Nothing to Cheer About...Unless You're Big Real Estate

http://therealdeal.com/issues_articles/real-estates-love-hate-relationship-with-de-blasio/

The mayor’s economic development team has also presided over several big public-private real estate projects and deals — the redevelopment of Domino Sugar, the Hallets Point project and the sale of Stuyvesant Town — that have delivered generous public subsidies to developers.

For example, at Stuy Town, the city is shelling out $225 million in subsidies, including a $144 million de-facto cash gift (in the form of a self-amortizing loan) and a waiver of the mortgage recording tax valued at $77 million. And although the city won a commitment from Blackstone and its partner Ivanhoe Cambridge to keep 5,000 units affordable for 20 years, some affordable housing advocates noted that many of the apartments are merely affordable for families with six-figure incomes.

Michael McKee, treasurer of the tenant advocacy group Tenants Political Action Committee, called the deal a “mixed bag,” lamenting that most of the units deemed affordable are out of reach for middle-income families and that the deregulation of Stuy Town’s affordable units over past years was not reversed.

Much more at the above article, including:

Although de Blasio initially sparked concerns in the real estate industry over his push to adopt mandatory inclusionary zoning, which would require developers in newly rezoned neighborhoods to set aside a portion of units as affordable, the mayor’s final rezoning proposal has turned out to be not as scary as many had feared.

The plan, which is set to go before the City Council this month, would eliminate several zoning restrictions for developers on height, design and parking in rezoned areas....

The Real Estate Board of New York and the Partnership for New York City, a business advocacy group, have both come out in favor of the mayor’s rezoning proposal.

Clearly Mayor De Blasio was forced to do penance for saving 5000 rent stabilized homes in Stuyvesant Town from the clutches of the Rob Speyer REBNY. Hillary Clinton denouncing Bill De Blasio instead of giving gratitude for the Iowa campaign support was insult to injury punishment for interfering with Master Bloomberg plan when Mayor De Blasio saved half this community. The obviously PR placed headlines in the NY press are obviously to create a public perception to tarnish his reputation as a penance for disagreeing with the corrupt Albany machine on a lot of things Albany is doing to PCVST, NYC and the State. Albany is dirty rotten to the core, from the top down.

Mayor De Blasio showed political courage when he saved 5000 apartment homes here against the corrupt political will of Albany and we were all spared a PR stunt in the Oval by Cuomo Garodnick and Albany (and probably Langony), who while he took credit in his State of the State speech he did not get to carry out his plan for a PR stunt on "rebuilding PCVST" like he did at all the other mentions in his State of the State speech, Penn Station, LIRR, La Guardia, etc.

Nice job Mayor De Blasio. Sort of. The Middle Class is not saved, but we are on a sort of life support for 20 years unless the market rate Trojan-horse tenants try to move into our homes now that they cannot purchase theirs as planned. Watch your backs, if the landlord can't get you to move out by installing a party dorm next to you, they will install an aggressive market-rater to do it.

Exactly right STR, spot on! REBNY Industry making huge profits while Americans lose huge! If REBNY hates DeBlasio that is a very good thing for American People. Keep it up Mr Mayor!

"The Real Estate Board of New York and the Partnership for New York City, a business advocacy group, have both come out in favor of the mayor’s rezoning proposal."

That says it all - Mayor de Blasio, elected to protect us from REBNY, is owned by REBNY.

REBNY and Wall Street are scared to death of Change when it comes to themselves because they know the havoc it wreaks when they force everyone else to change so they can make a profit off of us.

Good for de Blasio! REBNY should fear the Mayor, not control the Mayor as they did with Bloomberg administration. REBNY's fear of the Mayor was a sign of a worthy adversary and a possibility of REBNY having to change their controlling, steamrolling, scheming, bribing, thievery ways.

Changes to REBNY horrifies them most and no politician has ever made REBNY change themselves or their ways while every politician makes us People change. Even now John Banks uses their rallying cry that People are "just afraid of change" and that is why we resist their plans of demise to our communities. You change first, Mr Banks, change the dirty bribing llc REBNY ways of buying elected offices.

