The End?

I am considering, once again, leaving this blog for a good while. I think that this property has gone downhill, and the new manager isn't helping, either. Frankly, seeing the results, the results suck. Perhaps it will get better, but I've been saying that for years. We all have been saying it if we are here for any length of time.

Right now I've escaped my apartment because it is filled with the smell of mulch. For the first time that I can remember, I need to go outside because of this mulch smell, which is coming from outside, in the back area. (I left the window open unfortunately.)

And how is outside, the outside that is the Oval Fountain? There are kids, Stuy Town kids, who are running on too much sugar load and throwing a football around outside and inside the Oval lawn. They get there by climbing the fence at the Oval Fountain area. No one is stopping them. Over they go, again and again, ruining the fence even more. (There is a PS guard inside but he is helpless.) There is a father playing with a spray gun with his daughter, who also has a gun. Both "weapons" make a mess of the Oval Fountain area, but who cares? Well, maybe the people who have left the area so they don't get wet? But no one really cares enough to say to the father can you take it elsewhere?

That's it. People don't care. It's become an epidemic. Everyone is doing their thing. And you can't stop them or you must be the one with the problem. What's it to you?

Please don't abandon us, STR. Please. Even if you only post once a month, please don't abandon us. Your blog is the only thing that helps some of us keep a sense of perspective and not go crazy.

We really appreciate you and would miss you so much if you left. You are knowledgable, adroit and speak the truth. We need somebody on our side. Please, even if you only post from time to time, please don't discontinue the blog.

I really enjoy this blog. It gives me a chance to vent my frustrations with this place. It is cool to hear that others share the same views of this management as I do. So many of my fellow tenants and friends are snowed under by all of this Blackstone PR.

I don't think I will leave, expect the old-fashioned way, but, Christ!, this place does suck no matter how management tries! There are more and more people inhabiting less and less space. Every day I see the squad of wall partition people maneuver wall partitions to another apartment. Take out the trees and the lawns and we're in trouble. So what is it now? 30,000 officially, when it was 25,000 years back. That's a 5,000 increase! Officially.

Management can do what it likes, but with those odds things will be against them from the get-go. They are just here to keep it from falling apart.

Just the other day I spotted an old resident taking out one of the new "don't take out of the laundry room" carts out of the laundry, with her wash hanging nicely inside. To her apartment.

That's an older resident. Doesn't matter. Old, young. New, been here years. There are people who just don't care. Period.

This place started going downhill when the Tenants became Investors with the Developer Brookfield in 2011 Partnership.
Once the Tenants became Investors in the Developers Plan they had a clear and dangerous Conflict of Interest.

The Investors and Developers installed the Wall Partitions with increased occupants, increased rents, all that jazz amenities they installed is to increase their future profits, and they did everything to protect their Investment with the Developers. It is not about Market Rate, or needing to turn a profit off of a purchase price. Future very very profitable short-term stay Housing Trend is what they are Invested in when they Partnered with Brookfield. Future profits sure explains why an expensive top law firm took on the client for "free" - an Investment in future profits.

Why Brookfield left and Blackstone replaced them as the marquis name is a strange mystery and it is a mystery as to who all the "Investors" are in the Blackstone Ivanhoe Cambridge. It is those Investors who are building the walls. The walls between tenants trying to keep their homes and the walls installed in homes where the tenant was pushed out.

That's EXACTLY the way it is here STR! NOTHING WILL CHANGE HERE.
What we are going to see is more "Band-Aid"
fixes here. Want to hear less door slamming, stop renting to students. Want less dog *%#@!, new tenants are no longer allowed to own a dog. Want no more people on the Oval grass area, put up signs restricting them to do so. THEY do not want to do this, because all these BS incentives invite people to live here. What is going on here folks is a con game. It's pretty simple to solve ALL of these problems. My Porter says my building is a disgrace. That's coming straight from the horse's mouth. If management won't listen to them, then who will they listen to. They will listen to the highest bidder on renting an apartment here. THEY DO NOT CARE. Let me repeat, THEY DO NOT CARE. AND, you should not as well. Call them for any possible thing that is wrong with your apartment, and have them fix it. I have had it here to STR. I do not blame you for leaving, and want to thank you for supplying us with information throughout years! Take care!

STR, take a deep breath. You cannot control these things. You can try to make a small difference, but in the end, there are too many people and not enough respect for the community. It will NEVER again be like it was under Met.

