TA Board of Directors Had a Meeting With Blackstone

It happened Thursday, November 12. Of course, tenants didn't know about it until after the fact, but whatever.

http://www.stpcvta.org/post/blackstone-and-ta-leaders-discuss-resident-concerns-in-a-meeting-held-novem

One issue appeared solved:

"One current issue raised by board members was addressed: Blackstone confirmed a commitment to keeping an affordable supermarket in the 14th Street space, even if the tenant is not Associated."

I wonder why not a commitment to keep Associated?

Affordable is all in the eyes of the beholder... what is affordable to me may not be affordable to you. This is basically a way for them to say some supermarket will be there, but it won't be Associated. They don't fit the vision of what we want this property to look like.

Hello Whole Foods!

The timing of the change.org petition and the meeting is ridiculous.

I hope the TA asked Blackstone if there is any truth to the rumor that they are going to make everybody have their air conditioners put in under the window. This would be an enormous MCI as well as a lot of disruption and mess in every apartment. That stupid John Marsh is probably a cheerleader for this idea. Thank God he is not leading the TA now. I wonder if Garodnick had a hand in this. I wish Garodnick, Marsh and Steinberg would go away and stay away. What a sleazy threesome. 'They have never been on the side of tenants, especially RS tenants, ever. Marsh coined the phrase "new stabilizers" because he thought they would be instrumental in turning the place condo. I think that gruesome threesome just look out for themselves.

No discussion of the upcoming meeting with tenants so that at the meeting the "tenant association" can represent what the tenants say?! Whose voice did they represent at this meeting? Why not tell tenants about if ahead of time so tenants can collectively have a voice in the meeting? Of course the food store matter was "resolved". Another staged manipulation.

Anonymous said...

@Anon 11:52 Does the Pope wear a white hat? OF COURSE Garodnick has his hands in this. He is the ONLY Manhattan Council Member who has not sponsored the SMALL BUSINESS JOBS SURVIVAL ACT that would save the Associated by giving them a right to a lease renewal.

Embarrassing actions by an already embarrassing group. One can only question their clandestine meetings recently & previously (Roberts?) as to who they are serving, who can possibly trust a already powerless group that has already proved both ineffective & inept.

Blackstone is in no way intimidated by our joke of a TA and is only meeting with them as a good PR stunt. They are going to do exactly what they are legally entitled to do, and will yes them to death. They will continue to squeeze every penny they can out of us. This TA is an absolute clown act with virtually NO power!
Wait, real clowns DO know how to act. It will be more of the same around here. Trust me.

The other community boards are seeing through the disastrous affordable housing plan that leaves out the middle class, barely has housing for the poor, and majority of housing is built for wealthier upper middle and one percenters. to bad our comunity boards didn't do the same for us and instead promoted the de Blasio plan having us rally at City Hall for it. It is a bad plan and we are paying the price. Community boards 6 with Steinberg and Thompson (who works at one of the biggest lobbyist firms for RE)

Here are a few reasons the other community boards voted down the bad plan:

"Community boards are revolting against Mayor de Blasio’s plan to rezone their neighborhoods to build taller skyscrapers and increase affordable-housing units.

Of the city’s 59 community boards, at least 22 have voted against de Blasio’s affordable-housing zoning plan, sources revealed Monday.

"A middle-income family should still have somewhere to live in this city. They’re not provided for in the mayor’s plan.”

“We want a mixed-income population. We want to keep the character of the community. We want parking for the seniors and for any new buildings coming in.”

“I share the mayor’s goal for affordability, but have concerns about the lack of mixed-income developments proposed in the plan,” said Councilman Ben Kallos (D-Manhattan)"

According to Mayor de Blasio and Blackstone affordable units will be rented to families earning up to $128,210, so where can they afford to buy food?

Anonymous said...

First. News to Blackstone and the TA: I signed a petition to keep Associated here, because it's been a great neighbor and a reliable provider of affordable groceries for almost 15 years. This PR comment is not acceptable.

BTW, I'm a TA building rep who always sticks up for the TA in STR comments.

Second. Marsh is talking about an individual apt improvement. Same as if he wanted a new refrigerator. The entire complex wouldn't pay for that. Just him.

America, our advanced country, is no different then Indonesia. Because the world really really really needs luxury high rises and high-end shops to displace and replace communities / neighborhoods, (kidding).

Corrupt to the core. Same here in NY, anyone who stands up for this community gets threats, spying and other reprisal. The RE will "open war on them"

This country, this state is no different, no better. Thoroughly disgusted by City and State government. We are no different.