REBNY fears any changes to themselves. They like to work behind the scenes, fear exposure and they like to change everyone else, fearing any changes to themselves.

That is why Cuomo quashed the Moreland REBNY subpoenas that would have exposed REBNY's corrupt ways and they would have to change the way they operate in political business.

We do not need REBNY to like our Mayor. No leader needs to be liked. They need to be revered and that requires a few ounces of fear, likability, and respect.

Cuomo has no likability, no respect, and all fear. But the Mayor has likability, and if also fear, then respect and reverence will follow. That must scare the crap out of Cuomo.

Let them fear you so they don't walk all over you! You are already likable Mr Mayor. Let them fear you too.

CHANGE REBNY!

McKee is right. The lawful, ethical thing to do is roll back the illegally deregulated apartment rents, including the Roberts and the Tishman Speyer Renovated, and refund with interest the unlawful rent charges paid and arrest the real estate expert fraudsters who gamed the system to steal the property, each constituent's home and assets.

Sorry, new to this. Here is comment in proper place.

Good article, thanks STR. Bloomberg made quality of life in NYC better for foreign investors, REBNY profits, and wealthy New Yorkers who can afford homes at a 40% higher price point. Same vision Bloomberg has for Stuyvesant Town Peter Cooper Village, new stabilizers at a 40% higher level of wealth then teachers, firefighters, etc.

"Bloomberg pursued development and planning initiatives on a scale that approached that of Robert Moses. He championed major development projects like Hudson Yards, the Cornell Tech Campus on Roosevelt Island and the Atlantic Yards Development (now Pacific Park).

During his 12-year tenure, nearly 40 percent of the city, including underutilized waterfront areas and the Far West Side, was rezoned. The expansion of parks and pedestrian plazas as well as bike access were credited with improving the quality of life in the city. All of this drew hearty applause from the real estate community, which benefited from soaring real estate values fueled in large part by rich foreigners investing in luxury apartments. Between 2005 and 2014, the average Manhattan apartment sales price jumped by a massive 40.7 percent, according to appraisal firm Miller Samuel."

"Since taking the reins, de Blasio has proven to be far from the radical leftist that many feared. Rather, he has arguably been a solid real estate advocate."

A solid real estate advocate says it all. De Blasio is no small business or tenant advocate at all.

Both Berlin Rosen clients. Two Trees and Blackstone. The Mayor and Jonathon Rosen are is doing this on purpose - making it look like he is tough on real estate when he is as soft as Bloomberg. PR spin.

"Michael McKee, treasurer of the tenant advocacy group Tenants Political Action Committee, called the deal a “mixed bag,” lamenting that most of the units deemed affordable are out of reach for middle-income families and that the deregulation of Stuy Town’s affordable units over past years was not reversed.

“Blackstone would not be buying this if they didn’t think they would be making money; they are not a charity,” he added.

At the Domino Sugar factory, the administration waged what appeared to be a tough standoff with Two Trees. But in the end, the city won only 40 additional affordable units.

“If that’s a win [for the mayor], I’d hate to see what a loss looks like,” Jason Haber, a residential broker at Warburg Realty, told TRD at the time."

Most of the time this critique means they are not easy manipulated and controlled.

"the mid-level staffers are perceived as far more difficult to work with than they were under Bloomberg"

It is better to be seen as difficult by someone who is manipulating the system in self-serving ways then using the system for the greater good of all. Being seen as difficult is more often than not, a very good thing.

Since when is Susan Steinberg part of the NYCEDC and the PCV ST Tenant Association? At that presentation they showed an alliance between the Garodnick Co-Chaired NYCEDC and the PCV ST Tenant Association while Steinberg was seated separate from tenants, next to Garodnick's side. Which side is the Tenant Association on, tenants homes or commercial economic development?

