Rent Goes Up, No One Cares

By now you should have gotten your new December rent for what you owe our landlord.  Remarkably there has almost been no comment from our TA, which has basically said the same thing over again: Albany. So, unless you are in SCRIE or some other program, you will be paying more for the pleasure of living here.

I know what I will be doing: Distributing less of my limited supply of money to the stores around here that need the money but which I can't give that much of because of this increase. I need to pay more to live here. Simple as that.

I pity the tenants who have to pay much more than I do. How do they do it, unless they decided to move out because of money? Unless, for some, a illegality of their lease can seem the way out?

Some people are dying here. Oh, not really leaving this mortal coil (though some do that, too), but spiritually. If you are not affected by the prices here, consider yourself lucky.

Our current landlord, Blackstone and Ivanhoe, doesn't really care. Oh, their reps can offer a nice word or colored lights for the season, but they just want this complex to meet and exceed its monetary demands. To them, success is not the same as your success.

Though there have been some positive changes under our new landlord, I still see the same infractions and still come across the same unwillingness to tackle these problems, aside from some sympathy. Yeah, thanks for that.

As we head to the holidays, I don't see much I can be cheerful about. I can only hunker down and try my best. Some of us are in the same boat. And some of us, aren't.

TA is Corrupt said...

The Tenants Association is a bunch of vile, hapless thieves.
Until they open their books and show where the Roberts Settlement money went, they are suspect.
They have done NOTHING for the residents.
They are clearly in bed with our overseers..I mean...landlord, Blacksuck...I mean Blackstone.
District Attorney Cy Vance should begin an immediate investigation.
Where did the money go???
Anyone who sends the $50 for membership is a fool.

The TA cares about a lot of things:

1) Doing it’s best to hide what’s in their books.
2) Getting cozy with politicians
3) Holding meetings to praise aforementioned politicians (I’m glad someone called them out on that at the last meeting)
4) Not ruffling managements feathers
5) Taking Roberts settlement money and not disclosing where they spent it
6) The TA Foundation
7) Losing MCI battles left and right (happy holidays!)

I could keep going, but you get the picture... they care about a lot. None of which is in the best interest of tenants.

The TA is really just a facade for management at this point. Sad but true. When I e-mailed them concerning an issue last year, they advised me to e-mail Rick Hayduk. I knew then what was going on. It has been further confirmed during the past year. This management appears benevolent on the outside but is very clever in presenting itself that way.

Is it a coincidence that the last major “accomplishment” of the TA is just before the organization was infiltrated by the weasel Dan? I think not!

Regardless of the truth behind what the TA really did to relieve the tenants of a fairly large MCI, I will chalk it up to a victory for them for the sake of this argument. This was right at the time Dan was elected to city council, and before he had any real bearing on the organization. Over the following year or two he completely sunk his claws into the group and slowly started the removal of any legitimacy they once had. Dan’s ties to REBNY made it necessary to eliminate any power that this large TA had, and he did just that.

The pennies we have received back from MCI challenges is not coincidental either. It makes them look like they are doing something when in reality it isn’t a damn thing.

Let’s settle this once and for all, open the damn books Susan.

no comment from our TA, which has basically said the same thing over again: Albany.

Albany did not make the deal, deBlasio Glen Shorris Been Schumer Garodnick Doyle-Steinberg Hoylman Kavanagh did. Blame is on them. The time to speak up was 2014 - 2015. So yeah, no one cares now because it is to late.

Were you at that meeting? Who called them out and what did they say?

Rent Goes Up, No One Cares

OF COURSE NO ONE CARES. THIS IS WHAT THE REAL ESTATE BROKER PROMISED WHEN SHE, DARCY STACOM, MARKETED THE PROPERTY:

“With the surge in market rental increases showing no signs of abating, there is immense upside potential, especially for stabilized units rolling to market rates,” reads the 73-page offering book, prepared by Darcy Stacom, one of the city’s top investment sales brokers.

DARCY STACOM SOLD THE PROPERTY WITH THE PROMISE THAT THE RENT STABILIZED TENANTS WOULD BE PUSHED OUT AND THE RENTS PUSHED UP.

DARCY STACOM PROMISED THE RENTS WOULD GO UP AND ROB SPEYER GAVE HER FAMILY A MADE-UP LIFETIME AWARD IN 2016 WITH CHUCKY AND BILL AND THE WHOLE POLITICAL GANG SUCKING UP TO REBNY. THEY SOLD YOU OUT! THEY SOLD YOU UP THE RIVER!

DARCY STACOM'S MARKETING BOOK GOES ONTO TO SAY ALL SORTS OF PROMISED CRAP THAT DAN WAS TO DELIVER FOR REBNY AND HE DID! WHO GETS TO WALK AWAY FROM A MORTGAGE OBLIGATION SCOT-FREE AND GETS HIS POLITICIANS TO MAKE THE SAME DARCY STACOM $5.4 BILLION DEAL 5 YEARS LATER WHILE THE PROPERTY IS VALUED AT $1.8 BILLION? YOUR TA IS FULL OF DARCY STACOM DEVOTEES WHO WILL DO ANYTHING TO FULFILL DARCY STACOM'S PROMISES. ANYTHING!

DARCY STACOM'S MARKETING BOOK GOES ONTO SAY:

To flip through the pages of the 2006 offering book for potential buyers of the 11,200-apartment Stuyvesant Town and Peter Cooper Village-a deal that has devolved into the largest individual property default in modern history-is to immerse oneself in an historical delusion, one that, from today’s privileged vantage point, appears as likely as Iraqi WMDs.

The book wove the strands of possible Stuy Town revenue into a real estate dreamscape, one in which the largely rent-regulated complex could become a wealthier community, complete with an elite private school, gourmet grocery shops, private spas, gated communities, Santa Cecilia granite countertops in every apartment."

YES, THAT IS RIGHT DARCY STACOM PROMISED THE RENT REGULATED COMPLEX COULD BECOME A WEALTHIER COMMUNITY. BILL DEBLASIO AND ALICIA GLEN MADE A DEAL TO DELIVER JUST THAT. SO YES, YOUR RENT IS GOING UP AND NO ONE CARES BECAUSE DARCY STACOM PROMISED THAT AND REBNY GETS WHAT REBNY WANTS THANKS TO DIRTY, CORRUPT, IMMORAL POLITICIANS WHO DO NOT WORK FOR THE PUBLIC.

