"Ruled Out" About A Year Ago

If you are like me, you have greeted another set of rules, called "courtesies," just like I have. I read the first rule, and then my eyes glazed and I went about my own business.

Once again, Blackstone and our dear Rick have decided to add more rules to Stuyvesant Town and Peter Cooper Village. It would be laughable if it weren't so tragic by now. Of course, the rules that are posted already are basically ignored. Just in the last day or two, I have seen the bicycle rule of no riding around the Oval continually broken, the lanyard rule never enforced, and non-PCV dog owners walking past the occupied large booth in PCV while the PS officer inside ignores the dog owner, who goes out and past 1st Avenue to his home. Well, at least there is a PS officer in that booth, because in the small one at the Oval a PS officer is generally not around at all. And if he is, he is looking at his cellphone.

Aside from malcontents on the TA Facebook, the organization itself has done nothing.

And so it goes on and on.

I am ruled out. And not just now.

Real Rules of PigStuy Town:
1. No carpets allowed
2. Clomping around at 3:00AM in high heels on a bare floor strongly encouraged.
3. Loud shrieks, raucous laughter, blaring music essential.
4. Garbage left in stairwells, hallways and particularly outside the Carriage Room door mandated.
5. Dog sh*t in stairwells and around property walkways necessary. Blue ID tags forbidden.
6. Piles of garbage strewn haphazardly in Carriage Room surely an environmental blessing.
7. Bike riding to be encouraged. A Refer-A-Biker Program to offer $500 cash card to whoever clips a pedestrian.
8. Air Bnb welcome!
9. Let anyone and everyone enter your building.
10. Students packed in 5 to an apartment desired.
11. Condoms to be deposited on hallway floor OUTSIDE the apartment.
12. SLAM doors at all hours of the night.
13. Rent-stabilized tenants DIE as soon as possible!

The difference between Stuy Dorm and a normal college dorm is that the rules posted at college dorms are enforced, at least to some extent. At Stuy Dorm the rules are not worth more than the cruddy laminated paper they are written on. I can't even say enforcement of the rules are crumby, because that would make it appear that rules are actually enforced.

Rick's strategy of kissing tenants asses is covering up the major flaws of this property, which we will continue to see more and more of as tenant lawsuits increase. If I were the lady on the TA FB with her kid and heat, I would sue. People getting hit by bikes or getting bit by outside dogs are bound to happen and people are gonna sue. Fires from overcrowded apartments with makeshift walls = lawsuits. Continuation of shoddy security and more assaults = lawsuit. The potential problems are endless with the way this place is being run, but Rick thinks everything is ok if he answers some emails and takes care of trivial problems.

News flash people, fixing an apartments heat in 18 months is not a success, it shows a major failure, and like I said earlier, that woman should be majorly pissed.

Until this is a condo property with tenant signed by laws under a condo board where the condo board can enforce them; the rules are unenforceable, meaningless empty PR tricks unless they are stated in the signed rental leases by the offenders and then only the property owning landlord can enforce the rules if and only if they chose.
Putting up silly 8 1/2 X 11 printouts of rules on elevators or lobby bulletin boards (aside from being low class) is for "show" so it looks like there is enforcement when really it is absent. This will only change with an honest tenant association acting on the side of tenants who is not in bed with property owners.

Do they really think that will keep squirrels away?

Bizarro world again. I just learned from the TA Facebook that "it's a new world order" and that Rick is king with his "tenant-centric approach." I must be dreaming in thinking that the rules which Rick and Blackstone have set up are being ignored. I can't say that I don't go out, because I do, a lot, and see what I see and sometimes even take pictures, but perhaps I'm all wrong. After all, "it's a new world order."

The property manager came from a resort and he is prepping StuyTown to be torn down and replaced with a resort.

Brickman ValleyCrest are landscapers for resort (another word for transients) properties and their former Account Manager is the head landscaper in StuyTown.

Local New York politicians (several who frequent and keep family homes in Florida) gave away this community of their constituents to replace us with a luxury resort for tourists to be built once certain things are cleared away, trees, people, etc etc.

I've had some recent exchanges with Rick Hayduk and Chief McClellan about nonresident dog owners entering by the 22nd St guardhouse. For as much as I can infer (because Chief McClellan makes no direct statement), the guard there is charged to deal with the cars entering, not with dog owners entering.

I can understand this but said that something needed to be done because from the avenue to 370 1st has been far too much of a problem.

Chief McClellan pointed out that dog owners have been given tickets recently and suggested I look up stats. So I did. Here is what I found.

There are city stats easily available about dog waste pick-up. I saw that no dog waste tickets were issued by PS in all of 2016. Hmmmm. Not good given the amount of dreck we saw all that year. More or less, a confirmation of rules not being enforced.

However, one ticket was issued in late January 2017 and one was issued in February. They occurred on 1st Ave roughly around 16th-17th Sts and appear to have been issued to residents. Interesting. Not to those terrible nonresidents outsiders.

