MY AC charge was inflated for years. Everyone check what the city sets it at and check every month that CW doesn't over charge you. They will sneak in higher amounts when you are not looking. A dollar here. A dollar there. And sometimes it was 7 dollars overcharged each month for months. Check and double check going forward and review your rent stubs looking back.

New MCIs have been announced for building facade work. Everything is a facade here.

The photoshopped pictures of a pcv unit that looks bigger than Buckingham Palace; the photoshopped pictures of the grounds looking so pristine and green with trees (that are now nonexistent) in the Oval. This whole place is a facade and is run on lies and deception by CW and CR.

I wish that some investigative journalist would take on the project. If the 60 Minutes News Team showed up at Andrew MacArthur's house he would need a change of underwear immediately. Same would go for the people at the DoB, DHCR and some of our politicians. Surely, somebody out there can make it happen. Please.

Before the resident snide tells me to make it happen myself, I would if I could, but I have no power and it's our powerlessness that these ruthless bastards thrive on.

I use my air conditioner once every other year, if even that. DHCR is basing this charge on what? Use every day? Anyone know their formula? Anyone else barely use their air conditioner? Most girls I know don't use it. Most guys I know do and 24/7/365.

I am over 60 years young. I am not a member of Facebook but would like to read the TA facebook page but it is blocked. I can see my kids facebook pages and can read the management facebook too and the Town and Village facebook page.

Can the TA unblock their facebook too?

T&V newspaper is reporting a new MCI is pending for work done on building facades for 17 stuy oval and 541 e 20th street. THIS HAS TO CREATE A COMMUNITY UPROAR. I thought these owners were thru with this stuff. I AM SOO WORRIED THAT I WON'T BE ABLE TO PAY MY RENT. Do they realize what they are doing to us? I can't keep up with all these increases. PLEASE, SOMEONE HELP US!!!!!!!!!!!!!!!!

I'm not way off topic. In an earlier thread, which has over 200 posts now, someone referred to an increase of $49.50 and had some management gibberish about ch8, etc. Someone else said that it could be the chapter 8 apartments which have the lower rent and free cable. They were referring to apartments in this dump.

I am well aware of what a Section 8 apartment is and I don't need you to edify me.

Assemblyman Keith Wright is among a group of rent-stabilized tenants at the Riverton Square Apartments in Harlem accusing the landlord of

ILLEGALLY INFLATING RENTS,

OVERSTATING THE VALUE OF CAPITAL IMPROVEMENTS and

IMPROPERLY TRYING TO EVICT RESIDENTS

Tenants said the landlord, CWCapital,

MISAPPLIED AND MISCALCULATED RENT SURCHARGES for major capital improvements to the roof and yards,

leading to rents that were inflated by a combined $50,000 to $100,000 a month.

We’re fighting back and we’re speaking up,” said Wright (D-Harlem), who has lived in the complex nearly his entire life and said that he, also, was a victim of the overcharge for his three-bedroom apartment.


They do it here too folks.

Tenants are also seeking $100,000 to pay for legal fees and an injunction that would postpone eviction proceedings and additional rent hikes.

Can Assemblyman Wright come and help us? We are stuck with that useless, conniving Garodnick and the numb nuts apology for a Tenants Association while CW and CR rob and cheat and abuse us.

I don't understand how this can happen, but I know we are being victimized by our landlord AND those who purport to represent us.

Let us remind ourselves, only the application participants received the tiny Sandy rent reduction.

Same principle applies.

Only the participants are bound to the mci negotiations by the TA. The rest of us who are no longer members of the TA are not bound to that bad agreement.

Mr G is right.

A side note the TA claims the tiny Sandy rent reduction cost a "long, expensive legal challenge (but never actually discloses financials on anything). The results do not match the costs.

We need better results and a better way.

First off, the AC charge on Rent Stabilized apartments is nothing new (market rate I have no idea about). This is not something that is set forth by CW/CR. And unfortunately, regardless of how much you use it, you are paying the same rate as the people that run it all day/every day.

On the other hand, if CW/CR is adding a dollar or two on to the actual charge that is allowed by the DHCR, then that is not legal and should be forwarded to an attorney. You just need to be vigilant about the amount you pay each month and if there are discrepancies, you need to look closer at you rent statements (which you should keep for reasons like this!!).

I thought this MCI nonsense ended with the last "bundled" settlement. Apparently not. How can this be going on again? AGAIN? When is this landlord going to take some responsibility? When? WHEN? THIS IS TOTALLY OUT OF CONTROL?
AND, I am going to pay FOREVER, something that was "patchworked" on the outside of my building, FOREVER? I am going to have a brain aneurysm. I JUST CAN'T TAKE THIS ANYMORE. I CAN'T! It is soo depressing living here, just worrying if I am going to have enough money just to pay my rent. Does management have any clue what type of atmosphere they are creating? HEARTLESS!

My paycheck cannot keep up with all these increases. Does management really think we get pay raises every year? I finally got one after SIX years, and I am still at the end of my rope. It really scary to think I may not be able to pay my rent one day. So someone, please, help us.

The TA must stand up to this new MCI. This façade B.S. is for normal wear and tear of the outer parts of our buildings and cannot be permanent. If it is, that's the last straw. I'VE HAD IT. I AM OUTTA HERE! I AM NOT GOING DOWN WITH THIS SHIP.

The TA needs to stop "posting" at residents and start talking with residents. What a bunch of cowards. their posts are old news we already know. Its what we are going to do about it that we need to discuss.

Since several posters have asked, the "electrical inclusion charges" have increased by just under $9 per air conditioner, per month.

The rate beginning on October 1, 2013 was $27.89 per month, per air conditioner. See 2013 DHCR update here.

The new rate, effective October 1, 2014 is $36.63 per month, per air conditioner. See 2014 DHCR update here.

CompassRock has recently posted this new rate information many building foyers - for our convenience, of course. Assuming an average of 1 AC unit per apartment, this will increase revenues property-wide by ~$100,000 per month or $1.2 million per year.

These are the rates from the past few years...
2009 - $27.69
2010 - $26.83
2011 - $29.13
2012 - $22.66
2013 - $27.89
2012 - $36.63

This year's increase was based on the Rent Guidelines Board's report concerning apartment building operating costs.