IT IS THERE IN BLACK AND WHITE. DARCY STACOM BLURTED THE WORDS AND THE POLITICIANS SAID "AS YOU WISH"

It’s in the Town and Village that someone said something about the political pat on the backs. “I’m not here for a love fest,” the lady said, in response to the praise heaped on Garodnick and Kavanagh.

Anonymous said...

yeah you said it str, what was your increase? The MCI fake additions have been building up and building up and this month alone, additional $8 per month. That's a lot of change$$$ for Blackstone to collect and keep collecting forever and ever. That doesn't include the one time large charge to al of us. what a fucked up place this is taking advantage of tenants. who approves the repeated bullship Mci's charges?

Anonymous said...

STR, it is not that nobody cares about the rent going up. The fact of the matter is that nobody can do a damn thing about it.

Anonymous said...

@12:25 PM. Susan will not do that. Susan should hang her head in shame, but she won't. Dan the Weasel destroyed our TA. I hope his political career is over and done for. He is toxic to tenants.

$50 per year for STPCVTA. Just pay 'em and stop complaining.

Anonymous said...

All one has to do is read the STR blog history to see that Darcy Stacom's CB Richard Ellis boss (who promised to replace the PCVST community with a wealthier one) Mary Ann Tighe, is laughingly smiling all the way to the bank as she is photographed with the politicians who are helping to replace this community with a wealthier one.

These are the people at fault for the December increases and all of the increases as they pursue their wealthier community that CB Richard Ellis Darcy Stacom and her boss Mary Ann Tighe promised in writing to whomever bought the property. They all wanted a wealthier community, Tishman Speyer, Brookfield Partnership, BlackRock, Blackstone, and that is why Fortress CW Compass Rock was paid over $600,000,000 for their assault on the community.

The question remains, what ALL is entailed in their plans to replace this community with a wealthier one? A big answer to that surely lies in the TA business records or why else would they refuse to open the books and be transparent, honest with the community?

These photos tell the real story behind the phony words of the politicians.

Seems like the VA beep, beep daily , early morning noise has stopped . Might have heard a very, very muted beep, beep yesterday. Amazing how it was fixed ( after a few years of noise pollution) after the politicians finally intervened. Still trying to figure out what the hell they are doing there. I watch them from my window. They keep digging up the dirt in the same area. It's a small area. It's so strange. But, I am glad not to wake up at 5 or 6 am every morning because of the noise pollution.from this construction site. Also, glad for the poor babies who had to endure abbreviated sleep during this VA nonsense. Hopefully, it will continue to be quiet.

I don't think the politicians had anything to do with it, but they will gladly take the credit. I was by the other day and work seems to be basically done.

Rent in StuyTown for the 2017 Holiday

"Owner / Property Manager"
https://www.vrbo.com/1208189
$275 per night

1 Bedroom apartment in Stuyvesant Town Sleeps 4

Or this StuyTown apartment
"David"
https://www.vrbo.com/350493

BEAUTY IN THE BEST, TRENDIEST NEIGHBORHOOD - NEAR SUBWAY AND VERYTHING!!!

$519 per night

"NEWLY REMODELED, 2 BEDROOM APARTMENT + 1 FULL BATH - SLEEPS 8 COMFORTABLY"

("newly remodeled" wall partitions are odd and they are doing it to maximize income for illegal hotels!)

Bedrooms, Sleeps 8
Bedroom 1 - 1 queen
Bedroom 2 - 1 queen , 1 bunk bed , Full over Full Bunk Beds

"Our building has a new laundry room on the Terrace level and there is a dry cleaner just across the street. The property is part of an 80-acre private park, the community offers on-site indoor parking for $30 per 24 hours, a seasonal greenmarket, free music and movies on the oval's great lawn with free WIFI and one of the largest fountains in NYC."

David has multiple apartment listings!

That thing about amenities for residents and their guests extends to hotel guests ;)

David has 74 Reviews, 74 check-ins between 2011 - 2017

Minimum stay 2 - 3 nights (illegal in rent stabilized StuyTown)

Reviews are less than 30 day stays

"The Welcome Group welcomes you and offers concierge service packages to help you arrange a number of things you may need, from airport transportation to broadway, sporting and concert tickets and everything in between at discount prices. All to ensure that you have the time of your life in NYC! "

The Welcome Group run by StuyTown Property Services Blackstone? -- what is their cut of the profits from the VRBO listing?

Reviewer says the brokers David and Ang are "easy to get a hold of" soooo they did not stay in the apartment with their hotel guests TSK TSK

"We are a family of 4 with two little ones and really enjoyed our stay. Apartment was convenient and the ground of Sty town are lovely. Close to lots of great restaurants. Apartment itself has been renovated and my son (5 years old) love the double bunk bed where he could sleep with his dad! David and Ang were very responsive and easy to get a hold of."

Other guests are sorority sisters, business travelers with midtown conferences

Brokers are Marc Ang (Angelique) David, Antonio

They provide baby strollers! Wonder where they got that from?

"We loved staying at this apartment. It was the perfect size for myself, my husband, my in-laws and our 5 month old son. Amenities such as a stroller, pack n play, laundry room and free street parking made the stay so easy for us. Not to mention that the apartment has a fantastic the dining area had ample seat and space for dining and the kitchen is fully stocked. The building is located on an 80 Acre park at the northern end of the East Village.

The neighborhood is lovely with shops, and great eateries, cool lounges. I recommend this for any one looking for a home away from home in NYC

Does StuyTown property management know? Of course they do that is why Antonio asks hotel guests to publish reviews, there is nothing to hide from when the landlord is in on it!

Another review:

Terrible customer service

1 of 5

David from nychospitality group completely forgot to book our apartment, so we had to spend the first night in a dodgy, too hot to sleep in apartment on the other side of manhattan (which he had the cheek to call an upgrade), which meant half a day was wasted checking out and then into the next place, plus paying for another taxi with all our luggage. When I asked for a discount, he was incredibly rude and refused, practically yelling down the phone.

