Tuesday, June 27, the Rent Guidelines Board will vote on increases to leases that renew starting October 1. If you’re paying a preferential rent, this increase will apply to your higher, legal rent.

5:45 p.m. Meet on the corner of 23rd St. and First Ave. to walk to the rally
6:00 p.m. Rally on 25th St. and Lexington Ave.
7:00 p.m. RGB votes at Baruch College's Mason Hall, 23rd St. and Lexington Ave.

HOW MUCH ARE THE PROPOSED INCREASES? The chair of the RGB has proposed a range of 1%–3% for one-year renewal leases and a range of 2%–4% for two-year renewal leases. BUT THE RGB CAN STILL VOTE FOR A ROLLBACK OR A FREEZE.

The RGB knows that even though landlords’ costs are projected to up, FOR ELEVEN STRAIGHT YEARS their profits have increased.

Rent increases are forever. Join the TA to demand a fair deal for tenants.

Note: If you plan to take the 23rd Street SBS crosstown, you should get off at Third Avenue. There is no stop at Lexington anymore.

Year after year REBNY does the same thing. Small landlords who might be hurting are pushed out front to plead their cases. You never see the Speyers, Rudins and the like out there making a case. I'm sure they'd never get past the booing. Some of the small guys might really need some relief but the law and the board make no differentiation between the small guys and the big guys which really makes no sense. 2 fairly objective standards that have been used in the past to guide increases have been the cost of heating oil and the overall harshness of the winter. Last winter overall was not more harsh than the prior winter. However, the cost of heating oil for the 2016-17 season was higher than that of 2015-16. On the other hand, the cost of heating oil for last season is still much lower than every season prior to 2015-16 going all the way back for 10 years. In other words, heating oil today costs less than it did 10 years ago. However, over the past 10 years, due to RGB increases our rents have gone up by about 25% during this period. (Thank you Mayor Bloomberg.) So there is really no reason for a rent increase other than overall inflation independent of energy and rent costs. That rate of inflation is running at around 0.5%. Anything more than 1/2 of 1 percent on a 1 year lease would be excessive.

I know this was on a different thread but I was confused by an ongoing string that was about RS. I too was under the impression that 5000 apartments in PCVST were to remain RS forever. Is this not what Garodnick and DeBlasio touted as the big success in the deal?

The 5000 unit deal applies for 20 years starting in 2015. Beyond that, assuming rent stabilization is still in place, only those long timers still paying the legal rent will be protected. I've seen an estimate that this will be about 1500 units. I'm quite sure that management will work things such that the legal rents for the other 3500 units will far exceed the rents being charged. So after 2020 hits, at next lease renewal you can bet these rents will get jacked up and the tenants in those 3500 units will be gone.

I've always wondered how the T&V picks and chooses what goes in the police blotter, because it obviously doesn't cover all crime in the 13th precinct based on reported crime numbers in the precinct. Now we know that they cover up the crimes taking place in PCVST. It just makes me wonder how long Sabrina has been turning away the facts of crime on this property.

Politicians are naming more parks, bridges, airports after themselves and it is becoming the latest joke. Let the People decide if a park, bridge or airport should be memorialized with the name of a politician or not. Politician's self-glorifying is at an all time high it is laughably absurd. The economy is a mess, housing is still a mess since the crash, small businesses are all but gone, healthcare is in dire straits, the American dream of a business, a home and quality of life has been crushed by self-glorifying narcissistic failures. Really, it is hard pressed to think of a single politician who has performed to a level where they have earned the privilege of their elected office. We are at a point where they should wake up every single day and say "how am I going to earn the privilege of the job today". Now we stuck by default with another term of a nonleader who is giving away land and millions to billionaires (another $5 million to Home Depot billionaire this week). The more buildings, parks and bridges they name after themselves the more it looks like they are covering up some really bad stuff. Of all the heroic acts of people who deserve to have bridges, parks and airports named after themselves, politicians are somewhere at the bottom of the list.

A lady on the TA page found that her RS lottery apartment is being increased by more the RSB recommended for RS apartments. I don't think that lottery system of 5000 apartments (which won't even be 5000 until a lot of old timers die or move out) was such a good deal. If it's only for 20 years, well, 20 years goes by fast, especially when you are raising a family. Who knows what rude awakening will come to those folks in 20 years.

