, you will catch me sleeping. Other times I will enforce "the rules." But they are my rules stated on the main page, atop.

Of course, there are Rick's rules, but they are different than my rules. And I am not Blackstone or PS.

Maybe it is the same all over the city, but if that's the case, then Blackstone has no business hawking this dump as being an "oasis" or any better than all over the city. This complex was always different than it is all over the city. Now, it's a dorm/project shit hole. Thank you Blackstone, TA and Danny Rebny.

..and Tishman Speyer whose close relationship with the Governor and Mayor is the biggest problem the city and PCV ST face.

Anyone else notice how the new blue and green Metlife logo and the blue and green Metlife Brighthouse logo and the StuyTown shell company Brickman Group ValleyCrest Cos Brightview golf-cart groundskeeper company are alike? Just saying.

June 12, 2017 at 1:23 PM and MetLife too. It was their selling pitch and they had already converted 30% of the apartments to market rate when Tishman Speyer stepped up in 2006. Metlife already tried and failed in a big way to turn the property into luxury hotels thus the "sale" to a very long laundry list of investors and more that came on board along the way from bottlers-distributors to casinos to foreign governments..all the usual suspects who invest in casino hotels.

Maybe MARKET RATE ASSHOLE?

Isn't that redundant?

Too much!
Have started talking to real estate agents in Fl, GA and N. Carolina.
Cannot wait to leave here with all the noise, dogs, pot, lack of sleep and write to tell everyone - it can be done! QOL is more important than a cheap rent.

PS. Rick has been very helpful addressing my issues when I spoke with him on two Thursday nights. I'm surprised he didn't respond to the pot complaint from a tenant. Pot is still illegal in NY unless it's for medical reasons.