The apartment we did stay in was dim, and the toilet kept clogging and overflowed at one point.

Stuyvesant town is a nice area to stay in, but be very careful who you book with!

Think we will hide a camera in our pocket and go check out this welcome center!

So SPS is in on this short-term rental business? I thought it was illegal to rent out rent stabilized apartments like this. Where is our Councilman, TA? I wonder what Rick has to say about this. Has anybody approached him and asked him if this is really allowed or does he just make up the rules as he goes along? We are paying through the nose for security (we mostly don't have) while Management is renting out apartments to total strangers as short-term hotel accommodation. Somebody needs to be held accountable. And the useless TA wants $50 per year to "represent" tenants while it is fully aware of this sideline aided and abetted by Management!

I'm sure nothing will get better because we are now getting a Councilman who is groomed by, and probably even worse, than Garodnick. Such damned liars and crooks.

December 1, 2017 at 5:30 PM it is a fully staffed hotel!

I don’t know which group is more sickening:
1) The management shills, or
2) The TA/Garodnick shills

How can anyone seriously think that Dan’s commercial rent tax reform is great? All it’s doing is continuing to put aside the true small business relief, and that is SBJSA. I’m guessing Dan’s replacement will be taking the same stance as Danny boy, and not support SBJSA, although he says he’s from a family of small business owners. I’m guessing REBNY and his lobbyist cronies would never allow him to even mutter SBJSA.

ikea rugs are better than no rugs. Management should just install rugs for tenants before move in. Other buildings-rentals do such. Want to know why they don't?

True, but I was kinda joking, in that the rugs I saw, only covered a small space. Yeah, even these rugs are better than nothing, but what I saw was very thin. I don't know how much noise they save.

Seeing more and more tourists staying here. Wonder how much if a hand Blackstone has in this hotel business.

The floors at this property are the thinnest floors in any dwelling we have ever rented. There is basically nothing between you and your above or below tenant. The walls are not much better. Is it cardboard? nothing? I will break this lease or rent to Airbnb. To live this way for another 8 months is not happening.

No carpeting will be issued by management. Your happiness = you renewing your lease. This is not the business plan of the regime.

Shocking how many 'adults' non students/ residents over age 40 lived here a while and still refuse to carpet. One tenant we know says why should he landlord never checked and his dog and cat are too hairy.
You gotta be a real loser and not buy carpets when others live under you. A 'D' class crowd resides here most certainly.

From “The Other Yelp Reviews”. The link is on the STR’s banner page. Says it all.

“There was an article on Brick Underground recently but we don't agree with what was said.
- There is a constant trend of tenants moving in/out and at all hours of the day and night.
- Constant noise from the renovations of apartments.
- Constant noise from delivery trucks who seem to be on the properties till 9-10 PM.
- The millenniums who share apartments DO NOT put down put down carpets unless other tenants complain. SPS only does carpet inspections when there have been complaints. And, they have parties till all hours. Many tenants have been forced to call 911.
- Most of the young residents and others are in ST/PCV for a year or two--then they move out with the 20% vacancy rent increase makes these apartments even less affordable.
- Mgmts. "staged" apartments do not have rugs covering 80% of the floors. So much for leading by example.
- The hardwood floors in the renovated apts. do not have "soundproof" matting underneath. Everything echoes.
- The refurbished kitchens and baths are nice but there are constant problems with appliances, the plumbing etc.
- Dog owners do not use proper legal leashes and curb their dogs which is required by law. NO reinforcement.
- There are students till renting here. Local colleges [NYU, Baruch, SVA, New School] rent out blocks of apts. and then rent them out to their students as dorm rooms. Transient tenancy is illegal.
- Security/Public Safety are employees so they do minimal enforcement.
- Tenants got an increase for the use of washers/dryers in January 2017. Now they will get hit with another increase come 2018. The washers/dryers constantly break down. They are worse than what I had in my college dorm.
- I've spoken to tenants who have lived here 20+ years and they all say the same--the grounds and buildings are not that clean--not enough help and not enough security either.
- When the L train shuts down in 2019 transportation in the area will be worse than it is now.
- The resident manager et al is from Florida. No knowledge of tenant law, NYC noise codes, NYC housing codes, NYC dog codes, etc. Basically, management here does not research and makes things up.

I recommend to anyone--unless you are desperate--do not move to ST/PCV. You can find something better elsewhere even if you have to buy. WE moved out some ago and are very happy."

PART 1 STUYTOWN TENANT DOSSIERS

STUYTOWN DOSSIERS ON STUYTOWN TENANTS CREATED BY POLITICALLY CONNECTED LOBBYISTS SO THE MAYOR AND GOVERNOR CAN HAVE THEIR ENFORCERS BUILD CRIMINAL CASES AND THEY CAN ALL BE NATIONAL HEADLINING HEROES WHILE REBNY PALS GET RICHER

The politicians are supposed to be public servants who uphold the Constitution while protecting our Rights.

How corrupt are the Mayors Agencies, the Mayors, the City Council, the Hotel lobbyist in their dossiers they create on illegal hotel operations to build serious criminal cases against citizens in the way of real estate developers?

How corrupt is this city when the old Mayor and his old "girlfriend" during the illegal third term, aided by City Agencies who neglect the public needs while serving the old mayor & girlfriend with DOB expertly swiftly flawlessly seamlessly speedily granted permits so they can build a multiple townhouse mansion to match their egos while the "girlfriend" blatantly sits on the boards of investors in the biggest NYC real estate developments and they whine about wanting only millionaire billionaire and Russian Oligarchs for neighbors.

"Now it looks like he’s even closer to recreating a home rather reminiscent of the Gilded Age behemoths that once lined Fifth Avenue’s streets–per public record, Mr. Bloomberg, through Lamony III LLC, has bought unit 3 from the townhouse next door from Charles and Susana Finkel, for the price of $14 million.