This is why REBNY is pushing commercial real estate deals. REBNY had a strong 2015, made large profits, and with oil foreign investments shifting where they hide their money, REBNY will push out New Yorkers to make way for commercial developments for the Oil kings. It has nothing, I repeat nothing, to do with doing what is best for the New York economy and everything to do with helping the oil kings and real estate queens move money to and fro each other.

"Oil has fallen to the low-$30s a barrel from about $115 a barrel in 2014, causing major financial heartburn for oil-dependent economies including the Middle East, Kazakhstan, Norway and Russia. Real estate experts say investors from oil-reliant countries have become much more conservative about making splashy residential buys and are more likely to cast their sights on income-producing properties.

“Russia, Kazakhstan, Azerbaijan, and countries that were selling oil at $100 a barrel up to a year ago, all of a sudden lost all their revenues,” said real estate attorney Edward Mermelstein. Investors from those nations, who have been responsible for some of Manhattan’s biggest apartment deals, are already retreating from Manhattan’s high-end residential market, he said, and since cash flows are now a priority, “shifting to commercial investment as an alternative.”

Incredible. Same P.R. propaganda troll formerly deployed by Garodnick-TA-Brookfield?

Mayor de Blasio delivered to REBNY/Blackstone the same deal - 100% PCVST ownership/control + numerous multibillion dollar windfalls + PCVST middle class extinction - that Garodnick-TA promised to REBNY/Brookfield.

Different REBNY Predator - Same Result.

--- REBNY takes EVERYTHING - PCVST tenants (100% RS holding $2.75 billion Fannie Mae purchase funding) get NOTHING.

--- Just like Garodnick-TA keeping PCVST residents ignorant in the dark for years about tremendous, unprecedented leverage we held, Mayor de Blasio never consulted with PCVST tenants ... never mentioned PCVST tenants' exclusive access to $2.75 billion Fannie Mae purchase funding ... never mentioned 10.7 million square feet development rights worth billions more ...

--- REBNY/Blackstone will fully realize Speyer's PCVST vision that Garodnick-TA promised to REBNY/Brookfield.

--- Just like Gaodnick-TA, elected to protect us from REBNY predators, Mayor de Blasio, also elected to protect us from REBNY predators, betrayed us by needlessly delivering PCVST, numerous multibillion dollar windfalls, AND OUR HOMES, right back into the claws of REBNY predators AGAIN.

After REBNY/Speyer failed to destroy PCVST and its historic middle class community before skipping away from his bankrupt disaster unharmed, PCVST residents were 100% RS holding tremendous political leverage and unprecedented financial capability (Fannie/Freddie purchase funding) to permanently keep our homes out of the hands of REBNY predators.

Middle class PCVST residents had opportunities to own the entire PCVST complex and affordably own their individual homes IN PERPETUITY. Our elected representatives Garodnick-TA and Mayor de Blasio disgracefully betrayed us by confiscating those opportunities away from us and delivering them to REBNY/Blackstone in exchange for a worthless promise from the largest, most notorious real estate predator on earth to patiently render PCVST middle class extinct.

Mayor de Blasio claims his deal is a historic middle class victory that takes away REBNY/Blackstone's incentive to quickly push RS out of our PCVST homes. Garodnick-TA claim credit for that illusory victory.

Do PCVST residents believe their $2.75 billion Fannie Mae purchase funding was handled responsibly for our benefit by Mayor de Blasio and Garodnick-TA, elected to protect us from REBNY predators? Do they believe Mayor de Blasio and Garodnick-TA were acting in our best interests?

11:18 you are exactly right but also remember not only was DeBlasio supposed to protect us from REBNY and he failed to do so. Dan - TA were supposed to protect us from REBNY and failed to do so.
AND
Fannie Freddie were never going to allow citizens to own their homes / property so they joined with Fed Gov't Schumer in that fake "promise" carefully worded not to say the money belonged to tenant citizens but to say it would only go to an owner who promised to preserve affordable housing. The feds kept that money out of tenant reach as much as Dan-TA and DeBlasio and Cuomo, local, city and state gov't.