Nget Khun, a 76-year-old known to some in Cambodia’s capital as “Grandma Mommy,” hasn’t had a quiet retirement.

Authorities have tossed the former street vendor in prison for months at a time. Khun says police have beaten and shocked her with electric stun batons.

All because, she says, she dared to speak out against a wave of evictions targeting poor people living in an area of Phnom Penh that was supposed to be protected by a World Bank-financed land management program. An internal World Bank investigation found that bank officials failed to do enough to stand up for residents’ rights as Cambodian authorities pushed thousands of Khun’s neighbors from their homes to make way for luxury high-rises and high-end shops.

Khun is among dozens of grassroots activists and ordinary folks around the globe who say governments and companies backed by the World Bank Group have targeted them for threats, beatings, arrests, spying and other reprisals because they’ve criticized big development projects.

I don't want to make any assumptions, but your love for the TA is blinding your reality.

In his own words, Marsh said he would welcome an MCI so he could have a better view. He made NO MENTION of IAI. It was not until he was called out by STR and on FB that he tried a poor attempt to justify his comments.

The gig is up in terms of the TA. Hopefully you will realize that sooner rather than later.

That is why they checked our air conditioners during the invasive inspections! Now Marsh is trying to give a sales pitch to tenants on, in his opinion, the benefits of moving your air conditioner. His words are absolutely written like an advertisement. He sales pitches is on the Barclays events, the circuses, and not this! The TA (Steinberg, Marsh, Doyle, Salacan) have been pushing the REBNY landlord agenda on this community all along.

A REBNY landlord agenda carried out by Tishman employees who never left; Tishman employees who continued implementing Speyers plan and aided by Dan, to kill the trees all over the property wiping them out in the Oval, in the Open spaces in the Oval, on the First Avenue loop, to build the Tishman planned bunker, Oval strip mall, evict thousands of people, increase the rent roll.

When Fortress did their part in the Spetka Tishman plan they discussed (per Mr Bagli's book), Fortress did not have to actually do any work staffing or running the place. Fortress just had to give the appearance they are by buying CW Capital so Speyer could look like he "walked away". Meanwhile Tishman Speyer employees carried out the evictions and did the construction (same ones who did Yankee Stadium)

Fortress never had to deal with staffing PCVST because Rob Speyer never walked away. Tishman Speyer people, employees and contractors remained and carried out the destruction of PCVST.

So far we have Dan Garodnick doing a pre-sell on construction of a polluting and unnecessary ferry docking station at 20th street (to connect to the new ferry station at La Guardia?)and now Marsh doing a pre-sell on relocating your air conditioners out of your windows. At least they are having the two least influential people doing their dirty work, really, is anyone buying their acts they sell for RE?

A ferry station connected to a La Guardia route will ruin Manhattan. Airport connections should be centralized within Manhattan then dispersed, eg into Grand Central then dispersed via multiple subway lines.

Before any ferry station is built, the routes and foot traffic should be completely understood and agreed upon by the community. Of course the plan is to completely wipe out the community in 20 years so what do these incumbents care about what citizens need and want?!!

It would be unreasonable to expect any landlord to guarantee Associated the right to stay. Then what leverage would they have come lease renewal time?

Space is way too small for a Whole Foods or Trader Joes. I'd bet D'Ag's and Key Foods are eyeing the spot.

Anonymous said...

For the TA this is a case of damned if you do, damned if you don't. I'm glad to see the incoming owner in dialogues with the TA -- and vice versa --on topics like this. Perhaps If everyone with QOL concerns called the TA helpline when a building or property issue concerns you, your issue could be on the list of concerns the TA shares at a future meeting with Blsckstone. Baby steps maybe but steps nonetheless. (I'm not a building captain, a TA apologist, TA groupie, or employee of LL; just an average Joe chiming in.)

It is not unreasonable to guarantee Associated would remain, it is moral, it is ethical. But morals and ethics have no place in RE/WS.

Anonymous said...

The problem with this TA is not damned if they do and damned if they don't. The problem is that Susan Steinberg likes to act like she's some kind of leadership hotshot and it's just not even worth her bothering with the TA if she can't run things like that. Essentially it's just a self-serving ego trip for her. Changing that would be easy. Stay transparent, communicate with the community enough so that the style becomes leadership by consensus.
There's nothing new about this. The matter of style was raised with John Marsh before. His response was that they couldn't be bothered getting feedback and building consensus. Too unwieldy, takes too energy and time. Okay, then step down and let someone in who's willing to do this. I forgot. He did step down. Now if only Steinberg would go.