Mr. Bloomberg did quite the overhaul on the mansion back in 2013, just as he was about to leave office after his three consecutive four terms as mayor, so we wonder if he’ll go about revamping again. It does seem likely that Mr. Bloomberg will have to now go about actually folding the new addition into his ubermansion, but not to worry–he has plenty of other homes he can use during renovations, including a his new $25 million London townhouse, his Hamptons estate, as well as the places he owns in Bermuda, Colorado and Florida."

http://observer.com/2016/04/michael-bloomberg-takes-14m-step-closer-to-limestone-uber-mansion/

How corrupt is this city when the ineffectual, tired, always late to work notoriously napping new mayor clumsily says he wishes he could do something about the inequality luxury housing built and bought by Russian Oligarchs while his best friend lobbyist Capalino & Co triples profits reaping millions -- as if the job of Mayor is to "wish" and not to make policy, practices, and laws that serve the public good. All while the clumsy tired notoriously napping new mayor desperately stumbles his way to national presence stepping on and over the public constituents in his way.
A new mayor who is an old politician who worked under Mayor Dinkins in 1991 along with his then girlfriend now wife -- who then went onto work at HUD implementing policies that caused the housing crash, the mortgage crisis and created predatory lenders.

...stumbling his way since 1991 to that national platform his Brooklyn PR firm built based on creating a deadly criminal then nabbing said criminal - the diabolical, evil, elusive, Airbnb operator the Mayors are targeting while the Mayors ignore and cover up real and actual illegal StuyTown hotel operations that get rave reviews (thanks to the above posted commentator).

Not to be outdone the City Council and Deputy Mayor Glen get over-the-top dramatically furious when her efforts to create dossiers to take out the targeted diabolical, evil, elusive, Airbnb operator fail to create any real leads. Shamefully this is while 10 years of hundreds of leads of advertised StuyTown apartments on Airbnb go unaddressed and a real live caught StuyTown illegal hotel gets covered up?

STUYTOWN DOSSIERS ON STUYTOWN TENANTS CREATED BY POLITICALLY CONNECTED LOBBYISTS SO THE MAYOR AND GOVERNOR CAN HAVE THEIR ENFORCERS BUILD CRIMINAL CASES AND THEY CAN ALL BE NATIONAL HEADLINING HEROES WHILE REBNY & PALS GET RICHER

1. Why the silence from the TA and Garodnick on the report of management operated hotels? Is there a dossier they are covering up or is it that they are covering up that they did not create a dossier on an actual, witness reported StuyTown illegal hotel reported by TENANTS?

DOB Complaint 1332497 filed on 8/28/2012 by StuyTown TENANTS reporting illegal hotel guests in Management Office that stayed at 448 East 20th Street for ten days was covered up by the DOB and the Mayors OSE Office of Special Enforcement Inspectors and Executives.

COVER UP COMMENTS:

"NO TRANSIENT USE AT TIME OF INSPECTION"

A definitive statement declaring innocence of Property Management and apartment at 448 East 20th.

2. Why the silence from the Garodnick and the TA on 280 First Avenue during the shouting by the Councilman and the TA on Airbnb hotels? What is in the dossier they are covering up or are they covering up the fact that they did not do a dossier on a proven illegal StuyTown hotel?

DOB Complaint 1377468 filed on 8/6/2014 by StuyTown TENANTS of illegal hotel at 280 First Avenue found guilty of illegal hotel operation

COVER UP COMMENTS (280 FIRST AVENUE IS A MAJOR PCVST TA BOARD MEMBER HOME AND BUILDING MEETING PLACE SO WHY DIDN'T THE PCVST TA TELL THE COMMUNITY ABOUT THIS ILLEGAL HOTEL in 5b OR USE THIS finding in 280 FIRST AVENUE 5B TO BUILD THEIR CASE IN THEIR TESTIMONY AT THE CITY COUNCIL 2015 OSE JUMAANE WILLIAMS AIRBNB HEARING?)

"APT. 5B ILLEGAL TRANSIENT USE CONTRARY TO , WITHOUT SPRINKLERS, FIRE ALARM, 3 VIOL. 35096588R

Did the August 2014 280 First Avenue 5B tenants get evicted? Did they keep their lease but since decided to move?

More importantly why was this deadly fire safety hazard not reported in Town & village?

Not mentioned by City Councilman Garodnick during the much publicized 2014 joint effort with the State AG Airbnb investigation

Not mentioned during the City Council Jumanne Williams Mark Levine Housing & Building 2015 Hearings?

Not reported to the other building tenants and adjoining building tenants whose lives were put in danger?

Not mentioned to any neighboring buildings in danger with one gust of wind blowing through 280 First Avenue -- 280 First Avenue is a building that spans an entire city block that includes flammable retailers, restaurants, all the way up to 300 First Avenue homes and close to neighboring buildings the entire First Avenue Loop.

WHY COMPLETE SILENCE FROM THE PCVST TENANT ASSOCIATION AND CITY COUNCILMAN GARODNICK ON THE REAL ILLEGAL HOTEL CAUGHT AT 280 FIRST AVENUE 5B?

3. Why is this complaint with zero evidence open ended while the above complaints with evidence are closed and covered up? What is in the dossier that substantiated leaving this complaint with no evidence open while the others are closed?

DOB Complaint 1315616 filed on 1/3/2012 by StuyTown anonymously could be management, tenants or Tenant Association who filed it and it was left open according to the comment

WHAT ACTIONS HAVE THE PCVST TENANT ASSOCIATION AND CITY COUNCILMAN GARODNICK TAKEN SO THE MAYORS CRIMINAL JUSTICE OFFICE OSE IS ABLE TO DETERMINE TRANSIENT USE AT 274 FIRST AVENUE? OTHER THAN THE PCVST TESTIMONY AT THE CITY COUNCIL JUMANNE WILLIAMS MARK LEVINE HOUSING & BUILDING HEARING IN SUPPORT OF THIS SOLE OPEN ENDED COMPLAINT?

The screws are turning tighter on tenants as these politicians advance themselves while failing us. Councilman Williams is pushing for a bill so he can pull a Garodnick and get a third term. Councilman Williams and Levine are both vying for Speaker as Viverito terms out. The Mayor is off to Iowa again in his quest for national stardom.

HOW MANY DOSSIERS EXIST AGAINST HOW MANY STUYTOWN TENANTS?

WHO IS FINANCING THESE DOSSIERS AGAINST STUYTOWN TENANTS?