The wise thing for people to do is to think about an exit plan as soon as practical. It will make no sense to stay in NYC to the bitter end. The middle class is being priced out of enjoying what it has to offer.

I'm actually pretty mellow. You wouldn't think, meeting me, that I could get pissed off. But I do. Generally, my attitude is good. I laugh at the ridiculousness of what goes on here. There are times when it gets too much, however. You can't laugh it off. You just cringe.

That is the problem right there. Management and Public Safety etc etc watches and lets newly-leased-renovated-apartments illegally sublet and be hotels and have craigslist tenants in rooms when students are on break or abroad. MetLife would never let a craigslist tenant step foot on the property,

And one more thought.. wouldn't it make sense to give Brookfield some time to ge things under control ? You're expecting radical change from a group of residents who simply are unaware of "the old ways", and while I continue to believe what I said above , that it will never return to the days of Met, it could get better if management keeps up the effort. It's frustrating, but I'd give it at least until the Fall to see if things have improved.

We are subjected to noise, filth, danger (all those chopped-up apartments are fires waiting to happen) and if we dare complain on the TA fb, we are attacked by entitled vipers and told we don't belong in this community.

Dear STR,

what has the world done to you that you take such great offense at a dad playing with his children, spraying some water. This place used to be all about families, and everyone on this blog keeps crying about all the students and other young adults, etc., etc. Now you're complaining about the next generation of families enjoying the fact that what we have here is not to be found anywhere else in this crazy city, namely actually green outdoor spaces. Sad!

Please do take a break and let that good attitude you wrote about earlier come through next time you write. Even on facebook people are finally saying that they are getting tired of all the negativity. At least the new owners are trying, which is a lot more than anyone else in recent history has done...

I love this type of question/statement. Firstly, you have to understand that the
"playing" was not just between the father and the daughter. Some tenants may well have been splashed. That portion of the bench was cleared out in minutes. Secondly, water from the fountain is not suppose to be used for games, at least it wasn't. And certainly not when innocent tenants are getting involved.

Any questions that directly respond to what was going on, rather than what you may have wanted to go on, will be joyfully answered by me.

Another thing. In keeping it "real." That music on Saturday afternoon. It was fairly low and fairly horrible. If there were fifty to sixty people in the Oval Lawn at the time, that's a good number. Most were driven away by the "music," which may have been good someplace else but not on the Oval.

The Oval never gets a lot of people (remember, there's 30,000 of us officially). Perhaps if a rock band is playing we can get more than the 100 to 200, even 300 at tops.

Garland Jeffreys is the only one that gets special dispensation to sing at the Oval, btw.

I'm sorry about those who are disappointed by the life here.
I have only been here for 3 years and my husband and I love it
here. We sold our house in Westchester to be closer to our kids
in Hoboken and Brooklyn and to enjoy all the City has to offer.
We both still have our careers. We love all the trees, dogs and
children. I can't imagine living in an apartment where you walk
out the door to the concrete sidewalk. The trees, grassand birds
singing, the lilacs blooming were a wonderful transition from
the burbs. I live in gratitude everyday
for all the gifts that life has to offer. It's worked for me to living a
happy life. Thank you to PCVST for giving us a gracious transition
to the city! I stopped looking at minor disaapointments and look
for the positives in everything I do.

Pretty sure the fountain has strong chemicals so the pipes don't clog from residue. Fountain water is not meant for consumption by touch or taste. Whoever is letting their kids in the fountain might want to check with the landlord on what is in the water.

The bikes are a major hazard, especially electric ones delivering Chinese food. They come down the hill on the twentieth street loop into a blind turn at high rates of speed. There is no attempt to control this and won't be until someone is injured and sues. I've raised this with management but have had zero response.

The bike signs quote the administrative code but that is applicable on all sidewalks, even those on the periphery. Not that there is any real enforcement.

Playground 12 rules prohibit wheeled toys. Nonetheless out of control scooters and bicycles proliferate. The only rec people check IDs at the basketball courts and playground 1, now leased to a soccer school.

It seems to me, public safety should be the first priority but manifestly it is ignored. If MTA can ban bongo boards ST can stop electric bikes. It is absolutely mystifying that they don't. Complaints about cold egg rolls?