Heroic French police dog dies during anti-ISIS raid

http://nypost.com/2015/11/18/heroic-french-police-dog-dies-during-anti-isis-raid/

You can hurt our spirit, you can hurt our men, but when you hurt our animals then s— gets serious! RIP Diesel,” tweeted Katy Hackling, using the hashtag #Jesuisunchien, or “I’m a dog.”

Diesel was sent into an apartment in the Paris suburb of Saint-Denis, where a group of jihadists was holed up, to check for explosives before the cops stormed inside.

The cousin of alleged ringleader Abdelhamid Abaaoud detonated her explosive vest, killing herself, a fellow terrorist and the brave Belgian shepherd, authorities said.

“Diesel claimed no religion, posed no threat and owned no weapons – and yet she paid with her life to ensure the safety of the French nation,” PETA France’s Isabelle Goetz said in a statement.

French police tweeted the heartbreaking news after the raid: “Diesel, a seven-year-old Malinois, police dog for RAID [France’s anti-terrorist police unit], was killed by terrorists in the ongoing operation.”

“It’s a little like losing one (of) our colleagues,” one police handler said,

RIP Diesel the police dog killed in Paris tackling terrorists. Unsung heroes of police works #Paris,” many tweeted.

A police spokesman said that highly trained dogs like Diesel are indispensable to the elite unit searching for explosives.

Malinois dogs have a proud tradition in law enforcement and are valued for their ability to detect the odor of explosives, accelerants and narcotics.

They have a 270-degree field of vision, can run as fast as 30 mph and their bite exerts a pressure of up to 1,400 pounds per square inch.

“They’re deadly enough to help kill terrorists, yet gentle enough to play with a baby,” according to newdogworld.com.

The US Secret Service uses them to guard the White House grounds. And when Navy SEALs went after and killed Osama bin Lade, they used a Belgian Malinois named Cairo

These are not public housing projects, though they are becoming to resemble them more and more. Hot plates are very dangerous, especially when there a elderly people or children around. Remember that horrendous fire in Williamsburg (I think it was Williamsburg; it was in one of the Hassidic neighborhoods) when 7 children lost their lives. It was just a few months ago.

I believe the affected buildings are the same ones that were affected when the bunker was being built. They had to deal with noise, filth and toxic soil then, and now they have no gas. If ever there was a time for a rent strike, this is it!

This is definitely grounds for a full abatement of rent, plus a stipend for hot meals and the inconvenience of not having laundry available. These are the same buildings that were affected by the noise and dust from the management office being constructed.

There is a theory among the contractors that the gas leak arose because of that management office construction.

Hot plates are not the solution

The TA has not been on the side of those tenants throughout the entire ordeal and still are not. Another dinner coupon or something like that will probably be pushed on tenants to make sure they don't get all they deserve. The contractors are probably correct.

1) a ferry dock at 20th St would be disastrous. The streets cannot handle the traffic. Have you seen the traffic jam when the cars line up for the UN School dismissal at 2:45PM ? Traffic backed up all the way from Waterside on Ave C from 23rd St and up 20th to Lenz's. Unreal.

2) $128K a year for a FAMILY of 3 means a bit over $80K net, minus the $3200 a month ($38,000 a year in rent), leaving $42K a year to support 3 people, food, insurance transportation etc. etc. etc. Not exactly the life of Riley if you ask me.

Getting our money back that was stolen from us should not have had strings attached that screw us on our rent. We should have been made whole plus interest on the money stolen and someone(s) should have gone to prison for the obviously stolen money each month from thousands of citizens. But that would require an Attorney General who is on the side of tenant constituent citizens.

ny.curbed.com/archives/2012/03/02/metlife_and_stuy_town_tenants_reach_settlement_over_rents.php

The saga of Stuyvesant Town feels like it will never really end, but sometimes it takes tentative steps forward. The latest: former Stuy Town owner MetLife and the complex's tenants have finally reached an agreement to settle the dispute over deregulated rents. The agreement needs court approval before it can be implemented. But it could close the loop on a lawsuit that began in 2005, when tenants sued with the argument that MetLife and the Stuy Town investors led by Tishman Speyer had illegally deregulated units while receiving J-51 tax breaks. The court ruled in tenants' favor in late 2009.

Sources tell Crain's MetLife won't be paying anywhere near the $200 million lawyers said overcharged tenants were owed. We can't say we're surprised. Crain's also hears tenants are close to a deal with CW Capital, and that settlement would include new rules for rents on the illegally deregulated units. Anyone know more about that settlement? Intel to tips@curbed.com or the comments, if you please. In the meantime, let's prepare ourselves for the next Stuy Town battle, over cheap for-sale apartments.