HOW INVOLVED IS THE PCVST TA IN CREATING DOSSIERS? DURING THE POST DEVELOPER BROOKFIELD PARTNERSHIP YEARS OF ANTI-AIRBNB RHETORIC IN THE PRESS AND AT POLITICAL HEARINGS BY THE TA? DURING THE YEARS PRIOR TO THE PARTNERSHIP?

IS THAT WHY THE TA REFUSES TO OPEN THE BOOKS?

WHO ARE THE ADMITTED THREE TISHMAN SPEYER LAW FIRMS AND ONE PRIVATE INVESTIGATOR FIRM AND WHAT ADDED FIRMS CAME LATER?

"Tishman Speyer, which has hired three law firms to work on the cases and a licensed private investigations service to conduct public records searches, has been more aggressive.

When Tishman Speyer bought the two complexes in 2006, in the largest real estate deal in American history, it tried to reassure tenants that there would be no major shifts in the makeup of the complex, as did Mayor Michael R. Bloomberg. “I think the tenants in Stuyvesant Town will be well protected,” Mr. Bloomberg said in early 2007. A spokesman for Mr. Bloomberg said he stood by that remark.

But many rent-stabilized tenants feel far from protected."

http://www.nytimes.com/2008/05/27/nyregion/27stuyvesant.html

Mayor Bloomberg wants a bigger home and he gets it. StuyTown tenants just want to keep our humble homes and we are losing them.
Mayor Bloomberg lied about tenants being protected.
Mayor Bloomberg buys real estate using LLC's
Mayor Bloomberg has offshore bank accounts

The Mayors all since David Dinkins have passed laws strengthening REBNY while weakening tenant protections so they can develop Peter Cooper Village Stuyvesant Town into transient luxury 2nd and 3rd pied a terre housing along with the rest of the city.

What other lies are in these tenant dossiers?

Open the TA books.
Provide to all tenants any and all dossiers created against them.

He is inherently a biased, admitted anti-tenant business model whose business is used by prosecutors against citizens. Only a private-interest-corrupted law enforcement agency would accept his wrapped in a bow created dossiers.

His level of rage is indicative of a mental issue that disappointingly occupied the AG and Governor Office.

A rage for not having delivered to the Hotel Union the 2013 announced New York City billion dollar luxury hotel despite his infiltrating the Attorney General Office and Governor Office.

In 2012 the PR machine sang the praises of the dossier creating hotel lobbyist calling him a “political cloutmeister"

In 2013 the PR machine called him "the most prominent political adviser in Mr. Schneiderman's orbit, with the exception of Mr. Schneiderman's former wife, Jennifer Cunningham"

From 2011 - 2013 per his website: Neal was Chief of Staff to New York State Attorney General Eric Schneiderman from 2011-2013. In his capacity as Chief of Staff, Neal managed and directed the overall strategic direction of the office, as well as oversaw its day-to-day operations.

According to the press some in the AG office cheered the end of the tenure of the political operative in a job that is supposed to be nonpolitical

http://observer.com/2014/02/eric-schneiderman-vs-airbnb/

Law enforcement is supposed to be nonpolitical, to be used to seek justice and not to seek real estate luxury hotel deals.

Now on top of protection form admitted anti-permanent-tenant REBNY the public and especially tenants need protection from this admitted rage-filled aggressor whose interests lie in money, hotel and real estate deals while hiding behind PR spin about public safety to create dossiers on private citizens.

He is raging and out for blood. Where is the City Mental Health Department Thrive Initiative when it is really needed?

What the heck! A 280 First Avenue fire hazard directly effects the kid's Playground that is fenced in with only one point of egress! The Playground now contains the Management Office electrical system within the Playground and above it on the roof top mere feet from the Playground. We never understood why the electrical system is in the Playground.

The unreported illegal hotel fire hazard caught at 280 First Avenue along with a lot of suitcase lugging guests seen on the property entering at First Avenue and a Playground harboring electrical system is a bigger problem. The FDNY let this slide by without mentioning the Playground, the Management Office electrical system attached to 280 First Avenue.

Our GM Hayduk is smart. He follows his bosses and does their bidding very nicely while smiling and endearing himself to older tenants while our QOL is destroyed. Good PR man. Hotels and dorms abound here. Garodnick let it happen as did the T A

Anonymous said...

I would never let my children play in that playground because of all the magnetic fields from that electrical equipment. That entire section of ST has been destroyed by the building of the "bunker" management office. The TA was totally on board with that. They got quite nasty with tenants who objected to the project. I don't know, but I suspect that the TA is really corrupt and I wonder if there is any way of legally forcing them to open their books?

We used to have a real TA years ago, but now it is a political entity and does nothing for tenants. They have the gall to ask for a $50 membership fee, but 50 cents would be more than membership is worth!

I remember when, several years ago, MetLife's sleazy lawyers Belkin Burpin and Fart (or some similar name), demanded that the TA give up a list of the names of members and the TA refused. That was the time when the TA really was worth being a member of and was most definitely on the side of the tenants. Then along came sleazy little Danny Boy and the rest is history.

Another blissful weekend in Pcv Stuy- NOT scraping chairs, click of high heels, kids playing ball, bouncing indoors - 4 nd 5 people in a one bedroom. Management says they have carpets. note to all, they are lying to us all. There are no carpets. Lying lies lies.

Management is so hands off with the noise, that tenants are actually discussing buying door slamming products for their neighbors instead of management installing one of the dozen solutions that have been discussed. And Rick’s responses to these tenants are disgusting and unacceptable. Rick, you should be ashamed of yourself.

Anonymous said...

It boggles my mind that tenants have to solve their own QOL problems here, while management sits and watches and churns apartments. I too have been reading the blog on door slamming(TA). Why should tenants have to provide solutions! Like when we were told by Blackstone to report BnB situations that we see.

It looks more like stressing the importance of illegal hotels and fire hazards which is very very serious.

Is Rick f’ing kidding us with his recent email? First off, we know that Brick Underground is a REBNY backed website. I have no doubt that SPS paid money to Brick to bestow this recognition on a management company that is far from deserving of any recognition of good management practices.