Citizen's owning their homes was never the gov't's plan for Manhattan so we did not clap applause when Schumer spoke at the rally at city hall in that Berlin Rosen affordable housing sham.

Yup Government is paving the way

During his time in office, former Mayor Michael Bloomberg was a cheerleader for encouraging the mega-wealthy to relocate to the city. “Wouldn’t it be great if we could get all the Russian billionaires to move here?” he told New York magazine in September.

Combine that give-us-your-rich ethos with state and local policies that lavish tax breaks on Manhattan’s wealthiest homeowners and federal policies that allow real estate agents to close their eyes to whether their clients are trafficking in illicit money, and the results are predictable: New York is a magnet for the super-rich homebuyers from other lands bearing money of sometimes dubious provenance. The flood of foreign capital pouring into New York properties makes it easy for suspect figures to hide their fortunes amid Manhattan’s residential gold rush, according to interviews with money laundering experts and court documents and secret offshore records reviewed by the International Consortium of Investigative Journalists.

Gray said it all, about how business people really feel about politicians when he said "almost" because business people know they outrank, outmaneuver, outsmart their opponents in a business deal every single time the other side of the table is occupied by politicians, especially ones that are eager to please business.

Politicians want CEO's to see them as if they are as smart as CEO's. They would kill for praise from a CEO. Remember how fast Schumer traveled hundreds of miles to the REBNY gala and Spinola belittled him for wearing khakis! Business people will remind politicians of their place in the pecking order, beneath or when at best they are "almost" as good. Politicians place constituents beneath them and treat us like we are blindly following, not smart enough to do anything without them.

To business, politicians are the thing occupying the office with the power to make illegal acts lawful to increase profits. To politicians, especially if they are politicians with net worth over 1M, constituents are those pesky things to quiet, quell, and if need be quash so business can make more profits. NY incumbents are stuck in trickle down economic mode.

"Gray, in turn, had his own flattering assessment of City Hall.
“It felt like working with a very skilled deal team, almost like another investment firm,” Gray recently told The Real Deal. “The most impressive thing was the 24/7 nature of the transaction over more than a week and just how committed they were to doing this.”

The Pay to Play is worse today under De Blasio then it was under Bloomberg, Dinkins, Guiliani combined.

Bill Rudin is one of the most corrupt real estate developers in New York City. He is the one, who basically foreclosed on St. Vincent's Hospital. He and his family paid off former Council Speaker Christine Quinn with $30,000 in campaign donations to look the other way. Has Bill Rudin found a way to pay off Mayor Bill de Blasio, too ?

Just two days ago, Bill de Blasio campaigned with James Capalino, a former lobbyist for Rudin Management. Capalino is currently a major lobbyist for tons of real estate developers around the city, and was the head lobbyist for Rudin who gave us luxury condos where St. Vincents used to be. I can't believe de Blasio would stand with developers at a campaign event while he rails against them on the trail.

WRONG!

Fannie/Freddie pledged not to finance any transaction that was not supported by "PCVST Tenants and NYC"

Lenders Enlisted in Effort to Preserve Stuyvesant Town for the Middle Class

"Senator Charles E. Schumer has enlisted two of the country’s largest sources of mortgage financing — Fannie Mae and Freddie Mac — to block the kind of speculative deal that would turn the residential complex into another luxury enclave.

“They gave me unequivocal commitments that they would not finance a deal that was unacceptable to the tenants and the city,” Mr. Schumer said on Wednesday.

“There were no ifs, ands or buts. I hope the tenants and those interested in affordability will breathe a sigh of relief.”

-----

For years after Speyer nearly destroyed and bankrupted PCVST, Garodnick repeatedly, publicly asked for Fannie/Freddie billions that Schumer pledged to secure for PCVST tenants. Probably knowing REBNY already owned him, Fannie/Freddie ignored Garodnick or outright told him to go take a walk. When the Fannie/Freddie pledge secured by Schumer went public, Garodnick bragged about how it sucked the oxygen out of predator purchasers. Then he immediately went silent about our exclusive access to $2.7 billion Fannie Mae purchase funding, never publicly mentioning it again since it was one of the multibillion dollar windfalls he had already secretly promised to Brookfield.