I think this shows that the complaining about non-enforcement of rules may be having an effect so I say please keep it up, and I will keep monitoring the data.

With respect to leash violations, I don't see any open data sources for this; however, I've submitted a freedom of information (FOIL) request to the DEP for the relevant data and will report any findings.

One aside. The NYC open data program is a very positive step. The data by which the city tracks many activities and opens & closes issues can tell community boards, councilmen and any concerned groups what is happening in their communities that isn't making headlines and how effectively the various city agencies are doing their jobs. If improved, this data can be a much more effective tool for interested citizens to monitor how well they're being served by city agencies.

I will not say anything directly about these two, as I'm trying to be a good boy, but I have my own eyes and photos, too, which prove that there is little enforcement of the "rules." The dog rules in particular are avoided. I myself have seen this lack of enforcement, and anyone who says differently is bull-shitting. How's that for the truth!

There's tons of dog shit everywhere. The grounds are filthy and disgusting. Never in my 20yrs living here have I had to watch where I step within the complex grounds. What's even more disgusting are when those dumbass people decide to sun themselves or have picnics on the grass where I see endless dogs shit and piss. Children play in these filthy grassy areas, too. Because they're children. Management fenced off all these areas but there's always some jackass, who shouldn't even own a dog because he/she is obviously stupid and can't understand the rules and why there's a fence, in there yelling at their dog to piss and take a shit so they can go home. And they never clean up after. MANAGEMENT ENFORCE YOUR RULES. I'm tired of this bullshit.

The Republicans Brickman Brightview Landscape companies are decimating the Trees / Oval Park while the Democrats are financing the building demolitions for the soon to be Luxury Resort Hotel and Condo Towers so they can all make themselves richer....until the wild card dark horse beat them at their own game to win the Grand Prize The Oval Office but not to worry he has the same Blackstone minion sidekick as head of his economic advisory council.

Not a single one of them, not a Republican and not a Democrat is providing honest services to the public. Dark money is not the problem. Greedy corrupt politicians on both sides of the aisle are the problem and they are making deals to cover up each others crimes including the dirty deal here. Corruption is why the entire Country is not voting.

Yes, by any and all means let's take away the homes of 30,000 American citizens so the 1% can have another luxury playground just down the street from Trump Golf Links Ferry Point while politicians make empty grandstanding crocodile tears on housing being in a crisis mode. If anything the story of Peter Cooper Village Stuyvesant Town is that the politicians make the housing crisis.

BTW, the squirrels were here way before you were and THEY LIVE HERE TOO. Management better not be culling the squirrels here just because some non new yorker residents are complaining. Those landscaper people don't know what they're doing. They're purposely killing all the trees and not maintaining. I know because I'm an arborist. They also never replanted the trees they said they would to replace others. They left the new ones wrapped in burlap where they should have been replanted and they just sat in the sun and wilted and died and then were thrown away. They think people don't notice. WRONG.

The aboricide that has taken place in PCVST, especially Stuyvesant Town, over the last few years is truly criminal and heartbreaking. In one of the few places in the City where trees would actually thrive and bring great joy to people, as well as serving a practical purpose as wind breaks and earth protectors and homes for migrating birds, the greedy, unintelligent morons who purchased the property had to destroy them. Bastards!

What a joke this place is. Window signage on leasing office on first avenue stating this place is downtown's answer to Central Park.
Central Park is a public park where the general public is welcome. This is a PRIVATE RESIDENTIAL COMPLEX. At the rate these clueless landscapers management contracted are going, there won't be any park left. And I love that they plant high bushes and fauna obscuring our building entrances, making crime more accessible and non preventive. We had clear views before so we could see anybody lurking before we got to the building entrance. Clearly, the ignorance towards urban planning is tantamount here. This isn't a gated community or a resort. Idiots in charge just like our government.

I dont get the point of living in a "park" in which all the green space is fenced off--with very ugly, cheap, easily dented/damaged, black wire fencing, which looks like a low-rent temporary fence but is being used as permanent by the thrify management company.
if you cant walk in the grass, it just becomes a place for dogs to run in.
plant some sturdy variety of grass and let people walk on it. it's not an amenity this way. its just ugly as sin.

and it was really stupid to pull up at great expense all the old silver colored chains--which at least looked slightly better and classier--simply bc that's the same type of fencing they use in NYCHA. NYCHA now has better fencing than we do.
And the black wire fencing does not = luxury. How stupid are these people that pay these "market rate" rents.

There are over 1,600 members of the StuyTown moms group. Not all of them live in StuyTown (or PCV), not all of them are Moms. I'm sure some of them have disparaging views on RS tenants, while other appreciate them for being the backbone of the community. Doesn't make sense to generalize about the group.

There is sneaky jerk who go to the back of M level at 277 Ave C into the fence off grass every night for 2 years now so his dog can go bathroom and he never clean up. I see and hear him and dog every night because I on upper floor and read by the window. 10pm-12midnight. Every night they come. There is blue light security camera right there film everything. I call security many times before. Nothing happens. What to do. They don't care.