Brick Underground needs to read Yelp and this blog, or talk to actual tenants to find out what SPS is really like. Rick should go into politics with this self centered braggadocio email.

Blackstone and Rick do not want tenants to get rugs. This be a Fact Jack.

Anonymous said...

Wow, the SPS PR machine is in full force. Yesterday’s email claiming they didn’t submit its name for recognition, which means they absolutely submitted their name, followed by this mornings accomplishment under-the-door pamphlet.

All this crap can only mean that they are actually worried about their reputation. Some of their normal Facebook cheerleaders are turning against them in recent posts, so they are getting desperate.

Turn this place into a dorm dump and deal with the consequences. Sorry Rick, it doesn’t work any other way.

BIGMO said...

Did you get that self-congratulatory 'State of the Community' pamphlet today?

How much did that marketing nonsense cost to produce and distribute.

Ask the tenants to produce a 'State of the Community' pamphlet!!!

I think it will look quite a bit different!

I didn't see any reference to dog shit stains, attempted rapes, unending construction/renovation noise, noisy tenants, brown water, leaking pipes, etc.

Rick is quickly turning himself into the most condescending manager this property has ever seen. He is nothing more than an RA Manager of this glorified dorm.

I wonder who they think believes this crap? I’m guessing it’s just a show for the other (non-Blackstone) investors.

I saw Rick's puss on the leaflet and immediately tore it up. What a joke.

Anonymous said...

Unfortunately there are long time tenants who believe Rick’s PR crap. They love the way he answers their e-mails and think he is great. He and his company know how to bamboozle people with their phony amenities and mailings.

Stuy Town Reporter said...

After seeing what I am still seeing, and now this brochure, I've decided not to contact the reps here any more. The reasons are self-explanatory, but in case the reasons may be obscure to some, it is that the reps (and, sorry, I include Rick in this) are primarily interested in selling this property, and anything else is met generally with a smile and BS that seems to work with some. But not with me or others like me. Hereafter, I hope I will not meet them, but if I do, I will be gentlemanly. But I will tell the truth. And some of them should be embarrassed not to tell the truth, but to lie to sell the place.

I will deal directly with the CEO of Blackstone. Now, I know that my emails stand a good chance not to reach him (I worked in such an environment and know the "deal") but at least I will continue to try. He should know the truth. Maybe be does, and doesn't care.

Of course, he should care. So should the 13th Precinct, which doesn't seem too concerned unless there is a serious crime here.

As I wrote, there are a lot things stacked against us. But I don't intend to go away.

Stuy Town Reporter said...

Legacy Quality of Life issues have been addressed Rick?? The audacity of SPS to print this and send out that email is close to criminal coming off of two straight months of MCI’s.

Rick, how come you didn’t mention that an original 1947 tenant living next to a JP Morgan banker living next to 32 students? Why don’t you mention students at all??

The bottom line is that Rick is not a good person. I’m not even talking about Rick as a manager, I’m talking about Rick as a person. The fact that you can flat out LIE to all of us through your PR campaigns while jacking up rents at the holidays is the sign of a pretty rotten human being.

Rick, or should I say Ebeneezer Scrooge, Bah Humbug!!

Anonymous said...

"Of course, he should care. So should the 13th Precinct, which doesn't seem too concerned unless there is a serious crime here."

There's a quid pro quo arrangement between Management and the 13th Pct. Remember when we used to live in Gramercy, according to all the reported crime that occurred here? LOL! Most of the crime that occurs here NEVER gets reported; it gets swept under the rug. And that's the only "rug" that Management is interested in!

Of course they avoid the mention of students in their PR campaigns. Their marketing to NYU and other schools is a major cause of decline in the QOL here. I will never forget the first introductory meeting when the Blackstone rep said that they will address that issue. They have escalated this renting policy as they continue to jack up rents indiscriminately . This place is known as a dorm dump.

Anonymous said...

Oh, and the cheerleaders are back out on the TA Facebook page. If you’ve only lived here for 2 years, you can not make a statement on how great this place is. You’ve only ever known Blackstone as owner, and the “amenities” to gloat about are the exact reason why you moved here. You don’t know the peace and tranquillity that was the cornerstone of this property for 6 decades. You don’t know what this property was like when it was 100% middle class family occupied. You don’t know what it was like when the grass and landscaping was sacred, and this Disney world garbage was kept in Orlando.

Corrupt NYC Council members scheme to bypass NYS Constitution's 2-term limit legislation OVERWHELMINGLY APPROVED BY THEIR CONSTITUENTS 3 TIMES! They claim 8 years does not provide sufficient time for them to betray constituents on behalf of gangster oligarchs bankrolling them.

-----

https://www.nytimes.com/2017/12/06/opinion/term-limit-debate.html?action=click&pgtype=Homepage&clickSource=story-heading&module=opinion-c-col-right-region&region=opinion-c-col-right-region&WT.nav=opinion-c-col-right-region

Let’s Limit the Term-Limit Debate

"A bill introduced in the City Council last week would extend the shelf life of that body’s members by giving each of them an opportunity for a third consecutive four-year term. That’s one more cycle than allowed by the present law, the same two-term limit that applies to the three citywide elected officials — mayor, public advocate and city comptroller — and to the five borough presidents."

-----

It was the TA Board hijacking - neighbor/constituent betraying NYC Councilman Garodnick's unconstitutional, illegitimate 3rd term that killed the historic, world renowned, middle class PCVST community he resided in for most of his life.

What we need is "Recall" legislation enabling betrayed citizens to boot corrupt politicians out of office before they can inflict additional damage.

100% of PCVST could have been saved and maintained IN PERPETUITY if we had the ability to immediately initiate a recall petition on the day Garodnick/TA Board presented us with their phony "tenant led purchase" and attempted to mislead us into believing Moelis was "our" financial adviser, Paul Weiss et al was "our" attorney and Brookfield was "our" partner.

Oh geez, the SPS cheerleaders are out in full force on Facebook. I love these people who make these statements about how great it is here, and that it is no different than other places in the city, yet they will be the first ones to move out of here when the suburbs or their hometowns come calling. What ignorant people they all are.

I’m sure they would be offended if I moved to their fly-over city for a few years and then started making comments about said place like I had lived there my whole life. It’s the entitled know-it-all generation.