Just like Garodnick, our PCVST TA and Mayor de Blasio, all elected by us to protect us from REBNY predators, conspired to keep PCVST tenants ignorant in the dark about our $2.7 billion Fannie Mae purchase funding (and 10.7 million square feet PCVST development rights worth billions more). Their delivering our Fannie Mae purchase funding to Blackstone didn't leak to news media until weeks after that ridiculous phony Mayor de Blasio-Garodnick-TA-Blackstone "historic middle class victory" hug-fest press conference. Without ever notifying us, they had already secretly delivered our $2.7 billion Fannie Mae purchase funding (and 10.7 million square feet PCVST development rights) to Blackstone in exchange for worthless promises to patiently push RS out of our PCVST homes and wait until Mayor de Blasio is gone before building towers on 80 acres formerly PCVST. (Blackstone, supported by Mayor de Blasio, is only preparing to sell 700,000 square feet development rights worth $625 million, leaving 10 million square feet sufficient to construct 10 Chrysler Building-sized towers.)

Do PCVST tenants believe their $2.7 billion Fannie Mae purchase funding was responsibly handled by Mayor de Blasio-Garodnick-TA, elected to protect us from REBNY predators? Did our elected leaders ever actually consult with PCVST tenants before delivering EVERYTHING to Blackstone? Do PCVST tenants feel like they won an unprecedented, historic middle class victory like the Roberts class action winners? Or do they feel betrayed and played for suckers like the Roberts class action winners?

REBNY is afraid of Mayor de Blasio?
Garodnick is a tenant champion?
WTF is PCVST TA?
Wanna buy a bridge?
Actually, ... we did buy PCVST and our homes ... for Blackstone.

Preet should have looked downstate first. All he had to do is follow the money trail to PCVST in NYC.

This guy gets more and more unbelievable! After reading this one can only be disgusted. Everyone sees through the politicians lies about how these ferries and waterfront streetcars are for the wealthy new residents and not for the NYCHA de Blasio says or for working class as Garodnick Steinberg say on the Ferry.

$2 billion taxpayer dollars for Streetcars so the wealthy do not have to take buses and subways wit the rest of the commoners. This article is a must read.

Bill de Blasio Wants to Build Streetcars For the Brooklyn-Queens Waterfront's Wealthy Gentrifiers

Brendan O'Connor
Today 9:12pmFiled to: A STREETCAR NAMED GENTRIFIER

http://gawker.com/bill-de-blasio-wants-to-build-a-very-affordable-streetc-1756991741

In his State of the City speech on Thursday—attendance at which his administration is working very diligently to limit to friendly faces only—Mayor Bill de Blasio will unveil, among other things, his proposal to build a streetcar line along the East River, connecting Sunset Park, Brooklyn, with Astoria, Queens.

The proposed system (which would not open until 2024) would cost the city about $2.5 billion to build, the New York Times reports—significantly less than a new subway line. “There is a desperate need for north-south transportation between Brooklyn and Queens,” Mitchell L. Moss, director of the Rudin Center for Transportation Policy at NYU, said. “This is going to do more to encourage more housing than any other transit improvement currently underway.”

This is a ridiculous thing to say: developers do not need any more encouragement to renovate and build on Brooklyn and Queens waterfronts, which are already home to some of the most expensive real estate in the outer boroughs. Speaking of which! From the Times:

Actually, Two Trees owns more than a dozen residential and commercial properties on the Brooklyn waterfront. The Times hints that de Blasio will tout this plan as beneficial for the (not insubstantial, especially in Queens) number of people living in NYCHA housing along the proposed line, but nobody was talking about how badly these folks need infrastructural support before one of the most influential developers in the state got involved.

What’s more, if the mayor was really interested in providing better transportation options to low-income families, he’d look to the busiest bus routes in Queens and Brooklyn, almost all of which pass through neighborhoods like Flatbush/East Flatbush, Flushing, and Jamaica. That is to say: very, very far from the waterfront, and very, very far from any property owned by Two Trees.

