And of course Mr.Rick Hayduk has to send an e-mail about state laws prohibiting airbnb. As I read that e-mail I thought to myself what a joke he is. As if they really care. There are ways to root this out. This e-mail is deceptive and its purpose is to show Blackstone as tough law abiding landlords. Certainly not the case. They know what is going on here and look the other way. the suitcase people are increasing daily.

Boy oh Boy, there's a lot of illegal stuff still going on around here. I see these people with the rolling suitcases constantly around here. All Security has to do is do a simple, polite, ID verification when they see someone entering a building. Not rocket science here, if they really wanted to do this, it would really tackle this problem. Oh, but these people have "their rights', right? SOS.

I agree with 9:15 that security could play an active role in stopping this illegal activity. They can station an officer at each loop to do ID verification. You can usually pick out the air bnbs. They are checking their phones. Obviously Blackstone is looking the other way. If they can get the high rents, so be it. They are worse than Capital and Tishman Speyer because they pretend to be concerned about what is going on. Real hypocrites and phonies.

You got that one right! This has to be the most hypocritical bunch of clowns we've had so far! All smarmy, earnest emails and notices and all the time they are laughing behind their ugly faces. The dump is swarming with transients of all stripes. The unit downstairs from me is turning over for about the fifth time in two years. People don't even stay for the duration of their leases. I've noticed that every young couple with a baby has stayed no more than one year, probably because it is so cold and noisy here. Noisy all year round, that is and freeze your ass of cold in winter.

Does the TA have anything to say about this? Nooooo! They don't give a fuck because they don't give a fuck! I don't even know why the TA exists at all at this point.

The Sty is at the end of the road. It's a train wreck that derailed a long time ago and most people are walking away from the wreck, thankful that they can. And this is just the way Management and the greedy politicians they own want it to be.

Management makes not attempt to clamp down on illegal rentals. Their solution is to send out e-mails from the state and tell residents that it is their responsibility to turn illegal tenants in. That is not our job, it is their job. The useless TA promotes the same nonsense. Who are they kidding? Illegal rentals fill the apartments and that is what they care about. Only the money.

Our hot water, bath, in peter cooper is barely warm. I've called so many times, they have definitely turned down the heat for winter, especially in the water. I checked the temperature of it myself. Cheap fuck asses don't want to pay the oil and gas bills needed here to keep one warm in winter. I too will gladly do an airbnb as I finish off lease an move downtown or uptown.

Definitely a withholding of adequate heat this winter. I'm convinced that they do this deliberately because they don't want tenants to get too comfortable because they might decide to stay and slow the churn. Another motive might be that they want the older people who have the really affordable apartments (though I know some who still struggle) to get sick and die or move into nursing homes.

No one on property buys carpets here!!!!!!! Do not blame only the under 30s. I'm under 30 and i bought many carpets, the people above us, older professionals with children, will not buy, dont want remove shoes and I assume they just do not have money or are too cheap to buy rugs. Why would they not?

The operative word being "illegal" makes it a crime and that makes it a law enforcement problem to address and not a citizen's problem to address. Campus Security is the responsible party for these matters. They take their orders from management and that makes it ultimately management's crimes to address and not tenants.

Electric radiators can be had for $50. We don't pay electric. Either they send up heat or I plug in my radiator, either way is fine by me. These radiators will make the room toasty. I agree we shouldn't have to, but what should be doesn't matter.

BTW, I decided to add two more numbers on the right, contact side of the page. One is for Heat and Hot Water complaints and the other is for our lord and master, Blackstone. For the latter, I will try to get more specific contact information. As I was in the military, the procedure was to tell the person above you, any problems and leave the higher ups alone. This is also true of management in civilian life. No more. Even if they did not respond, Blackstone should know what goes on around here. Nothing wrong with that, is there???

Also heat and hot water. These are the NYC regs:

Heat and hot water are required to be provided for all tenants (although based on your lease you may be required to pay for gas, fuel, or electricity to run heating equipment).

Property owners are required to provide hot water 365 days per year at a constant minimum temperature of 120 degrees Fahrenheit.

Between October 1st and May 31st, a period designated as "Heat Season," property owners are also required to provide tenants with heat under the following conditions:

Between the hours of 6:00 AM and 10:00 PM, if the outside temperature falls below 55 degrees, the inside temperature is required to be at least 68 degrees Fahrenheit; and,
Between the hours of 10:00 PM and 6:00 AM, if the temperature outside falls below 40 degrees, the inside temperature is required to be at least 55 degrees Fahrenheit.