Ladies - talk to me when you’ve lived here 20+ years and your kids are raising kids here. Until then you just continue to be shills for management that talk about how great things are, when in fact you have nowhere near enough time on this property to make such statements.

I can also make the same offer to the "cheerleaders." But remember, no BS. None of "Yes, I see that but...." "Yes, but we are better off than...." Yeah, I've been a New Yorker (a real New Yorker) for most of my life, so the spin isn't going to work with me.

People can disbelieve me, and that is why I sometimes take photos and not just of this community. The photos can show what is wrong here.

I should not be doing this, of course. These same photos can be taken by Management. Or our TA.

That's impossible. NYC Mayor de Blasio, NYC Councilman Garodnick and the disgraced, incredibly conflicted PCVST TA Board, all elected by us to defend us against predatory Blackstone, guaranteed in writing it will never happen.

Anonymous said...

Here's how to get your upstairs neighbors to get carpeting.
first go up and introduce yourself and be really nice to them. It would help if they were really nice people like mine were. I went upstairs one really noisy night and explained the carpeting situation. they invited me in to look at their apt/room and they had no carpeting throughout.
I didn't want to call management or security so I tried to work it out between us but in the end, after ~5-6 months, I had to go through management and worked it out this way. After 6 months they finally put down carpeting in the bedroom.

I can still hear them running late at night when they come in but it has improved a lot. Still, it shouldn't take this long to do a carpet inspection. You have to keep following up with management and eventually it will get done.

There is actually a woman on the Facebook page claiming that she walks her dog by playground 7 and never saw people playing hockey or other sports, and that it is utilized much more now as a fitness playground.

I seriously need to know what kook-aid these people are drinking, because they are obviously high and delusional. If I wasn’t kicked out of the group, I would let that nitwit have a piece of my mind, because she is a damned liar. I too live by playground 7, and walk my dog up there more than 5 times a day. I never see more than 3 people in there at once, and it’s usually 0. Kids and adults alike used to use it much more frequently. Maybe not during school or work hours, but all other times.

These people are really pissing me off with their lies. They see things how they want to see them and everything else is “false.”

I walk by (well, on the loop) so I see the new fitness playground daily. As predicted, it is underused and just for Management to gloat that by the leasing office they have an outdoor gym.

Yes, there will be one or two (at most) hardcore tenants (probably using another gym, too). Mostly, though, it it not used. Certainly not in cold or inclement weather.

It is a WASTE OF MONEY. Except where PR is concerned. For that, Blackstone and Rick are successful.

Stuy Town Reporter said...

>>Hmmmm I would bet the cheerleaders all have RS flats under $1500 a month while the rest of us are paying 3 to 5 x that.<<

Not necessarily. I've been here for a few decades, and I've seen this property go down and have publicly mentioned that fact.

Also, do not forget that some newer tenants have to see the "positive" to pay so much money. And there is that monetary gift if you get someone to rent here. In that case, they have to be a cheerleader!

Anonymous said...

Yes, these morons on the TA Facebook page are paying through their asses to live here and absolutely need to find every reason to justify living here. If I was paying $4000+ in rent, there is a 0% chance I would be living here.

I posted at 10:32pm last night about the nitwit woman posting about playground 7. It appears that she has teamed up with her fellow bully friends to go after old-timers who challenge management. They are the lowest of the low.

As a very very successful MR tenant who only lives here for convenience to my workplace, the original playground 7 is basically the only reason I moved here. I will be moving out at the end of my lease. I won’t be leaving quietly though, as I have the ear of a number of higher-ups at Blackstone. I also personally know the CEO’s of a few of the TA Facebook cheerleaders/bullies, and will be letting them know about their employees social media bullying.

I think that most of the TA site cheerleaders are market rate. How they can pay that money and rave about management and life here is beyond me. Most of them are probably in Peter Cooper which is likely better than the Pig Sty. But still, how can you pay that kind of money to live in this dorm dump.

Anonymous said...

@8:32AM, I would love to believe you, but your post is a bit far-fetched. Why would anybody move here because of Playground 7?

Anonymous said...

May I remind all the long-timers that our fraudulent 'computerized' Heating System was installed by the supposedly-benevolent Met Life--with the City's approval, of course. And an amended heating law recently passed by the City Council (including Garodnick, naturally) made any pre-existing regulations even weaker. It's a good bet that Dan and now Powers actually live elsewhere, and only 'maintain' apartments here for political purposes.

Anonymous said...

I’m 8:32. If you read closely, I said I moved here because of the proximity to work. I was also a collegiate all-American in hockey, so playground 7 played a major part in my moving here. But I thank you for you concern....

Anonymous said...

I thought the heating sensors were Tishman?? I could be wrong though

Anonymous said...

It is likely the outdoor fitness, like all of the amenities, is not for the residents here. It could be an investment they project will bring in profits with big events like a property wide sports boondoggle marathon where you do the outdoor fitness at StuyTown then you kayak from the dock to the next location.

New York City is no longer welcome to permanent residents. The Hotel Union is turning the 5 boroughs into a resort for transients, tourists, and the wealthy Palm Beach County crowd. The dock will soon have yacht races from Rockland County to Hudson Yards to Better Park City to StuyTown to Glen Cove to Newport RI or Newport RI to Glen Cove NY to StuyTown to Chesapeake to Palm Beach County to Bloomberg's Bahamas.

The outdoor fitness is probably just like the indoor gym, not for permanent residents. The permanent residents do not get discounts at the indoor gym like the students do. Thus the indoor gym that the TA praises is for the students.

The StuyTown resort will have sports entertainment and other types of tourist trap events no doubt. Wonder who all has seen the blue prints and when...

That makes sense now. MetLife, the City and the City Council did do all of that. They are keeping apartments here for political reasons and also for investment purposes to flip. There are a lot of MetLife, City, City Council, who are the subletters to the students in our building and at least one former tenant moved out and the apartment is now leased under their family foundation in nearby building.

This remark, and a few others like it to be found at the TA Facebook page, can be infuriating or laughable depending on one's mood. They are utter BS, and are in tandem with the company line, even if reality disagrees.