Chuck confiscated control of the Fannie Freddie money at that ridiculous rainy City Hall rally for his brother's law firm Paul Weiss. Preet Bharara and Chuck Schumer are in deep with each other from their days in the Madoff alliances and the Saklers Purdue Pharma Oxy alliances. Chuck placed Preet in his current position and Preet uses it to support Chuck. Hillary and Chuck are protected by the DOJ with immunity on all they "allegedly" do. Preet won't protect a citizen in PCV ST and neither will the NY AG and the NYC DA no matter what happens to a constituent in PCV ST as evidence by the past almost ten years under Tishman Speyerand if a constituent dares to stand up to PCV ST then Preet Eric Cy will crush them.

How did the Roberts case begin? What were the initial details and how do we file similar?

Message to Cuomo. Nobody's buying it.

Sorry folks. After selling 3000 copies it won't be printed in paperback because nobody is buying what this guy says.

Finally people are calling it what it is "luxury housing plan" and not the pr spun label "affordable housing plan" like they had us hold signs for at the rainy city hall rally photo op I regret. This exposes their tricks to upzone calling it rezone with the promise of QOL upgrades for residents that are pure BS to push the upzone rezone through for REBNY developers. The QOL upgrades have nothing to benefit current residents just like the Ferry will increase noise and traffic to make a commute route for new residents and that connects Bloombergs campuses.

There are too many permits issued for the DOB to make sure construction sites are safe because REBNY de Blasio Schneiderman Brewer push to build higher, denser, build and rebuild. The greedy eager-to-please-REBNY politicians are just as much to blame for DOB causing this dangerous construction boom.

Another death of a passerby, just like St Vincents West Village luxury condos. Dirty and inept construction development. Seriously the 2nd photo with the NYC logo says it all about the luxury-condo-mess of the current State of the City

More death, injuries, chaos and terror courtesy of construction industry, corrupt DOB, down on Worth a street. Wait till agora icky East Side mayhem starts. Might as well move to a war zone to be safe. BASTARD REBNY, BASTARD DOB. BASTARD ROTTEN POLITICIANS.

"agora icky" is how my iphone wrote Garodnick and I didn't notice! Sorry!

no one talks about it, no one admits but Nyc is thoroughly corrupt. nothing will be done about this, not ever. just like 2nd avenue collapse and more.

There is this internet thing called a search engine. I hear Google is a good one.

So I guess people like Andrew Berman of the GVSHP, Mike McKee, founder of Tenants PAC, etc. these people should all just fold their tents and go home.

I hate this defeatist talk which sometime rears its head on this blog.

Maybe talk to the ladies who were the plaintiffs. They still live here.

Amen to that!

Truth hurts 3 29. Get over it and yourself.

Can't we sue Fannie Freddie? Isn't that what a billionaire developer would do if someone did to them what Fannie Freddie did to tenants?

"Truth hurts 3 29. Get over it and yourself."

So just stay in your room and do nothing? Why even post on this blog? So I guess Mike McKee should get over himself as well. Boy, TS, then CWC/CR and now maybe Blackstone (we shall see) loves docile PCVST tenants like you.

Anonymous said...

No need to stay in any room. What have you done about these issues and more. You're fighting a losing battle. No one cares. Honestly.

You don't need them to care about us. Who cares if they care about us! You need them to care how their corrupt ways reflect on the one thing they care about most, themselves.

No. They love Garodnic-TA for pretending to represent PCVST tenants while actually betraying PCVST tenants for REBNY.

omfh. You think they care about their corrupt ways? They own this city, they own the politicians and make the laws. AS someone who knows, you are going to see things here get worse.

omfh. You think they care about their corrupt ways? They own this city, they own the politicians and make the laws. AS someone who knows, you are going to see things here get worse. The point about no one caring is typical of the residents here. The ever increasing group that does not give a shit. You don't see or know this? WOW.