How could the TA, Garodnick and DeBlasio possibly have thought that this was a good deal for tentnats of STPCV? Did all of those politicians who were applauding (Schumer, Stringer, Hoylman, et al) also think it was such a brilliant idea? Maybe it's a brilliant idea from the point view of a greedy landlord and shady pols and the shady TA, but I don't think it was so brilliant for the tenants involved.

Peter Stuyvesant doesn't seem to have much information for lottery tenants. I do hope the TA doesn't expect them to pony up $50 and sign their pledge.

God bless Little Dan Garodnick and the STPCVTA for helping orchestrate the Blackstone purchase of this property and thereby ensuring long term affordability for the working class of this city. Indeed, only yesterday I met a neighbor who "hit the lottery" with one of the "affordable" apartments. They were picked for a one bedroom at the rock bottom affordable price of $2900. A rent that any working class person could afford. I agree with Little Dan and the TA that the Blackstone deal was better than any kind of self determination that was being pursued because we have the expertise of the titanic and loving Blackstone behind us. My TA dues continue to pay off in spades. I'll probably be paying them a bit more than the $50.00 they are asking for when my next renewal comes around.

I'd be surprised if something serious, building-wise, happened here, though it could conceivably happen.

Also (and this is NOT a personal attack), but be aware that someone just mentioning a member of my family made me see red. While I think the people for Blackstone who are front and center can be mentioned, I think mentioning other people personally should be taboo. Just my feeling based on my experience.

Ah, well, Blackstone seems not to be listening or taking matters as seriously as their lease and promises would indicate. I'm mulling over something more hardcore, and legal. This will not be a "gotcha" game, but rather a careful response that could take some time. I will report of my success, if any. All of us can sue (it has been done successfully before) but we need to build our case seriously and consider that the case or cases will take time. It seems obvious that some "rules" (not even created by me) are not being followed. Perhaps it is this or that and there is some excuse, but the excuses are annoying or laughable by now.

I don't know about black mold, however I do know that each time I return to my PCV building after being away some days or weeks, the air inside, starting with the lobby, stinks! I really notice a difference in air quality - something I only notice after living elsewhere for a while and then return home. I don't know if other buildings are the same way, perhaps the city in general, even?

This article and photo is worrisome for our kids and failing school system that was just awarded by Albany two years of control under these three in the photo. One cess pool awarding another where our kids futures are at stake. Something has to give because everything from communities to the subway to schools to small businesses are failing under the current public servants in City Hall and Albany. But hey, the subways got a $4 billion station at Brookfield Place and another billion dollar station at Hudson Yards and a third Second Avenue three-stop train line at Stuyvesant Town with two new entrances being built soon. The systems are failing the People, the school systems, the subway systems, the housing systems. But hey, the developers are making big buck on empty luxury condos and hotels.

Agree with you 3:08 that there is something shady about the exploding Airbnb population, its lobby firms Capalino & Co and Bolton St Johns, the dorm agreements with the City Council that seem to double as Airbnb hostels, the Mt Sinai agreement with City Hall that turns blind eyes to dorms here in exchange for Mt Sinai Beth Israel buildings used as homeless shelters like on 17th street in Stuy Town. There is some dirty dealings behind closed doors with no input from community as reported in Town Village. The Mayor is replacing permanent residents with tourists. Period end of story.

That is not what he campaigned on and not what he preaches and not at all what we voted for and we will make certain to never vote for him again for anything. Walking to the subway you pass by the suitcase young hotel guests right in front of the management office every week. Outright Liars all of them. No other way to put it.

The press is calling him out on his hypocritical catering to the wealthy and powerful unions. He is abusing power of the Office of Mayor to further the agenda of wealthy developers by pushing out by any means the citizens of New York City to replace with the global travelers who want a playground of casinos, horse racing, mall shopping. The new outlet mall on Staten Island is headed for disaster as the news is reporting large losses in outlet business and we all know the casinos are a losing bet from lessons learned in New Jersey. Just this week Albany bailed out with taxpayer dollars a losing harness race track. Soon casinos will be exposed as nothing more than money laundering facilities for the world's oligarchs and billionaires illicit businesses.