Be careful with space heaters if you have pets, especially birds, because some of them give out odorless fumes (like Teflon does) which is harmful to pets. I think the radiators are the best if you have pet birds, as I do, but I can't let them out in case they land on the electric radiator. We really should not have to use space heaters, but with the drafty windows and very sporadic heat, it sometimes is unavoidable. The water in my apartment is very hot, though when I'm in the shower it keeps changing from hot to cold! Why it does that is a total mystery to me!

Wow! STR, I just went to the HPDONLINE page and saw that there are many active heat complaints for my building! How do Blackstone get away with this? Do they just pay the fines because it is cheaper than providing heat?

I don't know. What I do is that my apartment went cold a while back. And it is cold outside! Now the heat is on, not the greatest heat. Kinda touch and go.

Please report all heating issues to Dan Garodnick's office as well as the STPCVTA. They will get to the bottom of this. Also, now with the increased dues revenue that the TA has they will be even more effective in getting positive results for the tenants of the sty.

What going down now in the EV and the LES, ares these tourist oriented (mostly Asian) Ice cream, marshmallow, etc., joints that last around 6 months, “Bro” style bars and very expensive “artisanal’ restaurants that have some kind of marketing spin to their opening. I've been noticing an upswing of "hate crime" reports of incidents. The hate crimes may be real, therefore punished, but some people (politicians, for instance) are using these hoaxes to advance their agenda. This seems balanced (http://www.fakehatecrimes.org/) but I will check it out more fully.

To me there is little worse (other than physical violence) than a hate crime, but I would include using a hoax to gain political advantage.

The Powers that be need to change the rules for rugs. If a tenant complains about it then the offending NON CARPETED losers need to be inspected or sent a letter. Simply put, just get fucking carpets now and we'll inspect it later. This would alleviate much stress, headache and only then will i not post my nightmare daily on yelp.

Just like Roberts settlement, the StuyTown sister property Riverton settlement (with Compass Rock) was bad for tenants despite the PR headlines to call it a winning victory. As the saying goes, time will tell. The democrat assemblyman threw rent stabilized tenants under the bus for the make-shift management company that sort of no longer exists at least on paper. The assemblymen are working for the developers, not constituents, or at least these assemblymen are not working for the rent stabilized tenant constituents. Now these assemblymen are spinning fast through the revolving door onto lobbyist and developer jobs ignoring the two year wait from elected office to lobbyist. Incumbent NY democrats are so used to being unethical they don't bother hiding it.

Is the law that the heat has to be On when the temperature is at a low level no matter the temperature inside?

Students moved in on the floor but the agreement says families are supposed to move in. In the news are landlords not keeping up their end of agreements in the deal they make with City Hall on real estate because City Hall let's them violate the deals. Is the Housing Development Corporation making certain that this deal in StuyTown is honored and families are our neighbors? The deal said no hotels but we have an awful lot of hotels advertised and likely more unadvertised run by the brokers as STR truth about the complex blog just pointed to. Which buildings have the designated 4500 "family" apartments? Are those the few remaining rent stabilized apartments the city put on a "evict or death" list for future families? What kind of people are running this city?

Many, if not most, of the noise issues tenants have with their neighbors could be resolved if management enforced their own 80% carpeting rule. Non-enforcement of this lease provision is management's biggest slap in the face to the people who live here and RICK HAYDUK'S BIGGEST LEADERSHIP FAILURE. It's been suggested before to management but is worth repeating again here: WALL-TO-WALL CARPET APARTMENTS WHEN THEY BECOME VACANT BEFORE THEY'RE RENTED AGAIN. Too many of the tenants who live here now have to be compelled to behave well. If management doesn't enforce the rules, they shouldn't be surprised when people don't follow them.

Management is reactive not proactive when it comes to rugs. MetLife made sure you had carpeting shortly after moving into your apartment. Current management waits for complaints to come in and they often say a tenant is 'in compliance' when in fact they may not be in compliance. Threaten management with a lawsuit for disregarding their own lease requirement of 80% floor space needing to be carpeted.

On another note, my building has an elevator padded for tenants moving for a few days now yet there hasn't been a listed vacancy for my building on their website for many weeks now. This just reinforces the fact that there are certain apartments which are leased directly to local colleges.

Didn't Rick Hayduk say they wouldn't market to students anymore????