You must be one of those who are glowing in their review of Stuy Town/Peter Cooper Village on the management website. Oddly, you don't see the dog crap and urine left behind in the complex (or if you do, you are okay with it), you don't see the racing bicycles around the Oval, you don't feel the pain of those who are paying too much, you don't hear loud neighbors, etc. Everything, or most everything, is wonderful to you. Fine. This new and improved complex is for you! (Don't forget the rewards the complex offers you for glowing reviews.)

Please don't shut down your blog, STR. Information is our best weapon. Virtually all of the people considering moving here will do some googling first, and sites like this, and the honest Yelp reviews, are our only means of getting the word out about what's really going down here.

You're likely right in thinking we're never going to see an abrupt about face here. But if we can make some folks think twice about moving here to Dormland, we're sticking to the management to some degree, and doing some prospective tenants a favor.

If the workload is getting to be a bit much, I'm sure there are some of us (raising hand) that would be willing to lend a hand or collaborate.

My Two Cents A/K/A Now and Then.

Now, most of my neighbors enter the elevator intently gazing at their device.
Then, most of my neighbors made eye contact with me and at least said hello.

Now, most of my neighbors do not hold the elevator for me if I'm simply getting my mail.
Then, most of my neighbors did.

Now, most of my neighbors are younger than I am.
Then, most of them were older.

Now, most of my neighbors have dogs.
Then, none of them did.

Now, there are concerts and movies and an overpriced Farmer's Market in the Oval every weekend during the summer months.
Then, we had a Flea Market once a year (sans fear of bedbugs).

Now, there are flimsy fences to protect the grass.
Then, we had chains.

Now, there is one "bar" between 14th Street and 23rd Street
Then, there were 7 (Allen's, The Gas House/Fugue/Dublin Castle, Quigley's, Freddie's and Guy Fawke's). And no one ever complained about noise for some reason,

Now, we have one supermarket (Associated).
Then we had 6 (Gristedes (2), A&P, Bohack, Grand Union, D'Agostino's).

Now, we have one-bedroom "flex" apartments renting for $3000+ per month.
Then, the 2-bedrooms rented for $85/month.

I could go on, but like STR, I'm just tired of the BS and basically just want to be left alone. Nothing is going to bring back the way this place was, once upon a time, but it was GREAT!

Relatively nice outside, but...the smell of mulch is still in the air; the dog urine is here, there, everywhere; the Oval Fountain area is garbage strewn from yesterday's (?) garbage; the one PS on a bike made a quick appearance at the Oval, seen no more; a new PS officer on foot has just entered the guard booth....

As evidenced by certain posts on the TA page, some tenants are quite alright about paying 4K plus for an apartment, with a dog possibility. This we have to understand. That people are willing and even happy about an over-priced apartment because, well, it ain't that over-priced if we look at Manhattan prices being offered to tenants these days. Much has changed in Manhattan, and as Manhattan goes, so do the other boroughs.

We will see more and more change that will not be affordable to the real middle class, and they will be squeezed. The poor will somehow get by. I think. The others, the upper middle class and above, will have it hard but not really. This is their playground. For now.

Re: Photos of hallways being dirty through spillage and dog "traces." This is to be expected and has been occurring for a while. I'm not going to get into a discussion of dogs, as the new general manager has two apparently and welcomes to the complex new dogs. The dog issue has been solved by having these four-legged friends are part of ST/PCV lifestyle. Until this place gets another company ruling it (fat chance of that), the dog issue has been considered over and done with. You will see them, and more of them.

Now, regarding the floors? What idiot decided that carpeting was the way to go? Spillage is always going to happen, and the carpeting looks dirty almost right after it was put down in the hallways above M and T levels. Previous to carpeting, Met Life had shiny black floors, sans carpeting, that could, and would, be cleaned regularly by the maintenance person. This is the way to go. Not hotel-styled carpeting.

It really won't change. I think it will get better with signs and there may be a few more personnel around, but basically it will stay the same, if not get worse because the old timers will die off. Rick is here to make certain a lid is kept on some of the problems, so it doesn't get too messy. I could be wrong, but I'm not holding my breathe as the saying goes.

Haha, yeah right. I had the privilege of catching this AirBnB'ers first hand on saturday. No kidding I saw 10+ groups of people with suitcases walking around and since the property was dead, they stuck out like sore thumbs. I had 4 of them ask me for directions to buildings, although they had maps in hands with pics and addresses.