Unless the reporter is correct and the neighborhood spanning from the East River to NYU Union Square East, 14th Street to 23rd street is now called Stuy Town. Maybe even Houston to 23rd seeing as the city council is giving all the East and West Village land to NYU. Usually the reporter is correct and the press slipped something the politicians have not yet announced, like rezoning or new names of neighborhoods they agreed to change with billionaire developers. The state slipped on this one a few years back too. Remember we are dealing with con artists, grifters, big-money launderers. A good bet is the reporter is correct and the politicians will back peddle.

Somebody homeless will be obvious to spot. Besides the homeless, at least in NYC, are not the "right type" for Stuyvesant Town. My feeling is that PS will do something. At least orders from above. Take a look at how diligent PS is regarding "outsiders" coming in from the public Asser Levy pool. Same situation.

To follow up on the homeless situation: Yes, the decision by Blackstone is partially race based. I know that Puerto Ricans from the LES were asked to show that they were "residents and their guests," and I am assuming the same thing will happen with the homeless. If you are fairly decently dressed, white, Asian, or minority but possible AirBnb people your chances of being "harassed" are minimal.

The person who championed living here as a love affair is part of sales management in Delta. Her job is to be upbeat. No secret, though, and all the more power to her, but one should know whom one is dealing with. My job is not with Delta, management, here or elsewhere. Again, this is the type of person other residents have to consider. Not everyone sees what we see or if they see it (how could they not?) they have an easy excuse. Without looking, I bet this person is not brought up in this city. And $4 to sharpen a knife? I support mom-and-pop business, but I also support my wallet. Personally, I don't get excited about sharpening a knife. But that's me.

I see a pit bull coming out of 7 Peter Cooper Road almost every day. Although this is not the pit bull being referred to, the thing is a beast. The owner does not seem to have any control over it because it is just so big, and although he seems to do a good job of keeping it away from other dogs, it's only a matter of time.

If the TA really opposed the reconfiguration they would call it what it is and what has already been called out in the press. This article from 2012 is what the TA does not want tenants to know about warehousing and supersizing apartments. There are many reasons for this 1. house more occupants 2. dorm housing 3. drastically lessen the number of payouts to residents by hundreds if not thousands as fewer units equates to fewer payouts 4. drastically lessen the number of permanent tenants as supersize units are likely to be bulk leased and on and on. None of these things are mentioned by the TA in what can only be described as a weakest of attempts to appear opposed when really they are merely feigning opposition.

I live in 7PCR, and that dog is a monster. I have been in the elevator with the dog, and the owner had to corner it as it stood up in order to keep it from coming at me. He had it boxed in the corner the whole ride, and I didn't have a dog!

Isn't "Management" liable for incidents involving oversized, dangerous dogs, especially if they are not registered? If they live here, they should be within the weight/breed stipulations; if they don't live here they should be ticketed for trespassing. It's about time "Management," negligent assholes that they are (that includes you Heyduk and McClellan) pulled their fingers out of their asses and started enforcing the rules, especially those that apply to the safety and wellbeing of the tenants and their guests.

Maybe a few posts on Yelp, Yahoo and Google to warn people about what a badly and dangerously run this dump is would be in order? They object to this dump being called a project. It is become more and more like the projects. The projects do not allow pitbulls and they at least try to enforce that law. Management here never even bothers to try to enforce any laws.

It's quite appropriate that the Tenants Association is sponsoring a seminar on how to deal with a live shooting situation. This place becomes more and more like a NYCHA project: filth, dangerous dogs and a total disregard for the safety and wellbeing of the tenants. It's just an overpriced PROJECT. I mean no offense to the folks who live in the projects because they have no other choice, but I can see what they have to deal with as this shit hole gets worse and worse.

Who would even want to pay money to stay in the Pig Stuy Town. I agree that the management here are despicable, but public safety has to answer to management and they are told to look the other way. Many of the officers are like sheep but there are a few good ones. That pitbull incident is a disgrace. The whole dog situation here is horrible. the other day, I could not get into my elevator due to a guy with 2 huge dogs blocking it up.