My building sometimes has elevator padding up for a few weeks for the constant stream of students and transients moving in. Mr.Hayduk might have said that they are not renting to students, but that is a complete falsehood. The student demo is steadily increasing here because they cannot rent these so called luxury apartments.

Rick Limpdick is an idiot. Everything he does proves that he is an idiot. One example (among many): he removed the trash cans from around the perimeter of the property because (wait for it!) non-residents were using them! Well, Mr. Limpdick, where we used to have a trash can we now have a mountain of plastic bags, coffee cups and all kinds of crap. People obviously held onto their garbage with the intention of putting it in the bin (West corner of 14th Street Loop), found there no longer is a trash can, so just dumped their trash there anyway. Why does Mr. Limpdick not mind non-residents entering the property to walk their dogs (whose shit they do not pick up), but he objects to them using the trash cans on the perimeter of the property? We have had some dopey property managers over the last few years, but Mr. Limpdick really takes the prize!

What are they afraid of? The TA Facebook from the TA: "Management doesn't post on the TA page. They have more than one way to address the community: their own emails, Facebook page, rent insert, building post, and website." Yeah, but who reads them? This is high and mighty. No attempt is made to "get down with the masses" and speak to them as human beings. The official PCVST page? Really? Has anyone tried it?

Co--op was the way to go to save the middle class but de Blasio and all the incumbent democrats want luxury condo hotel towers for their developer pals who sit on their committees. It is shameful what hypocrite democrats did to this once thriving permanent community for de Blasio's cousin's union and the hotel unions. Nobody is buying the de Blasio Orwellian redefinition of "affordable housing"! We do not need pity housing if democrat politicians didn't push us all out of our homes in the first place for their hotel and construction union cousins and pals. de Blasio NY democrats dismantled middle class life. Had a confrontation with a couple of airbnb'ers yesterday morning. Couple with large rolling suitcases were lurking in the vestible, looking at their phones. They were still there several minutes later as I was leaving the building. They stood by as I passed, still staring at their phones, and then one of them surreptitiously reaches over to stop the door from closing.

I turned around, grabbed the door handle, and yanked it shut. Click, lock.

They got upset, told me I shouldn't have done that. What the fuck do these people think this place is, a hostel?

Would calling 311 be the better way to go. As far as the piggybacking attempt to enter the building, this would constitute trespassing that Public? Private? Eventually these AirBnb users will be let in, usually by someone who is "nice" and in a rush or just doesn't care. I have had some confrontations at the door and have seen others who have also, but these users will be let in. And, yes, despite Management's claim otherwise, there are a lot of people with rolling suitcases who seem to be going to an AirBnb apartment in PCVST, a sight I've NEVER seen years ago.

Good people of the sty, Dan Garodnick and the STPCVTA are well aware of the AirBnB issues (as well as all of the other issues) impacting our lovely community. They understand that the only way that they can be realistically addressed is by tenant ownership. This, my fellow residents, is why they are pursuing an "affordable condo conversion." Apparently, I'm the only one who goes to TA meetings, because they have made this abundantly clear through a multitude of said meetings. We need to have patience while our elite legal and financial advisory teams work out the logistics of this transaction.

I have heard ruminations to the effect that this project will be bought by yet another big R/E firm. I will tell you that DG and the TA would never let that happen. Even if the mayor attempted to push through an entity which promised some token superficial program to ensure long term affordability DG and the TA would stand up and fight it because they know that tenant ownership is really the only way that quality of life issues can be addressed adequately.

I would like to take this opportunity to thank Dan Garodnick and the STPCVTA for their unwavering support of the tenants of this community. Thank you for exhibiting nothing but the highest level of integrity. Dan Garodnick would sacrifice his own political future and aspirations before he ever accepted a deal which would be deleterious to the tenants of this community. A big thank you to him and the always effectual STPCVTA.

I don't think we should be expected to police this place ourselves. Who knows whether or not these rolling-luggage types are sane and reasonable? They could turn nasty, even deadly. This is a crazy world we are living in now and the fact that our buildings are revolving doors for all sorts of people who management has no knowledge of is very disconcerting. There was a guy panhandling in my building not too long ago. This is not a secure property. The "security cameras" are only for after-the-fact discerning. Security/PS/Campus Police/Keystone Cops (choose one) do nothing to protect us. They stand around talking, smoking, looking at their phones or sitting in their SUVs chatting on their phones. They are just about USELESS because they were castrated by management many managements ago.