This "private" meeting at TABoard John Sheehy's home (unprofessional setting and certainly too casual an environment to be taken seriously) is worrisome for several reasons.

Recall this:

"But for openers, even determining the size of a bid will be a tricky process because it will be partially driven by just how many of the tenants want to buy their apartments and how much they are willing to pay. The larger both of those numbers grow, the higher the bid can be. The tenants have pledged that no one will be evicted if they don't buy."
Mr. Sheehy

A. We already know the last sentence is not true as evidence by the massive number of evictions of 6000 apartment, up to 20,000 people, these recent years because in order to have a condo conversion you need roughly 80% condo to 20% renters - thus Blackstone admitting the goal of `"1500 renters left" (be careful 3500 RS, you are being targeted!). The first round of thousands of golub notices which most people were innocent but could not survive a harassing, expensive, rigged court case and the last round one final push of golub notices and push out of Associated. They harassed and stressed Associated for a year and tenants for years.

B. This line is honest and probably accidentally admitted to the press - "how much they are willing to pay. The larger both of those numbers grow, the higher the bid can be."

In other words in order to put TA board bid together they had to increase individual apartment prices which requires
1) un-audited,inflated renovation (thus the enabling of the illegal inspections),
2) chopped apartments / dormification
3) massive unchecked by housing authorities "first rent" scam
4) brand new offices constructed to up the condo prices,
5) commercialization of the Oval without trees to up the condo prices, etc. All the things the TABoard allowed and enabled to be done to people and the Tree Park to up the condo prices and any tenant who fought back to protect the people and the property got the full wrath of the TABoard, their team of pr, pols, and lawyers Paul Weiss Wharton Rifkind, Moelis, Berlin Rosen,
6)etc.

http://www.crainsnewyork.com/article/20111130/REAL_ESTATE/111139995/complex-future-looms-for-stuy-town

Lastly, Ms Christine Quinn, (REBNY darling who they thought was a 1000% sure thing for Mayor - because voters don't matter, just campaign donations to buy elected offices), said this untrue gem to pr spin the Brookfield deal:

"I believe (the Brookfield agreement) sends a message in the real estate and business community, that you can in fact, make good, fair money building middle-class housing, being part of middle-class housing, investing in middle-class housing and conducting your real-estate business in a way where you respect the rights of tenants—not base your cash flow on pushing tenants out," City Council Speaker Christine Quinn said. "That’s a very important message and I applaud Brookfield.”

Evidence of recent years of 20,000 people in 6000 apartments pushed out of their homes for the condo conversion, whether Brookfield or whoever, renders Ms Quinn's belief utterly untrue.

The ONLY way to preserve the middle class community here was a Penn South deal which Hoylman just recently had the nerve to tout the Penn South success story while he engaged in the demise of PCVST.

A "Penn South" deal, and not a "Kane / Hudson Yards" deal is the only way that would have protected citizens.

Ridiculous. How can anyone take them with any level of seriousness. The meeting should have taken place in a formal, professional setting and not an amateur setting as John Sheehy's home. That says it all. Jphn Sheehy is already on record supporting the increases on our rents and purchase price of the property (although why the buyer and seller both have a shared interest in increasing the purchase price is beyond all logic and comprehension). Jon Gray should reciprocate and have the next tenant town hall meeting at his home.

By all means, let's have our business meetings at our homes to show how amateurish tenants are , how less than serious tenants are, how desperate tenants are to be liked and not respected or revered, how tenants are not on the same level as the landlord.

Ridiculous. Couldn't they have at least had their meeting at any of the many office spaces that rent by the hour? Or at the spaces in the Dan Garodnick / Brad Hoylman strip mall? Anywhere more professional and neutral then the welcoming living room of the already Judas TA Board.

12:09 - I couldn't agree with you more!! And where was the invite for the other 25,000 tenants?

It's past time for the tenants to take the TA to court!

Is it possible for the tenants to take the TA to court? One would think that since they are "volunteers," they would be safe from our wrath.

I can also see them saying that they were elected by the tenants. At that point I would request to see the ballots.

Wont matter on the phone calls regarding noise problems. landlord has no balls, could care less and we're moving away fro the shithole as fast as we can pack.

I agree with 9:16. It ia about time that the tenants demand to see the ballots and the Salacan accounting ledgers. Enough is enough with this corrupt group of "volunteers!"

The best way to handle the T.A. is to NOT pay your dues anymore! Return their mailings and ask to be removed from their mailing list since they obviously find us to be beneath them. The best was to handle Blackstone is to become a shareholder (stock trades under 30. per share) and buying as little as one share qualifies.

Do NOT pay dues to the TA; use the money, instead to buy Blackstone!