I think it has gotten worse, but I am not in a financial situation where I can go and leave. I suspect that many of us are in the same boat. If you have the money, sure, why not--unless all the infractions do not bother you. If you don't have the money, try humor, if you can. Personally, I realize more than ever that the only way to get attention from management is to sue them. There have been successful cases, but usually the lawyers will try to get you quiet for whatever money you (and they) get.

Just early today, I was sitting at the Oval and I enjoyed it. This feeling can get rarer and rarer, but it is still there. We do have some very nice people here, no doubt. And we also have "white trash." And I'm not speaking of students. Don't let the trash win. Or the management, who would love to see you vacate your apartment.

The woman rants on and on about not being able to let her "child" - Fido being able to run and play on the grass anymore., because of the fences. Oh, poor Fido. And the Dog Days that are coming up in Playgroundz 7 and 10 aren't good enough because who wants their dogs running on pavement? Absolutely infuriating letter. This entitled rage-filled woman and her precious Fido.
The landscaping is the best thing about this development - sometimes I feel like I'm living in the Botanical Gardens, but we all know the way these oblivious dog owners let their precious Fidos pee and defecate on the grass, and literally run over flowers that aren't fenced off.

Smoking in Stuy Town apartments especially during loud crowded college parties, is a problem. Property services - TA do nothing about stopping actual smokers while using the no smoking policy to harass rent stabilized nonsmokers with false accusations.

If politicians were anti-smoking they would target banks to divest from tobacco industry instead of a stupid tax increase policy to make the city richer from smokers. Getting share of profits by taxing cigarettes makes the city complicit with tobacco industry harmful ways but then again the tobacco settlement is a scam too.

Making the rich richer is policy of current politicians so of course they tax cigarettes instead of divesting in tobacco industry. Getting richer from tobacco and public harm is also the Stuy Town developer Citibank Citigroup way as they audaciously just admitted on May 10, 2017.

Citigroup wants the smoking shaming to stop which won't be hard for duplicitous politicians who use smoking as a platform for headlines or selective weapon to use for whomever developers want to rid rather than a genuine concern for public health.

This Amsterdam bank is leading the way for banks to divest in tobacco industry. Until better politicians are in office, we can't rely on sound public policies so the public could get banks to divest. Politicians care about 2 things, money and national platform headlines and not at all about Public good, obviously seeing their disastrous Stuy Town community results.

As unscrupulous and dishonorable as US banks are, maybe some are less debauched than the Stuy Town developer banks and cess pool of current politicians, and maybe those other banks will follow ABN Amro bank in divesting from tobacco.

Municipal tobacco bonds are essentially claims on a stream of payments from cigarette companies to US states, as part of a settlement meant to reimburse states for the cost of healthcare for smokers.

The way the bonds were structured means that the yearly payments from the tobacco companies to the states depend on US tobacco sales. So… more US smoking means better returns.

But hey, as long as you’re up for buying bonds of industries with bad atmospheric consequences, Citi’s Rai says they could be a nice hedge for high-yield energy producers’ bonds! I don't think the TA gets extra apartments, but aside from a regular opposition to MCIs, I think the TA is not active by far. There numerous things wrong with this place (and some things right), but the TA should be dealing with the wrong things front and center. The TA has the opinion that they avoid ruffling the feathers of Management, Public Safety or Garodnick, the latter of whom they have been in obvious bed with for the long time. (And the bed part is just a figure of speech. LOL.) Unless you think this place is wonderful (except for not allowing you and your friends to watch the July 4th fireworks from a ST roof), this place has abundant problems that should be addressed, and not by just voices on the TA Facebook page.

The whining and complaining on the blog here might blow off some steam for Anonymous residents but it also dangerously consolidates legitimate concerns in one tidy place and allows SPS to attribute to trolls and a small but vocal few. Spread the opinions and eyewitness accounts a-c-r-o-S-S social media with hashtags and tags to the TA, T&V, Garodnick, Blackstone, and SPS to get attention. Also the TA only registers valid complaints and topics if you call their hotline. That's why they can get away with saying "we only got one complaint about x, y, z " when they meet with Rick and Co.

I think if people weren't afraid of losing the only home they have known, the complaints would be very very long (and very very true).