As far as I know there are no "guaranteed dormitories." All of the buildings are infested with students in dorm apartments. There are no select buildings for students. They are everywhere. The larger the turnover of old tenants, the more conversion to dorms.

I don't know how this will work realistically, but our man Rick is all happy, too! I would be also if I knew that Mt. Sinai is having something INSIDE my property. Before you can say something negative, I don't know if I'm against this. Let the future patients decide. But I will note that several key Mt. Sinai buildings nearby are being closed. Their replacements will be here and in Waterside (where interns and doctors (?) may be housed). The money will come, I assume, from Mt. Sinai, so keep those donations coming. Rick will thank you!

Blackstone still claims that they are not actively renting to students. Of course, we know that is not the case. The dorm population keeps increasing as do the transients including air Bnb. They cannot rent these overpriced apartments otherwise.
My building appears to be at least 50% students at this point in time.

Blackstone doesn't have actively advertise to students, as in ads on subways. But, as has been proven by this blog, the official PCVST pages make it plain for students in case they are interested. Also I don't doubt that the word, as well as written at schools, indicate the availability of housing here. It is absurd for Blackstone to suggest that that are not interested in students. If they do that, they are more than lying. They are interested in filling apartments.

Seen during the lunch break: 1) person walking dog inside the property and part of the property that had the longest leash I've yet seen, and 2) a PCVST club car going the opposite way, against the traffic, along the "island." The club car parked on 1st Avenue, too. Private business. A PS vehicle drove by and not a word. I'd say this was all within a five--no, let's be generous and say ten minute time frame.

For the first time in years, I was home on a weekday before 5 pm and had the pleasure of listening to the pound ba bam pound of the kids above my place. Could not work, felt like earthquakes were above me on &on and had to leave for starbucks. These are new neighbors I am told and others are also complaining. It is apparently young kids and lack of carpets in our case, not college students.

I can now say I feel for those in the one bedroom rentals. I babysit from time to time and had the pleasure of a one bedroom this month. OMG. It's probably due to several + people in what is a one bedroom, amplified by the cavernous nature of the one bedroom and lack of floorboards,lack of rugs. Truly awful - i feel 4 you all. Namaste. I would move away or transfer to a 2.

Just a note concerning the strange group that has moved next door to me. It has appeared to be a flophouse or such and when I saw the ST cleaning service taking out large green trash bags, I began to worry about bedbug infestation. They have resided there 2 months and already there is some sort of sanitation issue. I have long suspected that this is a ministry. I went to the management office and the response was as expected, polite but apathetic. What I thought was interesting was that when I mentioned ministry, the representative appeared to know what I was talking about and immediately said "it is not a ministry." She assured me that if it was bedbugs, they would notify me. I got the sense that of course they know who is renting here and could not care less. Sanitation does not matter to them at all. What a lowlife sty this place has become.

I saw that quite clearly when I accidentally came across the October press conference featuring the duplicitous and none-too-bright current mayor, garodnick, steinberg and the others in which they announced the new "owner" of property.* The security folks had no clue about the sale but I could see and hear that even worse misery was planned for us.

This, though, is the way humans are behaving in this city, country, and in many places all over the planet.

We're in a bad way. The poor besieged trees, the squirrels, all of the birds . . . everything forced to live on the planet we despoil, deserve none of the tortures we are so very good at forcing upon them.

By the way, sir: it is much better there is an artificial tree for the holiday season they erect. What is the reason to deliberately murder a living creature? And, mind you, the trees do not rob, steal, murder, torment others. Primates are the worst offenders.

*How the hell does anyone own land? The Native Americans and other indigenous folk had it right: you cannot "own" land or water or sky. Most of us are imbeciles, and stupid, immature imbeciles, at that.

If everyone on this thread focused on bettering themselves, instead of ranting about how they feel about the current state of stuyvesant rown. Perhaps you could afford to live in a better housing complex. To the individuals complaing about temperature and or structural issues inside of their apt. Move down south. You have been at your current location for quite some time and your apt is old, repairs are not being made because you do not add to the local economy. And NYs economy has indeed surpassed you. To the Retired vet. Thank you for your service. I feel bad that someone with so many skills and talent has to live here. Maybe you should consider any other options you may have. Lastly on those who complain about prices. 5,000 of 11,000 apts are guaranteed rent controlled for the next 20 years. Rent control is bad for the overall economy it deters owners to invest In it's property. All of you. be grateful for what you have in 20 years it'll be gone.