And what is wrong with voicing an opinion that is different than your own? The facts are important, and if you quake at someone's opinion, let's hear the facts, not just that it is wrong to voice an opinion, other than your own, of course. I welcome all opinions. If you love it here, fine. That is your opinion. Now let's have some facts. I have loads.... You can find them on the main page. These facts, some with photos, go back years....

I think that some of the cheerleaders are given incentives by Management. Even if they're not, they feel they have to justify paying outrageous rent to live here, especially if they share an apartment with a room mate or two or three in order to make the rent. Anyone (especially a long time tenant, paying lower rent) who is less than impressed by the "improvements" and "amenities" is pretty much considered to be questioning the judgment of those who pay through the nose. So be it.

Buy one at T&V Hardware. They cut them to fit PCV and ST windows and they do not charge very much. Can't remember what they charge, but it ain't much. I've been buy from them for years. You can't get a new shade until you get a paint job (if you are a real RS tenant). I love that store. They always have what I need and are so nice. If they ain't got it, they will get it.

Sorry, STR, but I beg to differ. Real New York talk is "Cut the shit." Or, if you are really serious, it's "Cut the fucking shit."

Believe me. I'm from Brooklyn.

Did you know about the "celebrities" Blackstone/Stuyvesant are now hosting here for we-can-pretty-much-guess-what-reasons?

This morning (Friday, December 8, 2017), the Oval was once more abused and occupied by selfish, idiotic human beings: Jimmy Fallon of the Tonight Show. He was "filming" and the Oval was protected and defended by our own Security Guards, who kept off the residents. (NOT THAT ANYONE AT ALL OUGHT BE ALLOWED ON THE OVAL, ESPECIALLY IN DECEMBER!)

What the heck do you imagine THAT was about???

I was soon told thereafter that Rachael Ray did a "Thanksgiving" show somewhere here in November. What the heck do you imagine THAT was about???

Anyone care to request to be a guest on these shows and talk it up???

Regarding heat:

Perhaps some of us would like to consult with attorneys, Housing Court, shows such as channel 7's "7 On Your Side" with Nina Pineda. Likely the media mouths for the billionaires would not be interested in poor little insignificant us, but . . . you never know.

Landlords may hide under color of law and inane numbers ("the city says it's gotta be 25 degrees in your apartment, but WE love you so much, we're giving you 27 degrees." "And hey, if you're cold, you're crazy, because our computer says it's 95 degrees in your apartment right now.") The figures were greatly exaggerated to make a point, but you understand.

No landlord/s - landlady/s are owed any money for playing games with heat in the winter.

Hey, I was trying to be nice. LOL.

STR, nice gets you nowhere in this shit hole. Just be honest. As I type this, I hear my student neighbors moving furniture around and doing a bit of do-it-yourself work on their new dorm. New move-ins at the beginning of the month. This is not an apartment complex. It is a SHITTY DORM. Thank you Garodnick, TA and all other bastards who inflicted this upon us.

I was disappointed to see no one really had any "success" stories about how to convince neighbors to get rugs. Personally, I've tried everything from politely asking to involving management. Nothing's ever worked and the apartment continues to be churned every. single. year.

Relatively new and wondering how all the kids er students who are packed into these apartments get heat or air conditioning? Legal?

No success story here either! Bike parents above us who fix, pump and crank every day with no carpeting. Their kids are wild and we've asked nicely Stuy dont give a **ck.

"how my rent was spent in initiatives"

Wut?!?! The STR blog already exposed months ago the newly created shell company BPP Limited Partners that was formed to accept Stuytown rent payments does it's banking in offshore accounts.

Saw an NYU frat bro and sorority sister getting their Santacon beer pong table delivered at 9:30am in full costume. I feel bad for the residents of 4PCR!

December 8, 2017 at 10:04 PM that fool is always stumbling around Gramercy Park. He is the most un-funny comedian.

How much you want to bet that Fallon's network NBC or it's parent GE is one of Blackstone's investors in making profits off of this community.

Was Fallon sober for a change? I can't bear to watch him because he is so obviously drunk. He should get help.

I don't understand this hockey playing/fitness controversy going on here. if anyone can explain//
I moved here in 2014. No success stories here with carpets. I've talked to neighbors nicely, I've talked to management, I've threatened management, they don't respond unless they are actually being sued in court. My success stories revolve around giving it back to the neighbors who refuse to get carpets. when all else fails, give em hell. These people deserve it. Every one understands the situation here. there's no excuse for these fucking people.
I'm genuinely confused how I am paying for heat in this complex. It is freezing. I am sitting in my apartment wearing sweatshirts, coat, with a blanket next to me. It. is. freezing. I'm shivering all night. There's no heat for over twelve hours, every night.

Call ConEd! That’s what our can-do-no-wrong GM says to do...

All kidding aside, a massive lawsuit is long overdue for this unacceptable practice.

"Seems like the VA beep, beep daily , early morning noise has stopped . Might have heard a very, very muted beep, beep yesterday. Amazing how it was fixed ( after a few years of noise pollution) after the politicians finally intervened"

-----

I reside directly across 23rd Street from the VA Hospital. Construction of an 8-foot high wall around the perimeter ended months ago. Federal disaster funding was used to construct the wall protecting the hospital against future flooding from increasing severe storms.

Don't know who this regular troll is or represents, but giving politicians false credit for nothing and outgoing sleaze Garodnick never missing an opportunity to bash the VA Hospital coveted by his NYU master points toward him. Maybe NYU will be a lobbying client?

The real question is why federal disaster funding wasn't used to construct a similar wall around PCVST sustaining similar storm damage. Instead, using future storm vulnerability as a pretext, CWC improperly diverted the federal disaster funding and insurance proceeds to construct a new, very expensive, mostly underground office building for itself on 1st Avenue and convert the former Avenue C management offices into a daycare center and additional apartments.

Garodnick and his hijacked puppet TA Board, anticipating the incredibly conflicted TA Board's business partner Brookfield would own the new office building and income producing apartments/daycare center, did nothing and said nothing to challenge CWC improperly diverting federal disaster funding and insurance proceeds that should have been used to protect PCVST residents against future storm damage.

As far as the politicians intervening in that wall, I doubt it. Work was basically finished.
