Message to Management


 Dear CWCapital/CompassRock:

Please try to clean the walkway around the Oval.  At this moment there are at least three separate clumps (that's clumps, not stains or residue) of dog crap along the western side of the Oval.  I didn't dare take a walk on the eastern side, so there may be more.

Does anyone in your employment check the state of the walkway?

Also bicycles are currently whizzing by around the Oval.  Is there anyone available to make sure these cyclists get off their bicycles?

Hello?  Management? Is anyone there?

Come on now dog owners, chime in here!!! Let me see if I can help....."hey what about the screaming kids?, I'd rather have to see piles of raw sewage than hear that yelling and screaming!" Or how about this dog owners, "what about all the cigarette butts at the entrance of the buildings? I don't here you complaining about that STR?!?!?!?"

Pick up dog doo? Please, these are the people who put an ice skating rink in an oasis! Can you imagine anyone turning Gramercy Park into a fair grounds with bad concerts and skating rinks and all the other ridiculous and miserably attended events that go on here? They have themselves a JEWEL!!! and they think they need to bedazzle it maximize it's value. They pollute the homes of everyone who live around the Oval with all the noise the events and activities generate. I live on the 12th floor and I hear slapshots, and coaches yelling, and the day long screaming of kids in that playground/rink, and that means every other apartment around the Oval is hearing it as well. And while the noise may not bother the one hundred families who actually use the rink/playground, it stinks for the hundreds and hundreds of families who don't. So, to sum up Stuy Town Reporter.... they can't pick up the dog poo because they're using their 2 hands to trash the jewel that was Stuy Town.

I'm glad to see another dog post. For me this and crowding students into apartments are the biggest issues. CW has recognized that they need fencing to keep dog owners from destroying the grounds. (CW best be advised that only the metal fencing works. The other day I saw a woman let her dog go under the rope fencing & do his thing there.) I've seen that if there are areas where there is no fencing, the dog owners seek these out & bring the dogs there. Not only dog owners within STPCV but those from across 14th St and 1st Ave. They just have one goal in mind. Get the dog to go as quickly as possible. They don't care where. It is against the law for the dogs to go on the sidewalks. Dog must be curbed. But with all the fencing that's going up, within STPCV sidewalks are all that will be left. There's a fight coming about this sooner or later. I don't care how much I see people post how they like the dogs or it's just some dog owners who are inconsiderate. There are enough of us around who want the disgusting mess to stop.

In the past two weeks I've seen three instances of dog owners placing their dog INSIDE the fence. I commented to two of these dog owners; the third was too far away. These dog owners do not care about any fencing or the reasons for the fencing. They know no shame.

Bottom line- dogs must go!!! That was the BIGGEST mistake " the powers that be" ever made!!! They were told it would be a disaster but they did not care because it meant more revenue for them. Very sad state of affairs. Isn't there something we can do with these dogs??? Petition??? Revolution?????

I've seen dog owners lift their dogs over the fence and place them on the grass to do their shit. There is some damn woman in my building who has two dogs that she regularly let's go on the grass that is fenced off. She also has a kid in a stroller and a toddler. I'm surprised she doesn't them do their dumps there as well. And this goes on right under the security camera outside 435. In fact, I don't think that security camera is monitored at all because we have people sitting along the low wall eating and drinking and chucking their garbage through the railings and onto the property; the grass (or scrub) is littered with beer bottles, cigarette packs, cans, etc. Right UNDER the fucking so-called security camera! And they want to make us pay a fucking MCI for this "security" system!

STR you are right - Management is incompetent on the matter of cleaning the walkways (although they display an intense obsession with blowing leaves around at the earliest morning hours.) Once in a while you can spot a lone employee, pushing a bin, sweeping up a candy wrapper with a workout broom. That's about it. Why not deploy the zamboni-style street sweeper once a day? Not rocket science!

STR mentioning speaking to dog owners who lift their dogs over the fence....some years ago I lived on the upper westside. I spoke to a dog owner who was letting his German shepherd crap on the sidewalk. The reaction was violent. It's no surprise that dog owners down here don't give a shit other than that for their dogs. For them the sun rises and sets on the mutt. That's why I say that there's are fights coming. Whether it's people screaming at each other one on one or getting the city dept of health involved. It's for sure that if people buy their apartments they aren't going to stand by idly while property values are lowered by dogs & their owners crapping up the grounds and students crapping up the overall quality of life.

ANON 8:53 am. You are right. Been saying that for years. People will be in each other's face when they see a problem. Rightfully so. If you are invested here' you will do everything to protect your investment. You could get in an argument everyday without looking for one. Easy !!!! Rules & regulations must be put forth & enforced. Wish we knew when, if ever, this place will be put up for sale.