All 4 were "market rate" in Stuy Town. They all looked shockingly familiar to model apartments in the pics. Emailed Rick with buildings and apartments, although I'm sure Stuy Town is behind it.

They would approve of Airbnb in order to fill the market rate apartments and collect rent. Even if they are not behind it they are ignoring it. If they were really interested in weeding it out, they would do intensive apartment inspections and address the issue outright. Imagine all of the unoccupied $4,000 and 5,000 a month apartments if not for NYU and short term stays.

I was the original poster, and I wondered the same thing myself. All I can think of is its worldwide recognition. Stuy Town has local recognition, but a visitor probably wouldn't think about going on the Stuy Town website for their vacation plans. That's where AirBnB comes in to play.

Here i am 8 am hoping to get work done from home today for several reasons. Yet again, no water in the building, yet again drilling begins from some __cking rental that someone departed and Blackstone feels they need new kitchen, new cabinets, new.... Not that the said apartment - yet again - needed an upgrade. No way anyone can work here even though, even though, this apartment is 4 floors away. I'm reporting all this and hoping to break lease this summer.

STUYVESANT TOWN, Manhattan (WABC) --
Police are searching for the suspect in a brutal attack on a woman in Manhattan.

It happened on Saturday at 18th Street and First Avenue.

Police say the man grabbed the 30-year-old victim from behind, placed her in a chokehold and dragged her to the floor.


He punched her in the face several times, knocking her out.

When she came to, the suspect was gone.

Her underwear had been pulled down and her cellphone was missing.

The suspect is described as 150lbs, 5'7" to 5'10", 25 years old, with a beard; last seen wearing a black t-shirt, dark colored pants and a yellow metal chain around his neck.

In other news. Something we don't talk about because, truthfully, it doesn't deal with most of us: but the construction noise coming from 14th Street and the new buildings. Very loud and those who live nearby must be living in a nightmare. Also the new cafe at the Oval is not the pleasantest place to be when they are re-modeling it.

PIX11 identified him as a black man. I am also sick of all this PC shit. They tell you the weight, height and clothing of the perp, but never the race! How stupid!

1:55--you can't always be sure of the race. Meaning "hispanic" could be "middle eastern" "italian" even "filipino." "Black" is often a matter of degree or self-identification. "Dark complexion" "Dark curly hair" are better descriptors.

One of my good family friends, a nice Jewish lawyer, got roughed up and almost arrested by the cops in New Orleans for literally no reason, for sitting in the same bar as the cop (in uniform btw), and got called all kinds of hispanic slurs. Indeed, though his father looked strikingly like Henry Kissinger, his uncle looked very hispanic. His father used to jokingly call the uncle, "my Puerto Rican brother." And I've often mistaken Filipinos for hispanic. Similarly, the hispanic nickname Chino is partly because there were so many Chinese and other Asians that came to Mexico and parts of South American that some Mexicans who intermarried, etc. began to look Asian. AND if you have ever been around a large number of Tibetans, they often look indigenous Peruvian or other South American--there is also some early historical basis for that. And Mongolians look exactly like Native Americans at times, particularly the Inuit, and often share the same traditional native dress. And some Italians get mistaken for Middle Eastern. Finally, is Tiger Woods black, Native American, Caucasian or Thai? He doesn't (usually) self-identify as black, his skin is lighter than many Italians, Indian/Bangladeshi or Middle Easterners and he calls himself Cablinasian. I still say it's more accurate, and will lead to better/accurate arrest rates and convictions, if a witness can describe their hair, skin color and features. SOOOO many cases are thrown out either at trial or even having ID's suppressed because it was clear that the police just arrested the nearest hispanic or black person based on the witnesses assessment of the perpetrator's race.

Re: 6/2 comments about laundry room washers.
Last week some guy comes into the 645 laundry room, putting his clothes into ALL the washers. I said to him - are you using all the machines? And he said to me - this one's available. pointing to a machine at the end that was filled with blue soap scum that no one would use.

So glad I was in a mellow mood. Waited a couple of hours because I couldn't bear to see this selfish pig again.

I have always obeyed the rules, including those pertaining to recycling, but I see so much shit in the recycling bins that doesn't belong there that I figure it's a waste of time recycling. I doubt that any of our recycling gets accepted by the recycling plants because it is so full of non-recyclable stuff and even the stuff that can be recycled is not placed in the correct receptacles. It's probably more trouble for the recycling plants to sort and separate it than it is to actually recycle it.