How the hell do you plan for the infrastructure to handle these massive changes you are undertaking?
Plumbing, electric, elevators, walls and flooring, etc. are all in serious danger of failing at this rate.

Rest assured that the TA does bring up with Rick Hayduk the many QOL issues that we all know exist. The problem is that he and Blackstone aren't willing to address the problems in a substantive way. They're only concerned about the bottom line. You can be mad at the TA all you want, but, in reality, they have limited power to effect the kind of change that they and we know is necessary. You have to have a willing partner on the other side to do that and Hayduk and Blackstone aren't willing partners. Anything that costs money that they don't want to spend or requires manpower that they aren't willing to pay for isn't going to happen. Sad and unfortunate but true.

Although we remain anonymous, we need to remain honest in what we post (by we I mean us anonymous posters, not STR since he does a lot of research regarding what he posts). If you know something is definitely not right, report it on here. What we don't need are people posting about complete crap like the TA warehousing, or te hawk being used by management to monitor RS apartments from the outside (never said on here, but I'm sure some would believe it!).

The older politicians are using old tricks to play old games on the public. I think that they are still making a lot of money on these apartments by utilizing creative and underhanded ways of renting. this includes : city assisted, dorms, air bnb, corporate apartments, etc. They have numerous deals with colleges, the city, and other entities to rent out this dump. Of course not too many families or professionals will pay the rents to live here in Pig Stuy. I do know that apartments on my floor have been filled in a coupe of weeks after tenants vacating.(students and one which appears to be city assisted). I also encounter many tourists.

Today was the first day I can remember in the recent past when the place seems quiet and peaceful. At least in my neck of the woods. This place would be heaven on earth if it wasn't for the constant noise, especially construction noise.

I was out on LI last night at a graduation party and folk were talking about rentals in NYC and asked me about this place. I told them exactly what it is like and recommended against it. Some of the young professionals were interested because they have jobs in Manhattan and the LIRR is becoming hellish, especially now they are doing some overdue repairs to Penn Station. They said they'd heard that PCV and ST had become dorms and they didn't fancy going to live in a place that would remind them of what they had left behind not-too-long-ago! They'd heard that some of the apartments were quite spacious and the grounds relaxing. They must have read some of the sales blurb. I described exactly what it is like here on a daily basis, i.e., construction noise, constant moving in and out, noisy trucks and leaf-blowers and screechy twenty-somethings. They got the picture. They won't be renting here! They said they were going to check out the Yelp reviews (at my suggestion) because they had heard it was a dorm, but were unaware of the constant construction noise and how Management just tells tenants (even if they are paying top dollar to live here) to suck it up.

It's a shame because this could really be a great place to live if it had the right kind of management. We moved here just prior to the time it went market rate (early 2001) and we thought we'd died and gone to heaven. That "heaven" has become more like hell over the past 17 years, but we lucked into a good rent and aren't going away until we retire several years down the road. Then our son might want to stay here, but I doubt it.

How do the families who get that wall up , flex it , get any air conditioning there or get any heat - damn fuck ac of ours broke last week and it was stifling in stuy. i can't imagine how that room gets air. comments from those who have rented this flex stuff, families do it, students do it who the hell can live today without heat and ac. real replies only por favor.

"Slum" is the right word for this dump. They are turning it into a tenement slum and they are breaking the law because they pay-off our political "representatives" and agencies to look the other way.

Blackstone has a reputation for gobbling up distressed rental property and then shitting all over the tenants in order to churn and raise rents. It's not just here. They are the quintessential bloodsucking parasites.

With the increase of crimes a case could be made that the key card system the NYPD supposedly recommended to MetLife is a failure. It is obvious the key card system did not make the property safer. In fact it made the property more dangerous from increase in crimes, increase in violent crimes, and abuse by predatory real estate developers harassing tenants.
However, the case should be made for the entire complex and not just PCV and should be brought by anyone other than these three:

His cozy pay to play relationship with developers got federal attention despite the technicality he used to slither out of it. Still, developers win and so do all those living on the surrounding blocks whose property value will enormously increase once the Mayor develops Peter Cooper Village, including this NBC Universal Law & Order tv actor's home 1/2 block away from Stuyvesant Town.