It is bizarre to me that some of you are still following the primrose path of coop-condo conversion fantasy. It ain't gonna happen. The grand plan of CW Cap and the real estate interests is to ultimately get rid of the tenants, tear down the place, and build something akin to Battery Park here. Remember this is 80-acres of PRIME land. So watch as services continue to deteriorate and the place becomes more and more like the projects and less and less like the middle-class jewel that it once was. It may take 20 years for this Machiavellian plan to occur but remember that is a very short time frame in a corporation grand scheme of things.Just one man's opinion...

I really wish they would do something about the bicycles zooming around the property, especially around the Oval. I never walk through the property any more because of that. I am terrified of getting hit by one of those maniacs. I think the delivery guys are the worst offenders. If I got hit by one of those guys I would probably have to spend the rest of my life in a wheelchair.

I've been saying this for a while, here and there. What's of great value in STPCV is the land, not the buildings. One could build super high-rises with the most modern conveniences and keep a certain "park-like" environment. The financial investment would have to be epic, however. That's why it wouldn't surprise me to see a foreign country involved.

STR response is correct as well. That is why the landmarking of PCVST is vital. Without that, the Arabs, Russians, Chinese, (whatever) will come in and buy, then rip this project down. We will see with the new administration whether we can move forward on this.

This seems to be something that the Leasing Office can and should deal with. First try taking it up with them, in person. If they can't help you, they should direct you to the person who can. If that person is not helpful, try bringing up Small Claims Court or contacting a pro bono attorney at Urban Justice Center ( http://www.urbanjustice.org/ujc/contact/hub.html ). The legal entanglements & uproar over tearing down & rebuilding would be gigantic & prolonged. Any buyers would want to reap profits in their lifetimes. And there are tons of money to be made here without doing all that. The most likely scenario is far less dramatic. The place has been dressed up for sale. A developer buys & 1-2 years later after AG approval tenants are given an offer which will probably be more than about 50% are willing to pay. Over the next 20 years most renters either die or move out, and their apts are sold at market rate. The developer retains the commercial space. And in all the developer really cleans up.

The reason coop-condo conversion will NEVER work is that people just won't buy. The original RS tenants who still number above 50%will see their monthly nut at least triple when factoring in down payment, mortgage, maintenance, etc. An individual paying, let's say, $1500 for a one-bedroom would see the monthly go up to well over $4,000. Why buy? For an ephemeral gain in the future. I don't think so. I sure wouldn't. As far as the "market rate" people, why buy an antiquated, dilapidated apt. with only one bathroom when you can do MUCH better elsewhere. The infrastructure and physical plant, i.e. plumbing, pipes, heating, etc. are all old and in need of complete overhaul. Can you imagine the assessments on the suckers who buy? I strongly doubt that even the minimum 15% needed to activate a conversion plan could be reached. I ain't buyin', that's for sure. The deterioration, the harassment, the cold war against the tenants will continue. Long live the MCI's...hahaha....more on the way you can be sure! CW Cap, Tishman_Speyer and all the other avaricious, rapacious ghouls should rot in hell. GREED, GREED, GREED. Just one man's opinion...

Anony 10.42 AM, this is Anony 2.07PM. I agree with your post but what landmarking of the property will also do is to bring down the purchase price significantly so that a Brookfield/TA endorsed bid (I know, still very controversial in many ways) would be able to compete against hostile purchasers.

I totally agree with Hippo. I am a long-time tenant (though still not in my dotage) and I pay around $1,400 p.m. (and rising!) and I would most definitely never buy my apartment. It would be a money pit. I'm sure the harassment will continue and I'm sure we will continue to fight back and what will be will be. They will need a wrecking ball through my window to make me leave - unless they offer me a big, BIG monetary enticement to leave. I'm pretty tough and can deal with their shit.

Landmarking close to 80 acres that look like project housing... doesn't seem like a reality. As to people buying...I think they certainly will buy. Just take a look at what 2 BR co-ops and condos are selling for today. The price points are the key. If the price points are close to what people are paying in rent, there will be lots of buyers. The farther away from rents at the time of offer, the fewer the number of buyers.

IS this a serious statement? Obviously, a person paying $1500 will not buy if his nut will become $4000. That's why it would never be even close to $4000. Since real R/S tenants still (thank god) predominate in this project, any conversion would need us to participate. There would never be a conversion if your supposition would materialize.

I saw some stats about 1 yr ago. At that time the place was over 40% market rentals. By now it may be well over 50%. These people are paying around $3000/mo to live here. Will these folks pay $3000-$3500/mo. on a mortgage? Of course they will.
Really, some of the folks at this site insist on living in a bubble. Looking at the distribution I saw that there were people in the complex (perhaps here for 50 years or more) who are paying less than $1500/mo for their units. So those people aren't likely to buy (unless they see an opportunity to gain for their grandchildren). That's it. If CW puts this place up, it will sell. The big questions will be the price per unit and projecting the maintenance. Price per unit is a balancing game for the developer. It will want prices that maximize profits but at the same time are likely to guarantee a participation rate that will meet its short term goals.