If Management was serious about its "house rules" then we would not have bicycles speeding around the Oval right under the so-called Public Safety guys' noses. It's all form without substance.

I hear you! Right now there are two separate groups playing with balls on the Oval grass area. That's the Oval area banned for playing. So the new signs even say, I believe.

As a student living reading this blog for about a year now , I can say that I understand some of the problems people have with living here, although placing blame on students for every issue that exists for the apparent "downturn" of the property needs to stop. I completely agree that there should be a more rigorous process for accepting new tenants. I think there are too many loud students living here, and I think that they have too many loud parties. (I live in an apartment where I get noise from three buildings so I have had my fill of ruined peaceful evenings.) I, along with my roommates, try to be as respectful as possible and find it shocking that so many people don't deliver any respect to their neighbors. There are also several inconsiderate behaviors I have observed with the long time residents that seem to consider themselves in positions of authority as to who may live here.

I think one of the main issues is people do not understand that they live in apartments in a large city. Stuytown has always stood out to me as a very special place, and I am quite happy to live here, but when it comes right down to it, you're living in a constantly changing city where you need to accept that you might have a new neighbor every year or the way you remember something ten years ago is different today. I think everyone wants to retreat to their space for some peace and quiet, and quite frankly it doesn't seem like many people understand that.

If people (I don't just mean party students. I'm including inconsiderate dog owners, door slammers, people who have loud family gatherings, etc.) don't realize they're living in close proximity to others, there is no way anything can move forward. The problem is not caused by students. The problem is everyone's inconsiderate actions combined.

I am not sure I agree. There is (sigh at 24 years here) an obvious issue with the ceilings walls doors and layout of most of stuy and Pcv. This creates more noise and echoing noises that travel easily and amplify. We all know it, Blackstone knows it, CR and Met life knows it. OWN IT BS, FIX IT.

What can the LL do about the insulating issues? The buildings are built the way they were built. They were never intended for multi-occupancy chopped-up (or "flex") apartments, inhabited by several unrelated people who don't have carpets, don't keep normal "working and playing" hours. MetLife enforced rules that kept the place as habitable and tenant-friendly as possible. Security did not allow people to come through the grounds at 4 am, shrieking and braying; loud music was not permitted; and, the 80% carpeting rules were strictly enforced. There was not nearly the strain on the infrastructure, pluming, garbage disposal, et., because there just was not the overcrowding. Also, prospective tenants were screened thoroughly and their homes were inspected before they were allowed to move in, so they could sort out who was living like a slob and who was serious about maintaining a clean home.

The property is in no way used as it was originally intended and the current problems will not go away, but only intensify, the further from it's original model of occupancy and use becomes.

When everyone had wall to wall carpeting in the L/R and area rugs in the bedrooms, the reverberant noise from normal activities of life was minimal. Yes, you could hear people if they were screaming at each other, slamming doors or (obviously) dropping things on uncarpeted areas, but people could control the noise. Same goes for the screaming and yelling all night long outside, Security simply wouldn't allow it.

All this has been changed by the destruction of the apartment dynamic brought about by partitioning apartments. Now, instead of the spaces being used as intended, an individual is given a small space that becomes multi-purpose. Living , dining, study, entertainment area, band practice room et.al. There's no way to keep it under control when defacto, the landlord created the situation by amassing a 5.4 billion dollar debt and saddling themselves with the need to meet it with an elevated rent roll.

It will NEVER go back to the way it was, but if they continue to truly enforce some quality of life rules on the tenancy, they might make it somewhat more livable.

Met had occupancy rules that mandated larger apartments for families with many children, and as they aged, moved them into larger apartments. We were 6 people, and eventually got a 3br, so it was 2 people per room, just like today :-D

Tishman started and Brookfield finished chopping the apartments. Brookfield and CW Compass Rock carry all of the blame for the chopped apartment scheme that ruined the culture of the community in their greedy pursuit to increase the "value" in other words their profits in their pockets. These secretive llc partnerships now BPP ST Owner is probably all the same players that have been here since Tishman. To appease their almighty RE bosses, the City Hall and City Council screwed constituents out of home ownership with a co-op plan and instead kept Stuyvesant Town in the hands of Wall Street predators.
